Horrible in so many ways. They like to nit pick the parking situation and give out violation stickers on people's window, but they don't check everyone. DO NOT RENT FROM BPM EVER : I am currently a tenant to Boulder Property Management and I can confidently say they are THEY WORST landlord I have EVER had experienced. I will recommend people to NOT go to you for housing. I told all my peers to search for different landlords to find a property in Boulder. My roommates and I have been trying to reach management for FOUR months, and they have not called back, and send us eviction notices rather than coming to take a look at our home. For a house of four girls, we have OUTRAGEOUSLY high energy and waters bills, and no one at BPM cares to help us attack the issue on hand. They only call once we have ALREADY paid our bill and still are NO HELP and never address the issues at hand! If I knew BPM was this bad of a leasing company, I would have stayed away! Hopefully I can end my lease with BPM on a better note, but I've only been leasing with them for a few months and have not had a good experience. First of all, our house was a complete mess when we moved in. It is an old house, and I understand that things break down and don't look as nice, but the carpets didn't look like they have been cleaned at all and we spent an entire day scrubbing and VACUUMING WALLS covered in years of dust and dirt. We had multiple things that needed the attention of maintenance. While they were great with getting somebody out there the first time, we still have bugs under our sink and animal poop (looks like mice) that they said they would be back to look at and haven't mentioned since. I feel like that's something they'd want to get taken care of? Not to mention, we're on our second sewage backup. Again, I realize we live in an old house and these things happen. But you'd think when calling EMERGENCY maintenance for something such as a sewage backup, they'd get back to you in a timely manner. But alas, they didn't and we ended up having to call the main office a few times before getting a response. Even after they got it fixed, I came home to a bathroom that reeked of sewage, and there was still raw sewage matter in the shower and toilet. BPM didn't offer to clean this up, or even call to let us know if the matter was fixed (we weren't home when the plumber came). This raw sewage could've overflowed into our house, and as we speak I'm waiting for a call back for the second backup. I will not be singing with BPM again, and am scared to see how much they try to take off my security deposit for filth that was already there on move-in. I also would've never moved into this unit, which seems to be falling apart in the first place. They're trying to charge $300 for this same unit for the next year just because of its location, so good luck to whoever signs on that. :) read more

These guys are rip off artists. They are charging me $400 to replace a window that some drunk from the bar across the street threw a rock through. That alone is shitty, but they wouldn't even take into consideration the cheaper quotes I got. So I had to pay for the most expensive place in town, because they just sent them over to fix it while I was at work. Seems a little crooked, must be family. Also, 1 month after moving in they put a notice on my door telling me that they were going to start showing it already for next year if I didn't renew my lease right away. With a huge rent increase! I have been renting with BPM for about a month. I moved to Boulder from LA where (DC before that). BPM has been a great company to deal with. They allowed me tor rent the apartment via email and phone conversations. When I arrived the apartment was clean and freshly painted (though the paint is rather inexpensive and almost anything leaves marks in it). I arrived when the office was closed and they had no problem with a friend picking up the keys for me. The trash compactor didn't work and they replaced it less then 24 hours. I locked myself out on the back balcony and someone arrived in less than 20 minutes to help me. They fixed a leak in my bathroom promptly as well. Additionally I have found their staff to be very polite and eager to help. I just noticed the wave of bad reviews and wonder if some of the reviewers didn't read policies or are students who may be renting for the first time. They are a large company, which has pluses (easy online payment system), and minuses (the cheap paint I mentioned before). Generally I think they are much better than my previous property management company in LA. I am happy to rent from them. read more

Don't. Even. Think. About renting from Boulder Property Management. We have had so many issues with them and have only been living here for a month. 1. Our heat did not work in negative temperatures. 2. Once the heat started working, a pipe leaked and flooded our bedroom, ruined my belongings, and it took well over 2 hours for anyone to come and fix a pipe that was spewing water onto my bed. 3. We were not told that our house was pre-leased for the fall, we had to ask, so even if we wanted to renew the lease in the fall we would not be able to. I expect to not pay full rent by the end of this month because this is plain ridiculous, and terrible living conditions. If anyone chooses to respond to this review, I don't want to hear any excuses or saying it's not your fault because nothing was done to compensate for any of the things we've had to go through this past month. read more

Boulder Property Management is the worst property management company I have ever experienced. AVOID RENTING FROM THEM AT ALL COSTS!! They will take every possible opportunity they can to charge you extra money, and do not see you as human. I have paid over $2,000 in additional charges this year from fees that were no fault of my own. They are also incredibly un-helpful in situations of need. Our pipes were frozen for 2 weeks during winter this year, and our apartment flooded; we received extremely inadequate assistance and absolutely no compensation. Do not support this business! They will ruthlessly rip you off without second thought, and will hang up on you if you try to dispute. read more

These guys could literally not be worse, are negligent, and horrible to deal with. They will not repair issues in expensive off-campus housing including malfunctioning heating, cooling and washing machine in a house for 4 young tenants. They take advantage of their tenants financially beyond this nickle and diming them for every tiny item when they wont repair or keep up their own spaces. Their service is abysmal and they refuse to copy the person who signs the financial guarantee on their rentals with charges, then threaten to send them to collections when they wont pay. After multiple attempts to be copied on invoicing and statements, I was just told (prior to being hung up on) that they could not copy me on the invoices and statements. Even though I am the financial guarantor. Their practices are illegal, and I will be excited to watch them go down at some point. Never, Ever, Ever rent from them. read more

Like others who posted actual experiences with BPM, my posting went unanswered for FIVE YEARS and then the owner decided to do some damage control. Called my post bogus (which is isn't) I own a property @ 935 Broadway and have all the original paperwork from when I bought the property that shows the tenants signed a lease with BPM and noted that the smoke alarms were either missing or broken, 3 years later when we purchased the unit, they were still broken/missing. BPM owner wanted me to contact him FIVE YEARS after my post to discuss - for what purpose? I was never a client or tenant of them and have nothing they can offer me. I am telling the truth and have no reason to lie. The smoke alarm was just part of the story, the tenants also had space heaters in the unit for over 2 years because BPM couldn't fix. They sent out a property manager who looked at it and said she didn't know anything about furnaces (so why send her) and instead she brought space heaters later that week. I had several conversations with BPM when I was purchasing the property and they claimed to know nothing about any of the items I mentioned even though I had all the paperwork signed from BPM in my possession. Here's a thought - admit when you're wrong and try and build your business better. Calling everyone out as bogus who writes a bad review makes you look like an a$$. read more

Very poor property management services. As a landlord, I would caution anyone from using them. Customer service is exceptionally poor. When even small issues arise, they will merely call a repair person and send a bill - even to flip a breaker. So you pay 10% of rent, plus numerous add on fees, to save yourself a few phone calls. All charges are just passed through. They insist they get discounted contractor services, but I have found most services to be subpar and of equivalent or higher cost than contacts I already had. The final straw finally came when their maintenance services confused my property with another and they actually removed a portion of the roof from one of my rental properties. Rather than owning the mistake and trying to remedy the situation properly, they (including the maintenance manager, his manager, and the business owner) behaved like children, such as passing blame to everyone else involved, including myself, and berating me on my past decisions that awarded work to my own contacts over theirs. I needed to battle with them to have them cover the costs of the work that wasn't authorized, and they still tried to charge me for work stoppage costs. I've never seen such immaturity from a business in 15 years of owning rental property, or really ever. They told me they didn't have a need to make everyone happy, but as you can see from the reviews, they don't seem to make anyone happy. Unless you are a property owner from a distance with no interest in any details of how your property stays afloat and no landlord experience, you will be very disappointed. This company takes full advantage of students, scamming us endlessly for money and are constantly rude and threatening to everybody who calls. Renting from them has been a nightmare and has cost me an endless amount of money for various surprise fees over things that are not my fault. In their current scam, they have surprised us with a remodel in where we will not be able to cook or step out of our rooms without shoes on for up to 10 days. There was no warning about this, and I am out of money and have two exams this week and now have to be out of my apartment for about 10 hours a day and eat out for every meal. BPM rivals Comcast in terms of how terrible of a company they are. They care about money. That's it. They will charge you ridiculous fees for ridiculous things. I've rented from a decent amount of places and BPM takes the cake for amount of random fees. Like for shoveling, except not actually shoveling, just charging for it then lying about it when asked and then accusing us of being the liars. Customer service is god awful. It's like they have no training whatsoever. They will blatantly lie to you. They get defensive and rude when you question them, even politely. Brittany was especially rude. They seem to have no regard for patrons. It's almost like the management tells their employees the customers are ALWAYS wrong. They've left a lasting impression with me like no other company has. If there's one thing to take away from this review, it's that BPM cares about money. That's it. It's painfully obvious. Just consider that before signing a lease with them. read more

I am, reluctantly, writing this review in response to Boulder Property Managements handling of issues resulting from the COVID 19 Pandemic. I emphasize reluctantly, as up until this issue reared its head, I had very few negative experiences with BPM. On 5/28/2020 the residents of 2340 South Street received an email from their landlord asking all residents to sign a lease addendum. This communication was not sent via the usual channels of the companies online portal or document service, but rather emailed en masse to every tenant in the building without regard to individual tenants' privacy. The addendum was in response to liability issues resulting from the existence of shared amenities on the property. The document indicated that those services would remain closed until such time as all residents had agreed to the terms therein. At the base level, the document seemed agreeable. However, upon further reading, the clauses included seemed far too broad to be in response to just the pandemic. One clause in particular greatly concerned me. This clause stated that the tenants would waive all rights to damages resulting from "the negligence, active or passive, of BPM". Uncertain why a management company with the interests of their tenants at mind would need to include such broad language I responded to this email in an attempt at clarification. I included a query on why the addendum was so broad-reaching, asked to see a maintenance schedule (to ease concerns regarding the cleanliness of the shared amenities, a concern shared by many tenants), and asked that BPM compensate the tenants of the building proportional to the reducing in amenities we are experiencing.  The first response from BPM started to show their true colors. Instead of responding to the concerns of cleanliness or overreaching addendum, they simply stated that there would be no compensation for the reduction in amenities and reiterated that the same amenities would remain closed until all tenants agreed to the lease addendum. This response was extremely disheartening, given that many of the tenants in the building, myself included, only choose to rent through BPM due to the on-site facilities including shared laundry, off-street parking, and a pool. It took several more emails volleys to even get the company to comment of the request for a maintenance schedule. Again, the response received was dismissive and short. BPM simply stated, "That is not something we will be giving to tenants". In normal times, this would be scummy. During a global pandemic, this is downright dangerous. BPM has shown an utter disregard for the safety and wellbeing of its tenants even during the largest public health crisis in this century. If BPM plans to properly maintain the community spaces on their properties, why would they refuse to share their approach? At the time of this writing, BPM has still refused comment on the reasoning behind the glaringly overreaching language included in the lease addendum and stated that "There is no further discussion to be had on this". It is no secret that BPM rents primarily to young professionals and students, in fact, this is probably their primary market. This recent communication has shown that BPM is not afraid to exploit the limited awareness and access that these groups have in regards to legal recourse. It is clear that BPM does not have the slightest interest in working with their tenants. It would seem that protecting the companies profits are the sole thought on the mind of their management. In Boulder the housing market is small. It may seem that BPM has a monopoly on affordable housing. But this is not the case! If you have read this review this far I urge you to consider renting from anyone besides BPM. The city has many apartments and homes rented directly by the owners. There are also other management companies in the area that will be much more responsible and compassionate. read more

My daughter had some miscommunications with the maintenance team over renovations to her apartment, and got so frustrated she asked me to give them a call. She is a senior at CU Boulder and has never asked me to help her problem solve before, even when she had reason to, so I was a bit concerned. I took a peek at Yelp first, and found that the CEO and owner, Jared Minor, had provided his contact information and invitation to call him directly to resolve any questions. I did just that. Jared took my call, listened, understood the issue, and facilitated better communication with my daughter and the maintenance team. We got concerns and questions about the renovation schedule cleared up, and everything was completed as promised. I even got a personal email from the maintenance manager. I really appreciated that Jared made himself available, cared about my daughter and her roommates' concerns, and helped facilitate a solution. read more

It's pretty hard to do in Boulder for student housing, but if you have a choice, avoid Boulder Property Management! I rented with them for a number of years (at first because I didn't know any better, then because I thought I just had bad luck the first time). While you're renting with them, they aren't horrible (but certainly not good). When you move out, watch out! You'll be in for an unfortunate surprise when you try and get your deposit back. My adventure started when I moved into my first apartment. I'd signed up with them via fax and phone calls. I'd called to ask about when rent was due and not gotten a call back. I arrived a few weeks later to find a notice of eviction, a late fee, and a posting fee (to put the eviction notice on my door). My blinds were so full of cigarrette smoke that the entire apartment smelled like an ash tray. They promised to replace the blinds, and didn't get around to it for months. While you're living with them, BPM will nickle and dime you somewhat. $2 to pay a bill online, a $35 bill to fix a toilet that the plumber claimed was fixed via plunger (but I was unable to plunge myself), $30 + $5/day if your rent is late, etc. That said, it's nothing too surprising - not nice, but to be expected. Where things really go poorly is when you move out. My first apartment was a mess when I moved in - the aforementioned smoke-filled blinds, dirt/dust all over, a few items left, etc. I filled out a very detailed report on the damages so I wouldn't get billed when I moved out. I then took immaculate care of the apartment, cleaned it nicely, and rarely had guests over (no parties, etc). Upon moving out with the apartment in far better condition than when I moved in, I expected my entire deposit back. Surprise! Of my $1065 security deposit, I only got $580.46 back. The justification? "MESSY!" in big letters with an underline - no specifics whatsoever. Just bad luck, I figured. I moved into a nicer double apartment with a friend, where I didn't think I'd get dinged (to be fair, the first apartment *did* look messy when I moved out. Only, cleaner than when I moved in.) I was pretty happy with my stay, didn't need to interact with BPM much (and when I did, they were reasonably prompt). Then, I moved out of state mid-lease. My roommate managed to find a sublet after a few months, so I could stop paying rent. I came into town and we did a sublet agreement with BPM. We paid an additional $580 for the sublease agreement, to make the new tenants liable. My deposit ($1492.50) stayed in place, and the new tenants had no deposit to pay. Eventually, it was time for my deposit to come back. About a month late, I finally got mail from BPM. I hoped I had the majority of my deposit still, and checked the envelope. I couldn't believe my eyes - my $1492.50 deposit had turned into a $2790.05 BILL with only a couple weeks to pay!! The sublet tenants had never paid rent, gotten evicted, and instead of chasing after them, BPM came to *me* with the bill - despite the sublet fee I paid. So BPM hit me for $4,862.55 and was threatening to ruin my credit if I didn't pay the bill for the tenents they didn't bother to evict for months (but had me pay late fees on), didn't tell me about, and bill me with barely any time to spare. I was unable to get BPM to shave off any of the cost, and had to deal with it myself. If you have any option, do NOT sublet a BPM apartment unless it's to a very reliable friend. And if you get a BPM rental, assume that you won't be getting back a large part of your security deposit. Honestly, just avoid BPM if at all possible. I wish I had. read more

These were almost the worst people I've rented from in Boulder. We killed 18 mice in our house because there was an inch and a half fall between or front door and the floor. They were unresponsive to our requests to get it fixed. Our front door lock was broken as well and they responded with the same apathy and tardiness to that problem as well. read more

Do not rent from Boulder Property Management. For two of the coldest weeks of the year, temperatures reaching -12 degrees, we had no heat in our house. We had to call well over 5 times to finally get someone to take a look at our frozen and broken pipes. After 3 visits from maintenance people we were told it was all fixed. Then we woke up the next morning to water gushing from a broken pipe in the closet, ruining our things and soaking the carpet. Then again we were told it was all fixed, and now there is a spot on the carpet that is constantly wet. Although we asked to have a discount on rent for the month due to the barley livable conditions, BPM made it obvious to us that their customers are far less important than their bottom line. My roommate and I have left reviews on Yelp before about their terrible service, but they were only met with management trying to cover their asses and not take responsibility as well as one review being removed all together. So do yourself a favor DONT RENT FROM BPM! read more

Kids, get your parents involved when dealing with this office. My son lives in a very, very expensive hellhole. When it comes to getting anything accomplished you need to have perseverance and as big of an attitude as BPM. For maintenance I would fill out a work order and get a copy of it for every little thing no matter how small. Watch billing closely and don't tolerate big amounts taken out of your deposits for units left in good shape. Look high and low and be sure to mark every single thing wrong with the apartment when moving in (no matter how tiny), and take pictures of your cleaned apartment when moving out. You have to be your own best advocate. read more

I had a good experience here in the beginning. However, you have to pay your rent on the very first of the month and if you don't on that exact day you get a late fee - something I had not experienced with any property management company in Boulder before; and property management companies in Boulder are a pain to deal with. Also, I have no prob paying my bills. Sometimes I go out of town! They knew I wasn't a student. Cool it on that BPM! I don't want to name names, however one of the property managers there was super fake and would show us the ugliest apartments and call them "beautiful" when they are run down and overpriced. I guess she was also our rental manager or something even though I had only spoken with her once. After I had moved out I had some important items sent to my old address that the post office didn't forward even after I had requested my mail to be forwarded to me. They confirmed my package had been delivered to my old place. I called BPM to see if I could get my mail key from them to check my mail and they transferred me to Barb's voice mail. A few hours later I never received a call back so I called again asking for her and they tried to say " she's away from her desk right now" and clearly lying to me. Hello, I wasn't born yesterday! I told them that I needed to talk to her because it was an urgent issue and bam, all of a sudden Barb magically appeared at her desk, picked up the phone, and she yelled at me and scolded me for not fully cleaning my apartment when moving out and was inappropriately trying to shame me for it. Ya it was dirty, whatever and who cares! I have the money to pay for their lame charges. I was just trying to get my mail key to check the last of my mail delivered there. I wasn't trying to feel the wrath of some weirdo woman's stress. She proceeded to tell me that I couldn't get my mail key and I had to argue with her about that and then she went on some tangent about how it would take "15 hours" to clean my apartment. At this point I was fed up with her and I was like "ok" and I just wanted to effing get my last mail delivery there. I didn't leave my apartment spotless by any means but there wasn't trash laying around (besides those crappy blinds that fall off with your mere and gentle touch). The apartment was 750 square feet. There's no way it would take more than 3 hours to thoroughly clean that place. That crazy lady was lying just like she did when saying our apartment was "beautiful" to begin with. I must say they don't deserve one star. There's worse property management companies in Boulder to deal with. Try to work directly with property owners. They are more understanding and not working for "the man." read more

I have been renting with BPM for a year and a half now and have had a fantastic experience with them. In my first week in the property BPM had an old window replaced and had the floors in both the kitchen and bathroom redone. Not long after that they put in a brand new shower. All of this was done without me asking and improved the apartment massively. Unfortunately, in the last year or so I have had some financial struggles. During what is a horribly stressful time BPM has been unbelievably understanding and patient with me. They have gone out of their way to work with me and have given me extra time to work out ways to pay my rent. I don't think many other property management companies would have worked with me to this extent and I am unbelievably grateful to them as a result. I would definitely recommend renting with this company. read more

We just got charged $95.00 because they had to come fix the drain in our kitchen sink. The thing is, according to our lease, we are not allowed to fix ANY problem in the apartment, we have to call them. So for something that we could have potentially fixed with a bottle of drain-o, we had to pay $95. BECAUSE OUR LEASE SAID SO. The nerve they have to put a "Happy Thanksgiving" stamp at the bottom of our rent bill after charging us $95 for a clogged drain. Shame. On. You. Like everyone else has stated, they do treat you like absolute shit. They have no respect for your time or money, and no appreciation for the fact that some people have a dire need to find a place to live. They want to know in January if we are renewing our lease? I'll let you know right now. FUCK. NO. I'd rather live in the park on the banks of Boulder Creek then give them one more cent of my money. read more

Rent literally anywhere else. These people are almost criminal. They will find *every* excuse possible to dock you, fine you, intimidate you, stall for time, etc. Whenever you make a request that they think will take an ounce of effort, you'll hear the refrain "we run over [insert big number here] properties in Boulder so unfortunately we won't be able to assist you." If that's the case then BPM should hire more people so they can run their business properly. A few things I learned from my time leasing from BPM: 1. They say upfront that you can paint your walls with no penalty as long as you get the next tenant to agree to assume responsibility for those painted walls. What they don't tell you is they won't give you the contact info of the next tenant, and their promise to call the tenant themselves is a lie (I confirmed with the next tenant that she never received a call.) They charged me $700 to repaint the walls even though the next tenant wanted to keep my color. 2. For an August-August lease, they will force you to renew (or not renew) in January. That's 8 full months before the lease expires. No other property management company even comes close to this demand. This constraint implicitly forces you to keep renting with them. 3. You will never, ever get a call back from anyone at BPM. I left messages for most of the phone tree trying to get in touch with someone. Don't waste your time. 4. BPM does not reply to email and has restrictive operating hours. If you work full time, it's very difficult to get even small logistical things done with them. 5. Kiss your safety deposit goodbye, because there is nothing you can do to get it all back once your lease ends. My roommate and I cleaned for 5 days before our lease ended. You could eat off the floors. It was pristine. Then we had a mystery charge for hours of "general cleaning" docked from our safety deposit. I could go on and on; these are just the first points that came to me off the top of my head. Do not get caught up in their abuse. read more

Boulder Property Management are criminals. They will charge you for every little thing they can and bully you into submitting. If you do not, they will threaten to evict you or let you know that they do not value you as a customer and that they can easily replace you. There is a $50 fee per day for late rent, this INCLUDES banking errors out of your control. They charge for you to get any maintenance done, including in public areas (such as lighting on the sidewalks ect..). They force you to resign in January, making it so that there is little option to find a new place. The fact that a company can have such consistent negative reviews and still thrive in Boulder just shows how ridiculous the real estate market it is here and how freely companies can bully customers. That said, do not think that you will be the exception, they are a terrible company and terrible people and do not mind treating you like garbage. read more

I am truly sorry to have to add yet another negative review for BPM, but if it saves just one poor sap from the torment we endured it will be worth it. My roommate and I had relatively no problems with BPM in the beginning. We were naive, quiet juniors in college who were just desperate to find a place to live. While the staff were relatively unhelpful in aiding us in our decision, we eventually found a nice 450 sqft. apartment that was close to campus. However, when the maintenance problems started, thats when things started to go down hill. First, our toilet overflowed on our very first night in the apartment. It was fixed relatively quickly because we phoned the emergency maintenance line. About a month and a half later, our shower faucet sprung a leak and separated from the shower wall. This took three visits from the questionable handy man to get fixed, and even then he just filled in the area between the faucet and the wall with caulk. But we lived on, the apartment was in good shape other than that. When it can time for us to sub let it out when we both studied abroad, all hell broke loose. We had a sublettor in mind and we got her all of the paperwork and had her sign everything. When it was BPM's turn to get the paperwork completed on their end, they began to "need another copy" or claim that our sublettor had never emailed them. We worried, but eventually everything was settled and we headed out. Before leaving, we had filled out some preliminary paper work saying we intended to move back in when we returned and sign another year's lease. I saw the lady put it in our file and place it in the cabinet. We told her repeatedly to email us if anything should happen, not call, since we would be abroad. She smiled and waved us away. As the months ticked on into March, I grew concerned because I had yet to recieve any paperwork from them concerning the resigning of our lease. I was talking to my mother one day and she said that my phone, which I had left in the States since it wasn't a smartphone and I couldn't use it, had rung a few times the other day. I emailed BPM, asking them about our papers. I recieved a brief email in return saying that since I hadn't answered any of their phone calls, they had given our apartment away. ARE. YOU. KIDDING ME After all of our efforts to ensure we had a place to stay for another year, all of the paperwork we had filled out saying we would only be reachable by email, they gave up on contacting us on the first try. I have never been so shocked by how negligent a company could be, just claiming that one phone call was enough to tell us that they had nullified our lease renewal. Absolutely unacceptable. I was skeptical about BPM because of all the reviews, and the fact that our previous landowners were Sunnyside who were literally the worst people I've ever dealt with, but BPM really did provide a great experience for the year we lived in our apartment. I lived in the Gregory Creek apts and literally any time there was a problem, they fixed it almost right away. We had a pretty horrible shower (which we knew from the beginning) and just thought we'd deal with it no big deal. Halfway through the year, someone came by to see when we would be gone for the holidays so they could rip out the shower and completely redo it. It was like a luxury shower after they were done! Even though re-painting and steam-cleaning are standard things to do between tenants...who do you think ends up paying for it? That's right...YOU. Having to tell them in DECEMBER whether or not you are moving out in JUNE is absolute horseshit. Every person in that office has absolutely no respect for people's time and money. Unfortunately they own 1/2 of everything to rent in Boulder, so your options are pretty limited. Avoid them if you can...But I also heard all the other management companies in Boulder are the exact same. So you do not really have much of a choice in renting from them or not. I have had a very bad experience with Angie and Kate at Boulder Property Management. There was a misunderstanding of delivery of a required form. The form had been signed (and notarized) but had not been received by them. They have a fee that they charge you because they are waiting for a form. This is not reasonable, as it is part of their jobs to obtain the signatures - not mine. Even after trying to remedy the situation, they refused to waive a (made-up) fee. It is shameful that they are taking advantage of CU students and their parents. I would not recommend renting property from Boulder Property Management, as they do not take the time to work with you or try to find solutions to problems. Their main objective, as far as my experience, is to collect fees and profit from an already lucrative business in Boulder. read more

My 2 sons rent from Boulder Property Management. I am very pleased with their service. One of them lived in 1920 19th Street for two years and my other son lived at 4440 Laguna for 5 years and Boulder Property Management has been very good at handling their maintenance requests and working with them during a few financial situations over the years. I really appreciate how they are attentive in picking up the phones as well. I have had some really bad experiences with other management companies back in the day, Boulder Property Management is a far better company. read more

NOPE NOPE NOPE!! try to avoid at all costs!!! I don't know who the positive reviewers are, but if you look a little deeper into their profiles none of them even seem real ie. very few reviews, no friends, leaving bad reviews on FourStar... it seems like BPM is posting untrue positive reviews about themselves. I have lived with BPM for 2 years out of convenience because unfortunately they own a lot of properties around campus. They are rude, unqualified and cheap. We have had bad experience after bad experience. From extremely expensive move-out fees (they charge absurd amounts to clean the carpets, which by the way ARE DISGUSTING, and even minor things like changing locks were $$$ ect) to unhelpful maintenance, disgusting move-in conditions, petty fees. I complained because one of bathrooms has paneling peeling off the walls and mold growing behind it. I repeatedly tried to contact maintenance both by phone and email, it seemed like they were avoiding me for weeks, multiple times telling me over the phone the main guy had just stepped out for an "emergency". Finally the answer I got was they "could not finance" the repairs. Well that seems off to me considering we pay thousands every month for rent. Maintenance is unprofessional, never informing you when they're going to show up (which is actually a violation of the tenant's rights) and BPM never takes responsibility because they hire outside companies for all repairs. BPM itself is extremely inappropriate to student tenants in particular. They knowingly take advantage of student's busy schedules and low knowledge about leasing. We had a water leak for months, a 4 bedroom unit paying monthly bills OVER $200 for OUR WATER BILL ALONE, repeatedly told BPM over the course of 2 month, and all BPM emailed back was we were negligent tenants for not reporting. Doesn't make sense?? Welcome to leasing with BPM!! Just overall seriously very low quality rental company. IT WILL BE WORTH YOUR TIME TO LOOK ELSEWHERE!!!! 10/10 would NOT live here again or recommend to anyone. read more

Wow, where do I start? They took forever to get maintenance out when we had a problem. They nickeled and dimed every chance they had. Late fees were outrageous. They know students rent from them so they make extremely long and complicated lease agreements. The WORST part was moving out. Me and several of my friends spent DAYS cleaning up the place and they took over $2,000 from our security deposit, for a 3 bedroom unit! They cited absurd costs like almost $700 for carpet cleaning, a huge amount for trash pick up even though our unit produced almost no trash and a litany of other small things. I would NEVER rent from them again. They take advantage of the fact that students cannot fight their charges with enough legal knowledge and they will leave you penniless with no options. I lived in a BPM property at 825 Lee Ave in Louisville. The neighboring property is owned by the same owner and also managed by BPM. Within a few weeks of moving in, the neighbor expressed his negative feelings about a mixed race couple with a mixed race child moving in. From May 2016- April 2017, my now two year old child and I endured being called niggers, sand niggers, dune coons, and so on. He also called my daughter a retard because she had difficulty walking at the time. When we had visitors, even mothers with young children, he walked up to them and asked why they were there. He once implied his outdoor grill could easily set our home on fire and look accidental. The police spoke to the neighbor and told us if it escalated to full on threats, it may become a misdemeanor harassment charge, but until then there was no basis to call it anything other than a neighbor's disagreement. I reached out to BPM, thinking if one tenant were to physically abuse another (comparing it to the verbal abuse in our case), there would be some kind of procedure, but they said they don't have any such policy and suggested I call the police. We moved out in April 2017 and our lease ends July 31, 2017 with the option to move out June 31, 2017 which we took. We did not get a subletter and have simply paid rent and utilities on time and in full for April, May, and June for an empty rental. It has been a hardship to pay two rents for this time, but we did not feel safe in that property. Our lease has a clearly written option to move out one month early with no extra conditions. I have a record of writing an email to them on May 7 to take that option, though I did not hear back from BPM as they are not easy to get in touch with and respond slowly to email or messages from current residents. They are still denying us that option and asking for July rent though it is not owed. In response to a discussion on the matter, the property manager said they would not leave the property owner without one month's rent. Clearly BPM has made an error here and needs to pay that month to the property owner themselves. No matter the outcome, it's concerning that they rent heavily to college students but clearly do not have resident safety in mind and are concerned more with property owner satisfaction. By their own admission, if one resident is physically violent toward another in the same location and the police charge the violent resident, BPM won't even evict them. Last year, a CU student was convicted of a terrible sexual assault, was given a slap on the wrist in court, and returned to school after 6 months. BPM's policies would make it possible for him to live alongside his victims and endanger many more. As the parent, I would never let my college-aged child rent from such a place, and I regret helping them make money at all. I've been renting in Boulder for about 10 years, including during the time of the big flood, and have had excellent experiences with every other property manager all of whom proved themselves flexible, kind, humane, and thoughtful in a way BPM has not read more

I went out of my room in my underwear to see what was going on and my living room wall was completely gone. GONE! The staff is completely retarded and rude.
