Right now I am at a 3 star and the outcome of the next 2 weeks will decide how the rating will change. My son is a college student and rented the one bedroom apartment. They do their leases from August to August which really puts you in a disposition if you are not a local and either need to find a way to sublet or pay rent for an unoccupied apartment for the summer months. I accept that for what it is. My son graduated in May. Moved out in June. We paid rent for the entire summer. When he checked out in June, nobody told him that he needed to keep the electricity going for the unoccupied apartment . I turned off the electricity and in turn was charged $90 for both July and August supposedly for electricity. Mind you, our electric bills were less than $25 with the electric company. My son sent me a video of the apartment to show me the condition it was left in. I am a clean freak and in my opinion the apartment was left satisfactory. My opinion is when you move into an apartment you either pay somebody to clean it before you move in, you clean it or typically the building management pays for a cleaner to come in and clean an apartment. This apartment was less than 500 ft.². I have been told repeatedly that the security deposit which is well over $2000 gets refunded 60 months after the lease ends. Even though we moved out in June, somebody moved in sometime in early August I was told it would be at least October before I see my security deposit. After reading these reviews, I'm preparing myself for some kind of excuse that I will not be getting it. Whenever you call the office, I feel like I'm speaking to some young person who puts you on hold to make it look like they're doing something and then come back with the same response, we will try to get it out earlier but it's 60 days post lease. My son put no holes in the walls. All he did was use tape to hang up any pictures or posters. I'm glad he took a video as proof of everything because I have a feeling after reading these yelp reviews. I'm in for some serious attitude from this company. read more

Overall, my experience with BPM has been quite positive. In particular, any submitted maintenance issues were resolved promptly (urgent things within 24 hours, non-urgent things within a week). The payment portal system was easy enough. While my overall experience was positive, I will note a few things that I think were in need of improvement. There is a processing fee in the portal, even for e-checks, which I think is a bit inappropriate. There is a way to circumvent this by writing a physical check, but I am confident very few people do that -- it's not worth the $2.50 processing fee to write the check and physically deliver it to BPM's office. It seems like there should be a way to set automated, online payments without paying a processing fee. There was one event in which BPM attempted to charge what I am assuming to be either 10 units the full cost of a maintenance repair, rather than splitting the cost among them. That is, they paid a vendor $125 for a sewage repair, which came from 10 upstream units. Rather than charge each unit $12.50, they tried to charge everyone the full $125. I fought them on this, and eventually they did the right thing (I was charged $12.50 in the end). Overall, like working with any landlord, keep everything in writing and advocate for yourself. Given that level of common sense (and treating the people there with respect), I assume that you'll also have a positive experience with BPM. read more

I rented a place for 3 years in Boulder, and when I moved out I received a security deposit charge for removal of religious items. The charge was to remove Jewish mezuzahs, the tokens many Jews place on doorways to the apartment and bedrooms. They were expensive to remove because the door frames need to be repainted after removal. I wrote to them and explained that I am not Jewish, and that mezuzahs belonged to the owner's late mother who was Jewish. BPM wrote back and said it was my fault because I had not informed them on the original damage assessment about the existence of the mezuzahs. They refunded about half as a "concession". BPM is literally so rotten they will charge a gentile for the removal of the Jewish property owner's religious items. That is beyond belief. - - - Jared, You are a bald faced liar and I can prove it. From your response it is clear that you thoroughly reviewed the communications and my case in detail. You claim the refund was in full, this is a lie. You charged me 2.25 hours of labor for removal of items, patching holes, and changing two lightbulbs. You refunded 0.5 hours for patching holes and a one hour concession for removal of items. If you do the math and I am certain you did, then that leaves 45 minutes of labor I paid. Either it takes 45 minutes to change two lightbulbs, or the refund was not full. I am not the first person to accuse you of being a liar in these reviews. I think you may have a problem. read more

Everyone reading this has probably already figured out this is a terrible excuse for a company but there aren't many options for housing in Boulder other than them. I would recommend looking at sites like: -apartment list -Zillow -college rentals -realtor.com This company is so unbelievably terrible it's hard to believe they're still in business. Then you remember that they have a monopoly over student housing in Boulder and drive up the prices. My experience started off with mice infesting our house and when bpm was contacted they sent out a pest control expert who told us there's nothing we can really do, but he was wrong and I had to deal with the mice myself. Eventually I had killed them, but that's when our bathroom started to smell like a dead rotting animal. We contacted them and they said they completed our request but I wasn't sure they actually had. Flash forward two weeks and there's a fly infestation in our bathroom and I'm pretty confident the fly laid their eggs on the dead animal in the bathroom. It's been two days and they haven't done anything but they told me to get fly spray to try and kill them while I wait for the exterminator to come. Additionally our washer and dryer was out of commission for a total of about a month. It leaked once and we put a work order in which they completed, then a week later it leaked into our carpet again and once again we put a work order in which they completed. This happened a total of 4 times until they thought it was a good idea to get us a new washer and dryer, good thing it only took them 2 weeks to get that to us. Our dishwasher was also broken for about 2 weeks. Other issues with bpm include but are not limited to: -their customer service is very bad and it often goes to voicemail, when they do pick up the answer is often, "I'm sorry, there's nothing we can do" -They have monthly groundskeeping fees and I've watched the workers come walk around for a few minutes and then leave. We Don't even have grass. read more

If I could give this company 0 stars, I would. If you can avoid renting with BPM, avoid it at all costs. Where do I even begin? In addition to the bogus fees they add to our rent every month (things such as "trash clean up" and "landscaping" or other fees which have absolutely no proof, we live in an apartment building, where are you cleaning trash or landscaping??) they added ONE THOUSAND DOLLARS to our rent one month because of a broken stair tread in our community building. They also added $130 to our rent to clean up a "broken TV" in the alley behind our building. That broken TV was NOT ours. There's 7 units in my building, so if we all got charged $1000 thats $7000 to fix ONE STAIR. If they're charging almost $130 for each unit to dispose of the TV, thats almost $900 which is way more than the TV is worth. We then called them to ask why we were getting charged. Multiple times, incompetent people hung up on us, didn't listen to us, cussed us out or just were absolutely vile to us. Finally we got ahold of the boss of BPM: we asked him to see a work order for the fixing of the stair to prove it was $7,000 dollars. We asked to see the work orders for all of the fees because we had no proof he wasn't inflating the costs. He THREATENED US. He told us to never call back again or else "we would have problems". And he hung up right in the middle of our conversation. The actual boss of BPM threatened us for asking to see the work order to prove we weren't getting ripped off, which we were. If that doesn't scream that something suspicious is going on with this company, I have more information for you. We have had many things in our apartment that have needed to be maintenanced. Our dishwasher does not hold dishwasher pods or liquid. Instead of fixing this, they told us "we can't fix this so just put the pods at the bottom of the dishwasher". Our washer and dryer are so loud because they are unleveled, so they bang against the wall. BPM "fixed it", and when it was still loud, "there was nothing they can do". The entire glass pane to my shower is missing, and I have asked multiple times to get it replaced. They said "they can't get it replaced because it's too expensive", and put in a shower rod instead which doesn't prevent water from getting all over my floors. There have been countless other times where we have asked for things to get fixed, and they have never EVER held up their end of the lease by helping us get these things, the things that we are paying an absurd amount of money for, to get fixed. And now, it is summer time and we live on the top floor of the apartment. We allegedly have AC. It is 87 degrees in our apartment. We have called BPM and they said "our AC is working it's just old". I told them we cannot live in 87 degrees with no airflow in our own apartment. My own room's thermostat has read 90 degrees while it is on "Cool". They told us we have to "tough it out" until they can figure out what's wrong with it. I asked for a swamp cooler or industrial fan or anything to help in the meantime, and they said no. My roommates and I cannot sleep, and cannot even live in our own apartment right now. We have been staying at other places because it is so unbearably hot. We should not be promised an "AC" when our house is NINETY. DEGREES. So why are we paying for AC, a working dishwasher, a working washer/dryer, a functioning shower, and the countless other things we are paying an absolutely insane amount for that don't work? So we can get ridiculed, disregarded, and even threatened by BPM when we ask about these things. We are on the verge of pursuing legal action if they do not get their act together. This is the worst company I have ever had experience with and I recommend you look anywhere else. There is something suspicious about this company and they WILL take advantage of you and WILL rip you off, and make you pay absolutely absurd amounts. They prey on college students and create more issues than they resolve. read more

If I could give them less than one star I would. The absolute worst management company I have ever had. They transferred my apartment building to another management company without informing any of the tenants (I had to find out on my own weeks later when a maintenance request was rejected). Then after telling us nothing would change in our lease they in fact did change it and we no longer have access to laundry. Been calling to get our AC fixed for the passed 2.5 months, always been told that someone is coming to fix it and no one has come. As you can understand I've reached a breaking point when I can't even sleep in my own apartment anymore because I'm dripping in sweat. Called Angela today and calmly told her our situation, she said she'd talk to someone and then I was hung up on. It was a 10 second phone call. Called back 30 minutes later explaining my frustration and asking for an update or a plan and was told "I didn't even need my AC 2.5 months ago" from the same lady. I lived at 2146 Goss Cir W from Fall '13 to Summer '14 and everything I stated in the original review is 100% accurate. I'd be surprised if the owner of the building still subscribes to your management services but they did then. So, don't try to play this off as a fake review, chump. They like to surprise tenants with fees that are not communicated upon touring a property, holding a property, or signing a lease. Not just one-time fees, but recurring monthly fees. Also, they charge you to pay rent through the portal, and it isn't a small fee. It's actually worth dropping off a physical check at their office every month, which is ridiculously inconvenient. They're also unprofessional in the leasing office and manipulative to tenants. Get EVERYTHING in writing. Maintenance requests take weeks at times and there's 0 communication to let you know the request was received. Just avoid BPM at all costs. read more

This compaby ripped off my hard working son when he moved out of their property. The two bedroom o e bath apt was small and my son and roommate were messy but the place was not bad when they moved out. However... He has been paying his own rent all year. I bought a cleaning service to come in on move out day and clean the entire apartment from TOP to BOTTOM for almost four hours. I personally watched them and saw what they did and when they left, I could have eaten off the walls and floors. They did a terrific job and got every single nook including the oven and fridge. We called BPM to find out about leaving the keys and getting refund for security deposit and the girl we spoke to even said how happy they were to get the apt back in such great condition and so clean! Fast forward a few months when my son finally gets paperwork from BPM and they say their cleaning service "cleaned for 7 -- yes SEVEN -- hours!!!!! And they would not give the boys their deposit back. How can you do business like this? You're making money off young people who work their asses off to try to do the right thing?! We've rented an off-campus house for my son (and roommates) for going on three years now, through BPM. In Boulder, they're one of the major players in town. Boulder is pretty hot and overpriced, so we're paying quite a lot for rent. I assume there are many people in their Boulder office, and my experience with this company varied greatly based on whom I was dealing with. Some experiences weren't so great, I must admit---inaccurate or unclear communications created confusion and bad feelings. But I'm writing this review because I've noticed a big improvement in recent months in my interactions with BPM, thanks in large part to Rachel Aerne who has been proactive in getting me information and good answers to my questions. Our account got quite complicated this summer, but Rachel helped unsnarl it and has been awesome to work with. My opinion of and reaction to BPM improved dramatically since working with Rachel. BPM is a big rental player in Boulder, and they do manage some nice, well located properties. It's a very expensive market, so rents are pretty high. If you're wanting to rent in Boulder, chances are good you'll work with BPM. My experience is that at times BPM is not as quick to respond to service requests as we'd like, but mostly I leave those matters to my son to manage. I found BPM to be straightforward when we dealt with deposits and getting refunds back. I get the feeling they're working harder to be responsive to their clients, and are hiring good people like Rachel who are making a difference in what it's like to work with them. Their online portal is pretty slick for paying rent and utilities via AutoPay, which is also a nice convenience. read more

I rented with BPM from August 2014-August 2015. Where to start. It's hard to pick which was more enjoyable: the endless cockroach problem (which existed before I moved in), several larvae dropping from the ceiling (which had multiple openings to who knows where) onto my bed, charges that would mysteriously appear on our bill labeled something like "general commons clean up" in which we would be charged $34 for BPM's hard work picking up a Gatorade bottle our neighbors left nearby, misplacing a check for almost $1,000, being charged $25 each month for trash clean up when we shared a dumpster with at least 12 other people...the list goes on. You get the idea. This company is horrible, cheap, and deceitful. Every girl that works in the office may have just graduated from CU with a degree in communications, or maybe fresh out of high school. Finally, I have to applaud BPM for being the first company I've ever come across in which their own employee went on a 10 minute rant telling me what a horrible company they are (and then told me she was quitting). I have to agree. The only people in this company who remotely care and seem to be somewhat fair is the maintenance staff. Whatever you do, STAY AWAY FROM BPM. They are an easy source for CU students because they own 3/4 of the shitty college houses on the hill, but I promise you it is worth your time and money to research other available options for renting. Talk to other former renters, and you'll find out I'm not the only one who feels like this. read more

They are renting to more people per dwelling that they are zoned to. They don't care, as long as they are getting their over-priced rents they're happy. And yes, they will tag on fees and screw you any way they can, with no remorse! this is all all about the bottom line, not about doing good business, treating tenants with respect or kindness. DO NOT RECOMMEND. AVOID AT ALL COSTS. Even if you're not a student, you will be treated as one. First, I'm not a student, but chose to live in one of their properties out of location/convenience. When doing the initial research of Property Managers, these guys had some pretty bad reviews. But after speaking with someone in the office, saying kids are just destructive and places are trashed. I thought, "sure, yea I was in college, I get it". THESE PEOPLE ARE A JOKE AND LIARS. These people revolve around the student schedule. They state that they're going to do maintenance over 'winter break'. Am I supposed to know when that is? You can't park in your spot when the school year starts? Again, when is that? USE DATES! They replaced the nice fireplace with a POS electric one (cause it 'looks nice'). (Wish I could post pictures like in Google reviews) In the process they closed the flue at the bottom of the stack leaving it open at the bottom. Squirrel crawled in and died. Then came the flies... Hundreds of flies. So what did they do? Hang those fly trap rolls? Like, are you serious??? You need to remove that carcass! Eventually an exterminator shows up and was like, 'well, whatever was up there is gone now, eaten by the flies'. 'Oh, spectacular'. Maintenance kept entering my unit because of a kitchen leak. I would physically tell the woman, 'there is no leak. I never called. stop coming.' but they persisted for weeks saying they kept getting requests finding them in my apt in the middle day when I'd come home from work for lunch. The biggest and most frustrating of it all is the move out procedure. They give you a little packet on move out procedures like you're 12 y/o and can't read your own lease. Not wanting to take the time to clean, since I was working on my own house I was about to move into. I paid a cleaning service. $300. What did BPM do? Paid another cleaning service to do the exact same things!! WHEN IT WAS FREAKING SPOTLESS. I wish I had grabbed a picture of it. (Shoutout to Easy Solution Cleaning; Josie rocks). Also, holes in the wall are normal wear and tear. People mount stuff to drywall. If you wanted people to patch the holes themselves, you could have asked... instead you charge me $260 to patch 38 molly holes throughout the unit. Also, I was change $50 to move out trash that I definitely didn't leave. The people working this office have no clue about how to be property managers. read more

I had a great experience living at Gregory creek townhomes managed by BPM. Never had any issues and maintenance was quick, and Sydney was super helpful on the phone when I had questions about move out!! The best property management company in Boulder for sure. Also wanted to add that the maintenance lady on our property named Rebecca is AWESOME an so friendly. Love having her around. I do wish washer and dryers on site did not raise their price to $4 total per load of laundry wash and dry. But overall good experience!! read more

I'm convinced the only actual work these people do is come up with creative ways to take more of our money. I understand that the buildings that BPM manages are old and falling apart, but there seems to be a disregard for fire hazards and fixable damage. We were given the keys to our place with multiple exposed wires throughout the house, a mysterious red splatter on our ceiling, and water damage from an improperly installed toilet. On top of that, the customer service and disrespect towards tenets is unacceptable. Since tenets are paying $1,400+ each month it seems unnecessary the amount of attitude maintenance gives to us, via text and over the phone. In addition, any work orders that are urgent (in my experience, our microwave and dryer) will not be completed for at least a month after the work order is placed. This company is extremely unorganized and will try to take your money any chance they can get. Even though a majority of the tenets are college students, it doesn't give them the right to treat them like children. If you want a respectable and timely property management, DO NOT go through them. You'll end up having more of a migraine than an easy time. read more

Unfortunately one of the realtor companies who deem it appropriate to raise rent even after the economy has essentially frozen due to the pandemic. Rather than thanking those who chose to remain leasing with them (not because they had to) in any sort of way, they choose further contribute to the already existing housing crisis, taking advantage of those who require housing, and lack any sort of empathy because "that's just business". For some reason, there is an added fee for grounds keeping when there was not for the first two years of living here. The ground crew cannot even fix a simple landscaping issue. Instead they put a band aid on it and call it "fixed". With all things considered, I do not know what expenses BPM has to pay in order to operate in Boulder. But this does not change the fact that I get the feeling I am being taken advantage of at a time where money is tight for everyone. BPM lacks any sort of transparency when it comes to their business model and the hefty amount you have to pay. They just meet "realtor" checklists that result in the most profit, similar to that of companies putting "equal hiring opportunity" in their job applications so that they cant get into any legal trouble. Unfortunately, a majority of realtor companies give off the impression of uncaring, money hungry monsters. And the very important decision any individual has to make (where to live) comes down to choosing the company that takes advantage of you the least. Regarding the categories about why I don't like the company. One may say "but the quality is definitely not the worst". I ask that person to consider the following perspective. If the amount of money you are paying goes up, it implies value. But guess what, the price goes up and the place you call home (courtesy of BPM) doesn't become any bigger or nicer, the perceived quality goes down. You are essentially paying more for something you valued at a lower price, seemingly at the whims of BPM executives. BPM needs to increase their transparency in how they deal with clients, they don't have to give out company secrets, but I should at least get some logic as to why I am paying more money every year. And knowing the name of the added fee does not count as logical explanation. Don't insult our intelligence. p.s. Pay close attention to the potential (and most likely) corporate answer I'll receive. Where they intentionally misunderstand my grievances and play ignorant to them, then provide a solution to a problem that never existed in the first place. Typically, the goal of "corporate" responses like these is to give off the impression of a company that has values not tied to more profit. If you notice patterns like this, the person responding does not care about you or your concerns. They only care about giving off the illusion of a company with humane business practices. read more

If I could give them 0 starts I would. LOOK ELSEWHERE. All I can speak to are properties near the CU campus. BPM appears to have a monopoly on properties near campus which is why we are here in the first place, but if you have any way to avoid them, I strongly advise you do. Real estate prices are at a premium in Boulder, no question. Their rent is high, but you WILL pay more than you are expecting. The business model is to charge very high rents for crappy property that is not well-maintained. Then, they come in unannounced and find things that need fixing and charge the renters more and use this to fund their property "improvements." This is my third college student in rental property, so I've been through this on other campuses and I've never seen anything approaching this level of gouging of college students. I'm an attorney, so I read the lease very carefully, and it is drafted to eliminate any renter rights which BPM uses to their full advantage to upgrade their properties at renters expense and all as complete surprise. Jared is highly unprofessional. Literally hung up on me for complaining about two separate security incidents of rocks being thrown through two car windows in the rental parking lot inches from bedroom windows where the renters sleep. I asked him to install motion detector lights and he blatantly lied about the Boulder dark sky law prohibiting them - it does not. These can be installed for less than $50 and he refused. Instead, he called the principal of the local high school to reign in the students. These are not professional property managers and they have no concerns about safety. Five months later, still waiting for the lights. Jared refused to speak to me because my name isn't on the lease. I'm a guarantor of my 19-year old who has no independent resources. BPM cannot handle adults challenging their incompetence. They prefer to deal with uniformed students who can be given the run around. BPM entered the property unannounced (which the lease permits) and said they needed to replace the blinds at our expense. The renters said the blinds were broken when they moved in. BPM said the renters never turned in their condition report. The renters did, and complained. BPM later "found" the report, and claimed it was "misfiled." Two months later, still waiting for the credit on the blinds that the renters pait do replace for BPM. The online portal is a joke and they actually charge more for direct payment. Any possible upcharge they can find they will and this is for property that even college students shouldn't be living in because it is so poorly maintained. There MUST be a better alternative even if it means a longer walk to campus. Seriously, RUN. read more

Zero effort to accommodate residents. Anytime something goes wrong with utilities, BPM's answer is "I'm sorry, that'll be addressed eventually". They do the bare legal minimum to address their shortcomings. Our washing machines have been down for over a week and signs were JUST put on the machines to say they were out of order. Previously, I had charged my account only to find out I couldn't do my laundry and had wasted that money. I asked a very clear question, was given the entirely wrong answer, and now am expected to pay ~$1,000 more as a security deposit than I was told prior to signing the lease. I've lived in many rentals in many cities, and my security deposit has never been 1.5x monthly rent-- especially after being told it was a half-month up front. Please get this fixed I'm pretty sure there is something someone can do about it, or at least fix power surges when we try to keep warm and use space heaters our only form of heat. read more

Great company to work with! We rented a townhouse through them and they were amazing

Please make sure your student uses anyone but Boulder Property Management!!!!!!!!!!!!!!!!!!!!!!! They are not helpful, and arrogant! They take full advantage of students. Places are filthy upon move in which BPM states the have been professionally cleaned, carpets cleaned everything throughly cleaned. Far from that carpets were never cleaned and maybe an antibacterial wipe was used for the whole please. They are not helpful in resolving issues. Just looked at this rating and was excited to see that someone from boulder property management would have the audacity to write a review about her own company. Oh wait, I have her card right here ooh and look her signature is on my old lease agreement. UH OH BPM You should think twice about using a company that reviews their own business. read more

As a parent of 2 students at the University of Colorado-Boulder and the guarantor of 6 apartment rentals over the course of 8 years I can tell you that this is the most shameful business I have ever come across. I have never had a problem with security deposits from other companies or individual landlords but in the 3 out of 6 rentals thru BPM each time I have been scammed out of a large part of the deposit being charged exorbitant fees for repairs, lost keys, etc. The first apartment was no better than a slum, which, had I been able to fly to Colorado from the east coast when he was choosing a place, I never would have allowed him to live there. We rented the property at 933 Portland Pl and absolutely loved it. The location is wonderful and it's perfect for undergraduates and graduate students. Working with Boulder Property Management was so easy, the portal payment system makes everything especially easy and is so user friendly. We had nothing but a great experience here!!! read more

Keep in mind, they're getting one star, only because I can't give them negative stars. I have lived in multiple properties held by this company. The most egregious example of their shady business practices has to do with the front door of one of my apartments. We moved into an apartment that had stickers plastered across the entire front of the door. We later moved out, the stickers were still on the door. We were fined for the price of removing said stickers, which were already there before we moved in! Next school year I lived on the same block and guess what? The stickers were still all over the door, untouched. The very same stickers me and my roommates were charged for the labor required to remove them. I wouldn't be surprised if they were still on the door so many years later. I could write a book on this company, but I believe I only needed this one event to display their sleazy operations. Ladies and Gentlemen, this is BPM in a nutshell. They are bold faced liars and will attempt to squeeze out every penny they can get from you. For the love of God, do NOT get involved with this company. read more

BPM is not particularly great and I wouldn't recommend renting from them. They do respond to maintenance calls, but they are pretty money-hungry and penny-pinching. I paid my rent on time to them and so never incurred any late fees, but was still shocked by the zero-day grace period on rent checks and the exorbitant fees for rent checks that were one or two days late. I lived upstairs from their office and was witness to many a tenant (I assume) running out of their office yelling. Also, in my move-out process, they entered my apartment to check me out about 12 hours prior to the end of the lease. While I'd already cleaned and moved my stuff out, my plan was to go back and double check that everything was immaculate. When I reentered the apartment, the check-out sheet was on the counter, noting one small item (light fixture cover) that needed extra cleaning and recommending 1-2 hours of cleaning time. The sheet was dated for the following day (i.e., after my lease ended). Thankfully, I caught this, did a quick scrub of the light fixture, took pictures of the check-out sheet alongside my phone (which had the actual date & time) and then wrote a long complaint email to BPM. They apologized and did not charge me for any cleaning fees. I've had experience with truly awful management companies before and this is not that, but like I said, they are penny-pinching and clearly a little shady in their practices. read more
