We had a dead rat in the ceiling of our crawlspace and called 3 local pest control services, who informed us that they only set traps and/or do preventative work. 5 stars for the walkthrough/inspection and quality of work. Young was a legit educator w/r/t behavior patterns and where to look for what kind(s) of evidence of infestation. I really appreciated the time he took to explain as much as I wanted to know about that. He sealed up points of entry, removed/replaced soiled insulation/nest, cleaned and painted contaminated pathways, and vacuumed up. The rats are no longer our problem (sorry neighboring houses (#notreallysorry)). Had some issues early on with punctuality and realistic time estimates. If you remind them not to over-promise re time estimates, etc., you'll be rat free pretty fast. Because of Rat Magic, I no longer dread going down to the ground level/garage of my home to do my laundry. They offer a great service, and I found Jeff to be professional, respectful, and thorough. And nice! For 18 years, we've had an on-and-off problem with rats down on the ground level. Eventually, their presence become more steady (creepy), and then one died and was decomposing down there. I called Rat Magic, and Jeff found the dead rat inside a rolled-up tent in storage. He got rid of it and disinfected the area, then came back a few days later to "rat proof" the garage. This was about 2 1/2 years ago, and I've never seen one sign of a rat in my garage ever since. The price was reasonable and the service was worth every penny, because now I feel as comfortable on the ground floor of my home as I do upstairs! To give Young the benefit of the doubt, the house I needed to have exterminator services done on was large and very old. I know it was a large project, but I believe he was rude, unprofessional, and difficult to work with. I began work with Young early February. He informed me our job would be completed 2/15 or 2/16 and we did not finish until 3/21. He was very flaky and full of excuses for extending his finish date with our project. He offered to take before and after photos and did not do so. I waited to pay him his final check (I paid him in increments) until our final report and photos were submitted. He was VERY aggressive with my colleague and I for his final payment even when we had not received proof of any work being done. He swore with me by text when I asked questions about his services. I will not be using this company again and I do not think you should either. read more

Young from Rat Magic has serviced my home twice over multiple years, even though there was little evidence of recent rat activity the second time. Each time he made sure that the job was complete before accepting final payment. The first set of visits were parts of a complicated project, but the absence of much evidence at the time of the second project indicated that he was successful in rat-proofing my crawl space initially. He often runs late because he's so busy, but communicates when he'll be re-expected. Young has always exhibited a professional and respectful attitude while at my home. Tht last time, before the appointment day, He will change the time, I did not agree, because it will disturb the tenants, and finally he agreed to around 11:30AM. He insisted on $1000 up front, which he arrived on time the next day to pick up. He had a HUGE dumpster dropped in our driveway unannounced. Ok, we dealt with that. It was just a preview. Bad experience with this company. We made an appointment for them to come at 3 pm on Tuesday and they didn't show up. Instead, a guy called me after 1/2 hour to an hour later and told he couldn't make it. He apparently fell asleep in Palo Alto. He said he would make it up to us and will definitely come the next day, Wednesday, at 3 pm. It is 4:20 pm on Wednesday now and he hasn't show up. I tried to text him at 1 pm today to remind him we have an appointment in the afternoon but I didn't hear back from him. I called and texted him again a few times at 3 pm and no response. They seem to have too many numbers floating around and the two I was contacting are on cell phones that I gather have gone AWOL with some past employees. The Rat Man and his crew are a joke!!! They are unprofessional and filled with hot air. We have been dealing with a "critter" in our home for over a month. Jeff and his crew came into our home promising "Magic", but all they created was a mess. They were late to appointments, cancelled appointments, and most recently have not showed up for appointments. He sends diffierent "team members" who each gave us different solutions, but with one thing in common "let's collect our final payment." Well, no payment will be provided since NO RAT WAS CAUGHT!!! Which by the way was part of the contract!!!!!!!!!!!!!!!!!!!!!! Instead, they created more issues for us. The rat is eating away at appliances, personal belongings, and walking around the "gaaranteed traps" that now have MOLD since the RAT MAN never returned to my home or had the decency to return phone call and/or texts. Yes, his crew closed up the potential enteries were the rat possibliy entered our home, but he left the rat trapped with no follow through. Furthermore, throughout the "job" we had to call him and his crew and recommend the the areas that needed attention. Bottom line, we could have done the job ourselves. Come on Rat Man, I think you need to stop the caffinee and slow down. Just because our "job" wasn't big business you left behind a mess for my family and myself to resolve and clean-up. read more

Young was very knowledgeable about how to fight and prevent infestations. I was putting the traps in the wrong spots, using the wrong bait and had no idea on how to prevent them from returning. The one star I can give is because they came out at an odd hour on a weekend after I saw some activity in my home. HOWEVER....Young proceeded to quote me $1700 with no real line item estimate, hourly rate, or guarantee of work. The scope of work would be to move appliances, check for entry points and patch them. And the weren't going to install traps, because we already had them. Oh yeah, he developed the quote after looking through our home and garage - i.e. based on what he assumed we would/ could pay. He attempted to prey on our fears, and push us into paying and making an appointment. He was an oddball. Said he took photos, then remembered that his phone was dead. Said He was available the next day, but when we wavered, suddenly we needed to book right away because he couldn't guarantee that he could provide service the next day. Offered to do patching and painting - when I asked if they were licensed for that work, he skirted the issue. I asked if they were bonded and insured, he said he would provide the info later. SKETCHY AF. On the upside, the guy with him was genuine and seemed pretty honest. He was flexible and helpful - but clearly not in charge. Worth it for the inspection, but seriously, we had a few friends come over the next day, patch up some entry points, clean up, and did the job ourselves for around $200. It might have been 2 hours of real work (5 entry points; most of the work was cleaning, disinfecting, and packing up pantry items). read more

I had a tenant who had a mice problem. RAT Patrol came out and quoted me about $1,300 to wipe the mice out. They came out one day to vacuum the interior of the appliances & put down traps & sealed up openings. Young came out one more time to check the traps ........ And basically never shoed up for any other appointment. The housekeeper caught more of the mice than RAT Patrol! I should have gotten more estimates. It was a rip off. The guys are nice, but the work & follow-up was poor. I just felt that after they got paid, that was the end of the job for them. They get zero stars for the work & follow-up. Unfortunately wasted a lot of money hiring RatMagic (Jeff) to come take care of a rat infestation at my property in SF. The initial work seemed okay, not the best quality from what i could see but i was pleased to know they offer a one year guarantee. Well, it is now about 6 months later and the infestation has been back for quite some time. There are multiple new points of entry into our property and droppings everywhere. After leaving multiple text and voicemail messages, i've given up. They have never responded to any of my calls or texts informing them that they need to honor their guarantee. Tons of promisses, but the only thing you hear are excuses why the work has not been finished. I also gave up on them after over 4 months back and forth. Young came out to my house probably 5 times and every time he has a new excuse why the work was not finished. He has a very calm personality, but thats about it. He will stand you up, you have to constantly ask for feedback and the promised report with photos of all "improvements" - so I can ask my insurance for some back pay - was not delivered. Rat Magic may be fine, but if you call them do yourself a favor and do it after getting a couple other estimates as they get you for $125 just to come over for an estimate. In my case their estimate came in well over twice as high as the 2 other companies I talked to. I suppose it's a good business model as it's a lot easier to charge $125 for 20 minutes of poking around and not get the business than it is to charge market rates and actually have to do the work. Even factoring in the wasted $125 I still saved money by not going with these guys. read more

Rat Magic does not deliver on its guarantee. In fact, it doesn't even return phone calls for past patrons. Perhaps this is because they know that they didn't do their job in the first place. I had a horrible rodent problem, Rat Magic took care of it, but the rats came back. That happens, but Rat Magic never came back. When I called another outfit, they took photos of the work Rat Magic did under my house. They taped ducting with the clear plastic tape you would seal a box with. Of course, it had all fallen down. And they affixed the moisture ground cover to wood, creating dry rot. What they did was not only not to code, it was useless. AND VERY EXPENSIVE. I will never use them again. read more

This morning at 2 am my sister said she heard some knawing sounds and what do you know a massive rat was seated below our tv! After an hour of chasing it back and forth we had it trapped under a bucket with no idea how to get rid of it, So this morning I called up Rat Magic and they came within an hour.
