Wall damage

Part 1 I would give no stars if I could, as I have never had issues renting a space like I have had with this company. I should start with the fact that there were red flags from the start and I should have just stopped and looked elsewhere when the first red flag arose. I found the property they had listed on Zillow and it had no actual pictures of the unit, just the construction renderings. I figured maybe it was just not finished yet. I scheduled a tour anyways and the story only gets worse from there. I made the appointment for a showing and confirmed it with their system, not once, but twice. I showed up to the property and waited about 15 mins past the schedule showing time before I called the property management number. Finally after several calls in I finally got a person on the line and I explained to them that I had a showing and no agent was there. The man put me on hold and about 5 mins said the agent will be calling me shortly. She calls me and tells me she didn't see the appointment and could reschedule for later that day. Fast forward to when the agent actually shows me the unit. The building itself is fine but we go up into the unit itself and it is beyond dirty. I mean pet hair and stains on the floor. Walls are dirty. I mean I cannot believe this is the condition they would show the unit in. I say something about the lack of cleanliness and the agent states that the previous tenant had just moved out and that repairs and cleaning will be done that week. The unit is new and nice and has lots to offer but it needed a big make over before it was ready for new tenants. In retrospect, I can't believe I trusted this company to do those things before I moved into the space. Considering all the interactions I have had with them to this point we're pretty sub par. I gave them the benefit of the doubt and still applied and said I could move in about a month.

This unscrupulous company makes a habit of charging you for services and not delivering. STAY AWAY!!!

They do their leases from August to August which really puts you in a disposition if you are not a local and either need to find a way to sublet or pay rent for an unoccupied apartment for the summer months. I accept that for what it is. My son graduated in May. Moved out in June. We paid rent for the entire summer. When he checked out in June, nobody told him that he needed to keep the electricity going for the unoccupied apartment . I turned off the electricity and in turn was charged $90 for both July and August supposedly for electricity. Mind you, our electric bills were less than $25 with the electric company. My son sent me a video of the apartment to show me the condition it was left in. I am a clean freak and in my opinion the apartment was left satisfactory. My opinion is when you move into an apartment you either pay somebody to clean it before you move in, you clean it or typically the building management pays for a cleaner to come in and clean an apartment. This apartment was less than 500 ft.². I have been told repeatedly that the security deposit which is well over $2000 gets refunded 60 months after the lease ends. Even though we moved out in June, somebody moved in sometime in early August I was told it would be at least October before I see my security deposit. After reading these reviews, I'm preparing myself for some kind of excuse that I will not be getting it. Whenever you call the office, I feel like I'm speaking to some young person who puts you on hold to make it look like they're doing something and then come back with the same response, we will try to get it out earlier but it's 60 days post lease. My son put no holes in the walls. All he did was use tape to hang up any pictures or posters. I'm glad he took a video as proof of everything because I have a feeling after reading these yelp reviews. I'm in for some serious attitude from this company.

Kristin is EXTREMELY friendly and personable, but has difficulty trying to juggle too much at the…read moresame time. Helping renters find housing seems to be her very charitable priority, by asking for lower rents than other property managers in the area and giving renter applicants every benefit-of-the-doubt and leases to people with questionable credit and criminal backgrounds and shaky references. Great for struggling homeless tenants! But a nightmare for landlords / homeowners! I highly recommend that people read Yelp's "not recommended review" that can only be seen by scrolling down and clicking on the link for it. I totally agree with it! - especially about the difficulty communicating with this agency and their frequent practice of lying (when backed against the wall when they don't honor their agreements). I tried to work with this agency for 3 years, but have learned from my mistake and will never be back! I had a WAY worse "nightmarish tenant" than the one described in Greg B.'s 3/24/2022 review, but instead of thanking BCR for helping me through it, I blame them for causing it - with their very lax tenant screening process! The extreme financial property losses I have suffered from my BCR nightmare far outweigh the small rental income I ever received. Homeowners and landlords BEWARE!!!

Unlike most of the other showings where the conversation was hurried, cold and transactional, this one was warm, welcoming and actually enjoyable. Claire was gracious, very knowledgeable and thoughtful - even helping me consider what it would be like living in the house on a daily basis to make sure it would be a good fit for me. It was like meeting a new best friend - easy and friendly. Being an executive coach, I was intrigued and asked about her business. She talked about her owner partner, Kristin, how much they love their work helping good people find good homes. A day later, I went to their office and met Kristin. Then they tried to blame us for pre-existing damages (which I had proof of), ignored my emails until I threatened small claims court, and didn't return the rest of my deposit until 71 days after move-out -- well past Colorado's legal deadline. Pictures show the filthy furnace filter and vents at move-in, which caused my whole family to be sick after moving in. Yet they still claimed the house needed to be cleaned after us. This review could go on much longer, but the bottom line is: if you rent through them, document everything and be ready to get screwed. They are calculated and know how to steal your money. Hands down the most unprofessional and unethical company I've ever dealt with.

TLDR: Do not use All County Property Management of Boulder. They will mismanage your property, find you terrible tenants, and charge big repair fees without prior authorization. The full story... or as much as I care to write down: Several times they have claimed that they would work on something and have not. Before the tenants moved in, someone spoke to me on the phone recommending a light cleaning. I said yes, please have that done. That never happened. Now, three months after the tenants moved in, I am still having to email them about getting the water bill changed out of my name and into the tenants. I keep getting promises of yeah, we're going to take care of that right away and nothing ever comes of it. I am literally paying them to take care of these things and they are not doing it. I will be terminating my contract with them ASAP. Updating 9/2025... More bad things to say about All County Boulder. I have now terminated my contract with them because of further mismanagement of my property. The tenants that All County found unfortunately terminated their lease early. All County lined up some replacement tenants but failed to communicate details about them to me. I had to request more info and when I got it, I didn't like it. The perspective tenants were students even though I have specifically said no undergrad students. I had a conversation with someone at All County Boulder who tried to push me into accepting the students. I asked if they had contacted references for them. They claimed yes and all looked good. 15 minutes later, I got an email saying that actually, they hadn't followed up with references and when they did, they were informed about a rat infestation in the tenants unit. I have just received my final monthly statement from All County Boulder and learned that there is about $1500 of unnecessary charges. They hired a handyman to do some work. Despite the contract saying they would get authorization for any work over $400, I was never contacted. Work included replacing a light on the back patio that was "broken" as well as replacing the garbage disposal. The light on the patio had a daylight sensor so that the light would not turn on during daylight hours. That is why they thought it was "broken". Furthermore, the replacement fixture does not comply with the City of Boulder outdoor light fixture ordnance which means that now I have to replace it again. The garbage disposal was also not broken but was on a GFCI circuit that had tripped. I am currently working to get some of this money back because although it came out of the tenants security deposit, that was supposed to pay the month of rent after the broken lease. So far, they are ghosting me.
