As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. A rockstar employee for a great woman-owned company.

Upon initial interactions with my short term (1 month rental) the process seemed friendly enough, LOTs of emails, background check, docusigns and additional ADMIN fees not part of the original listing; just to stay in an apartment for 1 month(while I was looking for a long term place). Looking back I should have just used Airbnb to make it more seamless... Upon extension of my short term lease, I was stuck in a tough situation where I needed to make an unforeseen change to my short term lease, less than 24 hours after signing. I promptly contacted Fox Management to clearly explain and asked to make an addendum to the lease. I was met with absolutely zero flexibility, a complete lack of empathy, ignored emails, ignored phone calls, unreturned voice messages, absolute disregard for people transitioning into new living situations from Tiffany and Ross. Management cited "we're a business we have to do what is best for our business" and "we are too busy, we'll look at that later". Fox Property management touts.... "smooth, thoughtful, guest centered operations" "bringing a sense of ease, comfort, and care into every stay".... I was met with the complete opposite from the short term management team. I can wholeheartedly say that this company has zero interest in helping you have a smooth experience, and is solely operating to gouge you with extra fees and maximize their return and benefit on the already overpriced properties they manage in Boulder. Absolutely shameful. Steer clear.

The actual experience was far from it. 1. The rental payments never show up on time 2. He doesn't respond to call/text messages or emails. You are almost playing a guessing game on when he would respond. 3. He never communicates on what's going on 4. I had to involve a lawyer just get my own property back in my hand 5. He didn't let me know that the tenant left and my property at the end of the lease and it sat vacant (only to find later it wasn't empty) for two months! 6 I think he let someone in to my unit and collected the rent but never paid me. 7. I have a feeling he is having money issues and is simply juggling rent payments to manage his personal finances. 8. The addresses listed on his website is not real. He doesn't have an office. The secondary office address on his MLS site is an executive office where his mail get delivered, but he hasn't been there in 18 months to pick his mail. He is hard to track down if you have an issue. 9. I have since learnt that he has done this to a few other landlords too. So here is my PSA for anyone consider hiring him/his services - DON'T. He is a borderline fraud peddling in a business he shouldn't be.

Greg has made it nearly impossible to move out of the home we were renting with any ease. We sent at least six emails and texts that have gone unanswered trying to make sure we followed the expected protocol to meet move-out expectations. I ended up hunting down the owner's phone number to get any guidance on how to best get them the keys to their home since Greg refused to respond. We were out of the home on April 30th and have since continued to receive payment reminders for May and June rent for a home we don't live in. The May payment request is now showing past due with a penalty applied, which is distressing and frustrating. We emailed him in May to ask him to remove us from the system since we turned the keys over on April 30th. Given the lack of communication, it also likely goes without saying we've heard nothing about our security deposit. Greg made what was already a stressful moving experience infinitely worse. Do not do business with this company. They don't care about you, and certainly don't seem to care about representing themselves well.

At the end of my current tents lease is where the break down occurred. 1.) They didn't obtain any pictures of my property from my previous PM, nor did they make an effort to get their own pics when taking me on as a client. Basically they had zero baseline of the condition of my property taking me on as a client. When I contested damages at the end of the lease Maya simply implied they need pictures to establish the damages occurred under this tenant. I was shocked to hear they had nothing to go off of to establish the condition of my property when they brought me on as a client. Luckily, I was blessed to have a good tenant that admitted to certain damages but it could have went terribly wrong if major damage occurred. When I contested Maya on this she said pictures were requested but we didn't receive any. My question is, why wouldn't they take their own pics or even ask me if I had pictures? She then proceeded to not answerany of my texts because she didn't feel talking about it further would provide resolution. 2.) Upon the tenant vacating the property Evolve didn't even have the correct access key to my property. It was left for me in a lock box and I attempted to open the door and the key wasn't close to fitting. I thought it would be a simple protocol to make sure you at least have the correct key to the property you're managing, especially under an emergency. 3.) I wanted to get estimates on home improvements a couple months prior to the tenant leaving. Maya intially denied that request because the tenant was still occupying the property. It wasn't until the tenant asked for a two week extension, where again, I mentioned I wanted to get estimates prior to the lease expiring and suddenly it was okay since the tenant needed a favor. In the end I would say this property management company needs to learn best practices to protect their clients high dollar asstes, need to be micro managed, and favor the tenant over protecting their paying clients. Response to Marina: I've done 7 reviews since 2016 with unsatisfactory services and your company makes the list over 10 years. You prefer to work with clients so hands off you expect them to chase down keys when they live out of town and do sufficient file combing to ensure "start service photos" are either transferred or taken. You want a new clients but not willing to execute the transfer properly. You're not interested in even having a properly functioning key hand. That means you're truly have no concern for properties or tenant safety. The monthly cut is all you're interested in. If want your clients to be truly hands off learn how to a proper transfer of service. You can't have your cake and eat it too. Also looking at your review response track record, you spend a lot of time saying you have the incorrect company please remove your low review. You're about to hit 3 star level. The people have spoke.
