Because of his hard work and attention to detail, we were able to move out and let Ben do his thing. Ben coordinated and managed (FREE OF CHARGE) an official square footage measurement of the home, (which resulted in finding an additional 55 square feet that lowered the overall price per square foot), Daytime and Golden Hour photos (huge selling point advantage, golden hour photos made the sale!), and brought in an interior design to set up paintings and furniture throughout the home. I had initial phone calls with three different realtors, and Sofia easily stood out - she was both knowledgeable and very easy to talk to! I had planned to fly into Colorado for a long weekend in mid-August to see some homes with her, but ended up moving the trip up to the week prior as there were some new listings that I was interested in. Despite the incredibly last-minute notice, Sofia was able to meet with me for a showing the next day and even cleared out an entire Saturday for us to see more places. Throughout the house hunt, Sofia was incredibly organized and efficient, which was so helpful for me as a long-distance buyer so that I could get as much as possible done in one trip. I put in an offer on one home and was outbid, but Sofia asked the listing agent to let her if know they heard of anything else in that complex becoming available. Coincidentally, there was another unit that was going on the market soon, and I got to see it and put in an offer very early - before it had been on the market for long. Because we were able to move so quickly, the offer was accepted without a bidding war - all due to Sofia's diligence and proactivity. Throughout the closing process, Sofia was very organized, setting up inspections and working with my lender, and she kept me in the loop while still doing all of the heavy lifting on her end. I had a lot of questions throughout that month and she always responded in a timely manner (often within minutes). My husband and I were looking to move to the Denver metropolitan area from out of state, having…read morevisited only once. Going in, we had very little insight into the different areas of Denver and were scattered in our approach to house-hunting (read: looking at 5 or 6 different cities/suburbs at once, all with completely different feels). Sofia's guidance, encouragement, and knowledge helped us narrow our search and strengthen our vision for what we wanted the next several years of our lives to look like -- no small feat! House-hunting from ~1000 miles away is tricky business, but Sofia made it possible. My husband and I put together a spreadsheet of dozens of houses to tour once we were next able to visit Denver, but Sofia was able to visit most of them on our behalf and weed out all the ones she was confident were not a great fit for us -- and she was right on every account. Through detailed notes and video tours, Sofia shared minute nuances that zillow photography just can't capture -- like the amount of natural light in a space or the overall vibes (good and bad). We came to trust Sofia's vibe meter better than our own. On one occasion, Sofia saved us from making an ill-advised, sight-unseen offer on a house we were enamored with because she thought, at the last minute, to check the ceiling height of the otherwise lovely finished basement. This is how we realized that it was of nonstandard height and would be basically unusable for my too-tall husband. Neither of us had thought to ask, but Sofia's approach to vetting a house is orderly and exhaustive (and now involves keeping a tape measure in her car at all times should the need arise for ceiling height checking). She was also incredibly patient and thoughtful when answering all our nitty-gritty questions, and always willing to go back and check a room or a house or an area again if we had follow-up questions. The house we ultimately bought was all Sofia's doing. It was just shy of our square footage parameters by 50 square feet or so, so it would never have showed up on our radar without Sofia's prompting. We were in town for just a few days to see several houses on our list, but none of them were striking joy, so Sofia shared a few additional houses to see if we'd considered them. The One True House was on that list. We loved it, and Sofia moved lightning-quick to pull together the paperwork for our offer. It was accepted the very next day without incident. The rest of the process went as smoothly as possible with the help of Sofia and Leah, the loan officer Sofia had referred us to. Sofia navigated negotiations for house fixes/mitigations with ease and aplomb. She handled the hiring and management of all the specialists and technicians and what-have-you that we needed to get the house ready for move-in, all while communicating with us clearly and efficiently every step of the way. She was always a phone call away when we needed her. She even left us the most darling welcome home basket for our toddler and dogs! This was not our first closing, but it was our easiest one, and it made buying and closing on a house feel positively easy.
