DO NOT RENT FROM THIS COMPANY. This has been the most fun professional experience we've ever dealt with in our lives. Of course we got approved for a home and were excited for months to move in (the home wasn't ready to be rented right away). After pulling teeth we finally were able to view the home that was clearly not maintained whatsoever. I have pictures of some of the damages that I sent to the local agent who stated that they don't fix anything cosmetic so the paint, dirty kitchen, built up shower residue, closet door literally fell off of the hinges, broken ice machine, moldy ice compartment, etc., etc., would be our responsibility! We hadn't even received keys to the place and they already expected us to fix the damages that the last tenants left! Then after two weeks of being basically ignored by Marquis Hill he finally sent us our cost sheet for move in. I noticed the numbers didn't add up so after trying to call him ten times we decided to call customer service and they told us that we should've received notice stating we had to pay a double deposit of $4,430. At this point I just laughed at this. They expect us to pay a deposit doubling rent for a pre damaged home? Thankfully I've kept all correspondences with this company and we're currently disputing the $500 holding fee that we paid as the "goods" we would've received are NOT what we were paying for. Also, after this experience and doing more research I found out that we basically dodged a bullet by not signing the lease yet. Check out the BBB's list of complaints on Conservice (their contracted utility specialist) as well as more reviews on this joke of a rental company. Seriously, DO NOT WASTE YOUR MONEY! read more

Do NOT waste your money on this company. Unless your for sure your gonna get approved! Now I have been scammed out of $335. I was not denied my application was canceled due to information I can't find ANYWHERE on their website. I called the moment my status changed because yes I watched it I need a place for me and my two small children. It said application cancelled so I called and I asked why. I was told I would be getting my holding fee back and it's been 30 days. I call once before I was told it was issued and I should have received it but I did not. Now this last call I'm being told I forfeited my holding fee which I don't understand why because nothing was denied!!! There is nothing in writing stating the reason so I would like my $250 back and for people to stop playing. Other people probably like it's $250 get over it but I will not it was my $250 and these people are liars and it was for me and my children to get a place!!! read more

The worst company I have ever dealt with. The house was filthy, plumbing was not working, smoke detectors hanging from the ceiling and fridge not working. I would give zero if it let me. We were looking for a home to rent on well known credible rental companies. So we assumed that any rental agency would be trustworthy to use. We found this house and decided to apply. Progress Residential states that if anyone wants to apply to a home then they only take one customer at a time. They make this sound like they hold it just for us until the home is approved or not with our credit. But not only are you paying the non-refundable $50 per adult in your home BUT because they say it's "held" just for you temporarily, that they charge you a $250 "holding" fee. Well we were unfortunately scammed. We NEVER heard back from the company. It's been a month now. Can't get ahold of anyone by email or phone that can help. So ridiculous. I winded up researching this company and low and behold they are in class action lawsuits like crazy. Every review I read on multiple websites gave them a 1 star rating. I feel totally taken advantage of and appalled by this companies ability to still be in business. DO NOT EVEN TRY TO USE THEM!! THEY ABSOLUTELY WILL DISAPPOINT YOU AND TAKE ADVANTAGE OF YOU!! read more

The service issues have been taken care of, though the amount of hoops i had to jump through (for stuff that should have been repaired before I moved in) has been daunting. Their lack of communication is the biggest complaint I have with this company. When I actually talk with someone they are friendly and polite, and seem to try. But I don't care how friendly they are if they can't answer simple questions or take care of the issues I am having. A response of we are looking at it but will hold your payments till it is taken care of at least would be nice! Below is a copy from the message I sent Progress on Yelp in response to their response of my review. "Yes the service requests were taken care of but I am still not getting communication from the local office in any kind of timely fashion. For that matter just getting a response is being extremely difficult. I even just sent an email from your website, which is not an easy thing to find. And hope to hear about something quickly but phone calls just keep getting met with "that's not something I have access to" and instead of transferring to someone who would have an answer or access I just keep being told that "I will write a response and send it to the corporate headquarters." (Those are direct quotes from your employees on the phone)" read more

was living in a Progress Residential property and at the end of my lease, I decided to do a home to home transfer with them. I was in communication with Progress Residential during the entire process of the transfer, which included finding a home to transfer, getting approved and moving out of the home I was in. After I was at the new property, I requested my security deposit refund. I received a move out statement in the mail at my new address, that was completely inaccurate. I exchanged several phone calls and emails with them, trying to resolve the issue, but they would not take accountability for the false information they provided me. The move out statement not only had bogus charges, but also had the wrong move out date. I am also now seeing inaccurate charges on my rental account. I have provided proof and they are being dishonest about the situation. They are claiming that I never informed them I was moving out. That is ridiculous, who processed the home to home transfer then? I have all the documentation and emails. They are trying to not only keep my deposit, but asking me for pay for inaccurate charges. I am no uncomfortable living at this property that the own because I know I will be hit with more bogus charges or they will try to get me out. read more

Update- several years later and I STILL avoid Progress Residential homes like the plague.

The absolute worst customer service I've ever encountered. After we received an HOA violation for dead patches of grass, we called to get clarification on how to best fix the issue. We got ZERO communication from the company, but multiple automated emails telling us our case was closed. We did our due diligence, put in grass seed, patched spots, fertilized, and watered regularly. WITHOUT EVER CONTACTING US they placed a work order for sod, and are now are expecting us to pay for it. We didn't know the work was being done until a vendor showed up unannounced. There was NO SOD on the property when we moved in, and now they expect us to pay for the property upgrade. There are multiple Progress homes in this neighborhood, and the grass looks far worse on all of them. We have never been late on a payment, didn't complain about all of the problems when we moved in (their representative didn't bother to do a walk through before we took possession), made upgrades to the landscaping, etc. But we can't even get a reasonable question answered by a human being. Before you rent from them, just know that even if you do everything right, they'll still try to take advantage of you. Oh, and have an attorney ready to go. read more

I am not a renter but a home owner and had a HORRIBLE experience with Progress Residential. They made an offer of my home well over asking price but waived their appraisal and told our realtor that they would only use the inspection to "make sure everything was in working order." They said they had a remodeling budget. Nothing needed to be remodeled because my husband and I painted the whole interior of the house before listing, got all new appliances, ect...We decided to accept their offer. Well they kept pushing back their inspection because their company inspector was so busy. They finally made it out to my house 6 days before closing. The inspector found nothing wrong with the house but PR asked us to take $40,000 off the price for remodeling. They knew what they were nothing all along. They are screwing with people's lives. Worst of the worst. You won't get your security Deposit back. They'll find all kind of situation not to return your security Deposit back. I should have read the reviews before considering applying for a rental with this company and wasting my time. I can see I am not the only one who has had issues! We are relocating out of state and had filled out an application online as we felt it was best to rent for a year to get used to the areas and see what we liked prior to purchasing. My husband and I own 2 businesses in CA and will be opening a 3rd. During the application process they said they verify income through a company called PAYSCORE. I looked into them, it links to your account to verify deposits made. No where on their website does it say they will only take DIRECT DEPOSIT into personal accounts as a form of proof of income. When I contacted to ask if they will accept either personal tax returns or corporate statements since I can show we are the sole owners of the company. NEITHER ARE ACCEPTED. It is a one size fits all policy. If you do not have regular direct deposit into your personal account, you do not qualify. No matter the credit score, the overall deposits, your personal tax returns. Their website did not state any of this. There was no disclaimer or clarification on exactly the limited options they would take. I understand most are paid via direct deposit, but not everyone. If you are not going to accept other options, as most places will, then you need to clearly state this. They refused to give us the application fee back (well no one ever called me about the case I opened to get this refunded, so I presume thats what that means). We would not have applied had they clearly stated their limited options for income verification. The only nice person has been Sherry, who has tried anything in her power to help. In the last effort she created another case for the hold deposit and hopefully application fees as well. If not, I will be reporting this company to the BBB and opening a claim with my credit card company that was used to pay for these items for false information online. RUN, don't walk. I would not rent here after this experience even if they decided to accept the other documents. read more

EJ Maranan was the best. She made our move to our second Progress property smooth and easy. She is a woman of her word. Thank you.

Do NOT do business with this company! Do not accept an offer to purchase your home. They are a scam! We received a cash offer with a 28 day closing and a two week inspection deadline. They extended the inspection by one week which we graciously agreed, leaving us with only 1 week to close and render possession. On the day of inspection they sent a person who only took pictures of our home (we were present), never turned on a light, never adjusted the thermostat, did not flip on the garbage disposal or even turn on a faucet. NOTHING, no inspection. Our home is only 4 years old and in beautiful condition. They have now sent a termination of the contract citing the inspection but no additional information. Do not waste your time, do not take your home of the market for them and their games. read more

I have been leasing with this company since 2021. At first things were great. However, since federal funding stopped and companies stop assisting renters, so did Progress. At this time, we are currently facing eviction and it has not even been 1 month. In all my years of renting, I have never dealt with a company like this. I understand that they are running a busy, but life also happens. I had to resign from my position at a company I worked for because I became unemployable. My wife started working again, but we had a lapse of income for about 2-3 weeks. I was told that I had to pay at least January before the month ends which I did, and now I am being told something completely different. This company has no heart, no compassion and is only in it for the money. They truly do not care about they people they put in these houses. Hopefully by the time my lease is up in April, we will have moved on from this company. I would rather them take my entire deposit then pay them another dime. Anyone who reads this. Hello, If I could do zero stars I would! Please save yourself the stress and NEVER rent from Progress Residential in Orlando. I am a US Army Veteran who has lived literally all around the world and have had to deal with rental companies for nearly all of them . I moved into a home owned by Progress Residential in the fall of 2017. Once I moved into the home the home began to have multiple HOA violations to include plants that repeatedly die once placed in the front yard which was completely gravel and zero grass. I have tried to work with the company and the plants continue to die. I have put in my noticed to vacate the home and now the HOA has once again put in another violation and now the company is stating that the are charging me for the plants. They also tried blaming me for the plants dying stating that the were not watered even though it has rained in Orlando nearly every day since being installed. I checked the reviews on Progress Residential and have seen that many people have had a lot of problems with this company and their office for Orlando is terrible. read more

Do not rent with progress residential. One of the most unprofessional company's I've ever dealt with. Email after email unanswered, phone calls dropped. I'm a pretty laid back person and even overlooked some of the shady unprofessional things we dealt with them in the past like not having the use of our washer/dryer for a month and just no response to other issues we've contacted them about. THE ABSOLUTE WORST!! Once you navigate through their automated phone system, get transferred a few times (sometimes back to the initial automated phone system), be on hold for 45 minutes or more, you don't get a solution to you problem or question. Sometimes they'll say someone will call you back or email you and they never do. If they don't like what what you're saying or can't answer your question they will abruptly hang up on you (happened twice to me). You'll have to follow up on everything and call them for mistakes so much that you'll memorize their number. I hope you like filling out the same paperwork multiple times because you'll have to fill out/send the same paperwork to different people. They do not hold up their part of the lease agreement as far as maintenance goes. I have four walls in my house that NONE of the outlets work in. The maintenance guy came and said he could not fix it and that they would call to schedule an electrician. It's been a month, not to mention the month it took for them to get someone to my house, so TWO MONTHS without having electricity to walls with lamps, speakers, etc. Electrical issues are FIRE HAZARDS and they are not taking it seriously. I've been told SIX times now by six different people that "someone will call to schedule the electrician" and NO ONE calls. That's SIX times waiting 40+ minutes on hold because it's all automated. I filed a complaint with them only to get an email saying the case was closed! NOTHING was resolved so WHY was the case closed!? It's to the point now where I'm contacting lawyers because this is RIDICULOUS. read more

If I could give this company a -5 rating I would. I cancelled my rent with them recently, and it was worth a celebration. I'm so happy my hard earned money is not going to them anymore. They're vultures! Do NOT rent a home via Progress Residential. Still want to rent through Progress Residential? As for the most part, the onboarding process will be quite smooth. As was mine, however after that is when it starts.. or doesn't start.. depending how you look at it :). Planning on steady expenses per month? Be prepared for high rent for a mediocre maintained home and high rent increases, while you're responsible for the upkeep (ALL upkeep). Want to call them? Be prepared to reserve 3-5 hours of your day to be in phone queues to receive little to no answers or get hung up on. If you think the rent covers all? Be prepared for fees, fees, fees and more fees + maintenance costs. Your house has a yard? Be prepared to do all the upkeep + costs + any HOA (warnings/violations) you'll be charged 45,- per warning for as well. That does not include the work that needs to be done on top of the fee like pressure washing, lawn care, mulch violations, weed violations etc. Even though the HOA violations states a 14 day grace period to get everything in order, Progress Residential will charge you 45,- regardless and then you got to make it in order and send them proof you resolved the violation. (This is one of those new policies they implemented during COVID, such a kind and understanding company). You have a pet? You pay an upfront fee (300,- I believe) + a monthly pet fee of 35,- dollars, for (as they say) "if a maintenance person comes over, they can prepare themselves to find a pet in the house". The joke is though.. you'll never see a maintenance person since you can't reach them and you are responsible for all upkeep anyway. I've rented from many companies all over the world and this is by far the worst and heartless company I ever rented from. I truly celebrated the day I sent my cancellation to them. Do NOT rent a home via Progress Residential. Some more to get it out of my system: The rent increased over 3 years with more than 800 dollars per month for my last year. You read that correctly, I almost paid 10.000 dollars more a year for the same house in my last year compared to the first year in a period of 3 years, for a house they refuse to maintain. I sadly was stuck for a bit due to a personal situation, otherwise I would've left the house a year earlier. They do nothing for your home and hold you responsible for everything. They charge you and they charge you, fees here, fees there. If you call them, it's over a 45-60 mins wait and if you're unlucky and they need to transfer you, you get back in the queue with another 45 mins + wait. You still don't really get any answers when talking to them, or they will just tell you what additional fees are going to be involved. This is AC maintenance, standard stuff you'd expect the homeowner to take care of etc. They're really good at charging you and finding fees to charge you more with. Or reminding you your rent is due, mid way through the month "now is a great time to pay your rent!". It's all about money, money, money and more money. Their interface to pay them though, is horrible too and if something goes wrong, they slap another late fee on it too. Even when you prove you've made the payment on time. I understand every business needs to make money, but the communication they sent during COVID is very telling. In short: "We understand COVID impacts us all, make sure to pay your rent in time regardless "click here to make your payment"". And then the thank you note: "Thanks for your payment, you make sure we have a job during these unprecedented times". Pretty big rent increases during a pandemic, changes in policies during a pandemic, which made them able to charge more for things they didn't charge before. I truly can't despise a company like this more from the bottom of my heart. I wish there was anything I can do about it, but I can't. So, I made it one of my missions to write reviews about this organization to prevent people from making the mistake I made. I still have to get my deposit.., which is over 3k and wonder if I'll ever see the money. My only positive note. Since you're responsible for the upkeep of your house anyway renting through them, they made the decision to buy a house and save close to 600 dollars a month for a bigger house in a nicer area a lot easier! (and that includes cost for upkeep, lol!) Do NOT rent a home via Progress Residential. (Please, do yourself a favor and just DON'T do it). read more

This is one of the most disorganized and unprofessional property management companies that I have ever had the chance to work with. I do not say this lightly, as I have had my fair share. The entire process has been beyond stressful. To start, I chose a place, payed application and holding fees, signed a lease, and paid a deposit, only to be told that there were squatters living in my new house and I would have to wait weeks to get it rectified or choose another place to begin with. They informed me of this the Thursday before my Monday move. I was very upset and immediately took on a lot of stress to quickly find another place that worked for us. We found a place that worked on Friday, and you would think they would immediately rectify the situation and get the ball rolling for our Monday move. They did not. The ball gets dropped multiple places and I can't even figure out who's culpable anymore. I'm first told that it's due to processing in the Arizona corporate office. Then I'm told that the employee managing the renovation didn't get back to put in the information I needed until after business hours so that stopped the process. Then I'm told I still have to wait for a corporate office in Arizona to move the lease along. Someone is dropping the ball here and it's quite unprofessional. If one paid 2500 with fees and deposits included and the property management company didn't do their due diligence before allowing someone to pay a deposit, you would think the company would do everything in their power to immediately rectify the situation first thing Monday morning. That did not happen. Here we are at 2pm, 6 hours after open of business and I still do not have a lease in hand. I have been approved for days but still no lease in Hand. If it weren't for the fact of me already calling corporate to verify my leasing agent, I would have thought this entire thing was a scam. We are three hours out from close of business, and I don't even believe I will even have a lease by tomorrow. I called just an hour ago and the agent said it was her "goal" to have the lease today. I'm sitting in the parking lot with a uhaul and all my stuff inside of it waiting on a "goal". It's honestly sick the manner in which you have to jump through hoops just to get a lease in hand. When things get sent to the other side of the country for approval, understand that you are just a number in a long line. I have to continue on with this choice because it's too late to look for something else, but never in my life will I choose to rent from Progress Residential or any affiliate for that matter. You should do the same. Under no circumstances should you take your move in date seriously. I can honestly say that at no other point in my life have I been more stressed out, than in my time dealing with Progress Residential. This on no way falls at the feet of the leasing agent I'm working with, as it's not her fault that she works for a property management company that operates at the speed of a bureaucracy of snails. I wouldn't be so upset if my first call to these people weren't verifying a Monday move in and putting the utmost stress on that date. I was told by the original phone rep that wouldn't be an issue at all and she could have me in by the weekend before Monday. But here we are. . read more

This company lacks customer service, professionalism and work ethics. They have you pay to get the house professionally cleaned before turning it in. They don't bother to do a walk through with you once you move out and then charge you for things they shouldn't even be charging you. All they care about is money and nothing else. I went out of my way to contact them and have them explain to me why I'm being charged for what I was and I've yet to hear from them. I'm serious. Do not rent from this company. They are scamming tenants, and they will do nothing but neglect you and your house. We kept getting $45 HOA fees, talked to our HOA and they said they do not give fees. Progress then proceeded to claim we needed to resod our yard. Our yard that was barren when we moved in, a gazebo that was torn down and left as a sand pit in our back yard and a pathetic excuse of a two by two "patio". Pathetic. Thousands of dollars they wanted us to spend on THEIR property. Our HOA held a hearing with progress to discuss this matter and Progress Residential no-showed. Our HOA was flabbergasted that the tenants showed up and not Progress Residential when it is actually their responsibility as HOMEOWNERS to take accountability for the maintenance and upkeep of their house. Tenants are responsible for up keeping what they are given. We are not here to improve their property for them. They are now taking accountability and will ALLEGEDLY be replacing our sod in March. In the two years we have lived here we have received TWO air filters, we pay a monthly fee to receive one each month. WHERE DOES THAT MONEY GO?! I will call them out, it's going into their pockets. We have had many issues with our house in the two years we have lived here. Emergency maintenance requests take months to be fulfilled IF they are even fulfilled at all. If they do work they do a half ass job or give you used appliances. Our floor has been leaking for two months now and they have ripped up half my dinning room floor from the water damage and not a single thing has been fixed. One of their maintenance staff showed up at my house unannounced, and left my front door wide open for over an hour!! I have it allll on video. He's now since been fired for doing this at multiple tenants houses. It's constant back and forth between talking to this ridiculous excuse of a customer service support team and the maintenance staff. All are incompetent and can't get anything done. Maintenance cases will just time out and be canceled whenever they feel like. They say they'll connect you to a manager and put you on hold for an hour and then disconnect you. Customer service tries to make you feel seen and heard but they actually do not care, and are 100 percent reading a script and are in on it. If you are trying to live a peaceful life this is not the rental company for you. read more

I"ve lived at one of their properties for 4 years. I had read the reviews before I moved in about how they charge ridiculous fees for any maintenance requests, but I figured if I just fixed things myself there wouldn't be any problems. If I didn't mess with them, they wouldn't mess with me. That was true for the most part, but over those 4 years, they kept incrementally introducing policies that would charge even more fees for the tiniest of things. As I am moving out, they are heavily enforcing a $45 charge for every HOA notification they receive. HOA sends a notice about weeds? $45. Driveway dirty? $45. If your HOA sends them a simple piece of paper they will charge you $45 FOR EACH ONE. I'm not even talking about HOA charging a fee for noncompliance. I'm talking about if they send you a warning letter, Progress Residential will charge you $45 to send you an email about it. There are a lot of other things that they will charge you exuberant amounts for as well that can mostly be avoided, however, if they keep along the same path that they've been going on for the last few years, it won't be very long before their *fees* will bankrupt you. In addition to their fees, their auto pay setup is intentionally set up to be as confusing as possible so that when things don't get paid on time, they can slap a $150 late fee on you. And if you think calling and complaining will get you anywhere, you'd be dead wrong. You'd be lucky if they didn't just hang up on you after making you wait on hold for half an hour. Their customer service is atrocious and pitiless. Bottom Line: Stay away if you value your money and time read more

Everything was fine for an entire year until my lease RENEWAL came up. Progress residential likes to have a phone call to go over lease renewals. We talked about the price hike, which I was ok with but then I signed the lease agreement without looking it over. A month into my new lease I notice a $60 Landscaping fee, keep in mind that my whole yard is rocks it's basically zeroscaped, I have fake grass in my backyard and a little sliver of real grass in my front yard which I had no idea was going to be there when I moved in because my house had just been built. I email and ask about this fee that was not discussed on our lease renewal call, just added sneakily to the contract (WHICH I KNOW IM AN IDIOT FOR TRUSTING.) and they tell me it's maintenance for a pet playground, I have zero pets, pool maintenance which isn't even open yet and isn't going to be open year round so I'm paying for maintenance on something that's closed, exterior pest control which I've never seen anyone spraying (I have a camera), and snow removal. I get it, I'll pay a little extra for the little grass and the snow removal, but $60 per month? That's insane.... If you decide to move into any progress residential properties please make sure you go over the contracts thoroughly or you'll get a nice surprise. read more

I don't care covid or not.... living in heat in Florida in the summer and being told "we are working on it" is not acceptable for the amount of rent that is being paid in a home that is old, not remodeled and nor worth what the rent is already....... now the air has been broken twice in 2 months and it needs to be replaced not just fixed for now!!! This is the worst rental company I have ever experienced! Please do not choose them , you will regret it read more

We have a broken dishwasher and are unable to get access to the community pool (when we were told we had access on our orientation) among a few other issues and NO ONE from Progress has responded to our emails. After multiple emails, being on hold for HOURS, we are left in the dark... I have never had a rental "service" that simply ignores customers emails and calls.... especially as we are a resident under this company. This is truly the worst customer service experience I have ever had. read more

I was denied because my credit isn't great and I understand this my brother went out of his way to try to help me and fill out a guarantor application, he makes a very good living and was kind enough to help me. He was also denied. One person tell you one thing another tell you something else and as far as one of their employees named KEENAN, he is rude and short and when I asked to speak with someone else he told me I could call back because he wouldn't transfer me. What amazing customer service right? There is clearly a reason this company has I.5 stars. If KEENAN answers hang up and try to talk to someone else. Reviews don't lie your experience is horrible and disheartening to say the least. I will never even try to rent a home with you all representing it. Then you only respond to the good Yelp reviews, probably because there is so few of them clearly. DO NOT BOTGER WITH THIS COMPANY!!!! Save yourself the headache and stress. read more
