Super fast results! Was looking for a good tenant for an apartment and had one in less than a week! Thanks!

Carolina and Noble PMG are slum lords While living in a Nonle Pmg rental in Denver Co we had over 40 maintenance requests. They then tried to take our full security deposit because we smoked cigarettes in the apartment and "our fridge smelled like cigarettes" we don't smoke cigarettes. Carolina and Forrest are Scam artists and this business is the most slum lord run company ever. After being pushed by our attorney they attempted to buy us out for 360$. We will be suing them in small claims court. read more

Noble Property Management Group - 48 maintenance submitted. Many of which were cancelled or required heavy fixing - Real Estate Services Near Me - Boulder, Colorado

I have had brown water for over three weeks and despite communicating almost daily with the water company and PMG nothing has improved

Absolutely awful. Do NOT live in a property managed by this company. - Apartment was filthy and things were broken upon moving in - Constantly sends incorrect text alerts - Gives practically zero notice when agents or contractors come over to the apartment - Horrible at communicating effectively with tenants read more

By Far the worst property management company you can come across. 0 communication, doesn't answer my phone calls (owner) so you know for damn sure they aren't answering the renters. Has had my property listed for 3+ months and still hasn't filled it. Dont go here unless you want them to LOSE you money. read more

Highly recommend 8z rentals! Their staff is friendly and helpful. Carolina is so professional and goes above and beyond.

Disorganized and unresponsive. Would not recommend this company to anyone, either as a property owner or as a renter I left a review on Google, to which 8z left a snarky comment about how I must be salty that the owners of our house chose to not review our lease. That review was not left in response to the owners of our rental home deciding to sell their property- that was actually something that my husband and I anticipated and questioned, 3+ months prior to our renewal notice date when we saw the market spike. 8z did however inform us that the owners would not be renewing our lease 2 weeks past our renewal date notice, to which 8z stated that the renewal date notice simply didn't apply to them, only to renters?? Also I am now leaving a review on here.. out of sheer bitterness that they will take the time to try to defend themselves to a public review, but don't just do their damn jobs normally or return phone calls. As previously stated, this rental company is extremely disorganized. Communication is next to none. During our lease we had various things break- including our oven, which isn't exactly a superficial thing, and it took them over 2 months to repair it. We would follow up repeatedly via email and phone calls, with no response and when we finally reached someone- they claimed to have no idea that our oven was even broken and questioned why we hadn't let them know. Um..?? I tried to be so cool and understanding about the whole thing, but omg- I am a mother of a 1 year old who would have liked to have been able to make a GD sheet pan meal. Like who pays 3350 dollars a month in rent to not have a functional oven for basically a full business quarter? Me, apparently. In finding a new home to rent, they were impossible for new land lords to reach to verify information, which made it unnecessarily challenging for us to find somewhere to move. I even tried to call/text 8z to communicate our difficulties finding a new rental and no one ever got back to me. They seriously just don't care about their renters. We met the owners of our rental home once and found them to be extremely nice people and everyone in our neighborhood also spoke very highly of them. In turn, we did our very best to take good care of their home and respect their property. I get that in may seem easier to use a property management company, but home owners should consider how they may be represented by the management companies they select. Would not recommend going with a company like 8z. Unless you want to make yourself out to be some sort of slumlord. read more

If You Hate Your Home, This Company Is for You.... Hands down, the worst company I have encountered!! I cannot believe they call themselves a property management company. They cannot even execute customer service, which is key to this type of business. Things to know: 1. They are NOT timely in responses to tenants. 2. They will NOT call you back. 3. They NOT take ownership for their mistakes. Their lack of response to an emergency cost me thousands of dollars and they wouldn't even respond to my calls. 4. They will NOT abide by items listed in the contract. 5. They will NOT do their job. I had to coordinate services and repairs for my home from out-of-state though that is what they are paid to do. 6. The President was happy to chat with me when I signed on. But he would NOT call me when I called, emailed, and texted him when issues arose. Treatment of tenants: 1. They left my tenant in a lurch for repairs on several occasions. She even was left in the cold for hours waiting for help. My advice: 1. Run far and fast from this company. read more

We were tenants at an 8z property for three years, but I'm writing this review specifically about Jennifer Haidt & Brian Kurtz. Jenn was our property manager and Brian was the leasing agent assigned to us (I think? He gave us the apartment tour and contacted us for renewals). Both of them were great! Jenn was responsive and helpful. She would follow up with us on the more important requests send through the renters' portal to make sure that maintenance was taken care of. Brian was also super easy to work with the few times we were in touch about lease questions and such. Renting from big property management companies can be such an awful experience, so we especially appreciated working with both of them. Also! We just got our deposit back, and they included itemized receipts with it. That's key as a renter, since there will inevitably be something to quibble about with the deposit. read more

Horrendous property management company. Does not take care of their tenants and completely unprofessional. DO NOT DO BUSINESS WITH THIS COMPANY. read more

I would not recommend this rental company to anyone in the denver or Boulder metro area. Poor communication with staff, constant turnover, and lack of follow up. We had a very poor experience and we're very disappointed with how this rental company works with renters. I would never use them again. read more

Staff do not live up to their goal. "Our goal is to provide the highest level of service so you can relax knowing your investment is managed by the best!" Raven Reinmuth, Denver Property Manager did not get full information before charging me for a repair that is not done yet. The repair ticket started 50 days ago. I have taken off at least 6 days to meet venders. I asked for a discount off the $2850 in rent so I could place my dogs in a doggie daycare because the house is 90 degrees (swamp cooler broken). The discount would have also given me the opportunity to purchase a portable AC so the children and I could sleep. She refused and accused me of breaking the motor which she will charge me for labor. 8Z Rentals could use customer service training. 8Z Rentals could use a transition program from rentals to sales with 8Z Real Estate. I asked if I could purchase a home through the real estate to get out of the lease and they said NO. 8Z needs help. read more

I moved out to Colorado earlier this year and when we began the sub-lease of a Boulder condo, it was filthy and the unit needed a number of repairs that 8z had not vetted. The refrigerator was broken and needed to be replaced (this process took over a month), the roof leak that flooded our bedroom, and since 8z and HOA took over a month to address the ceiling dampness, black mold developed. The HOA had to tear down the ceiling and drywall and these repairs took another month of daily visits. We asked for a reduced rent for a month while we either stayed elsewhere, allergic to the mold, and 8z wouldn't budge. After the fourth month sublet ended, we got a maid service and professional carpet service to clean the apartment, leaving the apartment in much cleaner shape than when we moved in. Nearly sixty days later, I received an envelope from 8z Rentals yesterday expecting my full security deposit, and instead it was a "Security Deposit Reconciliation" listing what was deducted from my deposit. In addition to a $200 "General Cleaning," they charged $75 for "Spot Removal" and $50 ("labor and dump fee") to remove a rug that was there when we moved in. Total deductions? $524.84, 35% of my full security deposit. Overall -- I have never had such a frustrating rental experience. Four months of one hassle after the next, and now I have to deal with a whopping (and surprising) $524.84 deduction from my security deposit. I would recommend avoiding 8z Rentals at all costs. read more

When we moved in to our rental there was trash littered around the property and there were mice. After moving out I am astounded by the condition we found it in when we moved in because 8z gauged us on our security deposit for all sorts of cleaning and trash pick up, after we had cleaned the whole house. I wonder whose cousin, friend, or significant other runs the cleaning service, seems like a pretty food gig for them. Save your time, and your money and find somebody else to rent from. If not, be prepared to forfeit a substantial part of your deposit to phantom cleanings and maintenance. read more

I've used 8z Rentals as my leasing agent for 2 rental properties for the past 5 years. Patti from 8z has advertised the rentals professionally and has repeatedly found the most reliable tenants to rent my properties. We rented a property for two years. They were always very responsive! Easy to work with and fixed any issue in a timely manner. read more

This company has been decent to work with, but unfortunately they do not prioritize tenant satisfaction. We have been without a washer for 2 months and they have done nothing but give us the run around and then when they finally bought one that worked, it wouldn't fit in the house. The property manager, Carolina Herrera is incredibly rude and would not speak to the two tenants at once on a call. She stated she could not speak to us both, despite the fact that we are both on the lease. She was extremely rude and completely apathetic. I would look elsewhere before renting with 8z as long as she is your direct contact. The sales experience was great, but so far that is all that has been great about this renting experience. Feel free to reach out if you have any other questions about our experience. read more

We had a terrible experience with these guys. Aside from the fact that they deducted $100 for deferred maintenance (replacing lightbulbs when we reported an electrical issue that made the bulbs go out *all* the time and we replaced six upon moving in?) they were unresponsive and not helpful. When I submitted a second request to have our hot water repaired, I got a bitchy note about how it was a repeat request. Yeah, it was a repeat request because two weeks went by and we still didn't have hot water. read more

8Z are the best. I own a house in Boulder that 8Z has done a flawless job managing. Could't ask for better service. These guys are great! read more

I would strongly recommend NEVER renting from (or even rent with) anyone who is using 8z as their rental management company. During my 2+ years renting with them, they were constantly ignoring service requests and simple inquires, but the real issues started when I moved out. We needed 2 additional months to move into our new home. After forcing me to sign a new lease for a full year, they then refused to try and make a good faith effort to re-rent it. I was given permission to hire cleaners to speed up the process, only to find they wanted hundreds of dollars to "clean" a perfectly clean house. Then, when I tried to clear things up, they would assign me someone who would email me once, and then within a short time, they would leave the company and they would move me to someone else. If I could leave ZERO STARS I would. Check other reviews to see the same experiences! Stay away!! read more

Stay away from these guys... 8z rentals is without a doubt one of the worst rental companies I've ever worked with. Rude staff and poor service. When we first signed, Patti had told us that the backyard would be cleaned up and that there were no pest issues. We had mice everywhere, the backyard was overgrown and disgusting, and there was a giant mold and bug problem in the basement. After we pointed out that a home inspection should have taken place, they said they weren't legally obligated to do anything like that, even though they hadn't rented the house before. It was disgusting that they even thought humans should be living in this environment, and blamed the bug infestation we were experiencing on day two on us. lol. read more

Absolutely terrible experience for both the tenants and us as property owners. 8z was hired by Nomad Lease (also very bad) to do property mgmt after we'd signed with Nomad. 8z failed to do almost all of the property maintenance - most tenant maintenance requests were ignored and all the HVAC was either neglected or serviced incorrectly. Nomad & the tenants agreed that landscaping was included and 8z failed to show up for months on end despite tenant complaints. The yard was a complete disaster; sprinkler heads that had busted off were pouring water all over the ground, etc. We were charged for services that didn't happen - watch your invoices! In the end, they stopped answering calls and emails. No one explained how the property would be handed back to us. We found the property UNLOCKED, dirty, and in disrepair and not a single person from 8z would return our calls and emails requesting answers. We had to escalate it to the top of Nomad. I can't say enough about what a complete waste of money 8z (and Nomad) were, on top of the additional time and money spent trying to fix the damage done to the property by their mismanagement. The only thing I can say is that we interacted with a few polite and professional people at 8z, when they bothered to respond. Avoid, avoid, avoid. read more

Jason's a fucking idiot. Someone working in real estate should know how to operate a telephone or email account. He answered the phone by saying "stop calling me" at one point, and then hung up. Real helpful. read more

We used Jason and 8z Rentals to find a tenant for our rental, and he and his team are organized, thoughtful, thorough and responsive. Jason did a great rental market analysis for us before marketing the property, which resulted in signing a lease for more than what we had been charging with our previous tenant -- this alone more than paid for Jason's services. His background and security checks were thorough; and having a professional look after the showings, marketing and vetting process took so much stress away from having to do it ourselves. Jason continues to be available for questions or concerns, and he is the portrait of friendly, accessible professionalism. I cannot recommend him highly enough, and will undoubtedly continue to use Jason and 8z Rentals for our property management needs. read more

I would rather live in a tent then rent another property through 8z rentals. They will keep a SUBSTANTIAL amount of your security deposit without sufficient reason or support for the charges. This seems typical of property management companies but that doesn't mean it's right. It's a slimy practice used by slimy companies. The rental market in Boulder is tight but take the time to find a rental through a responsible owner, not a rental management company looking to pad their numbers. read more

8z is a wonderful company to do business with. I've relied on them for a number of years now while renting out my property in Boulder, so I was extremely confident about asking them to take care of renting and managing a property I recently purchased in Longmont. Patti did an outstanding job with advertising the property - her photos and write up were the best I've ever seen. She did a thorough tenant background check and was able to not only find a great long-term tenant, she was also able to find a short-term tenant who needed a rental for the couple of months until the long-term tenant moved in. I highly recommend 8z. The staff there are dedicated, pleasant and professional. read more

***I'm updating this review after the owner of 8z called us personally to apologize for the sub-par experience we've had over the last couple of months. He was very kind and had already taken steps to resolve our issues before calling us. Some of the issues are definitely lack of communication from their management team and their service providers. He gave us his personal cell and said to call him directly with any future issues or questions, if needed. We feel much better after talking to him - so I bumped up to three stars from one and will hopefully be back to change it to five stars after being here longer! ***Previous review: My fiance and I moved into a cute, old house by DU that's managed by 8z in July of this year. To preface: I understand that working with landlords like this is more difficult and stuff doesn't get done like it does when you're working with a large, corporate management company. Our house is much older and requires more repairs than normal. We knew that going into this. However, management/the landlord has been a complete nightmare. We were told that, before we moved in, the place would be cleaned and painted, etc. Also, the guy who leased to us lied to us when we asked if the previous tenant had a dog. It wouldn't have been a big deal at all, as we ourselves have dogs. I say this only because your leasing agent probably won't know what they're talking about, and they won't admit that - they'll probably just lie to you to seem knowledgeable. We know the previous tenants had a dog only after casual conversations with our neighbors who've been there a while. On move-in day, we were told our key would be in a lock-box and were given the code. The code didn't work, so we couldn't even get into our place on the day our lease started. After calling, the leasing agent did show up though, finally, to let us in. He told us it would be about 20 minutes and ended up taking around 45, I think. When we walked in, it smelled like wet dog, nothing was painted, and there were still nails in all of the walls from the previous tenants. Management came out and patched those up only after we requested it. Other issues we've had: the washing machine has a "filter" tray that has to have water in it at all times. No one told us this. Our washing machine was also leaking, and only after they sent out a maintenance guy did we find out (from him) that the whole installation of the washer with the water line was a major, major safety hazard with regard to it breaking and flooding our place. It took them two weeks to get an actual plumber to come out and look at this major issue. The first appointment was a bust, because management told the plumber one appointment time and told us a different time. When I asked them what happened, the woman said she KNEW she'd told the plumber one time and us a different time, but because "she didn't have our phone number," she didn't bother to call and tell us. After having to make another appointment, the plumber turned off all water in the place and didn't turn back on the cold water to our washing machine when he left. Because the line is linked in a weird way, we have no way of manually turning back on our cold water. We've emailed management about this three times over the past two weeks and NOTHING has been done. read more

My husband and I own a downtown condo in the Boulder rental market. 8Z has found us responsible, reliable, professionals who have taken immaculate care of our home there. We were very specific in what kind of tenant we would consider and for how long. Brian did a great job of finding us those tenants - two years in a row. We consider this our home in Boulder, it is beautifully furnished and well cared for, non smoking, etc.. The tenants 8Z Rentals found feel the same and are homeowners themselves in other locations. They also took special care in honoring the rules of our HOA for entry and did a great job with the application process. Will definitely use again. read more

We have had a great experience using 8z for property leasing and management services. Patti helped us prepare our property for the rental market, something we knew very little about. She was prompt and helpful anytime we had a question. Patti handled all showings and every aspect of signing a lease with a tenant. The 8Z electronic owner portal is a major perk also, it makes all aspects of record management very easy. We have had a very positive experience so far with 8z. read more

We have rented property from this company for now two plus years. For the most part the management team is great to work with. However when it comes to repairs to the home they are limited despite their assurances that the issue will be taken care of. For example the Hot Water heater in our home has been on the blink for going on a month. Despite the Property Manager stating in an email that this is an emergency and she will authorize a repair it has yet to be repaired. This is only one example of several. I would recommend not renting from this company because of their limited ability to meet the needs of the resident. read more

They have beautiful offices at 4041 Hanover Avenue in Boulder and everyone I met during the interview process was friendly and very professional." "So far, I have been quite impressed with my property manager, Jennifer Heidt, and the accountant, Kylie McConnell. All work orders for repairs have been processed quickly and vendors have been paid in a timely fashion. My owner draws have arrived like clockwork around the 11th of the month. I have been dealing with 8z for a couple years. I am moving to another unit with another agency so we can be treated with decency. Once this staff gets you placed, say goodbye. Unless THEY need something from you. I have had to do all my own maintenance and repairs and when the owners electrical panel on fridge broke, they wanted RENTER to pay. Same with plumbing, electrical, paint, appliances...whatever. I have had to fix and do it all. They should quit using the word "agency". read more

If you are trying to rent a house with this agency be prepared for an immense amount of non communication. That means expect mostly no returned messages. This is a tight rental market. I know my agent had next to no communication. And still after over a week of waiting couldn't inform me when asked if I even had a chance. And I'm an excellent choice on paper. I am so highly disappointed with 8z. I, as a client, was treated with utmost disrespect in a professional setting. read more

I rented from this company for a year and basically had no problems until the end of the lease. Brian was a pleasure to work with and incredibly helpful all the time. When I received the deposit back is when everything fell apart. First, it took the company 1.5 weeks to get me a document back to sign after I had to request it around 3 times, was promised it by the end of the week and then it still didn't show up until I contacted them again. I get it, things get busy, but this is incredibly unprofessional. There are so many things to say about what happened when I got the deposit back but I would firstly like to say, Forrest, if you are going to reply to this like you have to all the other bad ratings you have on Yelp, please save yourself and everyone else the time. If you had something to say to me then you should have gotten on the line while I was on the phone with your associate or called me back like I was told you were going to. When I moved out of the house and gave my room over to another housemate I left my blinds, in perfect condition, in the garage. Upon receiving the deposit back, it came to my attention that I had been charged for a whole set of new blinds that the company went out and bought. I get it, I should have put the blinds back and left the room the way I found it. I should be charged to have the blinds put back in. I should definitely not be charged because 8Z was too lazy and not thorough enough to even check the blinds to make sure they were not damaged. Also, how incredibly un environmentally friendly to buy a new set of blinds. They also missed an entire set up blinds missing on the back sliding door of our house. I argued to have the charge dismissed, tried to get a head person in the office on the phone, was told they would call me back, and they never did. They did not ask any tenants to be present during the walk through and also did not provide a check-out list upon move out. I am so happy I never have to deal with this company again and hope they can improve the way they operate. read more
