As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.

    When I first moved in, this was a good complex. The interior is basic and nice enough, but…read morecertainly moving towards dated. It's close to Wonderland Lake and other trails and is dog friendly. However, there are a lot of homeless encampments surrounding the complex. The nearby underpass is unusable because of this and there has been a homeless man sleeping in front of my door out to the carport on multiple occasions. This of course lies outside the complex's responsibility but worth noting as this is what occurs in this neighborhood. With the high cost of rent and utilities, the complex does not offer any security or amenities. The landscaping tends to be clean and holiday lights are a cute touch but the dog poop stations are always overflowing, along with the trash and recycling dumpsters. The previous manager, Jeff, was great to work with. He was fast to reply and quick to resolve things and was just an all around kind person willing to work with you as an individual. The new property manager, Lyndsey, is friendly until a basic request, like mold clean up, is needed. At which point you'll the get the run around for a while leading to multiple follow up emails. I was first told by maintenance that the seal on my windows was shot leading to heavy condensation/mold but that it would take weeks to order new windows and they wouldn't do anything window related until spring/summer. I was then in a cycle of following up via email, being told maintenance would look at it (after already seeing it in person multiple times and seeing photos) and in the end just being told the mold was told dirt (which it very clearly is not). I truly don't think mold would be an in issue in these units if the windows were properly sealed because they are clean otherwise and not that old. After speaking with other residents and seeing other reviews, it's evident that I'm not alone in having requests dismissed. The maintenance guy is nice but specializes in the "landlord special" way of fixing things when it comes to mold (covering it up with caulk). Like other reviews of this complex elsewhere, mold is disregarded. The last time he came into my unit he left the arm of my couch hanging off when he moved it and left the door ajar a few inches. When my water heater went out it took a week to fix. I will say that he was fast to respond to this and did try his best to fix it with the parts available. The complex schedules frequent inspections, like smoke detector checks, etc, and requests you make arrangements for your pets. You do this, and then they always cancel and reschedule these visits a comical but frustrating (after you've made arrangements) amount of times (ex: 3x/wk). My neighbor joked that she doesn't bother making arrangements the first couple of times because it's almost a guarantee it'll be canceled at the last minute. The walls and floors are cheaply constructed which becomes problematic if you're unlucky enough to have heavy footed, up all night, neighbors. Tenants have the right to Quiet Enjoyment of their units/homes and that will not be found here. Boulder is an expensive place to live across the board but for the cost of these units and the current property manager, I would not recommend living here. There are certainly better options elsewhere where you can get more bang for your buck. Helpful

I am highlighting a few of my issues: 1. SECURITY. I had multiple packages stolen, my apartment broken into, and ran into unhoused folks sleeping or doing drugs in the stairwells on multiple occasions. When I reached out to the management, I was told the per the lease, security is not property management's issue. 2. CHARGED FOR NORMAL WEAR AND TEAR: When I moved out, I paid to have my apartment professionally cleaned, and was still charged for normal wear and tear (e.g. rug scrubbing, painting, cleaning, and so on). 3. BLACK MOLD: I had black mold in my apartment that was confirmed by multiple lab tests that I paid for and sent out to a lab. Property management did their own analysis and of course, did not find any mold. I keep in touch with some of my neighbors and they have experienced similar issues so my experience with the property management is not isolated . I would put 0 stars if I could.

I My building was taken over by this inept,…read moregreedy company a couple years ago from previous Management--and since then I've had nothing but issues trying to pay my rent. What angers me is that I never CHOSE to rent from them. After having constant problems with their payment system I had to look them up. And you guessed it - multiple reviews over the years about how they do this with all their tenants on all their properties. It's as if they set it up on purpose to be as confusing as possible so they can make you pay extra fees. They make you use this app called RentCafe to pay your rent through, where you have to do an auto pay on EVERY SINGLE tiny item of your rent, (trash fee, electric fee, administrative fee, etc) But they always manage to slip in an extra fee that they say you haven't paid (instead of rolling it into your auto payment like any other company does) and then they gouge you additional fees over that accusing you of not paying rent! I've had notices practically EVERY OTHER month saying that I didn't pay some random rent balance of $50 out of nowhere (for example). They set it up so it's extra confusing. They move the goalposts every month it seems so they can add in an extra aspect of rent you owe when it all should be automatically covered in your auto payment to make extra money to feed their greedy owner. To me this is absolutely fraudulent. It shouldn't be so difficult to pay rent. I've never had any issues paying rent with any other apartment leasing office outside of Four Star Realty. They gouge their tenants anyway that they can. If anyone has had any issues with paying rent with Four Star Realty you should look into talking to lawyers. I'm on the verge of putting this company on blast. Avoid ANY properties that are managed by Four Star Realty. Oh and on top of that - they NEVER answer their phones, and don't even have a voicemail where you can leave a message- probably because they know they'll have to deal with angry tenants who are fed up with their fraudulent rental system set up to gouge their tenants with any "fees" they can con out of them. Absolutely ridiculous.

    BPM managed my two duplexes in Boulder. Initially, they seemed to do a good job. However, after…read morereceiving feedback from tenants, I found much deferred maintenance and some concerning issues. I no longer use BPM. Tenants alerted me this January they were billed $7193 for water; the bill had been accumulating since October. After determining there was no water leak, BPM informed me their approach was to take no action and wait for next month's bill. After four months, with still no resolution, the bill had reached $7193. The situation only changed when a water cut-off notice was served. Cut-off averted, BPM partially resolved the outstanding bill with Boulder, but left me to cover $966 that wasn't credited back due to their inaction, stating the bill was mine, not theirs. I remodeled two kitchens, using BPM as the contractor. E from BPM approved the final inspection. Afterwards I noticed: cabinets were misaligned, a cabinet door was hitting the microwave, a sink faucet was loose, a dishwasher wasn't secured to the new counter, and an electrical issue causing a dining room light to short out. I was contacted about the light and suggested the contractor return to repair it. After I took over management, I found E hadn't done anything! It had been improperly wired during the remodel and I was left to fix it at my expense. Sump pumps are installed in two exterior door wells to compensate for French drains that had long since quit working. I explained this to BPM and the need to keep them clear of debris. They did not do so, and when the door wells flooded, BPM called plumbers. I was charged $650 to jet the non-functioning drain, while they were literally standing on the clogged grills for the pumps. I protested the bill but to no avail. BPM never did clean the pumps. The plumber claimed the pumps were bad, however I've had them un-clogged and they work fine. BPM repaired a gate latch by using an excessively large lag bolt, which split the wood on the gate. The latch was missing on a second gate. BPM hired a drain service four times over five months to clear out the same shower drain. The tenants reported to me it was still clogged. I hired a plumber who fixed it on their first visit, while I was charged for the four ineffective cleanings. I could go on, but this gives a good idea of the quality of their work. Four of my tenants personally expressed their gratitude for changing managers.

He genuinely cares about his clients and their investments. We walked into a few houses that he quickly told us he cannot recommend buying though we were willing to compromise at the time. That's dedication to your client's ultimate needs. Ultimately we found a great property that while toward the top of our budget we couldn't pass up the opportunity. Osman said it would be a smart strategy that we should go over the asking price and he was right. We made our best offer which they quickly accepted. While other offers might have been higher, Osman smartly helped us craft our offer to be stronger and show the sellers it was the right offer to accept. We got the deal locked up after only 2 days on the market. Of course, in any real estate transaction & hunt not everything goes perfect. We always appreciated Osman's straight forward approach and humbleness when we occasionally shared differing opinions. He also helped successfully navigate a true last minute hitch with seller's readiness to close the deal. Simply could not have done it without him. In the end, we shared a lot of laughs, gained valuable knowledge and purchased a home which we love and will be a sound investment. While we are not sure we'll ever need to buy another house again, Osman will be our first phone call if the time comes.
