He has been friendly and very cooperative..even taking the time to stop by, introduce himself and chat with me for a few minutes. Management is quickly turning their parks into the ghetto. People letting their dogs shidt all over and literally doing nothing about it. One person in particular has a dog 2x the alloted size, has giant piles of dog shidt right next to the road for you to see and smell when you walk/drive by. Emails with pictures has proven futile. It's so gross. Written complaints to Treehouse also futile. Also water is turned off for hours sometime 3x per month. Recently water was off for 24 hours in our park and 5 days in another park. I had an interview with Mima today at 11:00 a.m. I couldn't believe the lack of professionalism. The interview lasted ten minutes. Every time I asked a question, she responded with "I've only been here three weeks and have no idea how to respond". When I asked about the "C" rating with the BBB, she responded with "I've only been here three weeks, I have other fires to put out, I don't have time to worry about that and you shouldn't either". My question is, if she's only been there three weeks, why is she being allowed to conduct interviews? She said if she decides to go another direction, I won't hear from her. I asked why she wouldn't reach out either way and she responded "I don't do that. If you really want to know, I guess I'll call'. Wow, just wow. The staffing agency who contacted me has been notified and will reach out to the Corporate office and District Manager. As a new resident in Moss Landing, Florida we are extremely disappointed and feel taken on our nre purchase here. We have security issues with robberies occurrin. Golf carts stolen and vehicles broken into. lighting on streets has been out for quite some time. our HOA has requested an entry gate, working surveillance cameras and fencing. Our lease fees increased and there is no maintenance here, streets all potholes, pool was down after some complaints of bad water, most lots have no grass as landscapers dont pick upleave causing dead grass. Theres an RV area who dont abide by pool rules. There are aggressive dogs and individuals including children under 55 in the park at whim. Guests just drive in. Theres flooding out at front mail area when it rains in the parking lot around a huge tree, poor maintenance just needs fill with gravel. Manager seems to avoid people/confrontation. read more

Park staff come onto your property, invade your privacy, and cause criminal damage against all Arizona Housing standards. Their incompetent staff and Manager (Tony) shut off my gas, destroyed my water heater and water lines, and caused water damage making the facility and BATHROOM unusable. His staff caused the damage while TRESSPASSING, and Treehouse refuses to reimburse my $2300 to $5000 in damages. I have reported them to State of Arizona Housing. No heat, no hot water, electric and water are constantly turned off. This company is not taking care of the building we are currently in. It has had a horrible smell for a month and we have been told It is a dead animal somewhere but nothing has been done day after day. My AC stopped working and I was told it would be fixed today and it wasn't. Luckily it has been cooler or it would be unbearable to work here. The building is not cleaned often enough and when it is cleaned it still looks dirty. I love the location of my office but if they don't get their act together I will not be renewing my contact here. read more

I will start by saying the two positives: 1) while I was renting the maintenance support was great. I had no issues getting anything fixed in my condo in a timely matter. 2) The online portal was very user friendly. Warning - long post: Other than that, it has been difficult to work with this company. The application process was confusing as there were several points of contact and each one would point me to another to get any questions answered. Moving in - I was instructed to document any issues or damages to the condo, which I did. I also took photo's as proof with a time stamp. Upon moving in, all of the light bulbs in the unit were broken in the light fixtures, there were several holes in the walls that had not yet been spackled and a missing door to the bathroom. All in all the condo was in fair condition but I did have to touch up the doors and some areas with paint and request maintenance within my first week for the rest of the issues mentioned. Throughout my year renting I never heard back from anyone at Treehouse after requesting multiple times about a mailbox key and swimming pool key. I never received either. The late fees are astronomical and they say it is due to mailing out the late fee notice which is a separate charge on top of the late fee. I had never received a mailbox key so I never received the late fee notice that I paid for. While my lease was coming to a close I had called about 2 months out and asked if I was able to extend or the lease was ending. I was not able to get anyone on the phone and would leave several voicemais as well as emails. Finally, at four weeks before the end of lease date I had been calling about 2-3 times a week to figure out if I was going to need other arrangements or not. I heard back from them that the owners of the condo would be selling and I would have to move out. Lastly, a month after moving out I received a return on my $800 security deposit for $90. I was baffled because I had taken care of the unit and even had taken the liberty of spackling, painting and repainting french doors that had been cracked when I moved in. Treehouse had charged me for the missing door, for a cracked tile (which was cracked when moving in) as well as 6 or 7 other miscellaneous charges. On top of that they charged me for a cleaning fee even though the condo had clearly not been cleaned professionally when I moved in 12 months earlier. I sent in my photo evidence and received an email that my charges had been reviewed and that they were going to reissue a new security deposit check with the changes from my photos. That was the second week of January and I had followed up the last week of January and never heard back, reached out again the third week of February and never heard back. Called again the first week of March and did not get a return phone call. Sent another email today so fingers crossed. All in all - I would not recommend working with Treehouse group. At are park they let one of the best worker leave now we have a cleaning person picking up trash and doing weeds around the club house. But to hell with the rest of the park this is just Treehouse property not residents. We have been lied to about palm trees should have been done last week another lie. This park is starting to look like a run down property. Because they will not hire enough people or they quit because they can't work for lazy managers that won't do their job. I would recommend that anyone looking at any property run by Treehouse Communities to look elsewhere. They are completely ignorant of what they are doing. Their managers are incapable of answering questions or getting anything done. When I moved into our community we had great management and great residents - then Treehouse took over and everything started going downhill FAST. Our monthly fee is going to expand their nice office building and nice ammenities plus unnecessary employees. They are doing no upkeep on our park so it looks very trashy. Our maintenance man (who is great) has to ride a three wheeled bike because they won't pay for a battery for the club cart. We are a gated community but people can't get a phob to open the gate. Skyhaven Mobile Home Park, Apache Junction, AZ. We live in a gated community that's supposed to be safe but the gate doesn't get fixed and is open all the time, why would the pool heater be turned off because the winter visitors are leaving there are permanent residents here year round?? Why would people that are not 55 be allowed to live in a 55+ community? Why aren't things getting fixed especially sewer problems and the gate not working? Sewer problems are health issue and the gate being open is a safety issue! They keep raising the rent but don't take care of the community. There are old trailers with trash and junk all around them that doesn't get cleaned up. There is a high homeless population in Apache Junction now we find out they are coming in the community at night using the bathrooms and showers because the gate isn't being fixed. Is something bad going to have to happen to one of us seniors here before they do something? I was flat out lied to when I moved here a year ago that the community was well kept and problems taken care of quickly. I advise anyone looking for a home to not go through Treehouse Group. We moved to Phoenix from out of state, and the girl we dealed with initially was infuriating. She wouldn't return emails, calls or texts before we arrived. We had to find a house and move in a week and a half for a job, so it was naturally very stressful. This company made it more so. Coming from out of state with a Uhaul made us unsure of our exact arrival time, and the woman we were dealing with texted me telling me she couldn't meet us to give us the keys unless we arrived when it was convenient for her. Even though we had already paid our deposit an first months rent she was weary to give me the lockbox code, to OUR house! A woman from another realty company who found the house for us actually volunteered to come bring us a key. A week after arriving we were told we still owed money because they had counted the wrong amount of days. I disputed that since we paid the amount we all agreed to. When that girl came to get our lockbox she was supposed to bring us an inspection form, but she 'forgot' it. That was the original reason she was stopping by. She was then going to email it to me and never got around to it. We then got pushed to a new woman. I still didn't have an inspection form, so I asked her for it. It took almost a week to get it from her. We turned it in and later that same day I emailed her with photos of something we had forgotten so that we weren't charged for it. It took four emails and a phone call just to hear back! It wasn't something a repair man could or needed to fix, but instead of adding it to our form as requested she sent out the repair man so he could ask me why he was sent out for no reason. They don't listen to what the tenants need. We paid our rent online, on time, for November (the first month for rent since we initially paid and moved in) rather than driving a half hour each way to their office. We received a letter in the mail a week later from a bill collector telling us we had five days to move out due to nonpayment! Three days later I still cannot get ahold of our account manager! It is ridiculous. We have our verification of the rent we paid on time, and nobody else in the office will help me clear this up until the account manager we are assigned has time to help me. I am fed up an I have only been here a month! Not worth the hassle. read more

I have now been renting a home from Treehouse Properties and I am so miserable. They are not willing to compromise on ANYTHING. I try to keep the home well maintained as if it were the owner but they suck. I call, they never follow-up. Jennifer is polite but she is so busy; she has become useless to helping me, the customer. They are good at doing things half ass then acting you you should appreciate the little they did do. I would not recommend Treehouse to ANY ONE unless you want a constant headache!! Over several years, Treehouse Group repeatedly engaged in terrible customer service and deceitful business tactics. No one is ever available at the office to talk. The maintenance department misses numerous appointments and never shows up at the scheduled time. Extreme measures are taken to cover their own mistakes. Professionalism is completely nonexistent. Other property management companies want to work with loyal tenants and will appreciate your business. Treehouse does not operate under this notion at all. We are current tenants in a property managed by Treehouse Group. Let me tell you these people are slumlords. For going on a month now, we have to do our dishes in the bathtub because they will not fix the kitchen sink/dishwasher. The kitchen is unusable due to the dishwasher being broken. We can't use the water in the kitchen sink because it runs to the dishwasher. The dishwasher doesn't drain so the water just spills out onto the floor. We are good paying customers who pays their rent on time every month, and we get NO communication from them regarding this matter. We have put in 3 maintenance requests and sent a 10 day notice to no avail. I have never been treated with such utter lack of respect or decency. These people don't know the meaning of Customer Service, decency or respect. read more

Our mother has lived in the mobile home park for some time. Treehouse Communities purchased the park in 2018. The first thing they did was raise rent by a whopping 10+ percent. They couldn't care less that she only got a 2% increase in her social security and that her health and prescription insurance premiums went up by12% and100%, respectively. The year round residents cannot afford increases like this. They can't keep a manager in the park and the women who work in the office are unfriendly and nasty. I tend to agree with Lacey N on this one. We are in the process of attempting to find a rental in the Southern Phoenix/Pinal area. We are presently "homeless" and living in a hotel and the hotel is located close to our family in Northern Phoenix. My husband is finally retiring from the military and rather than spend the $2000 a month for rent we were paying in California, we found it more cost effective to just give our notice as required by the Military clause and save the money that would have gone toward the $2K in rent as deposits, security, and miscellaneous expenses with establishing a new home. I say this only to preface the fact we were not technically "homeless" and that it had nothing to do with the California rental, our behavior, or financial hardship. Cruising the web for potentials, I came across a unit in Coolidge that I fell in love with. I attempted to email the actual Tree House Group as well as attempts thru other realtors that showed the property because it was listed on the ARMLS. Due to the lengthy drive, we were trying to make all the appointments in one day so that we would not have to make multiple trips. Driving a Ford F250 over 60 miles one way with todays gas prices just didn't make sense. Since we were in the area and I had the address of the unit, we took a drive by the home. On the signage out front, was a number to text for more information. We received a "canned" or a seemingly automatic text back. In the text was very basic info (3 bed/2 bath for $XXXX). This was at 12:15. At 12:18 we responded to the number given advising that we were in the area for the day and would they be available to show before we headed back up to Northern Phoenix.. Also, it just so happened there was a horrific accident on I-10.. the road used to get to the property. We were pleasantly surprised when we received a text back just 4 minutes later stating they would call us back in 15 minutes to confirm a time. Trying to kill time until we heard back, we stopped in town to have lunch anticipating his call. We had another appointment scheduled for 1:30 so we had a little leeway with the timing. We finally received a call around 3 saying he was Gilbert showing homes and he could probably meet us around 530. At that time, my husband said he would discuss it with me. With the news saying that I-10 was STILL closed, and our physical exhaustion from looking at no less than 10 homes today, we decided to head back North. Around 5:45 we got a call from an agent who was all put out and pissy cuz he says that he drove all the way there an hour to meet with us. Um, excuse me but 3 hours later after you tell someone that you will call then in 15 minutes to confirm a time? No call "hey im showing right now will early evening work?" And we inconvenienced him? I did not have any significant issues with the property I rented from treehouse, in fact I really liked the house and the rent was very reasonable. The issue I had with them is that it was unbelievably difficult to get a response from their office for anything and on the occasions I was able to speak with anyone in the office, I was always taken aback at how dismissive and rude they were for no apparent reason. Every time I needed to communicate with treehouse, it would take several emails and sometimes also voicemails over the course of a few days to hear back from them. I encountered this pattern in regards to maintenance requests, trying to verify information for payments, etc. I was in the office twice, once to turn in written notice to vacate and the 2nd time to turn in my keys. Each time I was met with different women however they both seemed extremely bothered to have to talk to me, shrugging in response to my questions about move out procedures and generally giving me the impression I was totally unwelcome in the office. When turning in my keys, I just quickly added like hey, FYI, bc it's Friday utilities etc won't transfer out of my name until Monday but it's all been taken care of and the woman just shook her head at me, wide eyed as if to say "why the f are you telling me this information, I don't care." I should note that for some reason, she also had a bird on her shoulder. I can't tell you how bizarre it was to be on the receiving end of condescension from a grown woman with a live bird on her shoulder. read more

Not only that but it was the end of our lease and they gave us the option of signing another lease. We were debating because of the price and out of nowhere we got a 30 day notice of eviction. Mind you, we have never been late on rent and had no good reason to make us move. well, we decided to not pay the last month rent because if we did we would not have the money to move. Then, shortly after they gave us a 5 day notice to move! Said we had to pay $800 if we wanted to stay til the end of the month. Who does that! AC broke last month I HAD TO TELL THEM THEY JUST REPLACED IT LAST OCT!! Carpet is falling apart, put in work order 6 months ago, Carpet still has not been addressed. The house was painted with the cheapest water downed paint ever. I can literally see where a mirror or something was attached to the wall previously because the adhesive is now bleeding through the paint. The desert landscapping in the back yard was filled with broken glass 4 months ago, I recieved my deposit back from SRP, I called SRP to find out that Invitation Homes changed my rental's electric on under their account. I called my account manager 7 times before I got it fixed. SRP is back on in my name and I had to repay deposits. Invitation Homes employee turned electric on at the wrong property. Now that it is time to release, I get a call from my newest account manager called and said I would not have a rent increase if I released, when I got the new lease it was filled with extra hidden charges. When I questioned these I was given a 30 day notice, then a 60 day notice. Then I recieved an email from the Invitation Homes legal Dept giving me a 30 day notice. 2 days later the same Paralegal in the legal dept sent me a 60day notice. I never even got the chance to move into what my mother and I felt would have been a great home. My mom who is a stroke patient needs constant care and my aunt who would have lived down the street from us could have helped me take care of my mother while I worked my job and eventually got myself back into my college classes. BUT INSTEAD, I am now on the hunt for a new home because TREEHOUSE REALTY GROUP don't know how to conduct business in a professional manner. Luckily we were able to get our deposit back so that is a plus. Russ the realtor is a nice guy and I appreciate his hard work but the other crap like finding out the day of the move what utility companies they use and finding out the the other tenants owed back water and trash and sewage for the same property and that we could be charged for their bills was complete bullshit. The lease was obviously written by a 2 year old because they never once put in the lease any information on who those companies were. All in all Treehouse Realty is a terrible company and until they learn how to handle business like a real property management company they will probably always get terrible reviews. I have been with them for 2 years and I'm having the worst experience of my live, you will never get hold of them . they want to charge me $1200 on top of my 650 security deposit . they send me a list of stuff that need to be done that I reported when I first moved in. they are claiming that dish washer is not working . when I used it up till last day and it was perfectly fine , they want to charge me for extra 2 days because there office was close on Saturday and Sunday and I couldn't give them the keys till Monday ! taking into consideration that I contacted them many times on Wednesday asking how do I give them back the keys and they never got back to me till Monday and that's when I gave them keys back ! . there is a lot to say about them but simply they are the worst . so as an advice if you see their name on a property do not ever try !! read more

If I can deter just one person from renting from this company I will feel like I'm doing a great service to them. As soon as we moved in my daughter started picking things up from the floor and eating them...it was the grout! We have been put out of our home on 3 separate occasions, none of which we were offered a hotel for. We were charged a $200 cleaning fee, I am not sure why because when we moved in there were hairs in the bath and fridge, food in the cabinets, crumbs, bugs etc. I had to do a deep cleaning of the house at 9 months pregnant with a 16 month old running around and unpacking. There were numerous electrical problems and we still have problems with the AC. The company ended up replacing the tile but not throughout the house. They are two totally different floors. It's possible that you rent a house looking one way and you leave that house with it looking totally different. If you rent a house with a ceiling fan and it breaks on you, don't expect a new ceiling fan, expect a new and much cheaper light fixture. They have made me feel like a nuisance every time I called or complained about something but I have a feeling if this were their families things would be different.
