I saw their ad for an apartment on Craig's List and checked out their website. I found an ad for a studio and applied. I was told it was already rented, but they did not take down the ad. The company seemed to want me to check out their other properties. Two days later, the ad for the studio was still on their website. It sounded like a "bait and switch" tactic. I'm convinced this company may be "fee collecting" from folks seeking apartments in an already tight housing market, just "adding salt to the wound". I am updating this review in response the owner Peter's comment. First of all, thank you Peter for taking the time to comment, however your response was inaccurate. I called and spoke to Mickey at the front desk on December 13, 2025. Mickey was kind and actually showed empathy and understanding after my daughter and her roommate received a second bill from Deborah in Sunnyside accounting office, stating that this be paid or a late fee assigned! The girls, her roommates parents, and I had called and emailed about these outrageous fees- which on top of very high rent was unacceptable. Taylor and Victoria acted nicely on the phone previously, but totally gaslit us and never followed up with us. NO ONE CALLED US BACK! On December 13, my husband contacted Deborah about the late charges, the called got heated, my husband got angry. I called back two hours later and spoke to Mickey, after asked if I could speak the the owner, she stated that Cody Ramos was the manager of Sunnyside as his Dad Peter retired. I was patched through to Cody, he did not call me. In fact, he said he would never have followed up because my husband was rude and said that our lease states that fees are levied for call outs for service- $85-$95, and that he had a huge pile of similar issues on his desk that he hadn't got to. I asked why then would accounting send the email without him having looked at our case- going on since October??! Plus we signed our lease with Boulder Property Management not with Sunnyside and there was nothing about call out charges in the lease. I was nice but firm. Cody agreed to drop the charges- thank you. But FYI: The house next door is also leased by Sunnyside- Peter. Again, being gaslit sucks. I'm a landlord also, and I would never in a million years treat my tenants this way. Beware of leasing from Sunnyside they have a 1 and a half stars for a reason. My daughter and her roommates spent two years at a Sunnyside property and during that period maintenance was responsive, and the office staff was helpful. Unfortunately, at the end of their second year they experienced two floods within a period of a couple of months. Upon learning that there was no lead-based paint or asbestos on the property during repairs for the second flood, the owner was audibly relieved. According to him, a positive result would have led to additional permit and repair time - note, the lease indicates that the property is confirmed lead and asbestos free. We were initially told that the repairs would take four weeks, once the permits were obtained. A few days before the start of school, we learned through a voicemail that the apartment was deemed unlivable. Sunnyside did not assist with temporary housing required for the first week of school, which left us paying for a hotel, scrambling to find a new apartment, and hiring movers. We did at least receive our security deposit, but only after paying out of pocket for housing, move and new lease expenses. Even though Sunnyside was completely at fault, it was clear that their focus was on covering themselves, rather than helping their tenants. read more

I don't usually write like this harsh, but cannot help it. My son who lived at Fraternity that this awful company manages is facing the issue. It seems what they do is a rip off. What I'm hearing is really unbelievable. He's trying to get hold of Laura, in the lease group for Fraternity property. I cannot believe that she never replied to his email and not available to see him without any apparent excuse for 4 months. I also called the office and asked for her but she not available. He is literately no longer living there, as he had to move out per the Fraternity rule. She should change the contract. But by not seeing him in person or ignoring his email, she just keep charging the lease. read more

Please do not rent from Sunnyside Property Management, save yourself the money and stress. Renovations on my son's house should have been completed by move in, they were not even close to being finished. My son is living in a hotel and will be living there for at least a month while Sunnyside finishes their renovations. Sunnyside is paying for the hotel but the location is far from the hill which is where my son planned to live. This has caused a lot of stress for all the tenants who are displaced and there is no end in sight. Meanwhile Sunnyside continues to charge rent and demand that its paid. read more

We are currently seeking legal ( family lawyer) and court assistance. This Property Management is the true definition of "Slum Lord" & takes advantage of CU students. The current rental is falling apart, work orders are not handled professionally or accurately & Peter is not only rude (if he disrespects my son again, the authorities will be called & requested each time, you're an adult & landlord, act like one) but has NO customer service experience at all. Charging students for the incorrect work order leaking shower, dishwasher maintenance & NOT identifying "MOLD" that is not only illegal but unacceptable living condition of CU students. We have documentation of a "Restoration Company" findings along with videos, photos & messages with the "Mold" issue. We are NOT renewing & will be taking action. This Sunnyside Property Management company will take students hard work money, take advantage of the parents that co-sign & not adhere to the lease or have INTEGRITY. The BBB will be notified this week, more reviews are that 100% true will be placed & legal action will be starting. Lastly, we will go over the move out walk & have ensure these students do not get taken advantage of. I have been quiet long enough & advised I will start to write reviews, BBB, legal action with valid documentation, contact CU higher authorities, local news stations, Chamber of Commerce, & whatever else it takes for this company to have integrity. I have worded in Property Management over 15yrs in luxury living & understand the difference between my expectations & student housing. However, its not ethical to take advantage & bully CU students. We owe money because apparently a little apartment needs a $600 move out maintenance, $500 painting job (of the ceiling...), $600 move out cleaning, a flat rate utilities charge of $450 and more. Criminals. BEWARE If you set up auto pay they will charge you for MONTH 13 of a 12 month lease. They did it to the entire sorority house. They claim they have no control of the auto pay company because its an contracted company. But they wont refund your overpayment unless you contact them and demand the overpayment to be returned. Rented with this terrible company for many years paying rent early every month. They treat their tenants terribly and when they actually do a maintenance request the job is never fixed. During our time living there they accused us of leaving our service animals poop in the center of the building. We had already been living in the unit for two years when this happened. They did zero research and just assumed it was us because we had a registered service animal. Thankfully we had a camera and showed them it wasn't us, but they were going to evict us without even checking if anyone in the building had a unregistered pet. And had we not shown the evidence they would have assumed it was us. F*ck the police was vandalized on the building while we lived there. They pressure washed it but you can still see it on the building off of Broadway. Being an officers daughter, I am offended they didn't do more to cover it. The AC and heat do not work properly. You will need to invest in your own AC and heater for the summer and winter. The appliances in general are old and don't work well. You automatically lose $260+ of your security deposit the day you pay them. According to the lease they will pay whoever they want to clean your carpets and charge you at least $130 for steaming the carpet. They do not allow you to do this on your own. They also will charge you for extra trash but they make everyone move out the same week. Therefore the trash is overflowing and because they don't allow you to move out any other time you get charged for the extra trash. Then they require a turn key cleaning of at least $100 even if you scrub your unit. We spent over 48 hours scrubbing the walls and cleaning out apartment and they still charged us. We even pressure cleaned the patio and front porch and they said it needed additional cleaning. They will even charge you to send you the security deposit check certified and they won't allow you to pick it up in person to avoid that fee! THEY WILL HOLD YOUR SECURITY DEPOSIT FOR THE FULL 60 DAYS! They literally sent the deposit on day 60 and we didn't receive it until day 62. I sent them a 7 day demand letter because they charged me for normal wear and tear and broken issues they never addressed (broken garbage disposal for years). Well they responded after the 7 days and gave me $351 dollars back because they had my description on file but never checked it before sending the deposit. I should have filed with the courts on day 7 when I did not have my recollection in hand. But I made a mistake and waited. They want you to just accept what they originally give you. They also don't calculate interest correctly it was only off by some change but they still kept it. DO NOT RENT WITH SUNNYSIDE PROPERTY! THEY ARE SCAMMERS!! read more

Had no choice when Sunnyside acquired the previous property management company about three years ago (almost ten years into my rental time). Maintenance calls on my 40+ year old condo were few and answered promptly, and their repair folks were top notch. I chose to take advantage of Sunnyside's Early (lease) Termination program, and it was a very unpleasant experience. After paying a fee of one month's rental, most of the six-week rental process falls to the tenant (including scheduling tours and providing photos). I asked to review ad copy, sent suggested ad copy, and requested a list of web sites where the unit availability was published. After not hearing back for three days, I called the Sunnyside office. I was told by my contact that Sunnyside had no intention of calling me back, as they deemed me a "problem customer". The poorly written ad copy on their sites was reduced the next day to one sentence. Approximately ten days later, Sunnyside edited the unit advertising and used my suggested copy verbatim! I was not notified. With only two weeks left in our deal, I complained about the high rental price and their cluelessness about the surrounding market, and failure to follow up on potential tenant emails. Sunnyside then told me they had conducted a "market survey" and lowered the monthly rental price by $255. I rented the unit for almost 13 years -the paint and carpet was at least 16 years old. I heard from a neighbor who was in touch with the unit's owner that Sunnyside told him upgrades were not necessary. I've never paid a substantial fee to a company and then be told their intention was to ignore me. But Sunnyside Property Management did. Nor have I dealt with a property company so intent on trying to rent a 40 year old property for the same price as a sea of units, within a five miles radius, built since 2010. Sunnyside Property Management did. Their employees during the Early Termination process were less than professional, never apologized for their intention to ignore me. DO NOT RENT FROM SUNNYSIDE! This company does not care about their tenants and will charge you for the most ridiculous things after you move out. I left my apartment in pristine condition after spending days cleaning it, and expected to receive my security deposit back in full. However, after months of not receiving my deposit back, they sent me a letter saying I owed THEM another few hundred dollars for things that are absolutely not the responsibility of the tenant. Sunnyside was excellent! We moved from out of state and rented our home site unseen. The home was very clean, and repairs were always taken care of. After two years we moved out to a bigger home. Move out was just as friendly and professional, and we received our deposit back minus what actually needed to be repaired/painted. I would rent from Sunnyside again! Highly recommend. read more

I thought my last property management company was bad, Sunnyside definitely takes the cake. My wife and I applied to an apartment that was listed as a strictly no student property because we value our peace and quiet. When we moved in, it was anything but. We had an extremely loud and inconsiderate upstairs neighbor who was a student at CU. When we inquired to Sunnyside about it being a no student property, they informed us that students actually ARE allowed. Without the false advertising in the original add, my wife and I would have never applied, but we were kind of stuck at that point as the ad was closed and there was no proof of their wrong-doing. I'll leave out some small annoyances to be more concise, but fast forward to getting our security deposit back, Sunnyside took 80% of it on BS charges that I'm sure they hit everyone with regardless of the state of the apartment. They claimed holes in the walls were present so that had to repaint the entire apartment, they hired a maid for $100/hr for two hours to clean a perfectly clean apartment, and charged us to repair a bathroom towel bar they claimed we "ripped off the wall" when it was broken we when moved in. We had put in a work order to have them repair it months ago, and while they claimed a repair was made it simply never was. I could go into a ton more detail. Just be warned, your security deposit is not safe Sunnyside will do anything (including false advertising) to make a buck. read more

STUDENTS BEWARE!!! I am a business owner that had the unfortunate fate of having temporarily rented an apartment from Sunnyside Property Management. From my own personal experience; Expect to lose 80% or more of your security deposit. I breath a sigh of relief that my credit score was over 800 and I wasn't required to provide first and last! One would have thought that I had thrown weekly wild parties in the disgusting basement apartment I rented in the dead of winter w/ all the "valid" charges for damages to the apartment including charges for having to rebalance the refrigerator on a floor that caves in when you walk on it. It was literally a garage w/ a slope that they thought some plywood would fix. Causing damages to the walls (I never put up any pictures.) Charging me to re-chalk the bathtub due to mold when I had a flood to clean up every time someone did laundry making the entire apartment smell moldy after the flooding and musty after everything dried out I've posted just a few pictures of this place. Don't bother complaining either. I begged for weeks for someone who to come out and fix the drain in the laundry room that was flooding my apartment. Crickets. I asked them to replace the obviously "walked on too many times" carpet. Crickets. I asked them to clean the ducts because I would have a visible layer of dust from the heat vents EVERYDAY the heat was operating. Crickets. I asked them to have the snow removal people clear me out a path to my apartment since I was paying for snow removal services. Crickets. One of the doors into the apartment would not lock and requested that they fix it. Crickets. I asked them to fix the sprinklers that were watering the cars instead of the dirt lawn. Crickets. Asked for original invoices for yard, snow, trash, electricity, water, gas and yes, even the invoice for the removal of a raccoon and her litter which they did indirectly bill me. Some of the items noted where eventually corrected but, only after a badgered them w/ phone calls to have someone come out. They will justify thru their "ledger", as many charges and they can up w/ to whittle your security deposit to as close to zero as possible. I am still fighting this company and has now gone way past the money I was cheated out of and I now consider it a matter of principle and will certainly posts updates here as well as on other social media platforms. I'm hoping that this post can serve as a warning to poor unsuspecting students or anyone else that may not have the resources to push back against this type of greed. Thank you, louis read more

If there was less than a 1 star rating, I would give it to this company. We rented a house in Boulder (on the hill). The kitchen sink was leaking through the floor to the basement, shower ceiling was collapsing and molding. We called for service and they were slow to respond. Most importantly, when we moved out they attempted to keep most of our damage deposit. We had to appeal, call, email, phone in order to get some assistance. Upon further research, we found that they submitted falsified contractor work orders when the work had NOT been done but charged to us. They have been officially reported to the Boulder Housing Authority. This is an unethical business! Get everything documented in writing, video and still photos of any property you rent from them. read more

BEWARE If you would like to be treated fairly and with respect I highly recommend you DO NOT use Sunnyside Property Management if you need to find a rental in the Boulder/Lafayette area. I rented from Sunnyside for two months as my previous management company closed their Colorado offices. I decided I needed to move due to health reasons, I found a place that suited my needs very well but it would not be available until the first of August 2020. My lease was up June 30, 2020 so I thought great I can give Sunnyside a couple months notice Boy was I wrong! I called Sunnyside and gave my notice, they told me they would not extend my lease by one month. I would be homeless July first because they refused to work with me. They also showed the unit while I was still living there during Covid-19 even after I voiced my concern, then just banned me from calling them. When I vacated the unit on June 30th 2020 I left it in move in condition. Sunnyside had 60 days to return my deposit and they took the full 60 days to do so. The money they took from my deposit was fraudulent, They took $100 for carpet cleaning and there is not carpet in the unit, they also charged me $160 twice for cleaning a spotless unit. These charges were from two different cleaning companies. I did dispute these charges and still they refused to give me the $100 for carpet cleaning stating they had to clean the runner that went up the stairs (see attached picture of the runner not even worth $100) they claimed the $160 for double cleaning was an oversight. The reason they do this sort of thing is because they get away with it so often. So if you rent from Sunnyside good luck and if you are thinking about it think twice. read more

My daughter rented through Sunnyside a couple of years ago and they wrote her lease wrong (in her favor). Laura (office employee) then called her and attempted to trick her into signing another lease. My daughter refused to do this. There were 2 people in this office that signed off on this lease and it was their fault. Peter called my daughter and did many things to intimidate her both by phone and then having an attorney send her letters demanding she pay extra on a lease they did wrong. My daughter didn't fall for it. When she moved out of the apartment we spent hours cleaning it. They then kept her whole deposit. I did feel they had a right to keep a few hundred dollars of the deposit, however, not the whole deposit. My daughter sent a response with pictures requesting a portion of the deposit back. Many of the charges were for wear and tear, such as the charge for tightening toilet bolts and the toilet seat. Sunnyside's response was sending a check for a few dollars (less than $5.00). Our response to this was obtaining legal assistance. My daughter ended up getting all of her deposit back plus more. Peter and his team could have dealt with this whole thing very differently. What a scam! Interesting to see all of the other negative reviews!! I just got my deposit return, out of $1800 I received $541 back!!! I was charged $900 for cleaning and the carpet cleaning wasn't even included. They will take your deposit then rationalize keeping all they can. I did clean everything, even behind the refrigerator, mop etc...There is no way with the house being clean, nothing in it, how could it cost $900 to touch up the cleaning.I work hard for my money and DO NOT appreciate being scammed out of it. read more

They will do everything they can to keep your security deposit. If you must rent from them take pictures of everything when you move in and move out be meticulous, there is no reasoning with these people. The office staff are rude and incompetent. We paid $2400/month for a house that is badly in need of all new appliances and a kitchen remodel. We had to tolerate the place being shown for 2 months without it being rented because they were asking far too much for rent. We hadn't rented in years, we are clean and handy and made the place nicer than when we moved in. They'll even take the cost of mailing the deposit out of your deposit! read more

I was excited to use a smaller leasing company, thought they would be easier to reach and quicker about repairs, and fairer about deposits and such. However, sunny side has been the WORST property management company I have ever used since being in Boulder. I have never left a review for anything - positive or negative - but it feels to be my civil duty to warn others before leasing with this company. The employees are horrible, ruder than you can imagine at every point of contact with them so far. It is overpriced and the housing is of low quality. They refuse to assist you beyond the basics of what are required, and they are frankly just terrible. The one star review is for their tenant customer service only. Other than scheduling a time to view the property I rented, the service was sour, dismissive, deflecting and downright unhelpful. I rented a two car garage and had the following happen: - I had to ask for a receipt for my application (they run a credit and background check) and getting a skeptical look. - Once my application was approved (they left me a voice message saying so), I called back three times and when they couldn't hear me, they hung up quickly. They were having issues with their phone lines. - I went to their office the next day and they said I should have made an appointment to have the lease signed. - I called to ask for clarification about payment methods accepted, specifically money orders. And the secretary didn't know, didn't have anyone she could ask and simply wanted to transfer me to the agent's voice mail. I left a message--specifically asking if money orders were accepted--and asked the secretary to send the agent an email. I got a voice message back saying "please pay in certified funds." I called back and left another message asking if money orders are considered certified funds and didn't receive an answer. - I made an appointment for the following day to sign the lease. The lease was inaccurate and had me responsible for utilities which the garage does not have and the address had changed. - I wanted certain sections clarified (like my responsibility for the gardening/foliage cleanliness of the exterior and, despite my agent saying over and over again that I'm not responsible for the exterior, they wouldn't write that on the lease itself. - there was a clause about being responsible for a smoke detector and I was told the garage doesn't have one and Boulder county doesn't require one and the agent wouldn't strike out the clause. - finally, exasperated by my questions, she said I don't have to rent from them, that there are other properties manage by individuals and other companies. If it wasn't for the fact that this property is simply a garage and its unlikely I'll be interacting with Sunnyside agents in any capacity, I would not do business with them. read more

My son rented a unit this last school year at CU in Boulder. When we moved him in, there was a large pile of rodent feces just outside the small balcony of one of the bedrooms. The place was not clean. The laundry facility (shared) had cobwebs all through it. Supposedly the carpets are shampooed before new tenants come, but did not look or smell clean at all. Windows were not that clean. One of the locks didn't work. I could go on... We immediately called and was told to go through proper channels for maintenance requests. Slowly, a few of these things improved, but eventually we gave up because, after all, we all have lives to lead. We also complained because we were charged for their people to walk around the property weekly and pick up trash. We called and asked if we could avoid the fee by picking up trash ourselves. The answer was no. Fast forward to today when we are trying to go through a cleaning checklist to try to get our damage deposit back. I called after looking at the ridiculous checklist to see how serious they were about us taking out and cleaning screens, pulling out appliances and cleaning behind them, and mowing/raking outside (we already get charged for those services monthly, so that didn't make any sense.) The lady I spoke with has been with Sunnyside for 9 years. She spoke very slowly to me (like I was an idiot) and very robotic, with only pre-set responses like, "yes, you should always leave things better than how you found them", and "I'm sorry you feel that way." We have a running joke in our family now that we should picket them with signs that say "ONLY SHADY at SUNNYSIDE." read more

I can't believe I'm the first to write a review on s#!ttyside property mgmt because everyone I know warned me not to deal with them. Here's a few reasons they suck: They don't have a 5 day grace period on rent checks. I've never seen this other than these a$$holes. They make you sign move out paperwork and never told me a head of time. I moved all my stuff out and left my keys there as usual then called them to give them my forwarding address and they told me I had to bring the keys to their office and sign a move out contract. What? Then they absolutely raped me on my security deposit. They charged me to fill nail holes in the walls. I didn't hang a single thing on the walls which were cement so it would have been impossible if I wanted to. Then they charged me for light bulbs and $38 for a pull cord on a closet light. Just to clarify, a pull cord IS A PEICE OF STRING. They also charged me for utilities but all my utilities were in my name and I payed all of them directly to excel. Once I got my deposit back I went into their office to sit down with someone and ask them a few questions. They told me that it's their policy that they don't discuss deposits. Instead, they make you fill out yet another form and they'll take a week to look at it and get back to you on their decision. All in all, it was the worst renting experience I've had. Very organized as far as monthly automatic payments and on-line information. When maintainance is needed they are quick to respond and fix the problem efficiently. They do unexpected visits to the unit every now and again which I don´t feel is correct, but is understandable when you are renting to college students. Depending on who you get on the phone, your service will be extremely positive or extremely negative. From my initial research into property management companies in Boulder, I resolved never to rent from Sunnyside. Everything I'd seen pointed to a money-hungry, penny-pinching company, and I wasn't interested in making my life difficult. Unfortunately, about half way through my lease at a decent apartment, the owner decided to change management companies to Sunnyside. I was stuck with them and had no choice. Initially, it actually seemed to be going better than I expected. They did have a very nice and competent maintenance guy and they seemed to respond to calls quickly. However, the problems I'd read about them had primarily been with the move-out process, namely security deposits. Having experienced that with a Pennsylvania management company and remembering how terrible it was, I held out on evaluating them until I'd moved out. The week of my move-out, I hired a professional cleaning company to come AND spent hours cleaning the apartment after they left to get all the little details. I know how nit-picky greedy management companies can be and I didn't want to give them any opportunity to keep money from the deposit. Before I handed back the keys, I took close to 300 pictures of every detail of the apartment, as well as video, prepping for a potential fight. Well, I was correct to do so. When the security deposit came back, they'd kept 35% of it for repainting the walls (which were patchy and poorly painted when I'd moved in), for recaulking the bathtub (which was not damaged beyond normal wear and tear), for changing the battery in the smoke detector (which I'd forgotten to check, so I did not contest this charge, even though it was exorbitant), and for "general cleaning" (what on earth did they have to clean after all that professional and personal cleaning? the fact that they couldn't even note what was dirty suggests that this was just an easy way to make some cash). I was pretty annoyed, but fortunately I had all these pictures to back me up, as well as some pictures from when I first moved in. I called them to talk about it and was told that I should fill out a "Security Deposit Dispute Form." The very fact that they have a FORM for this seems to me evidence that they systematically try cheat people out of their deposits. If so many people are complaining that they have made an official form, there's a problem here. Anyway, I filled out their form, noting that I had photographic evidence to the contrary, but all they returned was part of the charge for repainting the walls. At this point, I wrote them a seven-day warning letter letting them know just how many pictures I had from both move-in and move-out, quoting relevant excerpts of the lease (for example, the apartment was dirtier at move-in than move-out, so I'd clearly done my job), and making clear that I was ready to sue. At that, they did return the rest of what I'd contested. However, I'm quite certain that if I hadn't been ready with all that evidence, it's likely they would have either not returned the money or given me a much harder time. A security deposit is just that. Security for the landlord in case their tenant destroys the apartment, breaks the lease, etc. It is not something the landlord can hold on to just because they can. This seems to happen more often in college towns and, quite honestly, it's stealing and should be called what it is -- criminal. If you move into one of their apartments, please be ready to deal with these kinds of shenanigans and take LOTS of pictures at move-in and move-out. I'm not sure about their policies because I was still under a lease from another company the whole time. However, I do know that they attempted to charge my neighbors for a broken garbage disposal b/c they said it had been used in violation of lease terms. However, the lease they cited in attempting to make this charge was not the lease that my neighbors had signed (i.e., they were citing their own lease, not the prior company's), which is also a VERY sneaky and suspect thing to do. My neighbors had to fight long and hard to have this charge removed, which they should not have had to do. All of this is to say, I second the opinion of most people who've reviewed this company both here and on Google: if you can, stay far away from Sunnyside. read more

The list of negative reviews for Sunnyside Property Management is a mile long so my negative experience should not be a surprise. Shoddy business practices, unkempt properties with bare bones maintenance and do not dare ,as I did to ask for a repair prior to rental. My chief complaint at this point is one which I will take to the BBB ( Better Business Bureau) which they are so proud to display. I highly recommend anyone with a straightforward complaint go on the BBB site and file against Sunnyside. I did some work for a company who got a BBB complaint and believe me if you want to stick a thorn in someones side the BBB complaint will do it. Here's mine, I was lied to and told by Brigitte that the credit inquiry was a "SOFT" inquiry, not like applying for a credit card ( i.e. the type utilities do) We belong to Credit Karma and received a notice that a "HARD" INQUIRY ( i.e. one that dings your credit) had been done by them. BINGO, a reason to pursue with BBB and Consumer Complaints with State Attorney General. Yelp is great but some businesses need more. read more

So we rented from Sunnyside about 5 mos ago, and the horrible experience still haunts me.. They repeatedly assured me I wouldn't be charged for certain things moving out, yet I was. Including our bath tub caulking which we asked to be fixed three times. It was never fixed, yet we were charged, and because they don't know how to run a business we were charged for it. Or impressively just paid because they are inept. I think it's time Boulder reached out and asked for reasonable rent regulations! Every rental agreement benefits the renter, let's change that. It's unacceptable with what we put up with, and it's time we stand for what's right. Boulder rental agencies treat people like dirt and I won't stand for it. read more

The house was old and not well maintained. The drainage was not working and our basement was flooding periodically. And we had to pay for the experience. Until our water heater started leaking and needed change and we didn't have hot water for 3 days. Then most of our security deposit was withheld for no reason and we were charged for receiving separate checks for it (75$), even though we explicitly requested that they do not do that. When we called to ask politely about more details the customer service was dismal and told us to submit a written inquire in the mail and hung the phone abruptly. If you dream for a meh renting experience with your security deposit withheld at the end, Sunnyside is for you. read more

My family has rented a home managed by Sunnyside for 4 years, and we just renewed our lease for another year. The staff have always been courteous and professional with us. We have had a number of repairs and maintenance staff has been quick to respond and attentive to our requests. On a few occasions when we have had to wait for repairs they have provided explanations ( waiting on a part.) This week I couldn't open my front door and they had a worker at the house within an hour. We have dogs and they always contact me before coming out so I can secure the dogs. I can't comment on deposit and move out issues, as we haven't experienced those yet. Our experience with Sunnyside has been very positive. read more

I'm writing this because Ranya in the sunnyside office was extremely helpful during the entirety of our lease. She would always respond within 24 hours of me emailing or calling and always provided whatever guidance, forms, or resources we needed. Also she walked us through the sublet process step by step and was very patient with us. Honestly if she didn't help us through the whole sublet thing I think it would have been a complete nightmare. So so so grateful. If you have ever tried to sublet you know how valuable this type of help is. (You're coordinating tenants, parents, forms, money, the property company, etc) As for the company as a whole, honestly I didn't have a problem with them. The leasing process was fine and there wasn't a crazy amount of extra fees or shady shit. They always notified before coming by, you know standard stuff. Since I got a sublet I can't vouche for how all the deposit stuff and move out goes, that's what a lot of the other comments seem to be complaining about. Overall I had a good experience with them. I would never recommend Sunnyside to anyone. Monthly inspections? I felt like I was in 5th grade again. And they really screwed me on the deposit too, charging for many things that were broken and mentioned. I hate this company, and I would recommend anyone and everyone to steer clear of renting from them. read more

Does not care about renters. My home has so many health/safety issues, that do not get addressed, though they are the responsibility of the leasing company. They are taking advantage of college students with no regard for their wellbeing. Notable problems: plumbing, electricity, dangerous areas, exposed nails that often get caught on clothing, squirrels living in our walls. read more
