There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.

They were. . . Responsive - Always returned phone calls and emails promptly. They addressed maintenance issues quickly. I had my oven go out on me and they had it replaced within about a week, no charge, no questions asked. Professional - Nick was a pleasure to talk to on the phone and in person. Always asking me how things were going. Communicative - Always let us know if there was maintenance or walk-though happening, of which there was more this past year because the building I was living in was for sale. Caring - After the flood of 2013 they came by and knocked on every person's door in my building to make sure they were OK and that there was no damage. I even heard that my downstairs neighbor was on the phone with Margaret at like 11:30 during the night of the flood. If I were property owner looking for managers, I would want Nick and Margaret to represent me.

What angers me is that I never CHOSE to rent from them. After having constant problems with their payment system I had to look them up. And you guessed it - multiple reviews over the years about how they do this with all their tenants on all their properties. It's as if they set it up on purpose to be as confusing as possible so they can make you pay extra fees. They make you use this app called RentCafe to pay your rent through, where you have to do an auto pay on EVERY SINGLE tiny item of your rent, (trash fee, electric fee, administrative fee, etc) But they always manage to slip in an extra fee that they say you haven't paid (instead of rolling it into your auto payment like any other company does) and then they gouge you additional fees over that accusing you of not paying rent! I've had notices practically EVERY OTHER month saying that I didn't pay some random rent balance of $50 out of nowhere (for example). They set it up so it's extra confusing. They move the goalposts every month it seems so they can add in an extra aspect of rent you owe when it all should be automatically covered in your auto payment to make extra money to feed their greedy owner. To me this is absolutely fraudulent. It shouldn't be so difficult to pay rent. I've never had any issues paying rent with any other apartment leasing office outside of Four Star Realty. They gouge their tenants anyway that they can. If anyone has had any issues with paying rent with Four Star Realty you should look into talking to lawyers. I'm on the verge of putting this company on blast. Avoid ANY properties that are managed by Four Star Realty. Oh and on top of that - they NEVER answer their phones, and don't even have a voicemail where you can leave a message- probably because they know they'll have to deal with angry tenants who are fed up with their fraudulent rental system set up to gouge their tenants with any "fees" they can con out of them. Of any landlord I have ever worked with, I have never had such a negative experience. The apartment was dirty when we moved in. The washing machine was moldy and smelly. We didn't bother demanding for cleaning because we didn't see the need for something we could do ourselves. We weren't in a position to refuse the apartment so we cleaned it up and moved on. We were charged excessively (over $500) out of our security deposit for "damages" and cleaning for our Denver apartment after carrying out all the cleaning activities they requested. Dear reader, we were determined to leave the unit in better condition than how we found it. We dutifully moved out weeks before our lease was up. We always paid on time. We were never the subject of any neighbor's complaint. We are good tenants. In return, Allison was extremely rude and insulting in the correspondence we exchanged. She claimed to be reasonable while expressing no empathy or listening skills. Every good reason I had for refund were not heard in the slightest. I presented my reasons as to why the deductions from our deposit were unfair, but after she saw my negative review on Google, she ceased communicating with me. Omnibus waited until day 57 of the maximum 60 day period after lease end to return our deposit. They threw the book of excuses at us. If you lease with Omnibus, expect to document every nook and cranny upon check in and check out. Record yourself scrubbing every surface with today's newspaper in frame. That kind of thing. Anything you did not explicitly make record of WILL be held against you to the fullest extent possible. Oh and they had us drive all the way up to freaking Boulder to pick up the keys, the logistics of that exchange were a fumble too, our mail key was not delivered until later.

When you sign a twelve month lease with them you are really paying for thirteen months. They make the outgoing tenant pay the cost of painting and doing minor repairs that is absolutely the landlords responsibility after collecting twelve months of rent. I mange over a 100 units in another state for over 20 years and maybe held back some security twice in that time. They know that the average student is not going to spend the time and energy to fight the holdback in security especially if you are from out of state. Most leases read if you leave the premises broom clean you get your security back. This is just a scam to keep the brokerage and benefit their landlord clients. Terrible way to do business when you can run it legitimately and make money. I am very surprised whomever regulates real estate in CO has not investigated the predatory practices of this company on young college students.

That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. The reason I am giving this a one star review is because when I spoke with her on the phone she was incredibly rude, condescending, and would interrupt me when I was trying to explain anything. I completely take responsibility for missing the note on the listing that said to only email her, not call and I apologized for that, but the way she handled it was very upsetting and turned me off from renting any properties with her. She claimed to have responded to me saying the property was not for pre-leasing (which was what we are currently looking for) and also claimed that it was noted on the listing as well - both were untrue and all she responded to me was "Its vacant now" when I had answered her questions about animals, smoking, number of tenants, and when we were looking to sign a lease. I explained to her what was said from each party on our very short email thread and she proceeded to tell me that it was not what she said, which made me feel terrible (also I had the emails pulled up as I was reading them to her). I was only trying to ask a quick clarifying question about the property since I was confused as to what exactly it was saying in terms of availability. Very disappointed and quite upset over this immature interaction. I wish there was a better way the conversation could have been handled (such as just letting me know that she does not take calls and would prefer to email which I would have responded "Okay sounds good, have a great rest of your day and I will email you my further questions"- because that would have been much kinder than reacting how she did) and I hope nobody else has this issue in the future or even has had this in the past and has not spoken up about it.

She said the deposit would only be the same as the rent unless we had bad credit. Considering we had credit scores on 757 and 683, we assumed this would not apply to us. WRONG, Chrissy decided to raise the deposit $600 after we signed the paper and paying her the $300 holding fee. The day we were supposed to sign the lease she calls and says she needs even more despots because she did not hear back from one of our previous landlords--which we obviously can't control, they could be on vacation or even dead. She did hear back from our current property management. She is just looking for any reason to raise the deposit. We decided to run the loss of losing $300 versus renting from this scam lady. Do not sign ANY HOLDING DEPOSIT FORM from this lady, she will tell you one price over the phone, have you sign the holding deposit without the deposits written down and then make arbitrary increases after you already forked over the holding deposit --I know now that even if you like a place, do not sign anything like this; I'm telling you all. so you do not make the same mistake I did have a lawyer look over the form she had us signs and they said that it is very predatory: the holding deposit is only refundable if the landlord (Chrissy) decides not to rent to us. It does say that she has the ability to raise the deposit if she deems it worthy, not a typical form. Considering she allowed 4 students living in the 2 bedroom apartment (only zoned for 3), she clearly only rents to students so she can make excuses to raise their deposit sky high. She is probably living off these deposits while she is otherwise detained.

Then if I'm offered the lease and don't accept, they keep the money. Absolutely absurd to expect people to commit to a home without being allowed to tour the property first. It looked like a 50/50 chance that the house was a mold trap. I don't care how in demand the property is, this is deeply disrespectful and takes advantage of the desperation folks are experiencing in Boulder's crowded housing market. This is a predatory company with no respect for prospective tenants- proceed with extreme caution.
