Getting maintenance is a nightmare...send unqualified people who can't fix and then you have to get someone else. They lie, cheat and steal & break the law. Tried to deduct $$$ from security deposit...their claims were completely false and after how much time I got the money back. Pathetic company with unhappy employees. read more

Property listings LIE about square footage on rental websites. One of the units I looked at was off by 320 sq feet! 40% smaller than advertised! The agent also double booked my tour- which came as a surprise when I showed up. Two other people were there. read more

If these guys are listed as your property management company for Landlord -- RUN!!! They are so dishonest and make promises to repair or amend and never fulfill. Not to mention they are manipulative and add fees they don't communicate. This company allows independent contractors to represent their company as landlords and they don't properly vet them or train them. Sara started out really strong, but her company failed right away by allowing a non rent paying tenant to stay another month even though I gave them direct instructions to start eviction. Management, Sara said decided to let them stay another month because the cried. Meanwhile I had a mortgage, Insurance and HOA fees!! Sara failed after awhile and Tracy was the new person. If Tracy thinks you are mad because they fail to have the concept of owners expense, she will not return a call.."thought you were angry" she said after I called her again 3 days later. They also were not going to give me the rent for the new tenant as they said they "didn't trust me". They had a signed agreement with me that they were representing me over the tenant with or course being fair and honest will all parties. They broke that contract on their own choice. They took it upon themselves to represent the tenant over us, even though their contract stated otherwise and we do deal fairly with all our tenants. Don't hire them! read more

I have lived in several places and dealt with my fair share of property management companies. PPM is the best - By far!! The unit I live in, needed a deadbolt installed for the outside storage closet, and the refrigerator needed the ice maker replaced. I opened tickets in the portal, and I had 2 separate service techs contact me in less than 24 hours, and both issues were IMMEDIATELY resolved. Highly recommend! read more

I urge you do not rent from this property. They will continue to find hidden charges and rob you after seeming very reasonable. Be careful of any agreements made for they will not follow through. Also make sure you get a thorough cleaning look through and take more than one set of pictures because they will charge you for previous tenant damage. Wow, I should've read the reviews before moving here. Everyone is right, this place sucks. Poor communication, they don't care about fixing things, they told me I had to fix something that was wear and tear. They try to change around what I've said, but thankfully I have proof of what was really said. Sara is confusing, and Jennifer is very condescending. Both are rude. They tried to give me conditions on renewing my lease. I haven't heard from them in almost two weeks and they won't talk to me about my lease now. I called Performance Property Management to speak about a quarterly HOA invoice we received in the mail on September 10, 2020. The invoice was dated 7/1/2020. We paid this on 7/6/2020. I asked if they showed receipt of our payment. Instead of offering to look up our account she said there has been a problem with the mail delivery and said it's a "Trump Thing". I asked her if she was really blaming Trump for delays in the mail? She said it's an election thing that is slowing down the mail. She then said she was out of the office and I could call back tomorrow. I asked her if there is someone else that can help today. She then accused me of yelling at her and she eventually hung up on me. I called back and asked to speak with her manager, She indicated she is the manager. She refused to give me the name of anyone that could help me today. I called back and asked to speak with the owner of PPM Inc, she refused and again accused me of yelling at her. I called a fourth time and after she accused me again of yelling at her , "I said, I was not yelling at you.....THIS IS YELLING." Now she has an idea of what yelling is and is not. She hung up on me. As I was writing this review, Sara (sp?) the General Manager called and was very professional and helpful. She said she would listen to the recorded conversations and take a closer look at the situation. Fortunately for us we are selling our home and hopefully won't have this "manager " to deal with in the future. read more

Horrible management that screws you out money. Their communication is non existent. Would not recommend renting from them.

Unfortunately I had Sara as the property manager. From beginning to end she was unorganized, unresponsive and never followed up on anything. 1. When I first leased we set a date for move in. She kept delaying because she had to move furniture out first. It should have taken a day but took over a week. 2. The condo was not clean and I had to hire someone to come in. I was reimbursed but this caused another delay in moving in. 3. Several items were unfinished and Sara said they would be coming by but they never did. 4. Whenever there was an issue she would give me a number to call (plumbing, etc) instead of handling it herself. 5. During my lease (2 years) Sara was unresponsive to any email I would send her. I usually had to try 2 or 3 times before she would respond. 6. The storage closet was filthy and full of old paint, boards, old tiles, etc. I had to store my holiday items and it took 2 weeks for her to send someone out. 7. I am currently waiting for my deposit to be returned. 2 1/2 weeks ago Whitney told me it would be cut the following day. 10 days ago Sara told me it would be issued soon. They have 60 days technically but I don't understand why they choose to give deceiving information. All of this was unfortunate because I loved the condo I was living in, loved the neighbors, the pool, etc. I only moved because of circumstances with Covid. As an owner it would alarming to know how the unit was handled. read more

I rented from them for 4 years. I had to clean the place for days to get it into a livable condition. I made a list and gave it to the leasing agent asking for the fridge to be cleaned, the bathroom cleaned, the carpet in the bedroom replaced, etc. They steam cleaned the carpet and ignored the rest of the list. It still stank. Maintenance with these guys is terrible. You are better off fixing it yourself and sending the landlord the material receipts than letting their guy come in and do a sloppy job. I replaced the lock on the front door to prevent the maintenance from coming in while I was not home without notice. The door bell never worked and they wouldn't fix it. I had to add weather stripping to the doors. I found a hole underneath the kitchen sink with a decon box stuffed in it , which I repaired. I repainted the entry hall because it was filthy with tire marks, blood and filth on the walls. He wrote the shoveling of the sidewalks into the leases of the tenants at this 4-plex but none of the other tenants would shovel the walks. If I couldn't get to it in time it would become an icey mess. A guy slipped and fell on his face in 2010 and hurt his spine. There was ice all over the side walk from a rain gutter that was bent and poured water on the walk when the snow melted. When he wanted to remove the asbestos from the basement while I was living there I decided it was time to go. The guys that kept coming in to do estimates didn't seem to care about their own health nor mine. My upstairs neighbor had a similar experience. The tenant before her was charged a few hundred extra for cleaning and repairs but when she moved in none of the work had been performed. This is a pattern of theirs. I repainted, did yard work, repaired sheet rock, installed a digital thermostat, left CFLs throughout the apt., regrew the lawn, etc..., but when it came time to leave they took my deposit and invented another $600 in charges. When I refused to pay they quickly sold the debt to a collections agency. Luckily I moved into a home I had just bought and would not need a referral from them. Basically, these guys do the minimal and try to push maintenance costs on to the tenants or ignore maintenance all together. There is no handshake or honesty. They will gouge you when you leave to make up for what ever costs they have at some other apartment. It's their business plan. I would not recommend this company to rent from or to manage a property I owned. read more

Owner decides to sell the house under us now we have random people in the house and I'm still having to pay rent for a home that I'm not comfortable in. All i ever hear from PPM is do this do that per owners request which makes me feel like I'm not only paying PPM but working for them as well for a house that feels like a shared space. read more

I really hate giving anyone 1 star. But these guys went out of their way to earn it. I will never rent from them again. John, their leasing guy rocks - and his assurances about how things would go after we leased the property relieved us. Unfortunately, the rest of the company (and in particular the owner) don't rise to the same level of awesome. We were told there would be a separation between us and the property owner - but that crazy woman popped up on the doorstep regularly. We were told we could have a move-out inspection - but they cancelled it and didn't do a walk through until a month after we had moved out, in the spring - so they claimed we hadn't mowed the lawn or maintained the landscape... true, because when we moved out, it wasn't growing but you left it unmaintained for a month. The crazy owner apparently fired them about a month before we moved out, listed the house for sale (wanted showings for 8 hours every day) and they then transferred our deposit to her. They kept sending us notices that said "we are no longer working with her, you need to deal directly with her" but wouldn't give us any contact info other than her email and then also kept giving us notices on deposits and other issues. I would not use them as either an owner or a renter. Neither the crazy owner nor we were happy at the end of that experience. read more

I have rented from Performance Property Management for almost 2 years now, and so far it is the best experience I have ever had with renting. The superior experience with their maintenance is specifically what has prompted me to write this positive review. The response time has always exceeded my expections, and the repair-men sent have always gone above and beyond to find solutions for me. My faucet was a little leaky, and when I didn't like how the standard replacement looked, they allowed me to pick out an inexpensive one that was prettier and more functional! When my washing machine stopped spinning, they bought me a gorgeous and spacious brand new one!!! I hope to stay here for as loooong as possible. Lying to the Better Business Bureau after charging me $180 for cleaning a 400sf apt, great business practice

I have been a tenant in this triplex for 3 months when the owner sold the property to her cousin.  The new owner hired these guys to manage the property.  They rented the basement out to this family with a teenage son, about 13-14 years old, who exposed himself to me.  He used a stick to knock on my living room window and when I looked out, he was playing with himself and pointed down for me to see as if I did not notice.  I told him I was calling the police and while I was on the phone, he knocked on my window and did the same thing two more times.  A few weeks later, he knocked on my door around 10:30 at night demanding that I let him use my phone to call his parents.  I told him I was calling the police; I was not going to open my door and risk having him repeat his performance again. He stayed and called me names when I ignored him until the police came; this kid did not take no for an answer.  Two weeks later, I found my living room full of water.  My windows are about 12 ft above ground.  When the police came, he told them that he was washing some chairs.  How can the water get up and into my living room?  In addition, the tenants downstairs kept going in to my front yard and take my water hose and use them and smashed my sprinkler head.  This kid is a sexual predator in the making here. So far, this management company refused to do anything about it.  I have had enough with all this harassment and who knows what this psycho kid is capable of doing.  For my own safety, I am moving out next week.  If you know what's good for you, don't rent any property these guys manage.  They are lazy and don't care about you. Working with this company was a complete nightmare. Every time you speak with someone you get a different answer. It is such a tiny office, how can their communication be so terrible?? The office was so incredibly rude to me when I just wanted to inquire about an issue with my deposit- which they did not return for over 75 days, after I wend down to physically pick up because using the mail is so difficult I guess. I never had any issues or payed my rent late. There is no excuse for the way this company interacted with me. Do yourself a favor and don't even get started with them. My previous landlord dropped all of his properties with them and said he would never use them again. Performance Property Management is a Joke. read more

I wish I had read the reviews here before renting from them. But I guess when the housing demand in Denver is so high, you don't have to worry about being professional or courteous. When I rented my apartment, I was promised a number of things - including replacement of the 40+ year old appliances and a certain rent price. However, when it came time to hold up their end of these things, the guy who made the promises "no longer works" with them. Every time I have contacted them about an issue, I have been treated like I am an annoyance in their day - even though they can't be bothered to answer the phone during business hours or return e-mails within 8 hours. But when they do finally respond, I am a problem instead of a customer. read more

As a Property owner, I hired them to manage my property. Things were ok until the tenants moved out. PPM did not make regular inspections and they did not have enough good information to go after the tenants after the tenants had caused over $3,500 in damage. PPM also was late in sending the former tenants the Itemized Disposition of Security Deposit. I also had trouble in getting PPM to provide good back-up information for actual repairs made to the house by their own crews. read more

I have had a very good experience with performance property management. I had a terrible experience with another company so I asked a house inspector who would be a good manager. They gave me 3 choices and this seemed a good fit. They gave me the attention to help me trust them. They inform me of repairs which I did not have with my old manager. They realize This is my property and Performance works with me, not telling me. Performance does not add unneeded repairs that my other manager did. Performance responds to me quickly and I am very happy to work with them unlike the other company that I hired. read more
