12 days after my initial response I had to contact M&M and Sean finally responded with his $600 estimate

My HOA has had 5 management companies in the last 8 years, each one worse than the last with M&M being by far the worst of the bunch. If I could give them no stars I would. I attached 2 emails that correspond with the review that are dated Feb 19 and Feb 20. About six days after my last reply to M&M's owner, Sean, I didn't hear back from him at all. Instead, I received an email from the Association's lawyer. That alone should tell you how this company and my Board handles homeowners, they can't answer basic questions without hiding behind the associations legal counsel. It's ridiculous honestly. The lawyer's message said basically this: * He claimed the Association doesn't have to put anything in writing about the special assessment, even though our Declaration requires owner approval. The Board Members should have gotten a legal opinion from him to begin with, not from Sean or Rhoda. * He insisted the Association doesn't have to explain or justify anything, which is a convenient way to avoid admitting whether they followed the rules. * He defended the $600 fee M&M quoted me for "administrative time," even though I asked for documents that should be readily available * He told me the Association won't release the legal invoices they billed to my account unless I pay them to redact them first, meaning I have to pay just to find out why I'm being charged. * And he tried to reframe my request as if I was asking for a personal legal opinion, which I wasn't, I was asking for the records the Board supposedly relied on to special assess the members without the vote of approval. And then I responded to him and said that if the Board truly believes it had the legal authority to skip the required owner vote, they should have no problem putting that position in writing. I also pointed out that the only documents requiring redaction were the legal invoices they billed to my account, charges that appeared after our legal matter was already settled. If they can bill me for legal fees, they can certainly explain what those fees are for. I also made it clear that the purpose of my request is tied directly to unresolved questions about our recent election and Board terms, issues the Board has a fiduciary duty to clarify. That was Friday. It is now Monday. No response from the attorney. No response from M&M. No response from the Board. Silence seems to be their standard operating procedure whenever they're asked to explain their actions. At this point, the pattern is impossible to ignore: * Elections handled improperly * Board terms unclear * Records withheld or priced out of reach * Legal fees added without explanation * Homeowners ignored unless they escalate I will continue to update this review as more information becomes available, but based on everything I've experienced, I strongly recommend avoiding M&M Property Management. Homeowners deserve transparency, not stonewalling. You have been warned.

They just jammed $400 on my HOA bill for a garage that i don't even have. So far im Not happy that my condos HOA juggling led here...

Anyhow, we nicely moved to a new management company and during this process learned that our HOA hadn't filed taxes for multiple years putting our 501c3 status in jeopardy, they don't have our financials, design guidelines, or architectural guidelines, and have simply not provided our information to the new company - my guess is they don't have it and simply pretended to work all of these years. I just saw that Mastino finally went bankrupt after being sued for stealing from one of their…read moreclients. It's far overdue. They were the worst property management company ever. They mismanaged our money, but luckily not as bad as the one they are currently being sued for -- $700K stolen. The news article says it was spent on a new car and luxury items. Unfortunately, Colorado laws are so lax that it's easy for them to do this. Even before that, they didn't do their job. When they were actually on the property -- which was rarely -- they did nothing. Nothing got fixed and nothing got done until we finally started doing it ourselves. They failed to pay many of our bills and we finally had to take over and self-manage the property because they were so bad at their job. If they are still operating in any capacity, I'd recommend leaving them and finding a reputable property management company.

One of my friends was using Tribe to manage her mountain property and suggested I give Coleman a call and interview him. The first thing I did was go on to her reviews and saw that she did not have anything under a five star review with Tribe. After speaking with Coleman, it was apparent that his company was run completely different than the large vacation management companies I had used in the past. Not only were his fees lower, but he did not charge for many of the things I was paying for every month through the current company I was using. He also allowed me to use my own linens which I really liked. I waited 12 months before posting this review, but I am so excited with the impeccable service I have received through Tribe that I wanted to share with other property owners. Whenever I call with a question for Coleman he either answers right away, or contacts me back within an hour. This is rare. I have gotten rave reviews on my ski property and many people booking for the second and third time because they are so happy with the cleanliness and condition of my property. They also appreciate Coleman's hands on approach if anything comes up. I have also had some interesting requests from guests, and Coleman is always quick to come up with a solution outside of the box to accommodate. My husband and I couldn't be happier with this company.
