They don't care about sexual harassment from the numerous creepy neighbors, but they do love to violate the lease! They will enter your apartment with no notice or even a knock while you are naked to ask why your rent is late, they will find you $75 dollars for having anything at all in the windowsill INSIDE your apartment, and generally will do whatever they please. If you do rent here, be sure to read the lease in full, because they LOVE to make up nonexistent clauses in the lease as justification for the things they do. They send emails explicitly stating the lease includes agreements that it doesn't. Definitely rethink living here if you are a woman, as if you ever use the pool (which is only open for like a month per year), you will have creepy neighbors harassing you and taking photos. The landlords will do nothing about this. The apartments themselves are also awful; the plumbing is constantly broken, nothing works, and the building is generally decrepit. My beautiful and accomplished granddaughter moved back to Colorado to get her PhD. She was accepted to a great program at CU and is studying to be a neuroscientist. When she found out that she was accepted at CU, she immediately secured a place to live in Boulder from Rent Boulder Now. She had to wait until the 9th to move into her apartment in Boulder. It's a town house at 30th and Colorado. She had already paid one month's rent and a damage deposit. However, when she got to her new "home" she found that it is totally infested with cockroaches. She didn't move her stuff in, and contacted the landlord immediately. The landlord was ridiculous. They told her it could take 6 weeks before all the roaches were gone, because the keep laying eggs. They refused to prorate her rent even though she couldn't move it. They said the roaches wouldn't get into her stuff, that they wouldn't go out of the kitchen, but the bugs were in every room. Who would have imagined this kind of a problem for renters, especially in BOULDER, where the rent is higher than anywhere else? read more

I'm here to warn people not to live here if they can afford anything else. They take advantage of anyone who lives here, here is my horror story: I had been living at 555 Harvard Lane over the winter and once the summer hit my electricity breaker kept tripping so one half of my apartment would go out about 2 times PER DAY. I woke up one Saturday and my whole apartment (and my neighbors apartments) electricity was totally out. I also had to work from home that day. I called the emergency maintenance line and they sent someone to check it out but said they couldn't get anyone to fix it until Monday. I didn't have power for over 60 hours. All my food spoiled, I couldn't work from home, no AC. The place was unlivable. I asked if they could compensate me, and they said that I had agreed to not seek compensation regarding this type of issue in my lease (which was true). I gave my months notice the next week. Then they took a carpet cleaning fee from my security deposit when I DIDN"T HAVE CARPET! I eventually got that $100 dollars back but I had to fight them every step of the way. I honestly have nothing but good things to say about this company. Every maintenance issue I've had has been handled quickly and resolved fully. Not to mention everyone on the maintenance team is lovely. I've also had a few issues come up with other tenants/unruly pets/etc and the staff has handled each of these with speed and compassion as well. I've been renting in Boulder for many years and have had many landlords who were......very......hands-off, to put it mildly. I have been leasing commercial properties for a decade and RentBoulderNow is hands-down the cheapest, chintziest, least professional rental company I've ever dealt with. We had more issues than I can list with them and they never fix things on time, were never generous about taking care of their tenants when they created problems for us. They had faulty electrical outlets that would go out regularly and they blamed it on us for trying to run a coffee pot and a fan and a computer on the same wall at the same time. Who does that!? There were regular problems with plumbing heating and air-conditioning, etc. they never offered to do anything about it and never fixed in a timely manner. Never kept appointments in a timely manner to fix our unit. It was an absolutely awful experience and I am just super thankful I only signed a one-year lease. I came in to chat about finding a great place for a long-term rental and ended up leaving because of the sour attitude from the rental agent. I took time out of my workday, coordinated with my colleagues, and drove 20 minutes one way to accommodate their limited hours and make my appointment. Their response when I came in was "I guess you can talk to me... sigh". Not sure why I needed to make an appointment when "I guess" I can talk to anyone. I spent a lot of time looking at all of the rentals on their website and came in prepared with questions about my favorites and they were clearly not interested in helping me. I had specific ideas for what I was looking for and knew they had some options, but she just said, "I don't think we have anything," followed by a blank stare. Lashley Lane and management. Absolute worst. Apartments are in very poor and dated condition. My unit was leaking water into apartment below and required work for almost two months tearing bathrooms apart and redoing. Washing machine broke and was not replaced for over a month. Apartment was left in worse condition with incomplete work. Management did not follow through with carpet cleaning and cleanup promises and had nerve to take cleaning out of my deposit. They actually charged me $20 per burned out light bulbs that had never worked from move-in. Charged me for a ripped screen that had been reported and requested for repair. My kids slipped on ice on stairs, fell. Reported and requested sand be placed - "That is a great suggestion, thank you!". Nothing done. This place is terrible. read more

One star is too high. Rent Boulder Now is ethically disappointing, to say the least. My wife and I met and spoke with "Ashley" late in the afternoon on Friday, February 9th at one of their properties for rent in Boulder. After reviewing the property Ashley was emphatic in telling us that if we were to get a cashier's check for $3,995 to Rent Boulder Now first, it would "hold" the property until I could get back from a conference in Maryland on Thursday the 15th to review a lease for signing. Period. So, on Saturday morning the 10th I drove to Chase in snow and slippery roads to get a cashier's check, and dropped it off to Rent Boulder Now at 10 AM. Their office is closed on the weekend. On Monday morning the 12th my wife was emailed that we were the first to put a "hold" on the property for lease review. Yippee! Then, later that same day, my wife was told by phone that we needed to print, sign, and scan the lease immediately or else the rental would go to one of the "many others" who wanted the property. When I called Rent Boulder's office that same day from Maryland to state WTF, I was told that there was nothing negotiable in the lease. "You have to sign it by Wednesday or else". No chance! First of all, the lease is not a standard Boulder rental lease (albeit not mandatory) and reads as if it's for a maximum security boarding house. Plus, as we were told by phone, there's nothing negotiable. Zero. I always give contracts to my counsel before signing. My wife and I wanted the property as we're sure we will have a difficult time finding something comparable in that price range. However, we were not going to be "hustled" like this; especially being told there is zero negotiable in the lease. My wife and I read the lease in detail. Frankly, the lease is an unprofessional (cross outs, items written over), and irrelevant joke as it is specifically written for apartments that Rent Boulder manages... NOT a single-family house; particularly the dog DNA clause and threat. IMHO the lease is written in a way to assure that you get some $ amount subtracted from your security deposit after fulfilling your lease obligation. In closing, the way we were treated was unprofessional and dishonorable and there's no way we'll ever rent from this group. I'd advise you to consider the same. After all, the mostly negative reviews written about this outfit cannot all be just a rant. Caveat emptor. Please do not rent from them. I understand that everyone has issues with their landlord, but this rental company is literally the worst company I've dealt with. They are very unethical and take extreme shortcuts. My closet flooded FOUR TIMES because there is a water heater behind the wall that broke. In addition, when I moved in, I asked about replacing a broken showerhead. When the maintenance lady looked at it, she said the entire shower unit needed to be replaced because it was all rusted through...days later...a different maintenance worker took over and decided only to replace the shower head. When I first moved in there were cockroaches in my unit too. None of the windows locked properly...the sink had to be replaced... the list goes on and on. If I could give them less than 1 star, I would. You can and should find a better company than this. You will regret leasing from RentBoulderNow - I promise. read more

I've never felt compelled to write a review about anything in my life, but this is the worst rental agency I've ever dealt with BY FAR. This is the type of place to give rental agencies as an industry a bad name. Just off the bat, their units (1055 30th St.) are literally decaying - the wood on the gates, trim of doors/windows, etc is completely rotten and just painted over a dozen times. Windows are painted shut. The vents to my A/C unit were plastered to the wall and buried by 1/8" of paint. They don't know how to maintain a property AT ALL. My Jeep was pilfered through, and someone attempted to steal my dirtbike in their undersized, hidden parking lot, and they didn't care. Homeless people walk back through the lot daily just to check for open doors/windows and loot through the dumpster - they don't care. STORY TIME. I moved there because its dog friendly and I had plans of getting a dog. After living there for a bit, I emailed them a month in advance of adopting, to get familiar with the costs and procedures of having a dog. They said its a one-time fee of $250, just bring it in to get DNA tested and registered. I said great, a month passes and I finally adopt a dog, I take her in to pay the fee and do the DNA test, per their outline, and they say "That'll be $1000." I said "What? I emailed you a month ago and you told me one-time $250 fee" their response was literally "Ohhh sorry, thats for a normal dog. This is a puppy. Puppies are a $500 fee and $500 deposit." They actually made me pay 4x the quoted amount. Their business acumen is what the french refer to as "Les Incompétents." I eventually learned how multiple neighbors kept their puppy a secret and/or lied about age to easily save the $750. I wouldn't be surprised if RentBoulderNow knowingly lied to me in order to prevent such a tactic. They're collectively so bad at business, that it truly wouldn't surprise me. During subsequent issues with them (another true story: they threatened to tow my motorcycle because I parked it in front of my neighbors car while I was out of town for a month), I brought this up and they offered to refund me the $500 pet deposit. I humbly said thats not my point right now... and they actually reneged on the offer and kept the full amount. Which brings me to my next point... I paid $500 security deposit, and got conned into a $500 pet deposit, so $1000 total. Dog literally didn't cause an ounce of damage. I lived here for over three years, and they charged me $480 to paint the walls! I've never been charged for wear-and-tear like repainting walls, especially after three years of leasing, nonetheless $480. There was one piece of actual damage where I removed a broom holder stuck on the wall (regular 3M product that comes off any wall easily), and because of their terrible paint job, I pulled up a 1/8" thick slab of paint with it. You could say thats my fault, but if they knew how to maintain a unit and apply paint, it never would've happened. Bar none. So be aware that you will be held responsible for the cost of this place falling apart due to downright awful maintenance. $480 to paint walls on a unit that was lived in for three years is absolutely insane. They take no responsibility for anything as the leaser - they actually expect you to live in the unit for years and then for them to get everything back without wear. Between carpet cleaning, drip pans, trash haul ($25 for trash haul - I left zero trash, so they must have charged this to throw out pretty new, standard ice trays I left behind), and everything else they tacked on, I ended up keeping $226 of the $1000. This was not a damaged or abused unit at all. I've never lost any amount of any security deposit in 14 years of renting. Expect your deposit to fund regular maintenance, not protect against damages (how its supposed to be used). Lastly, I moved out of the unit almost two months before the lease was up. I'm fine with paying out the lease - that's fair and makes sense. I move my stuff out, contact them, and leave my keys behind. They make it clear I'm not welcome back on the premises once I turn in my keys. Two months pass and they hit me with a $50 power bill. I already forfeited the unit, I'm not allowed on the premises, I have no control over how the power is used, etc. How could they actually hold me responsible for the power bill over this period? You can even see the power consumption go to zero when I move out, and then elevate as they perform maintenance/cleaning. I'm not responsible for supplying the power during this time! This means it would have actually COST ME LESS to just hold onto the unit, keep the door locked, keep cleaners out, and hand over the keys the day the lease ended. When this is the case, you know you're dealing with a pretty pathetic operation. By relinquishing the unit, while SOMEHOW MAINTAINING responsibility over the unit, I volunteered to pay for powering their piss-poor renovations and keeping the A/C on for showing. read more

Do not rent from them! My son owed money at the end of his lease. They would only accept payment by cashiers check or money order. I sent a cashiers check for the amount due. They claimed they did not receive my payment and threatened to send my account to a collection agency. My bank confirmed that Rent Boulder Now had cashed the cashiers check. They are either completely incompetent or were trying to pocket a second payment. The rented unit was in awful condition during the entire time of the lease. read more

Rent Boulder Now is the worst leasing company I have ever had the displeasure of working with. I was forced to leave the apartment I was renting from them because of a domestic violence situation. When trying to work with Rent Boulder Now to ensure neither they, nor me, would be left in a bad situation, I moved out early and returned the keys, making the unit available for rent months before my lease -- that I continued to pay for in full every month -- was up. Months later, I found out they wouldn't be giving me my security deposit back, because of a relet fee they hadn't previously confirmed that I owed. Not only were the people in the office completely unapproachable, they were offensively insensitive to my situation, despite my efforts to ensure they lost no money because of my move. Current tenant here, we were told our rent would go up significantly if we didn't resign 6 months before the lease ends, and even then it still went up $20. Now they are leasing IDENTICAL apartments for $300 less because NO ONE WANTS TO LIVE HERE. First night in here, the ceiling fan fell out of the ceiling. Water has come out the faucet brown and our sink leaks on a regular basis. Only redeeming quality is the efficient maintenance crew, but that has nothing to with the management/ownership. read more

We had to terminate the lease early, found our own replacement and still paid the full months rent fee without argument. We did not receive a deposit, well after 60 days so I emailed them, I could have just sent a 3 day demand letter but I was trying to be nice. They claim to have mailed the deposit, no evidence of delivery because they are to cheap to pay $3 for certified mail within Colorado. They claim they mailed it but have not provided any evidence they did and expect me to pay 45$ for a stop payment and re-issuing a check. What a scam. The apartment my daughter rented from Rent Boulder Now was filthy!!! My daughter and her roommate had only been in residence there for approximately 7 weeks when I came to visit and it would have been impossible to generate this much filth in such a short period of time. This management company claimed that a cleaning crew had done a thorough cleaning of this unit. This obviously was not true. It took hours to clean the ground-in dirt on the floors, baseboards, bathroom tile, shower, bedroom doors, windows, and in addition, to make minor repairs of the closet drawers. The washer and dryer were also filthy. The carpet is stained and in need of replacement. The management company was contacted regarding these issues but nothing was resolved in terms of compensation. I regret having signed a 1-year lease with RentBoulderNow. Some of my minor complaints are that the apartment was not clean upon move-in (my AC unit was full of rotten cat-food, and I'm really not sure how that could even happen); our bathroom continually smells like weed because we seem to share a vent system with the losers next-door; and there is no window in the main part of the apartment which just gives a permanently dark, depressing atmosphere. My more major complaints include their unresponsiveness to email, unwillingness to fix the broken appliances that we pay for with our rent, failure to shovel snow within 24 hours (which is illegal), and most importantly- they stole my bikes! Apparently, once a year, RentBoulderNow rounds up all the bikes on their property and tries to sell them, because many residents forget to take their bikes with them upon move-out and they accumulate. We were notified of this by email, told to print the email, and attach it to our bikes to prevent them from being taken. Unfortunately for me, I was away for Thanksgiving with my family and did not check my email immediately, nor was I around to put the printed email on my bikes. So, they destroyed both my U-locks, and charged me $25 to get each bike back. All together, this cost me over $100 dollars to retrieve both bikes and buy two new U-locks. I tried to explain my predicament to the office who would not reason with me at all. I can understand wanting to get rid of former residents' old bikes, but to take mine from me while I was on vacation and hold them ransom? I couldn't believe that anyone could justify that. I am a responsible client and I always pay my rent on time. But even working my 2 jobs (State Park Ranger, and Research Assistant at CU) I DO NOT HAVE $100 TO THROW AWAY! read more

I lived at one of the rent boulder now properties for 3 years so I feel that I have had a lot of experience with this company. The only pro is the speed at which they deal with minor repairs to the unit, but if there is a larger repair, such a water damage or a faulty dryer they drag their feet until you directly confront them. Over my three years with them they have tried to evict my roommates and myself twice due to them loosing a rent check and never explaining some charges. At the same time they try to make it as hard as possible to reclaim the security deposit by having as many hoops as possible to reclaim it if the apartment is vacated and if only some are renewing the lease, they force the people leaving to relinquish their portion of the security deposit which can ruin good relationships in order to get back the deposit. At the same time there is a charge for a steam cleaning company to clean the apartment, but not once have they brought anyone it. This is one of the worst rental companies in boulder and if you are reading this, steer clear. read more

The people in the front office are incredibly nice and always treated me with respect. I would not hesitate to rent from this company again. I lived in one of their properties for just 5 months and it was not a good experience (I moved out for other reasons). Our dryer broke and maintenance took almost a month to come out. Several light bulbs were burned out when we moved in and they told us it was our responsibility to replace them. Our building had a tiny, poorly planned parking lot with no visitor parking so we all had assigned parking spots. The entire time we lived there we dealt with our neighbors' friends parking in our spots, in the fire lane, and blocking people in (even though we lived right across the street from a King Sooper--free parking!) I was constantly getting home late from work in the freezing cold to find someone else parked in my spot, meaning I had to park across the street and walk home-it was infuriating. We brought this up to management, took pictures of license plates like they'd told us to and tried calling a tow truck more than once, but they did nothing. They also refused to replace a missing placard designating one of our assigned spots and gave us different bs reasons why for months, eventually telling us that they weren't going to replace it because it costs money. They also screwed me out of a ton of money when I had to peace out on my lease, charging $100 per applicant I found (which sucks cause I had no control over an applicants credit history, for example) and charging me double my monthly portion of the rent when I moved out (about $1200 total which really set me back). When I had to go into the office to get paperwork for ending my lease and finding a replacement, the girl was unfriendly and unknowledgeable, and I had to walk her though answering my questions. I know it's Boulder and demand is so high that companies can get away with not giving a crap about their tenants, but it was still infuriating and honestly mind boggling the way RBN treated us. read more

ZERO STARS! My experience with this company has been less than satisfactory. In fact, frustrating, upset, scared for my safety, and harassed would better describe my feelings towards RentBoulderNow. First, they do not give you a copy of the lease when you sign it. You must ask specifically for this. Either they're trying to be dishonest, or they do not train their staff to handle important details such as this. Either way, not professional. Upon move in, make sure you check ALL fees and add them up. I was told 4 different deposit amounts upon moving in. I finally asked to talked to the company manager who informed me that "no one is perfect, everyone makes mistakes." Four times? And each time the amount kept increasing? No, this was a matter of dishonesty upon the managements part and ignorance and poor professionalism amongst the staff. Not to mention, rudeness. I wasn't treated with respect as a new tenant from either the staff or the management. Second, if you have a pet, read the fine print. Pets are not allowed in any of the common areas and while this is written in the lease, they fail to inform you of this on their ads, the apartment showing, and the lease signing. But they will not hesitate to inform you that you are 'violating your lease' the second your pet sets foot in the common area. Third, I had to call multiple times and send several e-mails to ask a simple questions like "Where are the mail boxes for this unit located?" I got three different answers before I finally found them myself-- not in any of the locations they were specified. It's frustrating when your own rental company does not know where their properties are even located. Fourth, I felt very scared for my safety while living in a these apartments. RentBoulderNow rents out by the room vs. by the whole apartment, so you don't always know who you are living with. One 'roommate' was having a psychotic break while also engaging in heavy substance abuse. The police kept getting called by outside sources and I was always the one who had to deal with them. I often spent the night else where or had friends stay as I was afraid to stay in my own room alone. When I informed the rental company of this issue--they replied with. "I'm sorry you have been dealing with this. If you feel concerned for your safety, please call the police. In the mean time, we will certainly make sure the other tenant does not allow their dog in the common area." As if the dog was the problem? Didn't I just tell them the police had been called several times? This same 'roommate' must have moved out because he disappeared while leaving hundreds of dollars worth of bulk food items rotting in the fridge as well as human feces smeared all over the toilet and walls of the bathroom. The rental company then had the audacity to tell me that I was 'violating my master lease' in terms of 'cleanliness.' (Which I might add, I'm a very clean female living with two college male students and 1 mentally unstable young male.) My point is, this company is disrespectful, dishonest, and inattentive to their own properties. Do not rent from them yourselves. And, PARENTS, while you are looking for rental places for your studious child, DO NOT USE THIS COMPANY. I feel, because we are in a college city, this company preys on young and naive individuals to fill their leases and gain money at any expense. Do not put your child through this. read more
