    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

Zac presented me with a anticipated revenue proposal, which seemed slightly unrealistic. But, he and Great Dwelling knocked it out of the park. He made the revenues promised, and then some. Great Dwellings has a standard formula for their properties, and I nit picked it and thought I knew best. I then went the self-managed route, thinking I could do at least as well as Great Dwellings. I did - but, with stress and time I could not afford. I came back to Zac and Great Dwellings and humbly asked them to consider my property again. Instead of the "I told you so", Zac and team were gracious and professional. I am back with Great Dwellings and have learned my lesson to let the pros be pros. While their revenue share and other fees may seem high at first, the ultimate financial results make up for it. And the peace of mind that my home is managed and cared for properly has no price tag. I highly recommend Great Dwellings.

It seems that there is bit of an issue with the training they receive. Long story short, after a ton of back and forth and lost emails and un-returned calls we FINALLY got an agreement from them. We filled it out and sent it back promptly only to get a call from a manager who said our property was out of their jurisdiction. Something that should have been clarified in the first 30 seconds of our initial conversation. The staff seems to be nice enough, but they're misinformed and never seem to have answers. Not the most professional company and certainly not courteous. I would not recommend this kind of service to anyone.

I actually found them from a friend of mine and am really glad I did. I met with both Tom and Jon a couple of times. They were always on time to my meetings, and their response time and follow-through is always really good, even when I kept going back and forth with them. They've also got a keen sense of attention to detail and would often times bring up details I never even thought of. My place got rented in a week after I had it ready, and the rental payments were set up quickly. They definitely know the business.

I've been living here long enough to address every part of apartment living and will break down each experience individually. Leasing: There was an issue with my income verification, but after connecting with the Property Manager, Charlotte Brown, she quickly got to the bottom of the situation and I had my rental approval in hand shortly thereafter. I'm glad that I had this initial challenge because I was able to see how the management team handled the situation and I couldn't be happier with how effectively it was handled and resolved. Apartment: My 5th-floor one-bedroom apartment is nearly 800 square feet with a gorgeous view of Eastern Market, the Capitol Building's dome, the Library of Congress, the Supreme Court, and Senate office buildings. My floorplan includes a spacious living room and bedroom, a built-in oven, microwave, and gas range in the kitchen, and an in-unit laundry room with a linen closet and extra storage space. I utilize the dining room space as my home office and it provides plenty of space for a large L-shaped desk. The developer, EastBanc, originally planned to build condos and included many features that are not found in any apartments I've looked at in DC, like extra insulated floors and walls (I have not once heard any noise from my neighbors), gourmet kitchen with built-in appliances and externally vented exhaust hood, individual apartment venting with 100% fresh air replacement, customizable closet storage system, real hardwood floors, and more. Amenities: The building has an incredible 6th-floor rooftop with a community room and open-air grilling stations with panoramic views of Capitol Hill, Navy Yard, and Virginia in the distance. There are many additional residence spaces like a main floor community room, coffee and tea station, outdoor courtyard, library, rooftop heated pool, a well-appointed gym, and a Trader Joe's right below. We can even access Trader Joe's without stepping outside! The 24-hour concierge is one of the best I have experienced. Every concierge quickly knew my name and easily handled any request I had as well as the large quantity of packages I had delivered. They will even deliver the packages to your apartment if you'd like. It was amazing to come home from work and have all my packages neatly stacked in my apartment. They've all quickly made me feel like part of the family. As part of our rent package, we can receive complimentary light housekeeping services every other week. I've taken advantage of this and have been amazed at the quality and care from the housekeepers. They will also take care of any dry cleaning, grocery shopping, plant watering, taking packages to the post office, and all I pay for is the cost of groceries or the dry cleaning. Maintenance and Management: My apartment was freshly painted and looked great at move-in. Shortly after, I discovered a couple of issues like a refrigerator water filter needing replacement and a toilet tank that wouldn't always refill completely. Maintenance was at my door first thing the next morning with replacement parts and were in and out in less than 10 minutes. The property is kept immaculately clean by the housekeeping staff and the residents here also seem to take great pride in maintaining a clean and inviting atmosphere. The management at this building is second to none. The Property Manager, Charlotte Brown, is amazing at her job and as a person. She has hosted three or four resident events in the short two months since I moved in and each one had fantastic food, drinks, and entertainment. She knows every resident, child, and pet in the building and goes above and beyond in everything she does. I signed my lease while living in another state and when I finally met Charlotte in-person for the first time after moving in, she gave me a big hug and I immediately felt at home. Price: This building is priced quite a bit higher than any other apartment I've lived in. However, when looking at the price per square foot, it isn't as large of a price difference as you'd think since these apartments are so much larger than others in the area. Additionally, the amenities that I mentioned earlier make this building very attractive and add significantly to the value. The fact that I can live in a large, quiet, luxury apartment, with numerous on-site amenities, in the middle of Capitol Hill, bi-weekly housekeeping, instantly responsive maintenance, regular community events, and a five-star property manager like Charlotte, this is probably the best value for an apartment I've ever had.

From the friendly concierge to the management team, all have taken steps to make sure our move-in was a smooth process. The parking garage is easy to get to via the same elevator that takes us to our apt floor. You are also steps away from the grocery store (Trader Joe's). In fact, you don't even have to go outside to get to Trader Joe's. I would highly recommend getting a tour of this place like we did. We fell in love with this place and we were able to pick the exact apt we wanted.

When old management left, new management did not honor any of the written agreements made written in emails. This was my first lease; their website is currently adverting "LEASE NOW FOR ONE MONTH FREE!*" Don't expect The Yards Collection to keep their word even in writing or to care about their tenants. I experienced sever smoke smells in my apartment leaking in from neighbors smoking several times most days throughout my lease. This has had terrible impacts to my overall health. There are moments where I felt like I couldn't breath and had no place to go in the middle of the night, and not being able to sleep in my own home made me feel homeless at times. I've met 5+ people with the smoke smells in their apartments to differing levels of severity. (Smoke smells including cigarettes, smoking weed, growing weed, and vapes.) Don't expect anything to be done to address this except sending emails to tenants. I know 3+ people who have had issues with their front door not locking to their respective apartments. HUGE safety issue. Maintenance issues aren't the fastest, but they try. They do not order extra inventory of much, so if you have an issue, expect to have to wait due to the lead time associated with ordering the part, it getting delivered, and time to install. The area is also going downhill with increase in crime. Police officer was shot and the block got shut down. A resident in a wheel chair dropped from the 6th floor balcony. A skimmer found at the Harris Teeter. Lululemon shutting down due to crime. The best part is that I've met some great friends with people that live here, many of whom are leaving. I wish I never moved in.

I have spoken with every single person from leasing agent to manager on the team in the front office pleading for help. Nobody HS every called or emailed me back with any solution. I have been the one to call the third party company that controls their portal and personally troubleshoot with their tech team. I now have ZERO portal access and no way to submit my December rent. I have called corporate three times as well and have just been passed along to someone else each time. Someone has also been submitting random maintenance requests (of which I never asked for) on my unit and maintenance has shown up UNANNOUNCED with no curtesy call to tell me they would be letting themselves into my apartment.
