We left a grill in the backyard thought we didn't reliaze that it is a violation. HOA sent us a notice to remove it. Unfortunately, we didn't take care of it due to our family a couple of physical emergecies at that time. When I talked to Mr, Israel Peton at M&M, explaining our family suituation, he expressed his understanding and being willing to support. This management is awful!! If I could rate it a ZERO I would of! Made a complaint of upstairs unit making loud noises by their heavy feet when they walk and dropping things sounding like it will come thru the ceiling!! I emailed M&M Management and without knowing the rules of having wooden/hardware floors this is what they responded with "Owners are allowed to have any flooring they prefer as the units are individually owned." (by Noelle Shelly) I responded and sent them page 2 of the rules which stated "11. Unit Owner or Tenant shall not install hard surface flooring in any room in the Residential Units located on the 2nd and 3rd Floor except for the Entry Area, Kitchen and Bathrooms as reflected in the original builder's floor plan. Building 3, 5, 6, 16, and 17 are exempt from this rule due to later and different construction materials used in these buildings." There was another incident regarding people just parking in reserved stalls so lot of us put cones in our reserved parking stalls to let people know this is a reserved stall! M&M Management (Sean) came around and removed the cones except for couple other stalls we see that still have them. We bought our cone and they have no right touching other peoples property! When we emailed them, they stated they threw them away which was BS because we found our cone by the clubhouse! Another incident, that happened are about cars being parked in our parking area that has expired plates (years) and they don't move! They didn't do anything about that and it's still sitting in the stall for MONTHS and it's not my job to follow up on this! We need a better management in here! My HOA has had 5 management companies in the last 8 years, each one worse than the last with M&M being by far the worst of the bunch. If I could give them no stars I would. I attached 2 emails that correspond with the review that are dated Feb 19 and Feb 20. About six days after my last reply to M&M's owner, Sean, I didn't hear back from him at all. Instead, I received an email from the Association's lawyer. That alone should tell you how this company and my Board handles homeowners, they can't answer basic questions without hiding behind the associations legal counsel. It's ridiculous honestly. The lawyer's message said basically this: * He claimed the Association doesn't have to put anything in writing about the special assessment, even though our Declaration requires owner approval. The Board Members should have gotten a legal opinion from him to begin with, not from Sean or Rhoda. * He insisted the Association doesn't have to explain or justify anything, which is a convenient way to avoid admitting whether they followed the rules. * He defended the $600 fee M&M quoted me for "administrative time," even though I asked for documents that should be readily available * He told me the Association won't release the legal invoices they billed to my account unless I pay them to redact them first, meaning I have to pay just to find out why I'm being charged. * And he tried to reframe my request as if I was asking for a personal legal opinion, which I wasn't, I was asking for the records the Board supposedly relied on to special assess the members without the vote of approval. And then I responded to him and said that if the Board truly believes it had the legal authority to skip the required owner vote, they should have no problem putting that position in writing. I also pointed out that the only documents requiring redaction were the legal invoices they billed to my account, charges that appeared after our legal matter was already settled. If they can bill me for legal fees, they can certainly explain what those fees are for. I also made it clear that the purpose of my request is tied directly to unresolved questions about our recent election and Board terms, issues the Board has a fiduciary duty to clarify. That was Friday. It is now Monday. No response from the attorney. No response from M&M. No response from the Board. Silence seems to be their standard operating procedure whenever they're asked to explain their actions. At this point, the pattern is impossible to ignore: * Elections handled improperly * Board terms unclear * Records withheld or priced out of reach * Legal fees added without explanation * Homeowners ignored unless they escalate I will continue to update this review as more information becomes available, but based on everything I've experienced, I strongly recommend avoiding M&M Property Management. Homeowners deserve transparency, not stonewalling. You have been warned. read more

Horrible 'property management' company. I have a pile of pine needles in front of my house because they decided to only pay the landscapers to maintain the city owned portion of our property to avoid a code enforcement fine. During snow storms, you'll be left to shovel your own sidewalk. Broken fence? Ha! Fix it yourself. Gutters are dangling from the roofs. Landscaping is dead. The grass is dead. We haven't aerated in probably 3 years. Last year they refused to give me a key to the pool the entire year because they said we're switching to a digital system and are no longer cutting hardcopy keys. So for an entire summer as an owner, I was refused access to the pool. In fact, I have multiple emails from Luis at M&M telling me I should ask people in the pool to please let me in, then try to prop the gate open, or otherwise unlawfully enter the pool to circumvent their refusal for giving me a key. We were issued a roof assessment on November 8, 2024 of $7088 per unit. The roof repair estimate was ~$2.8M, yet the assessment is only for ~$2.05M. There are 285 units. 2.05/285 = $7192 per unit. I filed an insurance claim for the assessed $7088, however, my adjuster doesn't understand where that amount came from. None of the math adds. My adjuster and I have both filed requests for documents clarifying how they achieved that assessment amount, and Sean and M&M are radio silent! It's been over 3 weeks with no reply. My insurance company feels there's potential fraud occurring. What else do you need to know? They don't have a Google listing and their address is a PO Box. This is a scam company. read more

We started to look for a new management company called and the phone rang. For about 6 mins. Once answered I was placed on hold for an additional 7 mins. I finally hung up the phone and Kathy left a novel or a message on my voicemail bragging about how amazing M&M is. What a joke. I began my research, once I saw that I no longer wanted to continue. The countless emails continued it had nothing to do with my initial request. When they called me I was placed on hold and transferred for about 7 mins or more. I hung up and more emails came. I finally requested all emails stop. The calls came in and I was on hold while getting transferred. I finally told them we chose a company and Kathy became very upset and mean requesting the company we picked and why. Saying they normally don't pick a company that fast. How would you know Kathy? Do you know when we began our search no! You only know when we called you. Do you know how many companies we interviewed? Do you know how many companies we spoken to? had sewer smell issues in our building/unit. HOA decided to charge us $1800 based on two estimates that clearly says estimates. This is a large amount of money to be charged for no work being done. Took 6 months to get refunded, and they didn't give us all of our money back. They still charged us $444 saying work was done. I personally called the plumber to get the ball rolling and they agreed that no work had been done only two separate estimates. If the HOA worker cannot read estimates how do they even have a job. If you're not sure, call the company find it out yourself.Be careful with this company. They are greedy and take your money. They don't care about the people. They only care about the Money. We've been having sewer smell in our bathroom for over four years. We tore apart our bathroom to try to find the smell. HOA sent out their plumber and charged $89 for them to tape off flange where the toilet was and taped faucet valves.. they have submitted two different plumbing bills I was not authorized in the amount of $1800 and this is not OK. I will be going to the state Attorney General's office and reporting this.. we are not the only people that have had smell. The people below us have also had sewer and what they want to do and who they want to pay on the bill I do know for a fact, anything to do with the sewer they have to pay for but yet they're taking advantage of people and it's not right the most horrible company I've ever worked with in my entire life read more

If I could leave zero stars I would. Anyone who is looking to hire this company should read the rest of the reviews as they are overwhelmingly negative for a reason. M&M struggled to do the basic management duties from day 1. We stayed with them for a few years mainly because the old HOA board was too lazy to find a new manager. You get no value for your money with this company. You are left frustrated and following up on things they are paid to do. We ended our contract with them in December 2023 and they cashed out our bank accounts in early January 2024 without telling us and they STILL haven't sent us the HOA money (it is mid February 2024 as I write this review). We also haven't received any information or documentation from the time they managed our HOA. They were supposed to be off boarding us and providing the information and money in January. We haven't heard back on any of the emails we sent (aside from a few we will get back to you emails) and I'm quite concerned we will never get anything from them. My parents have had to deal with a plumbing issue that has not been fixed for several months. I have called day by day to get in contact with Dylan and Sydney in maintenance and have been turned away with a promise to call back, which I have never received. After seven months I have had no plumber come to fix the issue and they have insisted we set up drywall because the area looked "dry." I told them many times maintenance has not come in to fix the plumbing and I want it checked before placing drywall but I am unable to get through to them. As a result, there is still a great leakage going on. My bathroom has been deemed inhabitable and it is not safe for my family to live here. I have had to deal with not using my own bathroom since January and it has become exhausting! All of the maintenance team have been avoiding my calls and throwing attitude on something that was not my fault in the first place. M&M Poperty Mgmt gave notice to the entire 6th Avenue west community on Saturday June 17th via paper flyer stating that the repaving of neighborhood driveway would begin on June 20th. Funny, even though they've left a number and email to contact on the flyer, offices are closed the 17th, 18th, and 19th (Juneteenth) as they are weekend/holiday, so there conveniently is nobody to address concerns prior to construction; Concerns like where do the offset 200 cars park? How do workers take call for work if they don't have quick access to their car and aren't guaranteed close proximity to their ride? How do those that rely on medications get access when said medications need to be scheduled 2 weeks prior to delivery? Surely, management knew about the paving prior than the Saturday before it started, so why did you wait so long yo notify residents? Why did you provide a phone number and email to contact when you knew nobody would answer? And now on Monday, June 19th, you've sent out an email telling residents to forward their concerns to the PAVING COMPANY?! You think the paving company should be responsible for your lack of planning and communication? read more

There are SO many reasons why (most of them echoed in other reviews) but the final straw was them failing to do their job yet again, and renew our pool permit/license. As a result, our community pool is now closed for the season...at the beginning of the hottest month of the year. They truly either don't care to do their job, or they are severely understaffed and are too greedy to staff enough to be able to give the service they are being paid to give.
