Anyone heard of this cleaning company? Try to google them. They don't exist.
K. K.

Stay away from this company! Read the reviews, they are legit! Jerry is unpleasant to work with. The first tenant he place was fine. After one year they moved out and then my property sat vacant for 5 months. For those 5 months he was not proactive, each time I had to call and follow up to see how it was going. His favorite line is that he had a showing this past weekend only to find out it's self serve showings. I found that during this time he was doing 'self serve' showings. Then his office (Yvette) called and to tell me that my washer and dryer were stolen from the property. When I asked if it was broken into her response was no they used the lock box. He held no accountability for it. Basically a loss for me. Then I got a new property manager who went in when she got the keys and the stove and stove top were just filthy, the hall bath had paint thrown in it and he returned the tenants deposit leaving it like that?! I matched his move out pics with the pictures my new property manager had sent me and can see clearly that the place was not cleaned after they moved out. I checked my portal and see that they removed my move in pics (from when the tenant first moved in) and he used those pics to show that it was cleaned by a made up company - Maverick Cleaning Services, LLC in Mesa. That cleaning invoice was in my portal. No record of them online, I called and a cell phone voicemail came on when I called. Jerry and Red Hawk Property Management is a nightmare. Stay away! I'm happy to share my experience with anyone who has questions. The worst experience and again read these reviews before deciding to put your investment in his hands. They are TRUE! Go ahead now Jerry with your reply. I'm actually anxious to hear what you have to say since you never did call me back after you were supposed to 'investigate' the stolen washer and dryer.

Because we voiced our concern about how we were being treated. they started sending us letters.

We were really interested in a property here in Gilbert, it's been on the market for over 64 days…read more I had filled out a form thru this particular companies on-line link to tour this home. Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! You decide based off touring their rentals! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting.

Kaila Videla is the new property manager for my rental home managed by Fort Lowell Realty. She is…read morethe 3rd PM in three years, effective July 2026. She immediately "sprung into action" by asserting her authority, harassing and blaming the tenant for decisions that were made by the former property manager. I've had an open dialogue with the home owner and the former PM about my financial difficulties. The owner and former PM had graciously made concessions to work with me and had verbally and in writing agreed to waive the 5-day notice fee and late fees. They're aware I'm a domestic violence survivor. Additionally, the former PM did not enforce or collect the late fees for months. This pattern of failing to enforce the fees created a waiver or modified acceptance of the lease. I understand it was an inconvenience to the owner and the PM, but I was grateful for the assistance. All parties involved are aware that this is the rental home I moved to, post-divorce after my ex-husband had me removed from our marital home in an illegal manner. The threat of homelessness is a very real and terrifying repercussion that most survivors have had to endure while married and after. I'm working hard to build my life back up, but the process can be slow. I explained to Kaila Videla that she could not enforce and retroactively charge the late fees and that going forward she would have to enforce the terms of the lease regarding fees. I'm also a licensed realtor and am familiar with the Landlord Tenant Act as all realtors who work in property management should be. I tried to communicate in writing, verbally and via text to Kaila Videla. She was callous, uncaring and adamant in her pursuit to collect fees. It was unusual and appeared to be a personal vendetta for her, for whatever reason. I asked to speak to Fort Lowell's attorneys because I was going to communicate and share all of the text messages and emails the owner and former PM had sent. As a compromise, I asked Kaila to take the fees from my $2,400 security deposit because I needed her to cease harassing me with actions that I knew were unlawful. She then turned off my ability to pay the remainder of July's rent. Then I couldn't pay August rent. I attempted to communicate with her and work something out. By the end of August, the owner had waited over 50 days for a rent payment. Then I received a complaint from the courts with a court date within the next 3 business days. Kaila, Fort Lowell and their attorneys had combined 12 months of late fees, past due rent, attorney's fees, court fees for a sum of around $6,700 and more. That did not include September's rent which was quickly becoming due in days. I was in a state of panic and had no choice, but to retain an attorney. He looked at the complaint and immediately questioned the $6,700 in charges. "How much is your rent?" I told him that was a sum including retroactive late charges. It took 30 seconds before he said, "They're trying to be sneaky, this judge caps late fees at $300." Fort Lowell was trying to charge me almost 6x that amount in fees. I was so grateful for my attorney, but Fort Lowell, Kaila and their attorneys still pressed me to compromise. I just needed it to be over. I was so stressed out, the thought of homeless, I was scared for me and my two dogs. My lease is up 11/30/26. They tried to get me to agree to vacate 9/30, giving me less than 30 days to find a new place and move in a frenzy. I compromised by agreeing to move by 10/31/26 only because I was intimidated and my nervous system could not withstand much more. In the end, I paid Fort Lowell zero dollars in late fees. The homeowner had to wait over 60 days for a rent payment. I'm not sure how he continues to have faith in their services. I was penalized by having to vacate the lease early because of the actions and decisions of their employees. Taking me to court was nothing more than an exercise in more trauma initiated by Kaila Videla. Kaila is a newly licensed realtor. I would tread lightly and strongly caution against appearing biased or discriminatory. I still do not understand her relentless pursuit of the late fees, but I do take pause being that I am a woman of color. As a licensed realtor we are held at a higher standard. Perhaps brush up with another fair housing course, Kaila. Statistically, most domestic violence survivors lack family support and resources. That is my situation, also. I'm grateful for my attorney and hope we have all learned something.

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

Yes, we had scorpions in the beginning when we first moved in we mentioned it and all they said, was " tenant is responsible for pest control. She does try to resolve the issues, but whoever is over the maintenance line is going to frustrate you. Again expect to be the handyman or technician. We are relocating from the…read moreEast, so, learning quickly about the Ahwatukee, Tempe, Mesa, Chandler and Gilbert areas quickly was very important. BJ Gremillion was very thorough in explaining helpful, interesting aspects of each of these communities as was Aaron Wheeler who also accompanied us when BJ had pre-existing commitments. If I could use three words to describe the dedication of the Better Choice Homes team, including Teagan Mindak and Brad Young, these include "extremely customer focused." When we located the home which we bought, BJ was especially helpful in analyzing comps vis-a-vis our prospective purchase; in negotiating the inclusion of a brand new refrigerator and installation/replacement of missing sun shades; in resolving items building inspection items which the seller had ignored and which needed to be resolved prior to closing; and, finally, in negotiating a fourteen thousand dollar reduction in the ratified price when it was apparent that the home needed a full roof replacement, including undelayment and tiles; and in recommending trusted contractors to help. BJ took time to help move a stalled mortgage process along. As a result of a mortgage company caused delay in closing, he suggested that we submit an addendum which obligated the owner to maintain their liability insurance during the time when they had a hold-over tenancy due to the need for re-scheduling their moving date. The entire team has been a pleasure and a lot of fun to work with. When things don't go exactly as planned having a great sense of humor helps helps a lot. BJ has this sense of humor and a very welcome light touch. He helped smooth out the rough moments, was able to help us look on the bright side of things during difficult moments, and literally hung-in there with us from the very start to the recording of the deed. He also responded patiently to all emails, to all texts, and to all phone calls which is remarkable. We can't say enough great things about the Better Choice Homes team, and, in particular, about BJ. They are the kind of people whom you would choose as friends. They are highly professional. They do their homework. They care about their clients, and, without being asked they go well over and above what you would normally hope to receive from real estate professionals. It never occurred to us think that we would receive a year's paid homeowner's warranty, but, that's exactly what they presented as a thank you for our business. We recommend them without the slightest hesitation and without any reservation. We look forward to staying in touch with them into the foreseeable future. And, we will tell everyone we know about the great experience which we have had with them in our relocation to Arizona.

I'm not saying there shouldn't have been any money deducted, but I don't feel like we left the home in that horrible of shape. We were there for 3+ years. You hardly heard from us. We were good renters. We even paid rent each month in full amount even though we weren't working due to Covid. We had no issues with anything about the house or BCH. We cleaned the carpets yearly. We went above and beyond to keep the house our home. The reason we decided to leave is to downsize and to give my daughter a backyard. I feel like since we gave our 30 day notice, we weren't important to you at all. Our refrigerator went out on a Saturday, sent a maintenance issue that night, and did not get a response til Monday afternoon. Then finally someone came out on Wednesday stating we need a new fridge ( like no crap). I feel like we weren't a priority and getting us a fridge was not a priority to you at all. I feel like you just shrugged it off because we were leaving. We also lost $250 of food because of your lack of urgency. I don't feel like as renters or people we deserved to be treated that way. To be honest this has been eating at me for awhile now. Yes..... seeing the amount of refund was a shock to me and the amount provoked me to write this email, but as I am writing this, I am more pissed off about how we were treated at the end of the month than anything else. Better Choice Homes will never be seen to me as a good company in my eyes. This company we rent from now is far more superior than you all are. Sincerely, Mark Gottschalk and Mindee Lee *** We will make sure anyone we know would never use this company to rent from.
