Nice wagon set up with the view of Tetons! We arrived late but check in instructions were clear, so we didn't have any issues. Wagon was clean inside and had basic necessities. Bathroom was also clean with a shower! At night, temperature was about 35F (end of Sep), inside it was fine with provided bed sheets and a blanket. I also had my hoodie on. If you're not used to cold weather, maybe something to keep in mind. Overall we had a nice stay, wagon looked nice in the morning, had a nice Teton view. Jackson was about 50 minutes, there were two other towns close by with restaurants etc. Price was reasonable compared to other places nearby. read more

DOUBLE BOOKED OUR RESERVATION!!! DO NOT USE THIS COMPANY!! We had to book a last minute trip to see my 81 year old Grandma and I came across this property on VRBO. I made the reservation and received an EMAIL to provide the necessary information for the reservation. After that I received another email with the Check-in instructions. I also paid the reservation. My family (2 young kids as well) made the 8 hour drive to the property (arrived at midnight) and upon entering, there was a couple already there!! (The couple had booked on AirBnB) LUCKILY the current guests were extremely understanding or this could have been a VERY DANGEROUS situation. We were left stranded, at midnight with two young kids. I had to find a new place and pay more money. I spoke to a representative and all I received was "We apologize for the inconvenience, we had cancelled your reservation prior to your expected arrival" She also tried to make it MY FAULT since I booked the reservation within 48 hours.. I received NO communication that this was cancelled. No phone call or email and I still haven't received my refund either. This company had no empathy for the situation nor tried to fix it. This was a very UNSAFE situation for my family and the guests staying there. DO NOT BOOK WITH RENTAL ADVISORS!! read more

Don't hire them to manage your property. They are not registered to do business or legal property management in almost all of the states in which they operate. This leaves us property owners unknowingly liable and vulnerable to legal issues. I had to pay hefty fines to my county because of Rental Advisor's unlawful advertisement of my property. What's worse, Rental Advisor let's their properties fall into disrepair. They do not do preventative maintenance and only fix things after they break. Their low management fees are deceiving, because they charge guests "management fees" and overcharge for cleaning fees, pocketing the excess. This sets your nightly rates higher than they would be, which makes it harder to compete for bookings and higher occupancy. read more

We've had a nightmare experience with Rental Advisor. We booked on Airbnb, fully aware of their strict cancellation policy. But after we requested a booking they sent us a huge contract with tons of extra rules that were not included in the listing. For example, they wanted our child's name for "security reasons," and they wanted to approve any guests in-writing before anyone else set foot on the property. They also threatened to "drop us" if we did not sign the extra contract. I responded immediately and said "please drop us." We did not/will not agree to such insanely strict rules. They did not respond until 23.5 hours later--after check-in time--and simply said that we should cancel, meaning that we would lose all of our money. So it was a bait and switch. Basically, we signed one contract, and then after we signed, they added another 50 pages to that contract, and are still attempting to hold us to it. But just think about these rules. Let's say that our daughter wants to play with her cousin. We have to submit the cousin's name to Remtal Advisor in advance for what? A background check on a twelve year old? And if it takes them almost a full day to respond to a non-signed contract, how long would it take them to perform some kind of background check? When I asked about the rules, they said that this homeowner had had negative experiences in the past, so they were extra cautious. But the listing on Airbnb had zero reviews. So clearly they had deleted and re-listed the property to get rid of negative reviews. They also lied to me--claiming that they had not responded for "a few hours" when the time stamps show exactly 23.5 hours. They also denied that hosts can delete listings, which is obviously a lie. As an Airbnb host myself I deleted my own listing that I no longer want to rent. Every part of this experience has been dishonest--pretending that they complied with normal Airbnb rules and then switching on us after we requested to book, lying about the time that had passed and the listing. So, they are not only horrible to people because of COVID-19 like other reviews have said. They are just plain horrible. read more

They manage an AirBnb on the north shore of Oahu called "Kekala Estate" which is 2 adjoining beach houses. The place has RATS! We trapped 2 during our stay. Cockroaches were in silverware drawer when we arrived. Place is dirty & needs lots of maintenance. Not worth the price. The beach is amazing. Property is poorly maintained. Host doesn't know what is at the property or not. Oven didn't work. Settling floors. Some ceiling fans don't work & no AC. Few outlets & lots don't work. This was reported in a previous review & still not fixed. Bathroom doors don't actually lock. Brown rust spots on ceiling. Broken cabinets. Some windows don't close & open properly. Missing attic vent covers which lets pests in. Washers & dryers are old & don't work well. Dishwasher missing pieces. One dishwasher has a broken spring so it will fling up and pinch fingers. No toilet paper holder in the master bathroom. House is advertised to sleep 15 people but there are 5 spoons provided. Kitchen does not have basics. No laundry soap, trash bags, or other basics provided like salt and pepper. read more

We corresponded with this company for about a week on a property in Hawaii, setting up dates, working out rental insurance (because their cancellation policies were very strict and lengthy), and getting questions answered. Very rarely would they respond to more than one e-mail a day, which stretched out the time it took to book considerably. We booked our rental through VRBO and received an e-mail confirming our booking. We answered a questionnaire they sent us immediately and returned it to them. Then, two days later (AFTER we purchased our airline tickets and such), we get an e-mail stating, "We have seen your online reservation, however one of the properties is not available. Are your dates flexible?" When we responded that we weren't flexible, they "apologized" the owner had booked a conflicting reservation on another website and the owner's calendar did not sync up with VRBO. What a total joke and rip off. I will never do business again with this company and the homeowners who use them should be ashamed. Now...we are off to try and find another place to fit our large group and/or see if we can get airline tickets refunded. read more

beware of this property management company! they are liars and theives! our vacation was a nightmare! thanks to rental advisor, it was our worst hawaii vacation! we recently rented a vacation house rental managed by rental advisor(8/2019): 58 kapuai pl, haleiwa, hi 96712. the owner of the property we rented works for rental advisor. when we arrived at the property - it felt like an oven (it was well over 90 degrees inside all week long-i have pictures of the temperature in each room)! all the ceiling fans and floor fans were going when we arrived at 12:30am. after an hour of the fans blowing hot air on us, (my family including my 82 year old mother) i immediately texted the owner, emailed him, asked him to call me, and for 6 nights, he ignored us. i asked for help from rental advisor simultaneously not knowing at the time that the owner and the property management company was one in the same. i spoke to gen(rental advisor's reservation specialist); she said they were trying to help me find a resolution. she never got back to me; she never called back nor answered any of my follow-up emails. i followed vrbo's steps to contact the owner within 12 hours which i did, i emailed rental advisor multiple times a day; i texted the owner - he never returned my texts thru vrbo nor emails to rental advisor during our entire stay. i requested they help me and my family find another place to stay as my mother was elderly and could not tolerate all the heat. i asked rental advisor to help us find another place to stay because i could not afford to find another place to stay without them refunding me first; they failed to disclose how hot the property gets in all the rooms. imagine being out and about for an afternoon only to come home to the rental and it being hotter and stuffier inside than the outside, even at night. we suffered heat exhaustion - my youngest son became dehydrated; my mother was vomiting. i offered to take her to er but she was afraid of the expenses. although i was able to rehydrate them(i'm a health professional), this should never have happened. don't be fooled by the beautiful pictures they show of this property - amenities were missing/didn't function properly: 1) the ceiling fans in the kitchen and family room didn't work; when i called the caretaker to buy batteries so the fans would actually spin faster, she was only able to fix one; she said it would take 10 days to order a new remote for the kitchen fan - it was always 90 degrees in there. would you pay $500 a day to sweat for 6 days? the caretaker said she had a family emergency so she couldn't come by to bring the batteries for the ceiling fans. i told her to take care of her family. meanwhile, we continued to sweat inside the kitchen, family room, and bedrooms; my poor mother sat in a chair outside for two days because it was so hot in her room. she has breast cancer and was scheduled for surgery upon our return. 2) the 2 large burners on the electric stove also didn't work properly. when i called the caretaker, she said "i don't know, it worked for the last guest"; i let her know i didn't appreciate her comment and asked how she even knew if they cooked; i let her know i was unable to cook because the burners didn't get hot enough(i could put my hand on them) . the little burner worked but how can you cook a full meal on just one little burner? when she came to supposedly fix the burners, only one large burner was fixed. i let her know that the other burner was still not getting hot enough to cook on. 3) there was no iron but there was an ironing board in our closet. when i emailed the caregiver asking about the iron, she never bothered to respond. 4) we took a picture of the large cockroach that the rental housed. we killed it. 5) when i repeatedly asked the caretaker if she let the owner know that i wanted to speak to him, she said "i have nothing to do with that"; "i already let him know once"; "there's nothing i can do about that". 6) the caretaker told my mother she would bring a rubber bath mat because my mom told her the bathtub was very slippery. she never brought it. recommendation: 1) take this listing off of vrbo! now i see why there's gaps in the ratings! 2) stop being greedy - follow the advice you give that you posted on your blog called "5 common guest complaints and how to prevent them - july 16, 2019": {how to handle complaints remember, if you get a complaint, it's not the end of the world! don't stress. try to do the right thing and learn from each complaint. if they couldn't get a hold of someone about a property issue, sincerely apologize and make sure it doesn't happen again. if there's an extensive maintenance issue that prevents guests from enjoying their stay, refund their money and help them find another place to stay! reimburse the cleaning fee if your property wasn't cleaned well before they checked in, and make sure the property gets thoroughly cleaned asap. after all, happy guests = property success read more

Stay away from renting from this company! They charged me fees that were not listed on the vrbo site which is where i booked the property. They gave incorrect check-in instructions and incorrrect information about bedding and linens. For those of you getting stonewalled for refunds by Rental Advisor during the pandemic like we were, I would like to share what was ultimately successful for us. Using the address from the booking, I was able to find the homeowners via the county assessor website and contact them directly. The homeowners had no idea that people weren't getting their money refunded for bookings cancelled due to the pandemic. The homeowners don't get paid until checkout, so they are not holding your money like Rental Advisor will tell you. Because checkout never happened, and VRBO has refunded their fees, the remaining money paid for the house rental is being held by Rental Advisor. The VERY kind homeowners made our refund happen when they learned what is going on. Reach out to the homeowners directly, and please PM me if you need details.
