    Charming, relaxing, private . Loved this bed and breakfast. Rejuvenate surrounded by beautiful grounds and birds chirping. Owners are lovely, breakfast was delicious. Gus and Max the greeters were the best! Thank you for a wonderful stay!

    We went to Prospect Hill Inn to celebrate our 25th wedding anniversary and stayed in The Overseer's Cottage. Everything about our stay was wonderful. We arrived on a Saturday, and stayed until the following Saturday. We were warmly greeted by T and the dogs even though she was juggling a wedding party. After giving us a cookie, and getting us checked in, she gave us a list of recommendations for local restaurants based on previous guest experiences, gave us a quick tour of the property, showed us our cottage, and got us extra towels and wash cloths (she wanted to make sure that we had everything we needed). We woke up early the next morning and walked the short (but beautiful!) nature trail on the property before heading to the main inn for breakfast. We finished our walk and approached the back door to see T standing at the back door offering us coffee since we were a little early for breakfast. She let us know that another guest had lit the fire pit already so we took our coffee to the fire pit. Then, we had breakfast. Oh. My. Goodness. Every single component of every single breakfast was divine. Jim (T's husband) puts a lot of love into every meal he cooks and you can taste it! Each breakfast starts with a latte, juice of your choice, and either a small smoothie or some fruit and yogurt. We had French toast with bacon the first day, and during the week we had breakfast casserole, blueberry pancakes, chicken and waffles, omelettes, and more! Not one repeated meal in 7 days and they were all delicious! The end of each breakfast had a dessert -- key lime tart, blueberry muffin, peach compote with vanilla ice cream, coffee cupcake, pumpkin bar, each one better than the last. After breakfast every day we'd talk to T about our plans for the day and she would tell us about anything she knew about where we were going and what we were doing. On our actual anniversary, we had booked an "Innkeeper's Dinner" at the inn which was a private dining experience with a 5 course meal prepared by Jim and served by T. Again, every course was amazing. They have a set menu for each season (ours was Fall) with several different options for each course. We had let them know a few days in advance what our choices were and Jim did not disappoint! T took pictures for us before dinner, and she did a fabulous job! We brought a bottle of wine that we had gotten from a local winery and they served it with our dinner. When it was finally time to go home after our weeklong stay, we didn't want to leave. T hugged our neck and I almost cried! She and Jim were such gracious and attentive hosts, and I KNOW that they are going to do great things at Prospect Hill. We enjoyed our stay so much and we cannot wait to go back!!

    Wish there were more stars to give for the incredible stay we had here. Breakfast was the main event of our day and just got better each day. We had a hard time choosing on line which gorgeous room to stay in and opted for the carriage house which had the perfect amount of room, charm, privacy and luxury that we could ask for. That being said after seeing in person there are about 4 others we hope to come back to visit. The hosts are perfectly lovely and catered to our every whim with such class and grace. Their sweet fur baby Collete helped deliver breakfast to our room each morning and gave us lots of love we were missing from our own fur babies. The grounds are breathtaking. There are nature trails, horse pastures, alpacas to see and a gorgeous Vista plateau for taking in the sunsets. Well done Prospect Hill. Every detail has been thought out and executed with the most delicate and thoughtful touch. We can't wait to come back.

    I have never stayed in a bed and breakfast before and I was beyond impressed! My boyfriend and I stayed here for one night and Doc checked us in and showed us around the historic 40-acre property. We didn't eat dinner there but we hope to next time! We stayed in Uncle Guy's Loft which was very cozy. There were sodas, fresh well water, and a half bottle of wine waiting for us. My biggest complaints about the room were that the walls are paper thin...this loft is connected to a downstairs loft and we heard our neighbors often. Also, there are only locks on the inside of the rooms, so when we left for the night to grab dinner, we weren't able to lock our room from the outside (which maybe i was worrying too much since we were out in the middle of nowhere, but you never know!). The bathroom is also very narrow and small (was tough for my 6'6" boyfriend to maneuver around)!m but we made it work! The best part was the fire we had inside the room...it was super cozy and we did have a great night's sleep. In the morning we were delivered breakfast in bed which was the chef's choice of eggs, sausage, breakfast potatoes, fruit, coffee cake, coffee and orange juice. That was the icing on the cake for us! We truly enjoyed our time and look forward to staying again, this time for two nights, staying for dinner, and probably in a more private cabin. We can't wait to return!

    My wife and I spent our 28th wedding anniversary weekend at prospect Hill. Cannot say enough about the staff and owners. Very peaceful location. Great food. Clean rooms. Rustic inn. A must stay.

    I highly recommend this hotel to anyone who appreciates historic properties and enjoys relaxing! The Colonel and I would go back in a heartbeat. We found this place semi-last minute while deciding to do a trip to Monticello for the Fourth of July. A few rooms were still open, and they ranged in price from about 165-355, pretty much in the range for that area of Virginia. We picked the 'Boys Cabin' the original log cabin homestead for the site, dating back to 1699. Booking online was easy and flawless, and we speak as folks with experience implementing website storefronts. We arrived around 5 PM on Saturday, after visiting Montpelier. The hotel was equidistant from both Presidential homes, which is another reason we selected it. We were greeted by Kristin, who gave us a tour of the house and our cabin. We then followed her back to the reception to make a reservation for dinner and to grab a glass of wine, which we then took out onto the porch. We sat and relaxed for the hour before dinner, snuggling with the ginger porch cat, an elderly but friendly gentleman. Then we took our glasses and entered the pretty little chintz dining room, where we had a table by a lace curtained window. The style of the house is very traditional Southern, with lots of swags and chintz and crystal lamps. I love it as it always reminds me of my grandmother. Dinner was amazing, and for such a small out of the way place (you do travel on some gravel roads to get there) it was even more impressive. The prix fixe menu is an appetizer, entree, and dessert for $55. I had a salad, pork chop, and 'Italian toast' while the Colonel had scallops, salmon wrapped in bacon, and a brulee bread pudding. We took pictures so you can see how good it was -- my salad perfectly complemented the pork chop, the side vegetables were fresh and beautifully done, and the chop came with both a risotto (perfect) and was stuffed with cornbread dressing, which I normally dislike but found to be delicious. The salmon had the same sides and was even better! Dessert was gorgeous, and I was getting stuffed, even though the portions were well sized. We signed our check and went back to our room where I promptly fell asleep for two hours. Our room was 17th century sized, but modernization means it is about half bathroom, including a whirlpool bath. There was a large fluffy bed with I'm pretty sure a featherbed on it, taking up about 3/4 of the space. The bed was soft and the Colonel woke up once with a creaky back, but I thought it was fine. We had a fireplace that looked properly witchy, and a plate with bottle water and some homemade cookies. It was nice to have a place where no noises from neighbors will disturb you. It overlooked the pool, which is unheated, and that would have been nice had it not been for the crazy weather we had that weekend, where it was actually cold and rainy. The next morning we breakfasted (for free) in the same cute dining room. Very generous for a 'free' breakfast -- yogurt parfait with VERY good fruit, yummy cheese grits, two pieces of good quality bacon, and some blueberry pancakes. All very festive for Independence Day. Afterwards we attempted to take a walk as the property has a nice 1.5 mile trail through some forest, but we turned back due to rain and mud. We watched a girl exercise a horse, and made friends with a nice poodle that was roaming the premises. All in all a wonderful stay. I think it is good for families (what with the pets and the walking and the pool) as long as you plan to get multiple rooms. We sometimes bunk up but that would not have been possible had the Sprossling been with us. They are dog friendly (with some rules) and asked about any dietary restrictions. It IS a very old property, so you have to be willing to put up with quirks, and I would not pick it if you plan to plug in a million devices or watch TV (none in the room). It is a place for relaxing and socializing with your loved ones and friendly strangers. By the time I left I felt like we had vacationed briefly in another era!

    We had the pleasure of spending 3 nights at this lovely inn. The hosts were gracious and very accommodating. We did not communicate our dietary restrictions prior to our arrival but they handled it with ease. The breakfasts were superb. We traveled with family and our rooms were beautifully decorated. The grounds were gorgeous with plenty of outdoor seating. Wished we lived closer so we could visit again sooner!

Since the moment we booked she has been a great communicator and we feel like she is really listening to our needs. Not the "corporate" feel if you will. We also did our save the dates at the venue with their photographer! They turned out AMAZING! It was so fun and taking pictures with the horses really made them feel so much more magical. We are booked for May and I could not be more excited! Also just to add- they had so many options to help with vendors, which helped us pick our caterer! It's so much less stress than I imagined because they are SO helpful! I am so excited about our wedding and could not recommend this venue enough!

Our room was nicely appointed and the bed comfortable. The bathroom was a nice size with good water pressure. They do not cook a full breakfast in the mornings but there were bagles cream, cheese, other pastries, coffee, tea, and juice for us in the morning. We never ran into the owner until just before leaving on the second day, but felt at home the whole time. We will definitly be back again the next time we are in the area, it is definitley a home away from home kind of place and was a great value for quality of accomodations. The only downfall is that it is cash or check only...no cc travel points for me on this stay.

Everything was comfortably appointed in the common areas--and there were very nice paintings throughout (and a beautiful Victorian sideboard in the dining room). The really nice breakfast spread made us forget it was just continental. (Fresh berries, Greek yogurt, good bagels, hard-cooked eggs, nice granola ... ) It also made our stay doubly worth the money. Staff was responsive, pleasant, and unobtrusive. As it happened, there were no other guests our night, and so we had the entire place to ourselves and lived like kings. It was SUCH a treat. Staff even left us a couple of slices of delicious quiche, out of which we made a light supper. (It's also good we had the place to ourselves, because: we booked I think the smallest room in the place, and, though there were about 24 inches to sidle around the full size bed, there was nowhere inside our private room to put our bags.) In the evening, we took a stroll down the street and into downtown Louisa, which was very pleasant. My only note is that, personally, I feel the Boxley Place is due for--and deserves--an interior refresh by an excellent professional designer. Just because architecture is historic does not mean furniture should stay stuck in yesteryear. But truly, our stay at the Boxley Place was an unexpected highlight of our trip. I booked my stay in the New York Suite 8 months in advance, and was so pleased to be welcome back as a VIP platinum guest. I had a lovely custom tailored gift basket awaiting me on my very comfortable bed upon arrival. The activities provided included, but were not limited to, a pontoon boat with its own captain as well as a naturalist on board to provide commentary on the local flora and fauna. How magical it was to see 2 blue heron's as well as geese and Hawks! And Hudson the labradoodle is no longer a pup. He is a charmingly well behaved two-year-old dog! Our dining options were simply delicious! Whether it was homemade breakfast with biscuits or an afternoon barbecue while watching the Redskins football game, it was all topped off with Smore's at the fire pit with a view of the lake at sunset. I cannot wait to return to this little slice of heaven in Lake Caroline Virginia!

An absolutely beautifully renovated historic structure was constructed into a well appointed accommodation. This is a one bedroom standalone cottage with a sizable wood deck off the bedroom. It has a full kitchen, perfect for extended stays. Our only regret is that we couldn't stay longer. Ginger, our point of contact with 1804 Cottages, set us up with a well stocked refrigerator and a precooked omelette and bacon breakfast for the following morning including croissants, yogurt, juices, milk etc. She literally thought of everything. After a long day of travel, this was a huge benefit. The 1804 inn and cottages is a 'must do' for couples, families or a group of friends that appreciate wine and beautiful settings to share together. My wife and I agreed...this is a magical place. So much so, we would travel again across the country to stay here. See you in 2023 Barboursville and 1804 Inn and Cottages!

    My new husband and I rented out all the cottages for our wedding this past weekend. The cottages…read morethemselves were absolutely beautiful. With that being said, the Inn Keeper, Jo, left a lot to be desired. She was very difficult to work with and added a lot of unnecessary stress to our wedding. For example, we were never told (looked back through every email) that the Pinot Grigio cottage (which is the only two bedroom cottage) had a different price if you planned to use both bedrooms. So on the day of our wedding, the second bedroom was dead bolted and was not accessible. I called the lady at the 1804 Inn who kindly told me she would come unlock it. Then another woman immediately called back and rudely told me we hadn't paid for the second bedroom. I told her that was never told to us by Jo. And her response was that she didn't know what Jo had told us, but if we paid another $100 she could unlock it. I obviously had bigger things going on that day, so we said fine. And they unlocked the bedroom but did not put out a second bottle of wine (a bottle of wine and breakfast is included with each cottage set for 2). She also charged our credit card for twice the amount her email (sent a few days before the wedding) had stated it would be charged. There was no invoice sent when we were charged. No breakdown in the charges. I had to email her myself for further information. And 3 days later (very typical of communication with Jo... usually took longer) she finally responded with pictures of the blurry screen of an iPhone showing us various things (like a fire extinguisher used, which she states was our cottage but looking at the virtual tour it is not, but she said "I'm not going to argue, it was your cottage"). Out of all the stress wedding planning brings, Jo was at the top of our list. I'm very glad I never have to communicate with her further. When I told Jo she caused the most unnecessary stress for me while planning my wedding, she told me that our group of friends were the worst guests. When I inquired as to why? She said because the furniture was slightly moved around in one of the rooms. And there were cigarette butts on the ground of one porch. For being an older woman, her maturity has not come with her age. I loved barboursville as a venue and do not regret getting married there. And the cottages were beautiful. It just seems like Jo is very separate from the actual venue and is less than accommodating. If they change Inn Keepers I would absolutely recommend staying in the cottages. But for now, we won't return until that changes. For reference I'm adding the blurry picture she sent us of the fireplace. And then the picture of the actual fireplace where we stayed. But again, she said she wouldn't argue with me (she clearly does not know her own cottages very well)
