Previous owner were smokers and owned a dog. The photos they posted on Craig's List was 3 years old. You can read the email below sent to me. Joyce, The apartment will be rented to someone else. Your ideas of what you expected of the apartment, if your application was accepted, were not known prior to talking to you yesterday. I made no promises about the condition of the property with the exception of dealing with the troublesome backyard. After speaking with you yesterday and reviewing the details of your voicemail message today I believe, in my professional opinion and experience, it would be expensive and with conflict to rent to you. I believe what I intended to do after the tenant vacates, and what your expectations or demands would be, will create a situation which I want to avoid. At the showing of the apartment I was telling everyone who was there that I'd be cleaning up the backyard and I told you again yesterday. Your voicemail message today brought up the matter again. I don't think you think I am willing to deal with the dead grass or the tenant's dog's fecal matter. And even if the clean-up is very good I doubt the yard could be certified parasite and detritus free thus not able to assure you that your daughter's health is not in danger. You say you want the property to look like the photos posted at our company website. I think the interior photos do still look like the property today. Unfortunately you couldn't see beyond the tenant's belongings and lack of cleanliness nor do I recall any request by you to be sure the property would be clean for you to move into. However, I do not want to be held to a set of photos taken about 3 or 4 years ago as to whether the property is satisfactory or not. The current tenant vacates July 31st and, rather than opening up negotiations with you now, a determination will be made after July 31st if anything more would be done to the apartment. They will enter your apartment with no notice or even a knock while you are naked to ask why your rent is late, they will find you $75 dollars for having anything at all in the windowsill INSIDE your apartment, and generally will do whatever they please. If you do rent here, be sure to read the lease in full, because they LOVE to make up nonexistent clauses in the lease as justification for the things they do. They send emails explicitly stating the lease includes agreements that it doesn't. Definitely rethink living here if you are a woman, as if you ever use the pool (which is only open for like a month per year), you will have creepy neighbors harassing you and taking photos. The landlords will do nothing about this. The apartments themselves are also awful; the plumbing is constantly broken, nothing works, and the building is generally decrepit. They will not clean the apartment before you move in. Don't live here if you have another option.

When she found out that she was accepted at CU, she immediately secured a place to live in Boulder from Rent Boulder Now. She had to wait until the 9th to move into her apartment in Boulder. It's a town house at 30th and Colorado. She had already paid one month's rent and a damage deposit. However, when she got to her new "home" she found that it is totally infested with cockroaches. She didn't move her stuff in, and contacted the landlord immediately. The landlord was ridiculous. They told her it could take 6 weeks before all the roaches were gone, because the keep laying eggs. They refused to prorate her rent even though she couldn't move it. They said the roaches wouldn't get into her stuff, that they wouldn't go out of the kitchen, but the bugs were in every room. Who would have imagined this kind of a problem for renters, especially in BOULDER, where the rent is higher than anywhere else?

The reason I am giving this a one star review is because when I spoke with her on the phone she was incredibly rude, condescending, and would interrupt me when I was trying to explain anything. I completely take responsibility for missing the note on the listing that said to only email her, not call and I apologized for that, but the way she handled it was very upsetting and turned me off from renting any properties with her. She claimed to have responded to me saying the property was not for pre-leasing (which was what we are currently looking for) and also claimed that it was noted on the listing as well - both were untrue and all she responded to me was "Its vacant now" when I had answered her questions about animals, smoking, number of tenants, and when we were looking to sign a lease. I explained to her what was said from each party on our very short email thread and she proceeded to tell me that it was not what she said, which made me feel terrible (also I had the emails pulled up as I was reading them to her). I was only trying to ask a quick clarifying question about the property since I was confused as to what exactly it was saying in terms of availability. Very disappointed and quite upset over this immature interaction. I wish there was a better way the conversation could have been handled (such as just letting me know that she does not take calls and would prefer to email which I would have responded "Okay sounds good, have a great rest of your day and I will email you my further questions"- because that would have been much kinder than reacting how she did) and I hope nobody else has this issue in the future or even has had this in the past and has not spoken up about it.

    I recently lived in a property managed by Sadler Company on the Hill in Boulder. I spent two years…read morein the apartment and moved out because of work-related reasons. Overall, my experience with Sadler was positive. I mostly interacted with Chris when calling the office. He was consistently professional and courteous, and extremely fast about returning my phone calls and answering any questions. It would have been nice if they were willing to put more effort and money into the quality of the appliances and carpet, and would replace those more often, but its understandable that these things get more heavily used with the high turnaround of primarily student renters. A few examples of my experience with Sadler: MOVE IN Upon move-in, the place was well-cleaned and free of major damages. There were minor imperfections, but overall as good as I'd expect for an older place on the Hill in a great location, just a block from The Sink. CARPET The carpet should have been replaced before I moved in. It had damage, minor stains, and signs of heavy use. I brought it up a couple of times during my tenancy, but I was informed that it was not something they'd replace. It sounds like they probably replace carpets on a schedule of some period of years, instead of as-needed. HEAT Once in the middle of winter in temperatures around or below zero, the pipes in the basement froze, burst, and our radiator heat went out. The maintenance crews came in promptly to fix the broken pipes. Although the heat was not restored for about 24 hours, they did bring us electric space heaters which were sufficient to keep the bedroom warm throughout. ANIMALS We had raccoons move into the attic, and being on the top floor, we could hear them moving around, fighting, making their home, doing whatever it is raccoons do. We called Sadler, and they in turn called in Animal Control who set up traps on the roof and patched the holes that raccoons were using to gain entry. They responded quickly and fixed the situation. OVEN Our oven had one bad burner on move-in. Eventually another burner went out, leaving us with only two. We called in and Sadler replaced the oven with a brand new unit. Awesome. WINDOW BLINDS Because the old windows in the place has metal handles for lifting the window which protruded out from the wooden frames, the blinds would get caught up while being raised, often snapping the plastic blinds. It would have been nice if they had fixed the root of the problem by selecting a different type of blind or changing the metal fixtures on the window that were the source of the problem, but instead the blinds were replaced with the same problematic version. I think they fixed the mounting after I moved out, but while I was living there this was a recurring problem. Annoying, but they did at least respond to the problem with a stop-gap solution each time. EXTERIOR Each year of the 2 I lived there, Sadler painted our deck with a fresh coat of paint. Someone graffitied our building and Sadler painted over it within days. The trees were trimmed, the lawn (if you could call it that) was maintenanced periodically and not left completely uncared for like some places on the Hill. We occassionaly had broken glass and trash scattered around the apartment, as happens in that neighborhood, but it seemed to be cleaned up on a weekly basis. Someone broke our glass front door twice and each time it was repaired within a couple days. In general, Sadler was on top of the needs of the building's exterior. UTILITIES Sadler managed and billed for utlities (except electricity). I was late on utility payments, sometimes up to two months, but was never charged a late fee. MOVE OUT I had to break my lease early and move out over a year before my lease was up for work-related reasons. I informed Sadler of this in advance, and they gave me several options. In the end, I was able to find a replacement tenant on my own and Sadler helped me transition the lease to the new tenant at no charge. This was nice, as some property management companies I've rented from have charged me early termination fees regardless of the situation. SECURITY DEPOSIT I was charged for cutting a screen to install an air conditioner, and for steam cleaning the carpet. Perfectly acceptable charges. The cleaning charge was excessive, in my opinion, at $356 for a 400 square foot apartment that I had cleaned before I left. I disputed the charge, and Sadler was immediately willing to work with me to bring the charge down to something that I felt was reasonable. Extremely satisfied. Everyone has issues with property management companies. Things go wrong, you call in, sometimes things get fixed perfectly, other times problems linger. With Sadler, I experienced a mix of both, however the majority of the time things went smoothly and problems were resolved in a timely manner. I always felt that they had my best interests in mind and they treated me with professionalism and respect.

The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.

Of any landlord I have ever worked with, I have never had such a negative experience. The apartment was dirty when we moved in. The washing machine was moldy and smelly. We didn't bother demanding for cleaning because we didn't see the need for something we could do ourselves. We weren't in a position to refuse the apartment so we cleaned it up and moved on. We were charged excessively (over $500) out of our security deposit for "damages" and cleaning for our Denver apartment after carrying out all the cleaning activities they requested. Dear reader, we were determined to leave the unit in better condition than how we found it. We dutifully moved out weeks before our lease was up. We always paid on time. We were never the subject of any neighbor's complaint. We are good tenants. In return, Allison was extremely rude and insulting in the correspondence we exchanged. She claimed to be reasonable while expressing no empathy or listening skills. Every good reason I had for refund were not heard in the slightest. I presented my reasons as to why the deductions from our deposit were unfair, but after she saw my negative review on Google, she ceased communicating with me. Omnibus waited until day 57 of the maximum 60 day period after lease end to return our deposit. They threw the book of excuses at us. If you lease with Omnibus, expect to document every nook and cranny upon check in and check out. Record yourself scrubbing every surface with today's newspaper in frame. That kind of thing. Anything you did not explicitly make record of WILL be held against you to the fullest extent possible. Oh and they had us drive all the way up to freaking Boulder to pick up the keys, the logistics of that exchange were a fumble too, our mail key was not delivered until later.

When you sign a twelve month lease with them you are really paying for thirteen months. They make the outgoing tenant pay the cost of painting and doing minor repairs that is absolutely the landlords responsibility after collecting twelve months of rent. I mange over a 100 units in another state for over 20 years and maybe held back some security twice in that time. They know that the average student is not going to spend the time and energy to fight the holdback in security especially if you are from out of state. Most leases read if you leave the premises broom clean you get your security back. This is just a scam to keep the brokerage and benefit their landlord clients. Terrible way to do business when you can run it legitimately and make money. I am very surprised whomever regulates real estate in CO has not investigated the predatory practices of this company on young college students.
