As someone who works in the construction industry, I can say that Igor and his team did a fantastic job on our two bathroom remodels. We received quotes from 5 different contractors and Igor was the easiest to communicate and level bids with, while helping us walk through different scenarios and decisions. While I helped as much as I could with project managing because that's what I do for a living, Igor went alongside with the gameplan but steered the ship as he needed to in order to make sure everything was done properly. The Reliable team remodeled two bathrooms, refreshed our kitchen with new paint, hinges, pulls and slides, and they helped us convert a nook into a closet with some really nice door work. The way they did the tile around our primary shower drain brings a smile to my face, I love the attention to detail, just perfect. We bought all the materials and they helped guide us through the process. They were so patient and understanding when helping me source materials or things I forgot to buy or hadn't considered. I got quite a few bids on this project, Reliable wasn't the cheapest but they were not the most expensive. I feel like we got top quality work at a reasonable price. The project finished on time, they cleaned the work site and removed all the project debris promptly. Mike was our project manager and he'd happily drive out to pick up materials for us and he went the extra mile to communicate and make the project run as smoothly as possible Reliable was great. You hear all these horror stories online about contractors that drag projects out, milk clients for extra money, and don't deliver on their promises. The first time his team stained our front and back decks (pressure wash and 2 coats of solid colours) at our townhome in San Mateo. When we moved to a single family home, they came out and did staining on our back deck, pergola and wooden chairs (pressure washing, sanding and staining with transparent oil). During the whole process, they were very attentive to details like taping around my chairs so the paint didn't get to the part that is not wood, setting up their equipment neatly and returning everything to clean state. We found Igor through our neighbor, and I'm sure glad that we were able to bring him on to paint the facade of our building. His price was on the more competitive side (ie. slightly cheaper) when compared against the other 4 estimates I had from SF-based painters, but Igor included repairs to our waterproofing and flashing at our false-balconies which other painters excluded. My deck and railing needed painting and some minor repair work. To be clear, this deck sits a half story off the ground. Igor seemed to understand the appropriate level of work required to make repairs on the deck and pointed out opportunities to address the sagging supports on the deck railings. This was the scope of work (from the bid): 1) Pressure wash 2) Countersink nails 3) Step repair 4) Repair rotten deck boards 5) Railing repair 6) Replace front gate latch 7) Staining deck with 2 coats My understanding is that the painting prep work would include all that was needed to prepare the deck for the paint. Unfortunately, a lot of debris (fallen from nearby trees - not coming up from the ground) was left between the deck boards, and was then painted over, leaving an unsightly mess and now with paint dried over it. If the power wash was not sufficient to adequately prep the deck for painting, it should have been specifically stated in the bid or called out as a different task to perform. NOBODY would think painting over the debris stuck between the boards was a good idea. Based on the prior Yelp reviews I expected a five star job, but I was sadly mistaken. When I arrived to inspect the work at the end end of the job I was told the deck would be dry; but it was still completely wet, leaving a very awkward situation. How could I fully inspect the job if the paint was still wet? Now I realize I should not have paid - but again, I relied too heavily on positive reviews from this site to put aside any concerns. However I could easily see all the debris painted over in the deck and raised an issue with that. They said it would be another full day's work to clean the deck properly and paint it! Igor blamed me for not having the correct method to prepare the deck in his bid. Like I should know that a pressure wash would not be sufficient to prep the deck before painting? (Why would they paint over a dirty deck in the first place?!) I paid for the work but am very disappointed and will have to remove the now painted-stuck debris, repaint over their repairs and get a real carpenter to address the stair stinger and faulty install of the supports and to clean and repaint all the poorly painted areas as well. The attached pictures tell the story of the shoddy workmanship here: - Deteriorated wood on the stair stringer was adhesive applied and painted over, not adequately repaired. - The replacement step placed on damaged stringer has paint driplines left to dry in place on edge, and is completely unpainted on the bottom. - Underneath the replaced step, a supplement support was attached, but left un-painted and is not in contact with the step, there is a gap ranging from 1 to quarter inch. - Uneven paint application, in some spot there wasn't even a full coat application. - Sloppy application of post gap, the glue is oozing out of the joint and visibly left to dry. Poor application of paint is obvious. - Wood is chipped and splintered at new whole for gate lock pole wire and left unpainted. read more

We contacted the company via email and received a prompt response from the owner of the company, and scheduled an appointment to quote the job. After inspection of the house, he explained what preparation work should be done before painting, and what product should be used for painting a stucco siding. Igor told us that stucco should be painted with Elastomeric paint that provides the best protection for stucco and preventing stucco from cracking in the future. And, he gave us a 15-year warrantee for his work. 1. The owner of the company Igor was never late, he explained everything intelligibly and clearly, helped in the choice of paint, gave practical advice. He supervised a process of the work, and keep us updated about the progress. 2. The whole team worked very attentively towards all details. Great preparation work: they covered concrete all around the house with plastic tarps to avoid marks and paint drops. All cracks in stucco were repaired, window and door cases were sanded and caulked. After completion of work they cleaned the site and haul out all waste. While it is one thing to yelp for reviews of restaurants, it is quite another to rely on Yelp for significant work on one's home. In my case, it was to expand a 3'x3' area at top of backyard stairs into a small deck. So I called Vanguard which turned out to be Igor's company. He came out right away.
