Fox property management has been the best property management company I've ever had the pleasure of renting from. As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. A rockstar employee for a great woman-owned company. read more

0/5. I would not recommend renting from Fox Property Management. Fox Property Management does manage good quality properties on behalf of owners, and the on site agents are nice and helpful. Upon initial interactions with my short term (1 month rental) the process seemed friendly enough, LOTs of emails, background check, docusigns and additional ADMIN fees not part of the original listing; just to stay in an apartment for 1 month(while I was looking for a long term place). Looking back I should have just used Airbnb to make it more seamless... Upon extension of my short term lease, I was stuck in a tough situation where I needed to make an unforeseen change to my short term lease, less than 24 hours after signing. I promptly contacted Fox Management to clearly explain and asked to make an addendum to the lease. I was met with absolutely zero flexibility, a complete lack of empathy, ignored emails, ignored phone calls, unreturned voice messages, absolute disregard for people transitioning into new living situations from Tiffany and Ross. Management cited "we're a business we have to do what is best for our business" and "we are too busy, we'll look at that later". Fox Property management touts.... "smooth, thoughtful, guest centered operations" "bringing a sense of ease, comfort, and care into every stay".... I was met with the complete opposite from the short term management team. I can wholeheartedly say that this company has zero interest in helping you have a smooth experience, and is solely operating to gouge you with extra fees and maximize their return and benefit on the already overpriced properties they manage in Boulder. Absolutely shameful. Steer clear. read more

if I could write a zero out of 10, I would, I have never dealt with a more incompetent and awful company in my entire life. They terminated our tendency and only gave us barely the legal amount of time to move out. Once that was happening, three leaks in the basement where I lived they did close to nothing about it as far as moving my Roommate tonight into another space. They continue to demo the house while we lived in it and broke our AC unit. It got up to almost 90° in the house and they still weren't doing anything to help us now it's taken almost 2 months to get our security deposit back and they're still not giving us the full amount back because they're claiming that there was excessive the house when literally we cleaned it for four only things that were demo and construction that they were doing to own fucking it is ridiculous and I will be suing them. Do not ever use this company for anything ever. read more

My move in experience was awful. The unit was not cleaned even though they insisted it was. Toilets were dirty, the carpets were not even vacuumed, greasy air vents, the refrigerator and stove needed to be cleaned. Definitely not move in ready and I was told while in the middle of moving to enter a service request and to call the cleaning vendor directly. read more

My experience with Fox Property Management managing my rental property has been nothing short of a nightmare. If you want to hear about the worst property management company of all time, stick around. I wish I could give them 0 stars because they do not even deserve 1. Seriously avoid them, I do not want anyone else have to go through what I did. It all started when we encountered plumbing issues in the downstairs bathroom on 5/16. A plumber was eventually sent, which led to a sewage backup. We took it upon ourselves to clean up the mess, only to find out later that the crew had already been dispatched and we were already exposed to hazardous toxins. The situation only continued to worsen. Despite our numerous attempts to reach out to the property manager, a response was finally received a week later on 5/22. By this time, the damage had escalated significantly, requiring the removal of drywall in multiple areas. An asbestos test was mandated before any reconstruction could begin, and shockingly, the report revealed the presence of asbestos. After insisting we see the report, we noticed there was also lead throughout the house - information that they kept from us. Our property manager told us that construction would be from 6/19-6/23. Nearly a month went by and we heard that the abatement process was delayed until 6/24-7/1. Relocating us during the asbestos abatement process was a grueling task. Initially, they agreed that on finding a place for my dog and I for only $150/night, not including any of the cleaning, booking, or additional fees. We had to incessantly pester them to provide suitable accommodations for two tenants and two dogs, as the two of us would not be able to access the shared downstairs bathroom or either of our bedrooms. Eventually they settled for a place in Boulder that we had to initially book out of our own pocket for $1300. The asbestos abatement was completed, but the property manager said they needed another 7-10 days before they could start reconstructing the basement (i.e. carpeting, retiling the entire bathroom, filling in the drywall, replacing sinks and cabinets, and repainting). Naturally, the reconstruction was delayed further for another 2 weeks. Construction was perpetually delayed, further exacerbating the psychological stress we endured during the process. The lack of communication was appalling, with unanswered calls and messages from our property manager and the owner, who seemed to be conveniently avoiding us. The reconstruction is still going on right now, but is supposed to be complete in 2 days (7/28). I still have not had access to my bathroom, but finally moved back into my bedroom last week. However, the noise and disturbances caused by the reconstruction have been utterly unbearable. I've had to deal with constant drilling, hammering, and other disruptive noises, making it extremely difficult for any of us to focus, relax, sleep, or even work in my own home. The water has also been frequently shut off throughout the day, restricting our access to utilize ANY sinks, toilets, showers, or the dishwasher. After months of construction delays, we received some rent credit, but only after incessant nagging. They compensated us fully for May and June but disappointingly provided only a 50% rent credit for July despite all of this reconstruction. Throughout this ordeal, my mental well-being was seriously impacted, constantly worrying about the state of the property and the lack of communication from the management company. The construction crew's reliance on me for answers that the property manager should have provided added to the frustration. To summarize, Fox Property Management's handling of our property's plumbing and construction issues has been appalling. The lack of transparency, communication, and delayed action throughout the entire process has caused significant emotional and financial distress. I would strongly caution others against using their services until they improve their approach to managing rental properties and prioritize their tenants' well-being. read more

If you're a renter stay clear of these people or have your eyes very wide open going in that they ONLY represent the owners. Charges late fees that aren't applicable, charges a fee for everything you can imagine, move-in fee, lease break fee (but you're still liable for the rent), fee, fee, fee. You are just a check book to them. 0 stars would be generous but 1 was the lowest. read more

I have rented from a lot of terrible companies, but Fox Property Management's employees take incompetence to a new level. They have, because of THEIR accounting mistake, charged us late fees on our rent almost EVERY month for two years. (We have always paid on time or early.) They frequently send emails that the landlord will be there the following day late in the afternoon and then don't respond because they happened "not to be in the office" the next day, giving fewer than 24 hours notice. The property itself is filthy and actively falling apart. The landlord is rude, nosy and always showing up randomly to the property, and the company doesn't seem to want to interact with him, which is kind of their whole point. DO NOT DO BUSINESS WITH THEM. read more

I had a terrible experience with Kelsey at Fox. Top one or two worst experiences with a Realtor/ Property Management company in my 50 years. They're closed on weekends??? That should be enough info. for you right there lol. They send Junior employees out to show properties who know absolutely nothing about the property they are showing. And worst of all, I drove 4 hours to see a home they had listed and they could not even get in the front door. Kept me waiting there for hours waiting for an emergency locksmith, which they could not summon. Ten hours down the drain. They don't respond to texts in a timely manner and their application process is ABSURD, the most invasive I have ever seen. read more

I used fox for four years while I was renting out my property. They completely ignored tenant maintenance requests, messed up pricing of the property, and both the tenants and I had constant issues with them. When I tried to talk to the owner Jen she completely ignored me and would take months to get things done. I'd avoid them at all costs. They also hired some of the worst contractors imaginable. One of them took six months to get an estimate then ghosted me once I moved back into the property. They were Apex Services. read more

Potentially the worst company I've ever dealt with, and that's coming from someone who flies Frontier once a month. TL;DR Fox is a dishonest company with terrible service, who are trying very hard to keep $1,930 of my $2,000 deposit after I only lived in an old, under-maintained apartment for a single year. More details: -Move in process was delayed and under-communicated -Was promised a new stove before we moved in, never happened -Service requests were either slow or went completely unserviced -Responses from the property manager, Anna, was either delayed by days or just never happened -Once I'd moved out, complete radio silence on the status of the deposit until FIFTY EIGHT DAYS after move out, at which point we received a notice that we actually owed $500 for charges in excess of our $2,000 deposit (see photos attached for this insanity) -Upon receipt of this ridiculous request, we called, left 3 voicemails, and emailed. No response from Anna for several days. -Now it's been 4 days since I sent the last email (screenshot) and I am completely out of patience with this company Fox Property is irresponsible, poorly managed, and disrespectful. I want my damn deposit back, you bastards. read more

I can only speak to their responsiveness, not their actual property management service, as my initial experience with them was too negative to continue. They took a week to respond to my request for a call. I understand people can get overwhelmed, so I didn't think much of it. After agreeing to go ahead with their full-service option, they said they would schedule an in-person tour of the home for the following week. A week later, no communication whatsoever. If this is an indication of their lack of responsiveness to tenants or property owners in general, I would avoid using them. read more

I was called derogatory names as a member of the LBGTQ2+ by the HOA where they manage several units. They did nothing. My pride flags were stole and some destroyed by the etcher who went went way out of the way to etch. Told the co owner Jen Fox and she said, bummer. Yeah Pride is a bummer The snow and ice removal are sketchy. I fell, in front of witness, and they refuse to help nor the home owner despite getting injured. Very slow to respond to work orders. I had to fix my own washer then got in trouble for doing so. There is discriminating against people with disabilities. No handicapped spots, ramps, or reasonable accommodation access through them. The place I'm renting is rotting apart and I've been telling them for two years now. The manager even took pictures Of the beams holding up the porch and upstairs deck. If you want to keep a tenant, do not use Fox. They don't understand how to work with owners on the long-term good of the property. As a tenant, they'll fight you and fight you and fight you to get maintenance done, while saying to the owner "sure it doesn't make sense to make that repair" or "wait a month to send a maintenance person out to save costs." You know that that does? Ignores the tenant who actually needs to live there as a human and provide revenue. Never mind the fact that when you actually need their help, their 24/7 emergency line isn't monitored. And you'll wait hours for an answer. If you're a renter, screen for them and avoid at all costs. If you're an owner, find a property management partner who will actually think holistically about the good of your investment and your property. Canceled a showing 40 minutes before the scheduled time. No warning, wasted time, unprofessional.

Fox property management is a terrible company, using poorly spelled out bills to keep not only my stepson's deposit of 2500$ but also double that amount. To replace 1 door, their contractor charges apparently 1800$! Having done interior trim in Boulder Cty for 25 years, the bill from "Property Repair Solutions" seems rather ludicrous given the fact that one guy can probably take care of that in 3.5 hrs if professional and maybe 5+ hrs if really slow. This bill was explained like this: 3 @ $ 600.- = 1800.- ??? What does that actually mean?? Another charge is not from a subcontractor but Fox bills $985.- for a rather dubious "transition maintenance" + $200 for "landscaping" even though when the kids moved in it had a maybe 5'x5' lawn that was dried up and little more on the other side. A $59.- furnace filter was also added, which seems like something the landlord/management should take care of, not the tenant. A receipt for "lightbulbs" was added but the Walmart receipt says "3M ADV ALLERG" doesn't sound like lightbulbs to me. The Carpet Cleaner bill came to 1260.00 explained like this: "Carpet & General... quantity 6 - $390.- General clean 6 areas of carpet, pet hair removal with power scrub and steam, deodorize - 720.- and last not least: "trash disposal 150.-" So cleaning was 390 + cleaning was another 720 and trash was hauled off twice because another $425.- "haul off" charge for a pool table the kids couldn't get out the door and someone cut it up and hauled off, they also left a coffee table and a grill outside. Stay away from Fox Property "Management" they're also notorious for not answering the phone when the conversation might be inconvenient because they are asked to explain something that might be hard to explain by standard norms of conducting business. read more

I moved into a home in Louisville during COVID-19. The first time I saw the home was the day I moved in. Fox advised they could not show the house prior. The house was filthy, I cleaned it and lived there two years. The manager responsible for the property we rented never returned calls. After the fire which left all the homes dirty with smoke we had to call several times to get the vents cleaned. I cleaned the home and worked on the yard for two years. when I left it was in good shape. Remember to read the fine print. Even after cleaning the home they brought a company in to clean and charged over $722. I was charged for cleaning their laundry facilities, because I took mine when I left. read more

1. TERRIBLE MOVE IN PROCESS-They forgot about move in date, did not clean or inspect after the previous tenants left (there was items still left from the previous tenants, rodent droppings all around the kitchen, appliances didn't work, and it was overall filthy), we had to call the emergency line the day of our move in because we had still not been told where to pick up our keys (we didn't get out keys until almost 6pm that night!), they did not remedy the issue until countless dodged phone calls, emails, and finally we had to go into the office personally unannounced because when we asked when we could come in to meet, we were avoided. Their final remedy was to give us 5 days of "free rent", it took them more than 5 days to even get the services out here to clean and repair the apartment. All the while we had to staying living in this gross place. 2. NO RESPONSE AND BAD WITH MAINTENANCE- We have not had working heat in our master bedroom for almost a month now (November/December) and we have submitted online requests, emailed, and called. Lived there more than 8 yrs ago. I see nothing has changed. Sad indeed. Was hoping maintenance had improved.

I am a well qualified tenant and made the mistake of trying to rent a home through Fox property management. 2 full months of trying to tour potential homes and having them no show to a tour, cancel a tour, then rescheduled only to cancel the rescheduled tour, weeks to get an application approved when everything was verified by documents and emails in the first 2 days. Then finally an approval on a place they never even gave me a change to your followed by being told that I had to sign the lease within the next 24 hours for a 9 month lease when I applied saying I would only accept an 18 or 30 month lease, and when I asked again to see the place before singing a lease I was told I was "required to do that before applying" which was never said by anyone in the company before this afternoon. I was also told that since I had not seen it they would keep taking applicants on it ... and that they could find another person to lease it. Hannah in the vetting department was pleasant enough on the phone. No one else would answer a call, respond to an email, or stick to a scheduled showing time. Claire Marie left me with the most unpleasant experience of them all ignoring everything that was in my application and basically saying it was my problem that they ignored everything I had previously discussed with anyone else there and that I should have given this information before I applied (information I already had given before applying and also in the application). There are so many property management companies in the great Denver area ... pick any of them but these guys. read more

As a homeowner, we had a very disappointing experience with Fox Property Management. Over the course of a 6 month rental, we often had to email staff 2 or 3 times to get a response. During the last months of the rental, the tenant communicated directly with us (bypassing Fox) because it was just easier and quicker for the both of us. The move out cleaning was poorly done, I waited 2 weeks for another cleaning service and was told by Fox staff that the delay was my fault because the original cleaners didn't like the way I spoke to them and they had a difficult time finding a replacement. When pressed for a more specific explanation of the complaint, they couldn't answer. We never had words with the cleaning staff and I, as the customer, was falsely accused. Unprofessional and poor communication all the way. read more

Read This If You Need A New Top Tier Tenant For the past 5 plus years, I have chosen to be the one who finds tenants for my property at the Peloton in Boulder, CO. I felt I could do just as well as any realtor. However, that's before I discovered Fox Property Management in Louisville, CO. #1 The lease- Fox's lease was so much better than our lease. #2 The team- My team had only me. With Fox Property Management, I had Jen Fox's 20 years of real estate experience and who, more importantly, manages a team of real estate professionals that each love their specialty: from Gemma , Property Manager ,who showed my property to 4 prospective tenants (and 2 of the 4 wanted my property): from Ali in Business Development- 4 stars! from Katie- Director of Finance- who rushed the September rent plus Security Deposit to my bank on a Friday afternoon minutes before she had to leave from Amy and Hannah-Vetting Specialists (yes someone who actually ranks prospective tenants by credit score, what past landlords say about the prospective tenant, etc. WOW!). However, the icing on the cake is how Gemma and staff prepared me for the "move in " by also including 50 plus pics of almost every square inch of my property- ultra important during the "move out" to ascertain any new damages. So if you just want a top tier tenant and/or top tier property management as well , call the owner and founder of Fox Property Management, Jen Fox, at 720-583-4369.It might be the smartest thing you have done in a long time like it was for me. ` read more

Con men. Swindlers. Scam artists. Fox property management will rob you blind, chew you up and spit you out as a poor man. Moved out leaving the place in good condition- no serious damage at all, and have been charged over 2000 dollars! They require you to pay a cleaning fee upon move out (you have no option to clean it yourself) and it is 1200 dollars just gone from your deposit. They did not make this clear at any point- when renting you should be aware you have to pay this charge, but these CROOKS sneak attack you. Left the yard in fine condition- all plants and shrubbery alive and well, the grass just needed to be mowed- guess how much it costs to mow the lawn? 700 dollars :). I'd love to know who mows the lawn because I want to work for them- 700 an hour? Or who cleans the house? 600 an hour? Goodbye med school, hello lawn mowing and cleaning services! Except we all know most of that money is going into the greedy hands of property management. Disgusting. Don't you guys know that dishonestly makes you UGLY?! Also just arbitrary charges for contractors that never actually came to the house. I do not know how this company is still in business. Have never been more taken advantage of in my life. Our experience with Claire Marie "Senior" Property Manager has been infuriating to say the least. Our lease ends 1/31/22. She asked me if maintenance could come by before the cleaning scheduled for 1/28/22 as she didn't want maintenance to ruin the cleaning to be done. Monday 1/24/22 my husband and I receive an email letting me know that she had completed move out inspections. She began to list off EVERYTHING dirty in the townhome and let me know of personal belongings left behind. She was well aware that cleaning wasn't scheduled until Friday 1/28. I'm concerned with the lack of critical thinking. She walked through the property, noticed it still had trash and personal items left behind, and still needed to be cleaned. Rather than double check herself and see if she was confused, she sent a lengthy email including pictures telling me how the townhome is not presentable. I called her and I get an "oh yeah, I forgot". This is a SENIOR property manager!! And then she tells me that she doesn't appreciate my attitude. read more

My experience with Claire senior property manager was disappointing and horrible. Our condo was smoke damaged and uninhabitable due to the Marshall fire. I was unfortunately an uninsured renter. My children animals and myself were forced to stay in hotels and continue life as we waited for the HOA to take steps to clean. After a month of expensive hotel bills and struggling at the hotels, I found other housing in Louisville to move to. Claire demanded that all of my belongings were moved and out of the house before the HOA came in to clean. I had been working with the HOA and cleaning company who helped us determine what we could salvage and what we could not the date they came in. I was told I could leave things like mattresses and such while they ran air scrubbers to help out with the cleaning process by the HOA and company since we were uninsured. Claire and Fox demanded I was out after only having from a Thursday evening to Monday at 8 am to mitigate all my belongings alone. Claire had no commination with the HOA or cleaners, but even worse would tell me things that were not true like my water was on, and send rent payment reminders. (Never have paid rent late one time.) I tried communicating and working with Fox, even reaching out to Jennifer Fox, but I was shut down and told to be out and that these were the owners demands. (Don't believe that and will be contacting her to tell of the experience.) I hired 4 men to come throw out about half of our home, while hand cleaning each object that was salvageable on my own. Claire made it a point to be there early to make sure I was out, claiming I was not able to break my lease and liable for all the fines and fees if anything was left. I had only asked for 1 extra day to be out. 40 townhouses burned surrounding us and we still did not have water or a livable home the day we finished moving. I was stuck packing in ash with my two small children alone due to Fox's timeline of wanting to attempt to re rent. There are many companies that do good and want to help, and then there are others that want to only profit. The Marshall fire has brought both sides out. My suggestion to Fox would be to train your employees on dealing and working with others, and maybe look how to give back to this hurting community. Very disappointed in this company. Hope this helps anyone looking to rent or hire a property management company. Hope you land near the good doers. read more
