    Duckwork
    Joy W.

I moved into Renew Park Blu in January of this year. By the end of February, I noticed the heater smelled and released a lot of particles, when turned on. So I called the office to report the issue. The maintenance man Will came by and changed my filter (which was filthy) and vacuumed the vents. Before leaving he instructed me to run the AC to allow the air to circulate throughout the unit. The new filter didn't provide any relief as particles continued to flow from the vents, which made it difficult for me to breathe because of my asthma. So I decided to take a look down the vents into the ductwork and that's when I noticed the ductwork was old and had a bunch of trash construction materials and exposed insulation inside, thus I captured some photos and emailed them Allison (property manager). Will later came back to my unit with a basic 10 gallon vacuum; therefore, I explained the severity of the issue and told him that vacuum was not sufficient to address the magnitude of trash and debris that was in my ductwork. Will agreed and said he would speak to management, in the meantime, he let me use two purifiers because the PM levels in my unit were hazardous. The germguardian showed the pm ( particle matter) at 633. So, I called the office and Allison created another service report and informed me that My Vent Pro company would come at 5pm to clean the HVAC and duckwork. Instead, a sketchy guy pulls up and his regular car and says he was called to clean my dryer vent (I don't even own a dryer). I immediately called Allison, and she's gone for the day. She later emailed apologizing and tells me she has scheduled Stanley steemer to come and clean the duckwork the following day. Stanley steemer arrived and performed the cleaning. Once complete, they informed me that they had removed a whole lot of trash, debris and insulation, but were not able to remove all of it. They also explained that the duckwork was molded, ripped and torn with old exposed insulation. In addition, they suggested to have a HVAC expert come and replace as it was really old and smelled. It's now March 14, and my daughter and I have been living out of a hotel because of the hazardous HVAC system and air quality in the unit is affecting my health. It has been raining and cold lately; moreover, I have been forced to pay for my hotel out of pocket as the management team at Renew Park Blue has failed to provide me any assistance or provide a habitable unit. Allison has now ordered an HVAC specialist to inspect and replace the HVAC, but in the meantime my daughter and I am homeless and Allison the project manager expects me for me to continue to pay for rooms out of pocket and send her the receipts for later reimbursement, which is unacceptable and should be illegal. I'm still waiting for Allison to take for responsibility for failing to maintain a proper HVAC system and ductwork in the units, and provide me with proper accommodations while I'm displaced from my unit.

On Wednesday, I was contacted around 1:30 PM and told there was a reported odor and a concern that something may be dead in the wall. I permitted maintenance to enter my unit and informed them that my partner was present, so they should knock for access. Maintenance entered my unit later that afternoon, cut a hole in the wall, and left -- without any follow-up communication to me. I received no explanation, no status update, and no information about what was found or what would happen next. The following day, after I reached out asking why I had not been informed, I was told that maintenance had updated the office at 5 PM the same day. However, that information was never communicated to me. The issue was not timing -- it was the complete lack of communication. I later learned (only after continued follow-up and going into the office myself) that a dead animal had been found inside my wall, and a trap had been placed. This information should have been shared immediately, as it is clearly a health and habitability concern. What was most frustrating was being told that communication would not always be timely due to other units, and feeling as though I was being dismissed rather than supported. It should not take repeated emails, in-person visits, and escalation just to receive basic information about work done inside my home. I appreciate the maintenance staff member who eventually explained the situation, but overall, management's handling of this situation -- particularly the lack of transparency and urgency -- was disappointing. I strongly encourage management to improve communication with residents, especially when maintenance involves health or safety issues.

Posting an update because this issue is still unresolved since November…read more When I moved in, there was clear confusion around parking. Staff themselves were unsure when explaining where to park, and I was never given a proper parking walkthrough, diagram, or clear stall identification during my first days as a resident. My car was then towed without warning or any attempt to contact me, even though I had just moved in. I was told by staff that I would be reimbursed, but that never happened. The office manager never called me back despite saying she would. I only received a response after repeatedly emailing, and it was the same denial based on a supposed recorded call -- which I still have not been provided a transcript or copy of. Management has since stated they now give parking walkthroughs during tours to avoid this issue, which only confirms the lack of clarity at move-in. Unfortunately, I am still out of my money. Get everything in writing and make sure parking is clearly explained before moving in.

95687 ** The worst…read morecomplex by far** I cannot stress enough how terrible my experience at Sandpiper Village was. From the moment I moved in, everything about this place was a disaster. After coming back from an overseas assignment, I was given an apartment that was absolutely filthy. There were spiders and cobwebs in every corner, pet hair everywhere--embedded in the carpet, the dryer, the refrigerator drawers, and even coming out of the air vent. & I've never owned a pet, so this was especially disturbing. It was clear no one bothered to clean between tenants. The bathtub was so cracked and disgusting that I requested it be replaced. The office staff, promised someone would come out to measure it, but 10 months went by without any follow-up, and the bathtub was never replaced. Danielle was completely unprofessional and careless when she disclosed my apartment number to a random man touring the complex, telling me she thought "we'd be cute together." This led to months of discomfort and anxiety to even come home. When it came time to move out, the entire process was infuriating. My forwarding address "got lost," and I received zero communication from the office. They tried to charge me full rent for the month, even though the prorated rent had already been calculated, they failed to update the portal to reflect the right amount so I couldn't pay on time, and then had the audacity to put a "failure to pay rent" notice on my door. Rosie, the manager, over-promises and underdelivers, consistently failing to take responsibility for the simplest of tasks. Both Danielle and Rosie were careless, unprofessional, and incredibly frustrating to deal with. They have poor listening skills, don't follow through on commitments, and honestly seem to care more about avoiding their responsibility than actually helping residents. As for the auto-generated and insincere "apology"--I have no desire to reach out to anyone on this team. I would not recommend Sandpiper Village to anyone, especially military members, who deserve much better. The only positive aspect of this complex is the maintenance team, who were consistently pleasant and kept their word. Unfortunately, the poor management and overall lack of professionalism outweigh any positives here. This place is overpriced for the terrible service and quality of living it offers. Do yourself a favor and find somewhere else to live!

Management is not helpful in my experience and we feel like there has been retaliation from management when we have complained. The most recent reasons for feeling anxious about living here is coming out of my apartment to go to work and seeing cars that have had all 4 tires stolen at night. This can be verified with pictures on the local community groups on social media. I wish I was joking. We are definitely looking to move soon.

It's because I think Fairfield is a weird place. I think that location in Fairfield is even weirder. I went on walks multiple times per day from the apartments down the path towards Scandia, and crossing on Link Rd, even over the freeway to Safeway. I constantly saw people that didn't belong there. On the way to Safeway and near it, those are homeless people. But not everybody is homeless. Some of them look out of place, like they belong in a ghetto. Or just in a different part of town. One day, twice in that same day, I was either yelled at somebody standing at the intersection near 7/11, or somebody walking down the street with a boom box yelling rap music laced with profanity and the N-word. I limited walking around the gas stations because there are just so many strange people around there. There's a guy who lives in that complex who walks up and down the street babbling to himself. There was a guy walking up and down Pittman in from of the complex barefoot, looking like a tweaker. There are cars in the parking lot covered with dust like they haven't been moved in weeks. It's not about the apartment itself, it's about the people around it or even living in it. There are too many weirdos and I had to get out of there. I exited the apartment after only 5 months. Life is too short to not enough living some place. The only other thing I'll say is Bridgeport Ranch loosely uses the word "luxury" in their title. What is luxury? Look at Bridgeport Ranch. Doesn't luxury suggest something above average? Something that could be considered rich? There's nothing rich about Bridgeport Ranch. it's just a normal standard apartment complex with avg people in it. Even though there is a "no dumping" sign on the dumpsters, people who move out from there constantly stack up their furniture next to the dumpster? Even if the complex is luxurious (and it's not, it's just avg), the people living there do low class things. John

One of the main reasons we chose to stay here was the fact that it is supposed to be a smoke-free community. This is not at all the case, as you will smell weed almost nightly, and when management does get complaints, all they do is send out a mass email informing everyone that the community is smoke-free, but they never actually do anything. In fact, anything that gets a complaint, double parking, sometimes triple parking in loading zones all night, animals relieving themselves in the hallways, and people not picking up after themselves all get a mass email. There are zero consequences at this place because all they care about is money. Community equipment never gets fixed. We lived there for about two years, and both stationary cycles in the yoga room were broken even after telling them multiple times. The fire pit outside was broken for over a year, and was not fixed when we left. Now we will get to the bigger issues. In September of last year, this community had mulitple break in's to the garages, and not one mass email was sent out warning people to take caution. These break-ins happened over a couple of weeks, and then when ours got hit, they replaced the locks without even calling us or the police to try to get fingerprints. To this date, they have yet to fix the side door to the building that the thief used to get in. Now on to our apartment, we lived on the fourth floor, and every time it rained, the roof would leak into our bathroom. Multiple attempts were made to address the issue, but it was not until I slipped in the middle of the night that they actually got a roofing company out to fix the problem. This was over a year after the first ticket was in to fix it. With all of this going on, we decided to leave, and they will not waive our lease buyout fee. We could have taken them to small claims, and still might, as they did not provide a moisture-free dwelling for us to live in, nor did they ever provide a dehumidifier to dry out the ceiling. All this place cares about is money, so beware of how shady they are. Do not stay here just because they are one of the newest in town.

The apartments are beautiful, brand new, and truly feel like luxury, with high-quality appliances and thoughtful finishes. The amenities are incredible: a stylish clubhouse, movie room, gaming room, spacious gym with a separate yoga studio, coffee machine, large pool with hot tub, a dog park, and plenty of grassy areas perfect for walking your pup (which you should definitely do, lol). We always felt safe living here. The gate was consistently closed and secure, and we never had any issues safety-wise. They also have security on-site at night, which gave us extra peace of mind. The only small issue we had at the beginning was with parking during peak times and weekends, especially if you don't have a garage or an assigned carport. But once we decided to pay the $50/month for an assigned spot, it was smooth sailing. The leasing office also does a great job managing the parking situation. Speaking of the leasing office: La Shaunda is amazing! She's always friendly, helpful, and truly goes above and beyond to manage the entire property. The maintenance team is also top-notch. When our fridge stopped working, they responded immediately and took care of it right away. That said, the pricing is definitely on the higher side compared to other apartments in Fairfield, especially if you're looking for a larger unit. But if it's within your budget, you absolutely get what you pay for, a clean, modern, luxury-feeling place to call home. We genuinely loved living here. It was bittersweet saying goodbye. The community is welcoming, the neighbors are great, and we made lasting friendships during our time. I highly recommend Nova to anyone looking for a high-quality, safe, and beautiful place to live in Fairfield. Also do not hesitate to ask me any questions!
