The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. I was put in a very difficult position due to the air conditioning company that I hired to repair…read morethe ductwork on my property. After they started the job it was discovered that they were unqualified to remove the ductwork and insulation properly. I wasn't aware that houses built in the 1960's used asbestos and throughout the house. The asbestos needed to be properly removed before any repair work could be performed. However the company gave me the impression that they were skilled and licensed to perform the removal. It was never mentioned to me that specific steps needed to be taken when dealing with asbestos. While removing the damaged ductwork they disturbed the asbestos thus making the house uninhabitable. Tony's company was brought in to perform the test for the asbestos. Asbestos was detected. Tony was very professional and helpful to explain the situation and provided information of what the next step entailed to resolve this matter. The testing report and procedure 5 plan was prepared by Titan. The report and work plan needed to be submitted to the SCAQMD for approval. His knowledge regarding this matter was absolutely first rate. He helped guide me through this difficult process. I would highly recommend employing Tony's expertise if you are ever get involved with this situation. You will be in good hands.

They did not have a diagram in their report showing where their samples were taken , and their report was riddled with errors. Phone calls and emails did not produce results. The bad reviews were correct about this company. My public adjuster insisted on using them. They dragged their feet from the very beginning by a couple of weeks, and again for the report, and now the report is flawed. And no response from the company.

I wanted them to check out this basement area and they showed up on time and all that. I don't know that much about this stuff but they could answer all my questions and I checked it against what I was learning on the internet. When I deal the people who look for termites, you can usually tell which companies are serious and well trained and which ones just generalize and say they have to spray your whole house and it will cost this much and that spiel. I'd put them in the former category. They gave me specific answers and could almost answer every one of my follow up questions. And I don't mind it if they say they aren't sure about one thing, and consult with someone. The fact that they aren't acting like they know everything on earth tells me, usually, they are being honest. I think they share a background with the person who referred me to them, so I fundamentally trusted them by the end. I spoke with three companies, who came out, and they were clearly the most knowledgeable and appreciated how dangerous this stuff is for me and my wife. I'm still discussing with them and the handy mans's company the whole process of removing it in this one area, so it's not fully resolved. But I feel like I know what the score it and what we need to do.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!
