After a paid inspection, I hired Young Oh (Rat Magic) for rodent proofing plus handyman work (shed enlargement for a heat pump water heater, and bathroom ceiling/drywall patch and repaint). He sent the proposal shortly after the inspection and I approved moving forward and paid a $2,375 deposit via credit card (Square). He came by multiple times to drop materials and told me the shed was "50% done," and that the bathroom ceiling work would be completed the same day as the shed install. However, on a later visit he did not do shed work and instead reported discovering a tunnel system and began pushing a major new scope/cost increase that I did not approve in writing. He then missed a scheduled start and became unresponsive for a period. When he did return, he opened my bathroom ceiling, said there was no mold, and left the ceiling open/incomplete. He later sent an additional scope document: I approved only a bathroom waterproofing add-on and did not approve an $8,600 "rat slab" scope. On the day he said both the shed and bathroom would be completed, he brought a worker. During the shed discussion he suddenly said the shed would require $2.5k-$5k more for "code" work, and said he would only cover that increase if I accepted the unapproved $8,600 rat slab job. I refused and decided to hire someone else for the shed; he agreed to remove that work from his scope and credit it. The worker's work on the bathroom ceiling was poor and damaged a light fixture. He revised the rat slab scope again and l continued to push it. He brought an electrician due to damage from the prior work and initially said the repair was on him, but then demanded I pay once he learned I hadn't approved the $8,600 scope. The dispute escalated and I had to call the police to have him leave my property. Because of repeated schedule issues, incomplete work, damage, and what felt like pressure tactics to accept unapproved scope increases, I terminated the job. In my opinion, this was unethical and unprofessional, and I would not hire again. read more

I've used Rat Magic twice over the past 12 years. The first time, Jeff handled the work and was fast, efficient, and quickly identified and resolved an issue with raccoons living between my walls. Most recently, Young helped me with a new raccoon problem. He made a real effort to approach the situation humanely and avoid harming or trapping the animals. Doing it the 'gentle way' meant the process took about two months and required more than half a dozen visits. There were a few occasions when he was late or didn't show up, which made an already difficult situation more frustrating. That said, he ultimately succeeded in getting the raccoons to leave. During this period he also successfully addressed an ant problem on my first floor and took care of several small repair and painting projects on my roof, in one bathroom, and in a few other areas of my home. I felt his pricing was fair. In the end, despite the delays and scheduling issues, I believe Young was sincerely trying to do the right thing and to do the work with integrity. It was a mixed experience, but the outcome was successful and I appreciate his efforts. If I had similar problems in the future, I would hire him again. read more

Young came highly recommended by a neighbor who is a maintenance supervisor of an apartment building. The neighbor said that he had used several pest control services, but that Young was the best. I have used 2 other companies myself, both of which were well known major corporations, but after a year or two of rodent free life, another group of mice made their way into my home. Young checked all the access points to my home and set up a plan to prevent them from entering my property and nesting again. He found some access points that had not been accounted for previously, and sealed up all the openings with care and precision. He also identified some other issues that needed some handyman repair, and offered to do them at low or no cost. Young has always been courteous, responsive and thorough. Never seeing a mouse or a rat or their droppings in my apartment for the last seven years, It was a shock to see a rat running to go under the sofa in the living room when I turned the light on. This was a month ago, and I foolishly thought I could catch it using traps. I was seriously wrong and after trying probably 8 types of traps, Including the rat bucket and rat zapper which someone gave to me, I gave up. These rodents would not take any of the bait I put out; goat cheese, nutella, peanut butter, cake, cookies, fruits, pork adobo and cat food even though I had put all the food into plastic bins and was careful not to leave any food out for them. Instead of catching the rat, I started to see droppings multiply everywhere throughout the apartment and i had more mice/rat sightings. I reached out to the landlord and she asked Young to take care of this problem because she trusted him and he had in the past completely resolved rodent infestations for two of the other apartment units before. When Young showed up, he was very courteous and respectful and I immediately liked his personality. He wouldn't enter until he put on shoe coverings. He listened to everything I have tried and explained thoroughly the behavior of mice and rats and after inspecting the kitchen, the garage, the crawlspace, bathroom, living room, and bedroom, he explained what the game plan was. There were several wall openings under the kitchen sink cabinets, the stove vent, and behind the toilet pipe in the bathroom. There were also many droppings in the crawlspace which is accessed through a small door in the walk-in pantry and there were footprints and droppings in the garage as well. It would take two days of exclusion work, with cleaning and thoroughly sanitizing infected areas (like under the stove and refrigerator) and using a Hepa vacuum to clean up the crawlspace and also to do some work in the garage. I agreed to this. So, starting on Thursday, he worked four hours closing up all the holes under the kitchen sink with sheet metal, rubber cement and steel wool. He took care of the holes around the stove vent and also behind the toilet. He moved the stove and refrigerator and cleaned and sanitized the floor. What really impressed me was that he was very careful not to contaminate any of the living spaces or clean areas. He put all the waste and infected items in bags and set them outside. The next day, Young, put up plastics in the pantry, completely sealing it and then went into the crawlspace for 45 minutes to clean everything using the Hepa vacuum and afterwards finished all the work in the garage. He finished everything he said he would in those two days and since then I haven't seen any signs of rats or mice. Being a germaphobe, I was very happy with how clean and professional Young worked. My mom purchased a home not knowing the there's was a rat problem.. we soon discovered chewed up paper and a 2 liter of water that was sitting around had also had a small hole chewed through the plastic for them to drink out of... there was also rat droppings in closets and other areas of the home. No kidding, within 30 mins of him starting he had already snared 2 rats that were almost the size of a cat! He set his traps and did his thing, a week and several dead rats ​later there was no sign of any critters running around anymore. Very polite a respectful guy. We had an initial inspection done for our home for a rat problem. The initial inspection was fine, Young was friendly, polite, respectful and informative. A few days later we exchanged communication via text about availability for the actual work. I asked if a specific day and time is available, and he said yes. I said I'll get back to him because I was still unsure of my schedule. A few days later, he texts me saying that he's on his way. I reminded him that I told him I was unsure of my schedule and thus an appointment was never confirmed. He then sends me a string of angry texts about canceling last minute (when a time was never officially confirmed) that included inappropriate expletives, especially coming from a business owner. He even requested that I compensate him for his time as a "cancelation fee." Again, a time was never confirmed, so one cannot charge a "cancelation fee." In addition, the license number for this company, Lic #63520, doesn't exist with the Structural Pest Control Board nor the California State License Board. So we had a rat find its way into our home crawl space.. disgusting! We set glue and snap traps just waiting for the sucker to get caught and he did. Unfortunately for us he got caught on a glue trap at 8pm and was still alive and I could hear it in the ceiling. Rat Magic is the only 24hr place in the area so I called Young and he made it out to me to save the day. Pros: 24hr service, service in about an hour. Young is extremely knowledgeable and talks you through what he sees and what type of rodent it was and all of the possibilities in terms of openings and the sort. He knew what type of rat we had and it's behavior and environmental preferences and really schooled me. Cash payment discount. Cons: He was a little bit all over the place and didn't have all of the necessary tools he needed i.e. Ladder for the roof, proper ladder for the space we had, etc. He had to make a few trips to his car to gather things and it just made the process longer. The people he was with were a bit sketch because they were just parked in the street in a regular car - not a work van on anything. I honestly suspect him and his crew were under the influence of some sort of drug. He could barely keep his eyes open and his behavior was a bit erratic. No judgement on extra-curricular activities but I guess when you're a 24hr service I just might call when you're trying to have fun. He was very nice and friendly and like I said, extremely knowledgeable which made me feel great. It was a one off situation so I doubt I'll be in need of their services again (I hope not) but I would still definitely consider them in the future. read more

We've noticed a decrease in the rat invasion because of our open bird feeder. I know, but we love the birds. Well, we ran out of rat magic and the rats were busy making babies! And those babies will....yeah I know. Since ohs closed and Ace opened in our area they do not carry RAT magic only mice magic. So I ordered on line. Now it's raining and I understand it's ineffective when wet! So momma rat and her FOUR babies have visited the bird feeder. We refuse to use poison and you know why so I won't get into that. I need to give Rat Magic a poor review for the following reasons: 1. The job they did was not complete so they had to come back several times. They kept saying all the wholes were filled. I looked in my kitchen and there are still two large holes that were not covered. 2. They have a warranty of returning 5 times to fill more holes, set more traps, etc. They returned 3 times and REFUSED to come back and finish the job. This is a breech of contract and very unprofessional. 3. We paid them thousands of dollars and they treated us poorly. Super unprofessional. So I called the rat man to come look at a rat problem at my house. The Rat Man and I agreed to a certain time. An hour after that time had passed I called him and asked what was up. He said he was super busy and could not make it. Fair enough. We decided to make an appointment for the next day at a certain time. I say before I get off the phone "well I hope you show up" he responds "o I will be there". The next day comes he does not show up. An hour later I call to ask him what is up. For over a week I heard rats scurrying and scratching at night behind my bedroom wall--I'm a light sleeper so it was driving me crazy. Based on positive Yelp reviews, I called Jeff "the Rat Man" at Rat Magic. We initially had a hard time scheduling a mutually-workable time to meet, but he was accommodating and ultimately came to my house in the early evening to fit my work schedule. He arrived on time with Young, a member of his crew. Both of them were very polite and put on disposable booties when they entered my house. They did a thorough inspection of the house, including the garage, interior, basement crawl space, exterior, and roof. I had a good feeling about Jeff's expertise--he was very open and liked to explain both his methodology and the behavior of different animals. For example, he told me the difference between rats and mice in terms of their feeding, nesting, and harboring patterns, letting me know that the mice problem I had in my garage could actually be tougher to eradicate than my rat problem. When he completed his inspection, he showed me the two areas where he believed the rats were gaining entry to the 2" space between my house and my neighbor's house. One was an area of loose flashing that I never would have found on my own, even though it was very near the area where I heard the rat sounds. I never would've seen the problem because the flashing appeared to be attached properly, but Jeff checked it manually and discovered that it was loose--then he stuck his flashlight in the space and showed me the chew marks. The other area he found was a hole that was practically under the eaves of my roof--very high up and far away from the rat sounds, but clearly a rat-sized hole that led to the same space between the houses, just on the opposite end of the house. I was frankly amazed that Jeff found this hole on the roof, as it was very hard to see if you were standing on the roof itself--you really had to know to look in all sorts of crevices and under the eaves. His expertise really paid off because this was certainly something that very few people would've known to look for, but once he pointed it out, it was obvious that roof rats would easily access this hole. He then immediately installed a metal barrier in the flashing area and plugged the roof hole with steel wool and liquid nail material. Young was also very helpful and gave me his commentary on rats and mice and effective trapping techniques. Young also helped me spring the 20 traps that I had set in the basement crawl space, as I was about to go on a business trip and didn't want to catch a rat, only to have it decompose in the trap while I was away. Jeff was very reasonable on the price for this work. I was very satisfied with the expertise, thoroughness and cost-effectiveness of his service--they didn't skimp on time, effort or results. For the first time in 8 years since I lived in my apartment I saw a mouse! I saw it around 5:30pm on a Tues evening. I trapped the mouse in one of our bedrooms and tried calling pest control companies. For some people, maybe it was an over reaction however, I have never seen a mouse in my home in my entire life. I got Terminix on the phone and they were quoting me very high prices and were trying to sell me on some year long contract, plus they could not make it to my apt that same night. So while they had me on hold, I was on Yelp looking for local pest control companies. I called Rat Magic and spoke to Jeff, he said although he was on his last appointment of the evening he would come by to help me! I quickly hung up on Terminix. Jeff arrived with his colleague, Tim, that same evening and did a thorough inspection of my apartment. They found mice droppings throughout my apt which looked like the mice have been strolling in my apartment for a couple of months. There were a few entry points where the mice were probably getting in. This was already past 8pm, Tim offered to stay late to do a clean up of the mice droppings (including disinfecting the areas), laying mouse traps, and sealing the holes. He was here till 11pm, working very hard. I feel that I got the best possible service out there. They came to our apt with basically no notice to help us. Jeff, the owner, gave me a follow up call the next day to make sure that everything was okay. Jeff and Tim are very professional and kind people, who understood how freaked out I was, even though it was just a mouse. The update on this is. . . after back and forth and 3 trips out by Jeff over a 6 months timeframe to patch all the holes into the house where the resident ginormous rat was coming in from. I gave up trying to get my house rat proofed by Rat Magic and started over with another provider. This was done in December 2014. Yes, I could have gotten them out a few more times but I just ended up losing trust that this business will do the right thing and do what they said they would do -- proof the house against rats. I ended up going with another rodent proofing service in the San Jose area. They ended up patching about 24 additional access points that were not sealed off. Work was done in December. We caught the rat(s) that month and since then, no more droppings or signs of rats co-residing in our home. That was really traumatic to live like that for 8 months last year. Yes, I lost money and ended up paying 2x. Lesson learned from this: Don't settle for the first service out to give you a quote and do your research thoroughly. read more

So, Brandon and I were able to schedule an inspection & assessment of my potential problem with a raccoon family under my house...I had been hearing screeching/scratching sounds plus smells coming from the crawlspace for over a week! On the day of my appointment, Brandon & JB were very respectful and ready to help me out. They assessed the potential entry points above & below my house & checked my attic too. I explained to Brandon that I had a tight budget, so based on his assessment that all entry points looked intact, except the two vents in front of the house & the crawlspace door, he was generous enough to reinforce the two vents & give me instructions for a DIY approach at the reasonable inspection price. Within 48 hours of following his instructions, along with some other tips I found on the Internet, mama raccoon & babies completely moved out! This is the first non-food related review in my life!! I bought a house in SF last year. Long story short I found out I had unwanted house guests in the basement. After researching I called Rat Magic and they came to my rescue yesterday. So far my experience with them has been 5 star (you know I do not write 5 star reviews often). I really recommend Rat Magic because: 1. They are very professional. They arrived at 10:00:00am on the dot for the 10 am appointment. They write up all the detail on the estimate and give you a copy. 2. They are courteous, and polite. i.e.They wear shoe covers before you even ask them to (I am a clean freak and dirty shoes/feet make me sick). 3. They are super knowledgeable and they take pride in their work. -Very detail oriented. They take pictures and explain everything they have done to solve the problem. 4. They guarantee their work for 1 year. These are plus 5. They are caring and easy going - not pushy. I really believe they are "good" people. 6. They work on Sat. Jeff @ Rat Magic is the man. Well, more like the "Dude." Nonetheless, he is solid. We had been having a raccoon issue in a crawl space for a while and were in need of help. Called Jeff on a Saturday morning and he said he would be able to come by that afternoon for an estimate. He arrived on time and I showed him the problem. He looked at it and said, "I can take care of this and charge you this amount or, if you're kind of handy, I can tell you what to do and what supplies you need and you just need to pay the consultation fee (significantly less than having him handle). I went with the 2nd option. I followed his instructions and, when it appeared not to be working after a few days, I gave Jeff a call and he offered up a few other suggestions. My tenants recently found large droppings in the house and I decided to call Rat Magic. Rat Magic came to the house within days to assess the problem. Jeff of Rat Magic was very thorough in finding the rat entries. He check every inch of my house and found the potential entries. Rat magic does what they say they do- "make rats disappear!" We had some activity up in our attic recently. I decided to put out some rat poison and then we had to suffer the consequences- a smelly decomposing rat carcass. (I should have Jeff come out in the first place to place traps and not messed with the poison.) Long story short, Jeff was able to locate and eradicate the deceased rat, do some clean up in the attic as well as block off some of the entry points on my roof. It took a couple visits to the house to finish the project but I am hopeful never to have another rat enter our attic. Bottom line, Rat Magic knows the business extremely well. Despite multiple attempts to obtain a refund of our deposit, nothing was forthcoming. After sending a final demand letter to Rat Magic, decided to file a claim in Small Claims Court. A few days after process was served on the owners, a text message indicated that they had decided to refund my deposit. 12 days later, I received another text, indicating that the deposit would be returned that afternoon. I responded that was agreeable. We set the time for 5 PM. A little before 4 PM, received a text asking if he could arrive later at 6:30 or 7:00. I asked him to arrive no later than 6:30. At 6:10 received a text, saying that he was on his way, and might be 15 minutes late. He arrived at about 8:00. The good: deposit was returned. The not so good: once again, did not arrive as promised.This late arrival was consistent with our previous experience. He seems incapable of keeping an appointment, which shows a lack of respect for our time. read more

I first met Ratmagic in 2013. I was about to retire and found mice in my house and couldn't fathom having to retire with mice. Young and company quickly and expeditiously exterminated all the mice and gave me a year's warranty. They plugged all the holes in my house, completely emptied out and replaced my belongings in my basement area to replace the insulation that the mice had eaten through. He constructed barriers so the mice couldn't get in. He did not hesitate to crawl, climb and inspect the entire house, from the basement to the roof. I felt safe, knowing I would not encounter another mouse. I am deathly afraid of them. At the start of 2019, I noticed a rat in the house. I used all the resources I could garner to contact Ratmagic again. It had been 6 years and was hoping I could again hire him. He remembered me and quickly came to my aid. RAT MAGIC did work magically on our rodent problem. We live next to county park open space and have a yard full of ivy, both well loved by the scary rats. Jeff and his team arrived on time the day after I call them. They found the entry areas and performed a thorough inspection of the damage and designed a plan of action that same day. They crawled and wiggled into spaces I was afraid to even look into to be sure they had a handle on the scope of the job. We liked the price and the team. They started the next day and completed the work within 3 days. Rats gone. Thank you Rat Magic. Update: the rats came back and we called Rat Magic again. This second experience was the opposite of the first done two years earlier. We had a dead rat in the ceiling of our crawlspace and called 3 local pest control services, who informed us that they only set traps and/or do preventative work.
