With only the possibility of a remote viewing they were more than happy and willing to accommodate my circumstances and were readily available to answer any questions I had about the area and the property. I was really lucky to be able to work with Jojo and her team because the time and effort they put in to all aspects of my time with this property really helped me to feel at home. The repairs or replacements that were needed happened in an Expedited time frame and it was as if my life never skipped a beat. Jojo and her team made the enjoyment of living in Denver effortless and worry free. I've since moved out of Colorado, but I would without question or hesitation choose Jojo for any of my property needs if I would ever return and would recommend her to anyone I knew who is looking for a place to call home. From her great smile, energetic personality, and excellent communication Jojo is truly a joy to work with and I'm very thankful to have had her help.

    I ask you folks, if I took this to court would a judge ask for the permit and plan for this wall…read more.. and when they have to say they have nothing.... And grandfathered it in because they had no permit or plan... do you think a judge would side with me? Please read below. -------- After my lawn being over fertilized I got the "you must water or be fined" Then I tell them what happened and how I was watering it, the HOA calls the water company and reports me for overwatering (informed by water company) The small gray cinder block wall, they refused my neighbors to fix it because they grandfathered it in and told my neighbors I was at fault for not being able to fix the wall ( this is the non permit wall the HOA friends put up, no permit, no plans, they just stacked cinder block over the gas pipe area.... I asked just to see the permit or plans they made for the cinder block wall... that's when they grandfathered the wall in so no one could change it... not even the home owners... just the HOA, big brother?) What this means is this.... If your friend with the HOA you can blow up your neighbors home and all the homes connected to the gas line... because friends of the HOA do not need a permit... meaning gas folks didn't come out and draw the lines.... So if they would have hit the pipe it's ok, because they had been friends of the HOA..... prove me wrong, post the permit and plans for that cinder block wall (safety is not a priority if your family with the HOA). Then, riding through the neighborhood dead lawns every place.... I hope the 12 homes and lawns I took pictures of get a "you must water lawn now" letters, but they will not. If you tell an HOA and point out it's shameful practices of not having same standards for all they seem to get upset... as children do when you bust them. But, I do think part of their hate for me is I am a veteran, that one I can't prove... but the nasty letters and when I talk with them... it's either they think they are better then veterans or they are just a bunch of "my friends" can do what they want and if you are not our friend you are the enemy. I have never been part of an HOA like this, it's like the KKK... if you don't belong to my tribe we hate you. The IRS has been contacted by me because I feel an audit is needed for this HOA... will the IRS take my report seriously is the question, I just hope one retired veteran is working for the IRS office and sees my complaint.... The mail boxes, the allowance of non permitted walks built, the money trail needs to be followed....i sent pictures and proof... so it's up to the IRS to look. Bottom line, these folks are as prejudice as they come, it's a click and if you don't know the secret knock... you're not part of them.

    This is the WORST property management company i have ever worked with, and i've worked with many…read more They oversee my property in Brighton, CO. There is little to 0 benefits from the HOA. No clubhouse, no pool, no waste removal. But they will send nastigram as soon as your HOA fee is past due, or there is a weed in the front yard. I suppose the ONLY benefit is to make sure the front yards are trimmed up and occasional exterior maintenance is done in the community. They do paint (i think every 7-10 years) and these guys choose the ugliest/cheapest paints they can find. In addition, as soon as they run out of money for the year they do an assessment and charge another 3500+ dollars (for each unit) for their inability to protect the properties via insurance. I'm sorry but isn't that your job? Where are the ~130 monthly HOA fees going? No accountability, no discussion, but if you don't pay the 3500 dollars they will assess a hefty fee for each month you are late. I have an outstanding HOA request from 7/30/20 that NO ONE (after three emails and three phone calls) has responded to, but yet today, i received a nice letter from the HOA reminding me that my January HOA fees were past due. Run for your life, I will never purchase another property that is overseen by Overlook Property.

When you buy your home, it is impossible to contact someone from overlook to set up your trash and recycle. They will take your payment every month and make sure you are not added to any communication that they are required to send because you didn't enroll. This happened to many of our neighbors. Plan to accumulate over a month of trash and recycle before you get your bins and you can't use the construction bins. They won't give you access to the pool or weight room. You will pay for it each month with your HOA dues but it's closed because of damage but they are using covid as an excuse. They won't answer the phone or respond so don't bother. They use language when they have hosted the 1 community meeting to let you know it would last about 3 minutes and if you didn't attend they would raise HOA dues because we wasted their time. They held a virtual meeting but you were not allowed to speak. They treat you like an apartment and implement rules when they want to. I am not sure if they have even seen this community to understand the needs. The latest is they sent a notice saying we are not allowed to use the parking spots in our own community. If you are thinking of buying at Sundance Townhomes or Overlook is your property management stay clear. We will be moving because this experience.
