I rented from NewAge for 3 years. I never paid rent late. When I moved in the house it was no where near move in ready. The entire property was trashed with cigarettes and trash. The kitchen didn't have a gate/rail up with a 3 1/2 foot drop to the room below, leaving a HUGE liability for an injury. Whenever a work order was put in, I wasn't notified it was received or that they were working on it. It took weeks to get anything repaired. I was notified by Shelby Foster at NewAge that the owner of the house is going to sell the house & we needed to move out in 2 months with no option to stay. I found out from my next door neighbors who I am friends with, that NewAge lied and rented again to a new tenant. The owner did not sell the property. Unsure why they need to lie to tenants. They also kept a lot of my security deposit, when I left the house in better condition than I received it in. read more

We appreciate the promptness and professionalism of their company in making the situation right. We have been renting for 15 years and never experienced such predatory practices. We were model tenants and left the apartment cleaner than any other apartment we've ever lived in. We did everything on their MULTIPLE cleaning checklists including WASHING THE FREAKING LIGHTBULBS. They still found every possible way to nickel and dime us out out of half of our security deposit, including charging us $55/hour to clean things we already cleaned or to clean things that weren't on their checklists, routine wear and tear (paint touch ups) and the gas for their maintenance guy. Also, we were told during our lease that we could not hire our own carpet cleaners and the cost of carpet cleaning would be deducted from our security deposit. After our lease ended, they sent a message indicating they assumed we'd had the carpets cleaned already. We were honest that they hadn't been cleaned because they said they had to do it. Now I wish we had done it ourselves. Getting them cleaned ourselves would have saved us quite a bit as they charged us $212 for a 900 sf apartment. Our main contact was not very professional throughout the duration of the lease. He emailed and texted us messages meant for other people on multiple occasions. Our last month in the apartment he never contacted us once on what the move-out procedure was or offered to do a final walk-through. Not knowing what else to do, we left the keys in the apartment on the last day and texted him that we'd moved out. He didn't contact us until the day after our lease ended. Now I know why! It was so he could find hundreds of dollars worth of issues with the apartment to deduct from our security deposit after it was too late for us to do anything about it. It's clear now they intended to hire their expensive professional cleaners on our dime regardless of how well we cleaned. I've never not received my full security deposit back after 15 years of renting. Do not rent from New Age Realty unless they're fine with them spending your security deposit on expensive professional cleaners. They do not treat good tenants with respect and I'm glad to be done with them. read more

In all fairness, this is a real estate management company and has a primary obligation to its clients. The most unprofessional property managers I've ever dealt with in my 10 years of renting. 12 whole days after applying, they declined my application after calling me and telling me it was approved nearly a week earlier, if I was willing to pay an extra deposit (I was). I literally have an email that says "I will call you later today to discuss the final decision.." and the record of them calling me with that decision. 5 days go by and they pull the rug out from under me on that decision. Ultimately, it's for the best because I cannot imagine having to deal with a rude person like Cherryl as my property manager. The way that she spoke to me about having an emotional support animal was 100% inappropriate, invasive, and embarrassing. Unbelievably bad experience with this company and if you're thinking about applying for a property managed by them, save your money and your TIME. I had to move out of state and haven't been able to get back and forth much. I needed the piece of mind of having someone take care of my first home. I'm working with Krista and she's been very helpful, polite, patient and available. She gets back to me by email right away. We've had a tenant for six months now and had one problem with the air conditioner and it was taken care of immediately. I didn't have to worry about it at all. The tenants are nice and reliable and We've had no complaints from the HOA. The website is easy to work with and we get direct payments on time every month. The process that the Rental/Leasing side of this business is awful. There is a major disconnect. There is no personal contact. It's all electronic and very rigid. It is so impersonal and lacking in basic customer service standards. They posted a property on a Saturday night & I know I was one of the first individuals to see it because Zillow does keep track of views and saves. I contacted the Agent listed immediately. I emphasized that the property was exactly what I had been looking for and set up a showing for the next day. I confirmed my interest at the showing. I was told I needed to go online to online for an application and that there was a team that handles it and that's it. That's fine. However, I emphasized my desire to lease the property in multiple texts and emails. The Agent who showed the property said there was just a team handling the applications and apparently the applications are on a first come first serve basis. I was very clear that I wanted to communicate with the person who was the active liaison for this property to discuss a proposition where I was offering 6 months rent upfront. I also wanted to communicate with a live human being to avoid being scammed prior to moving forward with such a big transaction.ANY OWNER who has an investment property would not turn down a GOOD tenant who is offering 6 months of rent upfront. That should not be the decision solely of the Management Company. Just like in Real Estate-- a Realator has to present ALL OFFERS to the Seller. Whoever owns 7428 S Krameria St, Centennial, CO 80112. I want to know if they truly would feel they their trusted Agent did their due diligence to look out foe their best interest. I would NOT recommend this company to any future investors/owners. I rented from New Age for about 4 years in South Aurora. Anne was our contact, she is a nice lady. We moved into a larger house in October, but I hate our new rental company, Waypoint Homes, so much! I miss New Age. I did not know how good they were until I moved. I did not think I needed to read reviews on prop management companies before renting from them, but believe me, it really matters. I read and write reviews on food all the time and now I'm stuck with a one-star company (with numerous reviews) for a year when I had a nearly 5-star company. New Age has this portal that works (who knew I'd appreciate that so much). We paid rent in it and submitted maintenance requests. It was very convenient. The only downside is you could only have one bank account connected to it at a time. Since my husband and I don't share an account and wanted to alternate paying rent it was a bit inconvenient to reenter our bank info, but not too bad. The homeowner had to replace a few appliances for us during those 4 years since they were older and broke and it was always done quickly and efficiently. I think overall we were good renters and I wish more companies appreciated that and actually cared about the homes they managed. I would recommend contacting New Age rather than looking at pictures and prices on zillow for rentals. Trust me having an awful prop management company is not worth the stress, I would rather pay higher rent than go through what we've been through with our new company, and it has only been two months. After asking to visit the property a few days after it was up on a web page I did not receive a response to view the property until a month later. Excited to see the property my husband and I ask many questions to the agent and she informed us we were the first to view the property and that the applications were taken by first in line. We assumed as we were the first to see the property our application would be the first one. On Monday we learned that they were already processing other application(s) and that we would be in touch. After learning we did not get the property, we reached out for more information but we're given a run around and no answers. After trying to call the agent that showed us the property we were again blown off. What is annoying and shows no care at all for any person that contacts them is that if the process is first come first serve and applications were already being processed why would you show this property still. It just seems like a messed up process!! Felt very shrugged off and have a bad taste in my mouth about this company. read more

Would not recommend renting from them. I've read great reviews about buying from them, but the renting experience was terrible. They have things written in the lease so it costs you money to move out when your lease is up. They will try to not return your security deposit for 60 days because that's a side note they added in the lease. They will regardless of how well taken care of the carpet was charge $300 from your deposit to steam clean it when you leave, also noted in the lease. When your security deposit finally is sent to you, it could get lost, since they don't insure it, and you have to pay for them to rewrite a check. In addition they take $200 out of your deposit because the "garage floor needed cleaning". When you need repairs, don't expect them to be done in a timely manner. They scheduled a showing of a house for rental in Erie where I swear, 20 people showed up; then they explained that the tenants changed the locks and no one could get in to see it. But if we came back in an hour and a half, we could see it. So we did. We had driven all the way from Fort Collins just to see this damn place, and skipped our toddler's nap time, so she was a wreck. After seeing the house, the guy Dan said not to bother applying because at least one application had been approved. Now why couldn't he have told us that before we drove from Fort Collins to friggen Erie, then waited 1.5 hours? We are a semi homeless family schlupping our poor two-year-old all over Colorado because the rental market is so insane right now and we keep arriving to showings where applications are already in. I had called the day before saying "we happen to be in Erie just today and it's unlikely, but just wondering if it's available to look at right now (Saturday)." Clearly we are people who do not live in Erie. Yet he texted back for us to come to the damn open house the next day on Sunday. I am so tired of this bullshit. If the place is spoken for, don't make a bunch of sad dreary families show up to make your rental look "hot." If we wasted half a Sunday, I can only imagine how the 20 other people felt. read more

BEWARE! This place is a joke! We had applied for one of the properties and were approved before even touring the property. After visiting, we were told by Kayla they would repaint and lay new carpet before we moved in due to the condition the previous tenants left it in. We liked the neighborhood and were excited to have the place "in like-new conditions" as promised so we decided to go through with leasing the property. This was back in early March. Full disclosure: we are a family of two with a lovely 4 year old boxer. They were all over us in the beginning, wanting to get the ball rolling, getting our security deposit and pet deposit within 24 hours of our commitment. We paid our full deposit within 12 hrs. From this point on things started to change. I didn't hear from the agent or company for almost a week before she sent over the lease agreement. Our move in date was flexible so when talking about pushing it back to allow them more time for repairs on the home the manager Leah told us the owners needed us in by 4/8. She then called me back later and said they could possibly move it back since they had quite a bit of work to do and said to hold off on signing the lease until they had a set date. Fast forward to this past Tuesday 4/2 just six days away from our move in date. Leah called and told me the owners changed their mind and would not rent to us because we had a dog and they planned on replacing the carpet. 6 days away! She said the owners experience with the previous tenants was not great due to the amount of damage done to the property. Not our fault. We offered to pay an additional fee as we have a well behaved dog and already set up movers. She asked that I provide a reference letter from my current landlord and a letter from our vet, both of which I was happy to provide. Just 4 hours later she sent me a pathetic email stating they would not rent to us because of our dog. They then avoided my calls for the next two days, I have made multiple attempts to get in contact with Darin the president of this company to get our security deposit and talk about our experience but he has yet to call me. Both the Leah and the receptionist have promised he would call us back but clearly they do not care. Since Tuesday, they have put the house back on the market and now asking for a higher rent. Are you kidding me? Give us our money back! Terrible customer service experience. Thank you for showing your true colors early on, I'd hate to deal with such a poor management company for the next year. read more

By far the worst rental experience of my life. Angie was a nightmare to deal with, not returning our phone calls, not completing work orders, and being very aggressive when we tried to communicate with her. Basically zero customer service. I'm in real estate so I have worked with many property managers, all insanely better. We left the apartment spotless, found a tenant to replace us when we left, and even brought her a Starbucks gift card after moving in. Didn't prevent us from being a "nuance" to her. I can't speak for the rest of the company, but she's terrible. read more

HORRIBLE, HORRIBLE. I really like how the tenants have given great feedback on Yelp-it's not their property. If you are an OWNER you will be cheated out of every penny of damage a tenant does to your property. Hardwoods damaged? Too bad! Human feces on your carpet? Too bad! Broken garage doors, back door locks changed-too bad! Oh but wait the tenant gave them a pet deposit and rental deposit- Darren will tell you that you won't win in court and you get ZERO.
