Dusting off my old Yelp account for this review. I am disappointed to report that other reviews you may find on Yelp and Google are still accurate. Of any landlord I have ever worked with, I have never had such a negative experience. The apartment was dirty when we moved in. The washing machine was moldy and smelly. We didn't bother demanding for cleaning because we didn't see the need for something we could do ourselves. We weren't in a position to refuse the apartment so we cleaned it up and moved on. We were charged excessively (over $500) out of our security deposit for "damages" and cleaning for our Denver apartment after carrying out all the cleaning activities they requested. Dear reader, we were determined to leave the unit in better condition than how we found it. We dutifully moved out weeks before our lease was up. We always paid on time. We were never the subject of any neighbor's complaint. We are good tenants. In return, Allison was extremely rude and insulting in the correspondence we exchanged. She claimed to be reasonable while expressing no empathy or listening skills. Every good reason I had for refund were not heard in the slightest. I presented my reasons as to why the deductions from our deposit were unfair, but after she saw my negative review on Google, she ceased communicating with me. Omnibus waited until day 57 of the maximum 60 day period after lease end to return our deposit. They threw the book of excuses at us. If you lease with Omnibus, expect to document every nook and cranny upon check in and check out. Record yourself scrubbing every surface with today's newspaper in frame. That kind of thing. Anything you did not explicitly make record of WILL be held against you to the fullest extent possible. Oh and they had us drive all the way up to freaking Boulder to pick up the keys, the logistics of that exchange were a fumble too, our mail key was not delivered until later. read more

Be very careful renting from this company. Their leases have many clauses that result in fines and their business model is based on keeping as much of your security deposit as possible. When you sign a twelve month lease with them you are really paying for thirteen months. They make the outgoing tenant pay the cost of painting and doing minor repairs that is absolutely the landlords responsibility after collecting twelve months of rent. I mange over a 100 units in another state for over 20 years and maybe held back some security twice in that time. They know that the average student is not going to spend the time and energy to fight the holdback in security especially if you are from out of state. Most leases read if you leave the premises broom clean you get your security back. This is just a scam to keep the brokerage and benefit their landlord clients. Terrible way to do business when you can run it legitimately and make money. I am very surprised whomever regulates real estate in CO has not investigated the predatory practices of this company on young college students. read more

I've been renting apartments/housing for over 10 years and my experience with the Omnibus Group is by far the best rental experience I've ever had. I live in their Maple Creek property, which is a hidden gem in the heart of downtown Boulder, and just signed my 3rd lease. I can't say enough good things about this company and the people that work there. I have outlined a few of the top reasons why I am so satisfied with the Omnibus Group below: ***They take GREAT care of their tenants and property*** -They respond to service requests very quickly and do a great job making sure issues are solved as soon as possible in a professional manner. They contract with Monitor Property Services to do a lot of their maintenance and this company always does high quality work and never cuts corners, unlike the janky solutions I've seen from cheap landlords in the past. BONUS: They are very flexible in working with the schedule of tenants. - In the winter they shovel and salt the walkways w/in hours of a snowstorm no matter the day of week (includes holidays that are on the weekends) and the parking lot is plowed and salted in a very timely manner. In the summer they keep the grass trimmed, flowers/trees watered, weeds picked and keep the property clear of any downed branches/trash/debris that finds its way onto the property. I see workers doing things to keep the property in good condition at least 2 times per week YEAR ROUND. I've never experienced anything like this elsewhere. - They are VERY in tune with what is happening at the properties and proactively address issues, often w/o input from the tenants. My favorite example of this is how they fine-tuned the logistics of the recycling/trash/compost setup. For a while we had 3 recycling bins that filled up very quickly and were only emptied once per week. This problem didn't last long because they quickly changed the pickup schedule to 2x per week. This helped the problem but didn't solve it so they opted for a recycling dumpster that is picked up 2 times per week. Now we almost NEVER have to deal w/ the annoyance of overflowing waste containers when taking out the trash, recycling or compost. I can almost guarantee no one said anything to them about this situation and surely no one has thanked them for proactively addressing this issue. *** They are incredibly patient and understanding of tenants needs*** -I am VERY detail oriented and as a result I have A LOT of knit picky and annoying questions when it comes to pretty much everything. I have been blown away by the endless amounts of patience and kindness I have received from the omnibus employees when dealing w/ my ridiculous endless inquiries. - They just got an awesome online portal for doing everything from signing leases to submitting maintenance requests to paying rent (w/ no transaction fees!). I could go on and on about all the awesome experiences I've had with the Omnibus Group but hopefully you get the point by now. I realize they have some bad reviews, which is what prompted me to write this review. I strongly believe those other reviews are in no way an accurate representation of the experience a reasonably responsible adult can expect when renting from the Omnibus Group. They have reasonable rules, an amazing staff of friendly professionals and provide very high quality service. If you get the chance to rent with them you should definitely do it. You will be very happy you did! Sidenote: security deposits are hands down the most contentious issue when it comes to landlord tenant relationships. If you want to ensure there aren't any huge surprises when your lease ends and you check out, request a walk-through before you leave so you can address the glaring issues that the landlord sees that you aren't aware of. read more

We rented at Maple Creek in Boulder for two years and had an overall positive experience. Omnibus was proactive with maintenance and prompt with responding to repair requests. The staff they contracted to maintain the grounds were nice and did a good job. Obviously it was in the lease, but my fiancee did not read that a two month minimum notice was required to move out. We gave the standard thirty day notice, costing us an extra month. It especially bothered me because with the housing demand in Boulder, they are able to collect double rent with this clause. It's just a money grab. The second issue we had with Omnibus was their move out checklist. It is the most stringent list I've ever seen, and this is coming from an extremely neat and tidy person with over a decade of rental experience. I wouldn't say don't rent with them, just be aware of the lease in its entirety and get a copy of the move out checklist upfront. They unfortunately do take advantage. read more

I'm only giving the Omnibus group one star because Yelp doesn't allow giving zero. This company is by far the worst rental management company in the Colorado area. This management team puts on such a "face" throughout the application and leasing process and once you're committed to them they couldn't careless about your happiness or wellbeing. - senseless - inconsiderate - bad people skills Just to name a few. I was a single female living alone and I was never once told when people were going to enter the apartment and I was caught off guard multiple times. One of those times I was showering and on another occasion I was asleep---how frightening and disorienting. No screens and broken locks on Windows. The heat is determined based on the temperature of the building so in the winter be prepared to walk in from the cold and it to be 80+ degrees inside your home. I couldn't have had a worse experience and I'm not bitter, I have moved on with my life I just don't want anyone else to experience what I had to experience. read more

I am not impressed with them at all. I have been leasing for about a year now. They don't treat the people very well and have a stuck up attitude about everything we try to talk to them about. They aren't as bad as four star or bpm so they get two stars instead of one. Update: no they are worse than four star. They also charge you up the wall for everything when you move out. The absolute worst kind of people: if you want to learn how to NOT treat people sign a lease with the Omnibus Group. After three years of them lying about repairs (promising new shades, promising to fix rust/mold in the bathroom, and to fix the backyard after the 2013 flood) they sent me a check for only HALF of my deposit. Save yourself the hassle and sign a lease with any other company. The Omnibus Group is selfish and unresponsive - it took them two years to learn my email address. It's amazing when you experience someone with such poor intentions and then read all about it online after the fact. It's nice to know when you aren't alone. Allison Dankerbring will show up at your unit unannounced! This is pretty much illegal and she is STILL doing it during COVID-19!!! Came right to my door without calling! No regard to health, safety, tenant rights, or privacy. I thought I was imagining this until I experienced it and then read the reviews after. She cares about ONE thing. Money. No partial payments. No respect. And is making NO adjustments for COVID. Just showing up at your door with demands, a possible deadly virus, and Starbucks gift card. (Which was insulting in light of the reason for her visit, which was to intimidate). Her email, I sensed she was power hungry and really wanted to stick it to me for being angry and wants to take the law in her own hands. She refuses to take a couple thousand dollars from me, she would rather to go to court! I will be prepared and will see her there. read more

This is my first time using this company and I was very leery after reading the reviews. However I have had great communication from them the entire lease. There were very few things we needed to discuss but, when I brought anything up they were resolved within days. I would recommend this company to any of my friends and family. I also would encourage others to use this company for any of your leasing needs. This day in age I feel everyone is expecting companies to provide the world to do business and really all I need is someone to call me back and get the job to the finish line. Horrible management! If you're looking for incompetence, to be lied to, and to be treated horribly by your "property managers" (that'll change 3-4 times a year), then this group is great for you! Allison is an absolute nightmare to talk to and deal with, and will do anything to nickel and dime you out of any money she can line her pockets with. She has no care for your safety, the units safety, your health, or living conditions for the next year. The maintenance team is great, thank god for them. Be careful when talking to them - they lied directly to my face multiple times about different pieces of my lease (including storage and laundry) and offered little to nothing to remedy the issue. On top of that, they had the audacity to harass me for having guests and their pets over temporarily on MY property, with no legal right! They even went so far as to threaten legal action until I had to educate the poor simpletons on what the laws actually are. Now they are lying about damages to the apartment with the security deposit, to top everything off! And even admitted that they will hold the deposit as long as possible, just to be difficult! "Eeks, methinks not." is probably the biggest understatement Yelp can give. Screw these people and their horrible management practices. Any sane people, steer clear of this company. read more

I've had things stolen(attempted more than once) and they lost my rent checks, then waited till the end of the month to let me know by serving me collection letters with a fine....really? I rented for three years from Ombinus group at the maple creek apartments off of canyon. I just recently ended my lease a few months ago. My experience with Omnibus is that they're fair, kind, and consistent. -I complained that my lights were too dim.. within two days they came over and installed brand new light fixtures and made the place much brighter. -I was out of a job due to an illness for a few months... Sherry and Allison genuinely were concerned, and they did everything they could on their end to help me stay in the apartment as I was recovering. -I had my ENTIRE security deposit returned after three years - and there were definitely things they could've scrutinized and held me accountable for. My experience with Omnibus is that they're really good people, and I think if you respect your place and don't be ridiculous , you'll have no problem. Very disappointed in this leasing company. I took over a lease in one of their houses and lived there for approximately 4 months. This house was in pretty terrible condition when I moved in but they didn't seem to care and did not offer to do a walk through with me beforehand so they knew how it looked when I moved in. When I left they ended up taking my entire security deposit for things that I had no idea were broken or in bad condition when I moved in. They are even charging me extra money beyond my security deposit. This company seems to have no morals and take advantage of young adults by finding ludicrous charges as reason to keep security deposits. This is not a trustworthy company. read more

Same as what everyone here is saying. Absolutely AWFUL property management group, literally the worst I have ever dealt with. Extremely deceptive and manipulative in their leases and practices. The maintenance crew is literally all ex-cons that just enter your apartment when they feel like it without notice. And the security deposit. HAH, kiss it goodbye. They will rip every last dollar out of your hand when you move out. They literally raised my rent on a friday and I was required by the lease by that monday to re-lease or cancel or I was obliged to forfeit the entire security deposit. Trust me these people put on a great show when selling you on their properties, but are absolute and complete soulless scumbags. Rent from them and you will regret it. At the very least kiss your security deposit goodbye when you sign. read more

What a joke of a "company". Apparently getting your deposit back within 60 days means "we will send out the envelope as late as legally required, on the 60th day". If you ask what the delay is they will quip back that they have "100 security deposits to do in the next 60 days and I am only one person". Oh and don't bother cleaning your apartment before you move, they'll charge you a cleaning fee regardless. read more

We have been renting from Omnibus for a while now. Our apartment is generally considered a bad quality property as several doors do not close, there are leaks in various places, and certain aspects of our apartment have even been deemed dangerous. This is all OK as we pay rent accordingly. However, when the aspects of our bad quality apartment have affected another apartment, we were blamed and CHARGED a hefty amount (1 months rent!) for the damages. The tenants below reported no damage in a timely manner (or even at all?) to Omnibus. Since they have already moved out, we are being punished for this damage. As college students, it is hard to understand why this company is fighting for us to pay by digging through the fine print though its clearly not our fault that our neighbors apartment was affected. Omnibus states we must report all damages to them, and if we do not we are liable. We did actually report this damage to them. But even if we didn't, quite literally every single thing in our apartment is damaged. Omnibus is very professional and sounds like a pack of lawyers, but they just don't seem the least bit like human beings you can actually communicate/reason with. I would highly advice against renting from the Omnibus group. I lived there for only a week with a nightmare roommate who told all of these lies to management to get me evicted. Not only did management get involved with drama between roommates but then conned me out of my lease when I was just trying to be compliant and get out of that terrible situation. They completely took advantage of me and had me sign a sublease form after asking me to leave and now won't admit to any of it. IF YOU RENT FROM THESE PEOPLE GET EVERYTHING IN WRITING! now they are trying to sneak in all of these fees and get all of this money from me and I have to deal with legal crap when I did nothing wrong as a renter !!!!!! Omnibus Group will literally do anything to squeeze every last cent out of you while doing the least amount of work to actually manage the property. I don't even know where to begin the list of grievances, so in no particular order they are as follows: 1. Overpriced rent. The amount of money you pay to live in their accommodation is not even close to commensurate of the actual quality of the place. 2. They are uninvolved when it comes to fixing things (we sent in our inventory and work checklist in late August and they came to fix them in May the following year after multiple requests to come out and have something done). On the other hand, they showed our place everyday for two and a half months during the summer which was very invasive. Additionally, they would often make visits at random times throughout the year to "check something" and then leave notes about the state of the apartment (e.g. asking about the carpet, unfinished dishes etc.) when we obviously had not had time to clean in preparation for them coming (not to mention the fact that we have lives outside of appeasing them). I had more contact with these people in my apartment in the month of July 2012 alone than I had with my previous property managers the previous five years combined. 3. They are very poorly organized. We set up our check out for a specific date and time and when I asked to see if it was flexible and if we could move out sooner, they said absolutely not and that we both needed to be there for the check out. So, we both took work off for the morning, showed up, and there was a note saying that the check out had already been administered, that there was a mixup and that was it. There was no chance for us to explain anything, or go over what we would be charged for and they did not offer to go through the apartment with us again, claiming that they were too busy. We were very steadfast in our pursuit of some fairness in this, particularly as we had both taken time off of work to complete the check out and they completely ignored us. To add insult to injury, they held onto the security deposit for the full 60 days, again ignoring our request to expedite the process. I could go on further, but frankly I do not want to waste anymore time on these people. It is the least professional, least courteous, and least accommodating property company that I have ever had the misfortune of dealing with since I moved to Boulder back in 2006. As a businessman myself, it actually astounds me that such an abhorrent company with such poor service and shotty business practices is still able to operate in a competitive market like Boulder. They are cheats and it is actually a joke that they are allowed to conduct business in Boulder. read more

We rented from them for a few years. I only give them a 1 star for one of the employees. The other person was extremely demeaning and awful. They claim to be SO different and they want to refund your entire deposit. When we moved in I voiced I was disappointed with the state, but I figured it was an old house. I have lived in many older homes. Basically after the floods we had minor damage. We were bottom of the priority, and we were willing to wait. Months later the repairs made were bandaids, and never really did anything. When we moved out we were charged for what is considered normal wear and tear on an old house with years of lead paint. To make it worse one of the women with property management is demeaning and treats adults like 14 year old children. While you are renting you speak to the nice one, but when you speak about moving out you get to deal with the other. read more

I had been renting at Omnibus Group (Maple Creek Apts) for 5 years. The first year was fine: staff members answered promptly to the requests I had. Unfortunately, after the management changed, things considerably worsen: The landlord came by unannounced to "check on things". This is a violation of a renter's right to privacy. Also, when I moved in, they promised to replace the carpet but never did. Right after I moved out they finally did!(at least the next tenant would enjoy it). Having an idea of the management's lack of honesty, I made sure to leave the apartment spotless when I moved out so I would receive my deposit back in its complete amount. My frustration reached a peak, when I received less than half my deposit and a letter from the landlord informing me that they had to hire cleaners because I had left the apartment a complete mess. A shameless lie! Their sense of decency, honesty and integrity is so non existing, that they have no problem ripping you off! Do not rent here! And if you are unfortunate to be their tenant already, protect your deposit by taking pictures of every corner of the apartment! read more
