I want to say first i was told about this company through my brother who lives in Tennessee, and he spoke good about the company and i believed him until the first time me and my family applied last year and when you look at their homes and the amount of inventory they have available, it gave me the impression that something was either good or bad. For the most part is how much discrimination i have received about my record being the fact that its over 21 years old and they told me and my wife that they only go back on your background ten years, once i got denied for the background i asked why and not to mention my background was no murder or violent or sexual misconduct of any sort so i thought i was good taking in consideration that i have a very good job me and my wife. Discrimination is what gets alot of families turned down from getting into a home as well as credit which is also a two sided opinion,, anyway if i were anyone interested in a rental property from this company know firstly is if you have any background i don't care if its a juvenile record, DO NOT APPLY HERE at this company you will waist application fees and get denied and not to mention it took us almost four months of constant calling and going to BBB to get our $250 holding fee refunded to us. Before i forget to mention it was twice within a year that we applied here and i didn't fully understand why the first time i got denied until we applied again this year. I live next door to one of their rental homes in our beautiful community. They put all responsibility of home maintenance and landscape on renters vs. doing it themselves. If you live next door to one of their properties, better hope the new renters are going to do even the basics in terms of the outside upkeep of the home. Terrible... roof leaking, ceiling fell through 8/11, it has yet to be fixed. Maintenance man rude came out put a patch, not shingles to roof and stated he would have to wait to see what to do, meanwhile 3 foot hole in bedroom still remains. Irma came through roof never was fixed so all shingles off, leaving only wood. Pictures, maintenance request placed more leaks from ceiling. Spoke to maintenance man last week stated I was overreacting and this was non emergent. Ceiling above staircase fell through this morning, debris fell on children. At the end of my lease "the system" automatically charged me a month to month fee, which I had to call and stay on hold for an hour to get them to remove. The rep tells me it's automatic and "the system" automatically generates it to the account, not realizing my lease is ending and I'm not on a month to month lease. For the entire two years there was a fee for everything. And the customer service is poor. They charge you $45 to notify you of a HOA violation. Just to send you an email. Absolutely a garbage company. They have trespassed on my property without notice on multiple occasions. When call to place complaints about it we have been ignored. Service request are ignored, they charge your $40 just to forward an HOA notice 2 weeks late that ask you to move your trashcan. No one in the office is aware of what's going on and everything is always someone else's responsibility and there is no accountability. Your better off renting from a slum lord atheist you know what your getting and it would be cheaper. I urge you to not rent from this company! They lied to us when we first moved in and use tactics to make you pay for what they should be taking care of. They lied about being able to park in the street. Lied about the property line that went about 300 feet more than they said which is lawn that needs to be mowed. We lived here for 2.5 years with never one HOA complaint and then in June of this year there were 4 complaints! They sent me emails about the violations giving me 10 days to take care of them. I read my emails about twice a month. They sent vendors to take care of the " issues" miraculously while not one of the 3 of us that live here were home. When I called the HOA to get the original complaints I was told that I could not receive them because I'm not the homeowner. EXACTLY! I'm not the homeowner so why am I being forced to pay for things that the HOA says are the homeowners responsibility! We water,mow, edge, leaf blow and trim the small bushes. If you rent in an apartment building as renter you are not responsible for trimming tree, power washing the building or maintaining the shrubs surrounding the building do why is this any different? Unfortunately, most of these reviews were comparable to our experience. Expect to not get your full refund. Originally, they kept $575, including $100 for cleaning (although we had paid a professional cleaner), $150 for landscaping (although we mowed, etc.1-2 days before move-out), $225 for painting & $50 for light bulbs. I had to call main office in AZ to contest. They responded via e-mail and did refund another $300, but said the case was closed & would not discuss further or answer more questions as to how these deductions were calculated. After being given a "take it or leave it" ultimatum, we took the money, thinking that something was better than nothing. My guess is that the branch manager gets a % of whatever BS charges they can levy. Sad to say that it felt like a shakedown. Before I officially looked at Progress Residential, We had applied with another company called "American Homes 4 Rent" and since day one, the application process was hell. We ended up leaving their application process because it took TWO WEEKS to get anything done and it was still wrong. We looked at a couple of progress residential homes and we found one that we liked and decided to apply right away. A couple of minutes after we self viewed (which is an awesome thing) we got a text from our leasing specialist Kim extending her helping hand in whatever we needed. After applying for the home, we came across another beautiful home of theirs that we liked better and after calling them thinking that it would be a real pain to switch the application, it came out to be that it was a breeze! We switched the application to the new home and got pre-approved the same day! On November 27th, we moved in and Dorothea Adams was the specialist who walked the home with me and made sure everything was working and up to my expectations. There was a problem with a lock and a pipe but they were fixed the same week and I am very pleased. I am very pleased so far with progress residential and their staff for being so attentive and such great people in general. Their customer service is really good. I have not come across or talked to an employee of theirs that has been rude or doesn't know what they're talking about. I'm glad we decided to rent progress and hopefully we will be staying in this home until we decide to purchase our own! Thanks progress residential! read more

Absolutely HORRIBLE! First of all, we didn't know we needed to comb the house with a fine toothed comb when we moved in and take pictures of or report every little minuscule imperfection because it's a rental home not a brand new residence. We, as adults, did not call for every day things like the toilet valve replacement or the disposal seal when it went bad: we went to Home Depot and fixed the simple fix. We didn't call for anything or have complaints placed against us by our neighbors. In my opinion we were ideal tenants and if this is how you treat your renters I am glad I will never have to use you again. I will also spread the word to the community about my experience, as well. We rented a house twice the size of the one in question that was carpeted throughout with our 3 pets and I can say that that rental company gave us 100% of our deposit back. All you are is nickel and diming us for things that are normal wear & tear or that were that way when we got the house, i.e. the shower, shower door, yard, paint, toilets, door stop, front door paint, light fixtures were cleaned before we left, stucco is wear & tear...in the end your company OWNS this house and is responsible for the yearly upkeep not the tenant, that is why people RENT!! I will never recommend anyone to rent from them they will not change mind for charges and will charge without notice or Proof of cost. You have no voice as a customer. IT has been over 3 Months fighting HOA fees for LAWN When I moved in 4 years ago the LEASE and WALKED through stated the yard was in poor condition. Extremely happy I have proof of my walk through. I Have called the company every week for 3 moths to have a case open then close without contact. If I could give negative stars I would. This company is a scam and fraudulent. They stole $335 of my money for doing absolutely nothing but wasting my time. Their customer service personnel are worthless and rude, they will hang up on you, lie to you and give you the run around once they steal your money. I paid a $50 application fee, a $35 "convenience fee" and a $250 deposit which was to be applied to the security deposit of the house I applied to. On the phone they tell you one thing to get your $$$ and then once they have it they find ways to keep it. They told me I canceled my application which was untrue and by canceling it, they have the right to keep my money. I disputed the charges with my bank and then they lied to my bank telling them I owed them a holding fee. Then they told me they were cutting me a check for my full refund which never arrived. I have called them 8 times, reported them to BBB, left Google reviews, my next step is to report them to the Attorney General's office for rental fraud and then I will take them to court if need be. Upon moving in, I let them know after the first night that the home was infested with roaches and ants and also sent them photos. I let them know that I had a newborn coming and a roach infested home would be unsafe. Progress Residential agreed and confirmed that I would be able to terminate the lease without paying any fees. They also said I would have 7 days free of charge to remove my items. After moving out, then sent me a bill with $7,000 worth of incorrect charges including a termination fee. I have been trying to contact the company for weeks to have this corrected. I continue to email and call and no one emails back. And on the phone, they say they can't do anything on the phone it must all be done in email, but no one in the accounts department returns my emails. read more

Agent Kateria Wright was amazing. We had some issues upon move in and she was the glue that put everything in place for us. All the issues were addressed and taken care of in a timely fashion. It was difficult too because at the time of move in, we were in transition to see our grandmother who went into a medical crisis and I was definitely falling apart but Ms. Wright was like it's okay, calm down I got you on this end. Just get to your grandmother in New Orleans and trust that all of your housing issues will be taken care of. She was kind, sweet, professional and most of all caring. She made us feel like our concerns were important too. Thank you Ms Wright for making sure all of our issues at move in were taken care of expeditiously with much sincerity. You are greatly appreciated Ma'am. Thank you for keeping your word to us during the most frustrating and difficult time in our lives. This is the worst place I have ever rented from. If I could give it 0 stars I would. I do not recommend renting a home from them, the company is too big and they are unable to properly care for their residents or the homes themselves. When I first moved the person who was supposed to report any damages before move in, mysteriously disappeared, so nothing got fixed. After that, it was maintenance request after maintenance request. First, the house was completely falling apart and still is. The roof had a leak, the bathroom had a leak where we had to dispute a $1300 water bill. There were squirrels living in the attic which I saw escaped through a small hole in the garage. The AC broke 3 times in a row. Every time a maintenance person comes out to fix it, they never actually fixed it, instead they put a "bandaid" on it only for the same issue to arise again a week later, where I would have schedule yet another request for them to come look at it, and then for them to do nothing about the problem. There was also a horrible and disgusting ant problem that was reported before move in, but because of the lady who somehow just does not exist anymore, we had to pay for the pest control services. I have 2 cats and I could not leave their own food dishes on the floor anywhere because within an hour there would be a trail of ants to the bowl. The walls are coming apart from the floor, the porch needs to completely be replaced as ants were eating it up (it also collapsed upon move in but luckily the first maintenance person was able to make a quick fix to make it last longer). Now I am noticing water damage on a wall that was not there before, meaning whatever issue I have reported was again, not resolved. The roof in the garage is close to collapsing. Also the windows in my bedroom are broke, so hot air is constantly leaking in. To summarize, the homes are poorly taken care of, and it will be problem after problem for you. This company is WAY too big to give thorough attention to their clients and many things are overlooked. Luckily, it was easy to break the lease after 6 months of living here, and I am happy to say that I will never ever rent from this company again. If you can, look elsewhere to rent. read more

My husband left a review of our horrible experience with this property management company progress residential. They took possesion over the house we were renting 4 days before move out date. I arrived at tge hpuse to get some things out of home and were surprised ti see a progress residential van in the driveway. The garage was open and entry door. A man was coming out of house carrying my tv and a bottle of clothe detergent. I said to him what are ypu doing, we dont have any appointments. He stated, "we have taken possesion of property". I said, no it isnt our move out date yet. I called office. He called and within 5 min verified that they made a mistake and werent supposed to have taken possesion. He also said he was going to take my tv. I said thats our stuff. He set it in top of outside garbage dumpster instead of putting back where ge got it. The cord wasn'tnt returned. I asked what did they do and he said, " everything is in the floor. They changed locks on doors. I went inside the house to find our belongings ranshacked through, missing, damage to property and my purse dumped out onto closet floor. My pageant savings money was gone. I am a public figure. They treated our belongings like trash and no respect. Took what they wanted. We have items that were expensive and items that cannot be replaced from childhood. These people clearly don't care! Sorry isnt good enough! Like my husband said make right by the huge mistake your company made instead of putting responsibility on someone else. We have lived in the house for 2 yrs with excellent rental history. To be treated this way is horrendous!!!! Look into other rental companies!!!!! This company earns every bad review they have here. They are completely incompetent. You get different information every time you talk to someone and no one has a clue what they are doing. Our house was destroyed during hurricane Irma and was left unlivable. We needed to find a place to live very quickly and the only place we could find was a house offered by Progress Residential. We signed a lease and paid our down payments and everything was fine, they were going to send us the code for the lockbox where the key was kept on our move in day, which was a Saturday. Well, they never sent us a code and their office is closed on Saturdays. We were left with everything we had left in our possession and a crew of movers sitting in the driveway of a locked house. Their customer service line takes more than an hour and a half to talk to someone every time you call, if someone answers it at all. They nickel and dime you to death as well. God forbid you want to pay your rent online.... they charge a $35 convenience fee for doing that. They have the utilities in their name and mark that up as well. If we had more time and weren't homeless after the storm I would have done more research and would not be stuck in a year long lease, so that part is on me. I honestly would give this company a -5. We have lived in this house for almost 2 years. We have had several eviction notices from them. Each time they put a notification on our door or deliver it to us, they charge us a fee. The notification always states that we have 3 days to pay in full or we will be evicted. When we first moved in, we paid the mort via check and had the utilities taken directly out of our bank account. Well, the company would use the rent check for utilities, eve though that was supposed to be taken out of the bank account. The rest of the check would then go to rent and it was never enough because they used the rent for utilities. So, we contacted the company explained the situation. They didn't understand what we were trying to say. We finally spoke to someone who understood what was happening. They suggested that we pay the rent after a certain date to ensure the utilities would be taken out of the bank account first. We did that with success for a few months, but then it was back to the same old problem. So we contacted the company again. We decided to just have both the utilities and rent taken out of the bank account. Problem solve, right?? Nope, we still get eviction notifications. Got one this morning saying we owe over $1,000... I'm so fed up with this company. There are a lot of incompetent employees who are very rude. I would NOT recommend this company to anyone. I can't wait to NEVER rent from them again. read more

This is one the worse renting experiences I have ever had. Each time I have contacted Progress Residential regarding a maintenance issue, the techs they send out are incompetent and unqualified to perform maintenances request. I have had more than five maintenance request and none of their techs were able to fix our maintenance issues. In fact, most of the techs made our issue worse. For example, I had an electrical issue, and the progress residential tech came out and rewired the wires in our garage. As a result, the lights in the garage stayed on ( could not turn lights off) and the lights in the bedroom were out. Every maintenance request I have submitted requires a 3rd party vendor to come out to our residence to fix our maintenance issue, which causes us to wait longer to have the issue examined. Now, I am nearing five days without power to my refrigerator. All of my food has spoiled/rotten and I have no means to store my food. The treatment I have received from the representatives at progress residential is cruel and inhumane. Each time they have lied to me and told someone is on the way to help us. This has not been the case because no one has came to help us with this issue. Furthermore, they have violated section 8.1 section A of the lease which states: they are to maintain, replace, or repair items such as a refrigerator. I urge anyone who may be seeking to rent with Progress Residential to look somewhere else. If you are coming from another state ( like me), stay in a hotel, with friends, or family member until you find a decent rental property. Do not rent from Progress Residential. They are scam artists. They have rented me a home they bought in foreclosure that they knew had a serious roof leak (and even got a $16k knock off the price) and knowingly rented it to me knowing I have young children and was 8 months pregnant at the time. When I discovered a leak in the master bathroom three months ago, the day I brought home my baby son from the hospital, I notified them they sent out estimator after estimator and I even had to spend a hurricane in this house with the roof so bad. Finally three weeks ago the ceiling in the master bath caved in because they STILL have not fixed it. They only patched the roof after I called at least 20 times, several times a week. And when you call no one knows what you're talking about. It's like you let them know something is wrong and the write it down and then put it straight in the shredder. The worst and most despicable part is that finally, after the roof LITERALLY caved in I sent them a notice I was withholding my rent until they fixed the roof the property administrator, Doris Chandler, ignored my letter to her and sent me three "friendly" reminders to pay my rent and then very late last night a letter was taped to my front door demanding payment or that I leave the premises. Mind you, rent was due the 1st and they are threatening eviction 7 days later. Intimidation tactics at it's finest. They are trying to embarrass me by putting that gross letter on my front door and trying to scare me by coming in the middle of the night when she could've continued the email conversation we already had. Threatening to tarnish my good name and treating us as delinquents when I've paid even months ahead in the past. It's disgusting how they run their business. They are putting my life and my young children's lives at risk and they don't care and will charge me late fees while they roof is literally caving in. The WORST CUSTOMER SERVICES Good afternoon! We are renting in Minneola FL and never pay rent late we have Automatic payments to avoid any late payments. The way how the tenant portal is set up when you renew you have to set up the whole thing again so you can keep paying with automatic payment,however we didn't know and the rent was paid the day 4th instead of the 3rd so we fixed it intermediately .. We incurred in a late fee that we did not until January we received a letter saying we have a open balance but guess what the letter DONT SHOW the description of the $125 so i sent an email to Maria Figueroa who is the Administrator in Progress residential and never got an answer and in our rental portal we were trying to figure it out what is this about it , but only shows a open balance of $125 without a description, so i call and call no body answer and finally i got on the phone with a customer service and thy told me on APRIL 9TH we have a late fee for last year November 2019 and i sent another email to Maria the ADministrator and finally she replied and after emails back and forward her answer is she cannot do anything because we were late one day and we have to pay $125 and did not see the value of our relationship as a tenant paying on time and taking good care of the property, so this is why I am complaining because i don't feel is fair since we never asked to waived a late fee because we NEVER PAID LATE this time was a issue and getting use to their rental portal you have to go and set it up every single year you renew it well we are humans and we are hard workers and that was the only reason this happens however we took care of the mistake right away when we noticed the rent was not deducted from our account. Horrible experiemce! First, it was a nightmare trying to get somebody there who can schedule a final walk so we can turn in the keys of the property. We paid everything thru July 4th plus the security deposit and they overcharge us with things the maintenance supervisor Bill didn't point out during the premove out inspection. They also charged us with things not working properly that were part of the initial walk back to 2016 and now that want me to pay for that. They are less that honest! In order for them to review our case, we emailed them and we also asked to get a copy of the inicial walk from 2016 and mysteriously they are unable to find it. Really? How are you charging me for something you don't even know was not working before? I was told that there was no need to do the final walk because the house had no mayor issue and you charged me for a new bathroom vanity, bi-fold doors that your supervisor said that none of the bifold doors of the house had it before so no big deal? My initial experience started off well when we moved in last year. We had extensive maintenance requests that never got answered until 3 months later when I threatened to contact the local news station. We pay our rent on time every month and have never been late. We gave the required 60 written notice to vacate at the end of our lease and within days we received a 3-day notice to vacate and a bill for $705. I called and was told it was a final utility bill. We still have 6 more weeks in the house and are given final utilities already. Our utilities have neve3 been that high and even estimating based on our usage it should not be that high. They refused to provide me with a detailed explanation of the charges or a reason why I received a vacate notice.
