A few weeks ago I was suddenly without a place to stay as a fire ripped through my apartment while I was out of town, resulting in my partner spending several days in the ICU and our dog went missing in the chaos (later found thankfully). After spending a couple days sleeping in the hospital, the manager of our leasing office (Jen at Timber Ridge-also amazing) asked if we had another place to stay in the meantime and we didn't. She reached out to Ella at Housing Helpers and thankfully there was a fully furnished unit available immediately. Ella reached out to me basically instantly, offered to give me a tour, and sent over a thorough explanation of what was included in the rental cost (which frankly is a VERY good deal in Boulder). While I was working on submitting the lease/documentation/etc., they sent someone over to make sure the unit was completely ready for someone in our situation (cleaned, stocked with linens, towels, kitchenware - everything you need for a place). This was all happening at 4pm on a Friday. It took me a bit of time to get everything in and just because of timing stuff on my end, I couldn't get my payment in before their office closed. I thought I'd have to find a hotel for the weekend until I could get into the unit on Monday, but I checked my email and Ella had preemptively sent me instructions on getting access to the unit. Ella understood our circumstance and met our most desperate and heartbroken moment with generosity. We literally sobbed we couldn't believe it. For the cost, the value of the unit and what's included would alone be worth 5 stars, especially in Boulder and so close to campus. Ella embodies going above and beyond as a professional (you've never had an email responded to faster), but more importantly she and the rest of HHelpers recognize that they're working with real people - some in their most vulnerable moments - and I don't remember the last time I experienced that. Housing Helpers will be the first on the list of my housing recommendations going forward. I really can't stress enough just how down and out we were when this all happened but Ella immediately shifted our perspective and we felt like things were going to be okay after all - and they have been. I am retracting my update, these people really are terrible, greedy, trash people. They are completely apathetic to the tenants, and only exist to serve the slumlords that own their dumpster properties. We still don't have a backdoor that locks, an AC that is too small for the house and 30yr old windows that do not seal (meaning our electric bill is through the roof), and they expect us to pay their landscaping bills despite explicitly covering them in the Lease. The team at HH was incredibly responsive and communicative and made sure we had everything we needed for those 6 weeks. They accommodated our 2 dogs and were great all around. Housing Helpers does not offer competent services. I lost over $10,000 waiting for Housing Helpers to find qualified tenants for my vacant apartments. Finally after a full year of apartments sitting vacant for 3-5 months, I started helping them find qualified tenants. The last tenant they found me, who turned out not to be a qualified tenant, didn't pay rent for 4 months, so I had to spend hours and a thousand dollars on eviction court. This took several months to evict a person that Housing Helpers found to rent one of my apartments. Often, when I would find Housing Helpers a tenant, they would not be able to schedule a tour with the potential tenant for over a week. By then, the potential tenant would have found another apartment to lease. I called and spoke with the manager several times about my frustrations with missing out on potential tenants because Housing Helpers takes long weekends and don't prioritize time-sensitive leasing agent tasks as well as not utilizing pro-active skills to find and vet qualified tenants. So I finally had to break ties with Housing Helpers. They've cost me thousands of dollars and then on top of that charged me unfair fees for work that I did on their behalf to help them do their jobs better. Not recommended. read more

They treat people poorly, only acting nice as long as you are a compliant paying customer or if you have an asset they want to get their hands on. AWFUL, the property I am in is very cheaply built and furnished, even though they charge exorbitant rates. It was advertised as non-smoking, but there are quite a few smokers here, who smoke in their apartments and in the common areas, and management does absolutely nothing to address it. They just want as many units filled as possible to bring in money, there is absolutely no screening process or accountability. Lots of drinking, yelling, etc. I would avoid renting in one of their buildings if at all possible. read more

These people are awful. Had to deal with them when applying for a rental 525 Yale Rd Boulder. I called them up to find out how the selection process works, they told that whoever applies first is first in line, so I was first (I applied within 30 min of the time the house was listed). I asked them if the applicants will be pooled all together and if we should make a competitive offer - and was told that the only thing matters is whoever first applies. I also get an email that our application looks great. Then I receive an email saying that property manager went with another applicant!!?? Was trying to understand what happened, was told one lie after another lie...such a nightmare!!! Was told that the turn was determined by whoever saw the house video tour first, then I was told that its because other applicant had less people on the application (I have this one in an email from them!) We are a family of 4. When I mention that its illegal to discriminate against families with small kids, I get a reason that the other applicants finances looked better. Me and my husband both have great credit. Then since they told me they just started background review on the other applicant and nothing was signed yet - I am telling them that we would like to offer more money for the house - to let the owner know this. Which is what I was trying to do in the first place - but they told me it doesnt matter. So they tell me that they will let the owner know, then I get a call that the house manager feels comfortable in her decision and will not let the owner know about our offer.!!!!???SO. MUCH. TIME. WASTED. This is a rare group of dishonest people, terrible experience. If I was the landlord I would have been pretty upset knowing that that they are misinforming applicants about the selection process, as well as hiding competitive offers just so they dont have to do any extra work. Very bad group. I was dealing with Taylor Bristol and Maggie. Maggie at first was presented to me as the house manager and then later on she said that she wasnt the house manager. I actually got a response from Stepahnie - and I dont know who that is, I never talked to her, but another interesting version of the story as to why we didnt get the home, you can see their response below...the most frustrating part is all the lies! Well here is my response to Stephanie (whoever she is) : I don't know why you're even bothering responding with more lies. Nobody applied virtually at the same time as I did - within an hour of having the house listed. Do you have proof of this?? I was told that the earliest ANYONE can get into the house to see it was TUESDAY (I have this in writing from Taylor) so now you're telling me that there were people seeing the place before Tuesday while I was told that Tuesday was the EARLIEST anyone can get in??!Well that sounds like discrimination and purposeful blockage of my application. Adequate but expensive and don't expect assistance with any concerns. We rented a corporate apartment through them. The place was decently furnished with most everything we needed. Quality of appliances, silverware, cleaning supplies, etc is low. The vacuum didn't seem to suck no matter how many settings we tried. I was super interested in the fitness center but it was closed for renovations. When I asked for reimbursement for having to sign up for a local gym, they wouldn't help. Given how expensive it was to stay, I didn't think asking for less than $200 in reimbursement would be an issue. read more

My husband and I are certain it was the genuine help we received from Housing Helpers. Stephanie is thorough, organized, punctual, considerate, and ethical in every way. Each member of our family referred to her as their "new best friend". Meeting Stephanie and Mindy not only calmed this mama's worried heart helping with schools, orthodontist recommendations, pediatricians, hair stylists, vets, restaurants (and if she didn't know an answer she took time out to find it). They also met every requirement for my super organized husband's spread sheets and gave suggestions on most efficient lenders and other real estate relationships we never even knew to consider. I have used Housing Helpers to find places to live and to find a roommate - both part of the rental side of Housing Helpers. Both were success stories! The apartment/condo finding is a bit tedious sometimes as they will not let you look up everything online, and what is online for rentals is rarely updated or accurate. You have to make an appointment and then it can take an entire day just to get around to see 3-4 places, and since Boulder is not that big - that seems a bit excessive. The staff, for the most part, is nice - it is a "trendy" place to work so while it looks like what the real estate world might view as glamorous and cutting edge or young up-and-coming professionals, sometime the service aspect suffers as a result. They also ask you the strangest things (example: I have had an 80 lb for 8 yrs, if can be hard to find places that allows dogs and I was asked if I "was really set on keeping the dog" ha ha ha are you serious!?!?! that is the most ridiculous question!). It is sort of hit or miss depending on which Rep helps you and it seems like they have high turnover, but perhaps I just hit them at bad times. Tom O., now the manager I believe, is awesome and very helpful - he just needs to bring the rest of his staff to that level. The roommate search paired me with someone I ended up living with for over 4 years! We both filled out these questionnaires and when through a basic background check prior to being matched as possible roommates. While we were (and for the most part still are) total opposites, we made for the perfect roomies (most of the time..nothing is THAT perfect)! The roommate service is an amazing tool for grad students who are coming to a new town they do not know and the service feels much safer than Craigslist or other roommates websites. I listed my property with them, and after nearly 9 months they still hadn't let my property. I received a call from a prospective tenant who saw my ad on Craigslist that they had previously worked with Housing Helpers. The tenant confirmed what I had feared and flat out told me they wished to rent my property but didn't want to work with any of the Housing Helpers staff as they did not trust them. This group of people is completely unprofessional: They do not return client calls. They will blatantly misrepresent your property. They do not follow up on voice mails or emails, and they they are outright unethical. You'll have much better luck, less hassle and lots of savings by listing and letting your property yourself. I've heard good things and would still recommend giving Housing Helpers a shot over other Boulder-based leasing agencies, but my experience has been very poor. The agent I worked with, Maggee M., met with me as a walk-in client and agreed to search on my behalf after I provided her with housing criteria. She encouraged me to contact her if I didn't hear back later in the same day. I sent a follow up email, then called the office and left her a voicemail when I hadn't received anything that day. The following day, I received an email stating she "wasn't sure why the properties didn't go through yesterday", though there wasn't anything in my junk email folder, either. The properties she suggested were ones I had already found through personal searches, but I decided to continue our correspondence in case I found a Housing Helpers listing that interested me. Yesterday, I asked Maggee about a newly listed property via email. She agreed to ask the property owner a question on my behalf regarding a stipulation in the lease, and later that she was waiting to hear back from them. I was eager to arrange for a showing as soon as possible, so I also called Housing Helpers first thing yesterday morning and was able to make an appointment with another agent. Since I did not receive another email from Maggee regarding my question, I arrived for the showing this morning and waited; after fifteen minutes, I called HH and asked if someone was on their way. I was told that the showing had been cancelled by Maggee, who, as of today, is on vacation. I was not notified of the cancellation, and was surprised to find that Maggee was able to cancel an appointment she was not a part of. Ultimately, I feel misled and taken advantage of. Maggee's actions reflect shoddily upon a company which I hear is known for its above average agent-client relations. Her lack of professionalism and complacent attitude toward following through with legal issues has led to the engagement of litigation in order to recoup the resources that were invested in removing personal property from a home that she represented. While the staff is friendly and they LOOK very high tech and helpful with their databases and their algorithms, I had much better luck wandering aimlessly around Boulder on foot, jotting down 'For Rent' sign numbers and taking leaflets from properties. Actually, I would have also had better luck sitting at home picking my nose. You know why? This is how my most recent appointment at Housing Helpers went: Me: I'm looking for a studio or one bedroom apartment, in Boulder, has to be west of 30th Street, near a bus line, under $600, that allows cats. HH: ::enters info in computer, clicks furiously for a couple minutes:: Oh, I'm sorry, it looks like there isn't anything available that fits those critera. Would you be open to us finding you a place where you'd be sharing with a roommate? Me: No, that's the one thing I'm sure about. Why don't we take out the cat stipulation. HH: ::again enters info in computer, clicks furiously for a couple minutes:: I'm sorry, there just seems to be nothing right now! Sometimes places fill up really fast. I've got this studio on Goss St. for $850... it's really nice and has a loft and.... Me: No thanks... but thanks for checking. HH: Or we have something in Louisville.... Me: No, it really needs to be in Boulder. HH: ...well, are you sure you can't have just one roommate? Me: Yes. Etc. I go home, check craigslist, and THE FIRST THING I SEE when I narrow my search down to my criteria is an available studio apartment for $525 right on the HOP route. That allows cats. Housing Helpers? More like "we act like we care but will do nothing to help" I walked in to Housing Helpers Boulder almost 2 months ago. They were extremely friendly, outgoing, professional and also completely understanding as to why I was so frustrated over my apartment search. I let (I believe his name was Hunter if my memory is correct) him know what we were looking for, how difficult of a time we were having and he said "that is what we are for" and made it seem like we did the right thing by going there for help. WRONG. Guess who never once called, emailed or tried to get a hold of us in anyway to 'help' us after that. NO ONE!!! Not even a call to say "hey I'm still looking for you guys bare with me" Today is the day that our lease would have been up but thanks to myself(not housing helpers) I have a place. I'm disgusted in their lies and pathetic attempts to try and be the best when really they aren't. Not only did I have the experience of being completely ignored, but my boyfriends mother used their awful services(should have known to not go to them after her bad experience) and had an apartment all ready to go, after paying fees for applications AND being approved but she ended up not being able to live there because Housing Helpers decided that their business isn't about helping the renter, its about helping themselves look good so they gave a different person the apartment from underneath her. Overall the worst experience I have had with a property management company. So much so that I will do what I never do, post a review on this site and other related communities. The Housing Helpers staff was consistently unavailable, unresponsive and consistently blamed the lease experience on the out of state property owners. As someone leasing the property, we were certainly nothing more than a number, represented their obvious source of income and each contact (or lack there of) confirmed they were not in the business of service. I had a pretty great experience with Housing Helpers. They are pretty pro at sending lists of properties and scheduling appointments. Plus, they have a number of pet friendly properties. Kate was hugely helpful at keeping an itinerary of places to view and very friendly to boot. That said, I'm going with 4 stars since most of their properties are about 10% over market value in terms of rent. One they pitched to me was identical to my current apartment (same complex) but literally $300 more a month. I ended up going with a CL find instead for that reason. We found out, at the last minute, that our landlord is selling our house and not renewing our lease as expected. Obviously we're very stressed, knowing the state of housing in the Denver area. While scouring Craigslist, I found a listing with Housing Helpers that have been posted only an hour before and in one of the ideal locations we were searching. I immediately called and spoke with Hunter and gave him all of my information and also asked to be placed on a search list. Hunter confirmed it was a very new listing and would find out more and call me back right away. No call. I called back the next day and left a message. No response. Hunter had provided the exact address in Westminster and said the rental was empty and that we could drive by and look around, which we did one day later, on Saturday. We really liked the area, so I called again and explained that I had called two days before, etc. only to be informed that they already had an applicant! I know it's a tight market. Renters are almost having to behave like buyers and woo landlords with immediate and higher, cash offers. To claim to be a service that helps people and not even return calls is just wrong and bad business. Be aware that if you are looking in the Wesminster area, it is covered by both the Boulder and Denver offices. They are not connected, so be sure you clarify which office you are working with. read more

If I could give this place a zero I would by far the worse service and the biggest waste of time. My wife and I went to go view a house listed in Arvada once we decided we enjoyed the property and wanted to move on with the process we were told to put down the deposit and fill the application out after the deposit is received they wouldn't show the property. Immediately after leaving the property my wife and I went to drop the security deposit off to their office in boulder. A couple days later we were approved for the property as long as we agreed with a $50 up charge each month. I did complain about the monthly up charge but never back out of the deal I responded that I was ready to move on with the lease agreement then the lady Maggee tells me that they have possible tenants that may move in after telling me the property wasn't going to be shown. There plenty of housing property agencies in the area please don't go here and waster your time I wish I would have looked at the reviews before wasting so much time and getting our families hopes up. No help worse customer service. Sorry Stephanie no offense but I don't even know who you are. I've never contacted you nor have you ever contacted me. Originally I was told I did get approved if I agreed to a $50 up charge. I make 75k a year not including my wife so $50 a month is definitely affordable I was simply negotiating the price that's what we have the right to do is negotiate. With that being said I will enjoy the rest of my search since I will no longer be going through you guys wasting a lot of my time and it seems like others time as well. This company has been the single worst experience of my life, and I'm a US Army veteran. I asked for a townhouse, without downstairs neighbors. I was assured, multiple times by one of their representatives that this property was indeed a townhouse without downstairs neighbors. I arrived at the property to find that it does indeed have downstairs neighbors and the place is actually an apartment. (I was moving cross-country and had no $ for a hotel for an extended period) It gets worse. I have a dog allergy. The rental listing specifically said "no pets". Ok, cool, a place that doesn't allow pets clearly will not have had pets, right? NOPE. The prior tenant had a dog, and it shed, everywhere... and the landlord almost let them slide on cleanup of all that dog hair. Now some might say, well, that's the landlord lying to Housing Helpers... nope. The rep from HH went to the property and neglected to inform me that yes, there were pets at this property. Do no use this company, do not use their services, tell others to avoid them... run for the hills... they will lie and lie and lie just to get you to sign on the dotted line for a lease for a property you don't really want, and they prey on those of us moving long distance... without the ability to investigate firsthand prior to signing something. read more

When I called we had a closing on our house lined up, a tight window to find a rental till we could move into our new townhome a few miles east. Ella had a really nice rental available in the hard-to-find month of August and it all worked out. Plus Housing Helpers takes care of other key things like cable tv, internet, electricity and heat/a/c and even having it furnished which made it all that much better. What more could you want!? You will write the advertisement that they will post on real estate sites.. Then they send you a list of people's names in case any of them contact to lease with you they can get paid, then they do nothing. I originally moved to Boulder last year and called Housing Helpers and asked for assistance with rentals. The guy I was put in touch with wasn't helpful and he was very hard to get a hold of. He said he would call me back and never did, I had to keep on calling him to get information he promised to get me. I am now looking for a new place and left two emails and one voicemail over two weeks ago with Housing Helpers and I have yet to get a reply. They are unreliable, unprofessional, and I do not recommend using them and will not use them in the future. read more

My husband and I are relocating from the east coast to Boulder and Housing Helpers was fantastic. I worked with rep Moneque Dobbs and I couldn't say enough good things about my experience. I contacted her back in December and she has been following up since then. I was sent properties that directly matched my search criteria and just signed a lease for the most perfect apartment. She spent two hours driving us to see different apartments and town homes. When I decided on a place she personally brought the paperwork to my hotel and picked up my deposit. Moneque also enabled me to go back into the property the following day to take measurements and additional pictures of the unit. She enabled this transition to be smooth, enjoyable and professional. So now it looks as though the situation has been resolved. I.e. I don't have to pay more and can move in. (Again, I'm not sure the would have, but if the landlady said I couldn't move in because she was unhappy, i"m not sure they could have denied her request as they are contracted with her.) 1.) The landlady was certainly at fault for not reading the lease before signing and emailing me asking for more money. She admitted in her email that she realized the lease was wrong so I guess she was trying to deal with me outside of housing helpers? Mind you this is 2 days before the lease was set to start, plus all my flights and movers were set up and paid for. 2.) After I CC-ed the agent with the email asking for more money the agent left me a message suggesting I should pay housing helpers or the landlady directly to make up the difference. This is the same person with whom I negotiated the price so she knew my price point max and knew that this new deposit amount would be surprising. I am very upset I got a phone call from the agent acting like it was okay for her to ask for more money outside of the lease. 3.) I should not have been even involved as this was a dispute between housing helpers and the landlady. Since they have a contract, any mistakes should have been on housing helpers and I felt it was rather unprofessional to just assume I would pay the difference. 4. ) When I called to complain and to figure out what the hell was going on, I felt I got the run around. It wasn't until my mom threatened to call the Colorado Real Estate Liscensing board that they were suddenly available at the office. Luckily, the landlady has realized trying to get new tenants wouldn't be cost effective. Particularly, since we had a legal document, one that was supported by emails between her agent (housing helpers) and me. I do understand why she would be upset since housing helpers didn't prepare the lease she was expecting and she was out half her expected deposit. I assume this is a rare occurrence (who doesn't read before they sign?), but still one I think could have been dealt with more professionally by housing helpers. I should have gotten called back and told outright that I wouldn't necessarily be on the hook for more money and to wait until they negotiated with their client. Horrible, horrible, horrible.I called housing helpers 3 separate occasions and spoke with 3 different agents to give them a few chances to help me out.I explained my wife and I are open to move anywhere and any place since we are going to buy a house in the next year anyhow.So even if we moved to a place we did not like , it was only temporary.I only received 1 list from 1 agent.One guy i spoke with yesturday said he woukd have listings for me by the evening.Guess what? Nothing.And he is off today of course.Now I am on a plane from Chicago to Denver in hopes that I would have some places to look at through housing helpers but right now I have nothing.Good thing I found some Craigslist places to look at.Thanks a lot housing helpers.I hope that everyone reads this so that can go to a more professional leasing company. read more

You have to work with Jenn Watson, she was the best. We are not students, we're a married couple from Boston who moved to boulder 3 weeks ago so we were looking for something pretty specific. I contacted a couple other places 6 months before we were planning to move in and they wouldn't give us the time of day. Jenn was amazing, she sent us stuff once a week to get a sense of what we liked and didn't. Spent an entire day with us showing everything within what we were looking for. Since we've moved she's been such a wealth of information. Now we're thinking about buying something and renting it out for a year, I would totally work with Jenn that or if we need to rent again. read more
