I moved into a Progress Residential property in 2018. The oven never held the correct temperature, the refrigerator had a rusted out ice maker. None of these things were repaired the entire time I lived there. I was never late paying my rent even through the pandemic, but jusr as we were coming out of the pandemic they raised the remt $120. I felt that the price was excessive. I only recommend moving into the recently renovated properties. That way the appliances are newer and in better condition. Currently most homes in Las Vegas are woefully over priced taking full advantage of the housing shortage. read more

DO NOT RENT FROM THIS COMPANY!!!!!!!! Started a "2 year lease" 9/2025 ..... lease was finally terminated early 7/2026 due to ongoing poor home conditions. It was an absolute nightmare from the very beginning to the end .....&still ongoing. I never post reviews but I feel the need to warn future tenants before renting a home from Progress Residential. Home was NOT "move in ready" as they falsely advertised. In 9 months, I put in 65 maintenance work orders. None of which the work was actually performed successfully. Consisting of ; broken windows, broken doors , broken locks, no air conditioning for months , water leak from corrosion of pipes, mold, electricity fuse box wires on fire , diseased trees falling , etc etc First they send a progress worker to your home who basically does nothing but reconfirm the work needs to be done . Then they refer it to a 3rd party vendor who can care less about getting the job done. So you do the math on how much effort /days off from work it takes to maintain these crappy homes. Orlando office workers are rude and nasty constantly closing out work orders without cause . Regional Manager Kim won't assist either , so don't believe her sales pitch . Customer Service Advocates do nothing as well , they all read from the same script. Currently waiting on my security deposit way past the florida statutes limit, they are withholding Although they let me out of my lease early at no fee due to home conditions. Do yourself and your family the biggest favor and DONT rent from them. It will be the biggest and most expensive mistake ever! read more

My wife and I just moved from Pennsylvania into this Progress Residential house, sight unseen, and their online pictures looked wonderful. But we were sorely mistaken. I would give them 0 stars but unfortunatly I can't. After move-in, we were living in a highly dangerous environment! Broken live electrical outlets/wires, broken smoke alarms/CO detectors, the house was crawling with a variety of insects, stains in the carpets and hardwood floors, mold growing in the walls, limited help from any maintainence requests, high rent with many hidden fees, I can go on and on. This company only cares about making money. Safety and quality is NOT their concern. We will certainly be leaving this place as soon as our lease is up! THIS COMPANY IS TERRIBLE! read more

Beware and DO NOT work with Progress Residential. It's a nightmare to work with them and they don't even care to solve your problems. Money hungry folks at best. They don't even know how to manage their properties what makes you think they can maintain it in emergencies? They pause my account and give me zero solution to remedy it. They don't even claim responsibility they owe to landlords! My two cents, keep your property away from Progress Residential, and don't ever think about renting with them, you will be signing up for headache and lots of wasted money! You been warned. read more

My wife and I moved into a progress residential house from Illinois sight unseen back in September of 2023. When we arrived the house was absolutely filthy, the yard was unkept, and we had roaches and bugs everywhere. Since then we requested services for many things to be repaired including but not limited to the following. In the three years we have not been able to keep open windows due to improper fitted screens which we were told would not be repaired due to it not being deemed necessary, the front door has a gap at the bottom, never closing entirely so it let's lizards and all kinds of bugs in freely, and I personally had to repair the latch on the back door to ensure our safety. We are finally at a financially secure place in our life to upgrade to a better property and we are being stopped by all of the red tape. I am the only income for our household and have been since we moved in. My wife's credit report has the same address since 2011 and the information on the report is from before we were married. I am absolutely disgusted with the lack of assistance or interest in helping us move as I have never been late on a payment nor have I  ever defaulted on any utility bills. They let us move in with old information but will not let us transfer properties. They are slum lord at best and have terrible communication. read more

To start off I moved from out of state so we had to pick a house blindly before viewing. The pictures online looked very clean and up kept, but we discovered they must use old pictures or doctor them because the house was filthy. We cleaned as best we could and put in fix orders for broken dishwasher, stinking garage, broken back door latch things that should have been taken care of before trying to rent out. We wanted them to replace screens on windows because they don't fit properly but they said they don't fix those things so we have never been able to leave windows open. Fast forward two years we want to upgrade our house and move so we go to transfer houses through the same company. When we signed out lease they said that would not be a problem we can switch anytime. Turns out it is a problem now we have to wait until our lease Is up. So we wait until a few weeks before our end of lease and start looking at houses. They do not help you in anyway try to get into another place. We apply and they give you the run around. Say they will call you back. Never happens... Lost out on multiple properties because no one will help. Now we are going to just give our 60 day notice and find a better rental company. Hopefully they give us our deposit back without a problem because the house is in much better condition that when we arrived... read more

"Incompetent and Unprofessional - Steer Clear!" I recently had a home inspection with Progress Residential, and it was a complete disaster. The inspector they sent seemed totally unqualified and missed a bunch of major problems. Reading online reviews, I realized this is a pattern with them. It seems like they don't care about doing a good job or making sure their inspectors know what they're doing. If you're looking for a home, DO NOT use Progress Residential. They're unprofessional, incompetent, and clearly don't care about their customers. Find a company that actually values its clients and does thorough work. 6-month update: I have had to put countless work orders in for various issues since moving into my home. I have had HVAC issues, bug infestations, plumbing issues, dishwasher replaced, and electrical issues, i have put in more than 30+ work orders up until this point. Since moving in I have made it known there were issues with the HVAC system. Here I am now being moved around from my home to a hotel until they can fix the issues. Their schedulers also thought that someone without an HVAC unit would also only need 1 night in a hotel room. So after one night in a hotel, they expected me to have my HVAC fixed and the house cooled down enough to go back.....in one day...... all while expecting me to call Alvarez plumbing and AC that same day to figure out the status of my maintenance issues and have them fix it....in one day...... you honestly can't make up the level of incompetence within this company. The only reason they only put me in a hotel room for 1 single night is because this company does whatever it can to cut costs and corners. They save money by actively screwing you and making your life worse. Your company is a disgrace to the field of business and our country should be ashamed that these property management companies are becoming the socially accepted norm in our country. I will be referencing your company in my letter to the senator that I will be writing. read more

Worst Company ever. Dont rent anything from them. They are very irresponsible and charge you for everything.

The rental process was easy, quick, and efficient. Service requests completions. Follow up, communication. All have been exceptional

I have rented from alot of landlords/ companies through traveling alot and i have to say progress is single-handedly the worst company that have ever rented from. In the two years that I was in one of their homes, I could not even count how many times I have gone through emergency issues in the house like for example the AC not working and it is 80° in the house and it would take them over a month to even do anything about it and the issue never fully got resolved as well as other issues that came up over time we were always on our own with maintenance. The way they do their Scheduling's is terrible as well. It would be four months later and a random tech would come for the AC when I was having an issue with that problem months ago and was begging them to come then. I just feel they are super unorganized as a company and dont care for the homes in their portfolio at all just cashflow and low costs. When it was time for me to leave, they took my security deposit and put it towards fixing the AC and all the other stuff. I begged them to fix while I was there. I'm super happy to not be taken advantage of by them anymore and i wouldnt wish anyone to be renting from them. I dont do reviews i was so passionate about how they run their business i downloaded this app so no one else gets scammed by them. read more

Do not rent from this corporation, run run run. Rude, unprofessional and bad customer service. Error in accounting and payment posting.

If we could give this business negative 100 stars, we would. Like other reviewers, we are not even sure where to begin telling our tale. BUT, if you want to get the jist of it without reading the full review, RUN----don't walk---away from this company. They care NOTHING about you, your health and safety in your rental home, or your belongings. They will let you live in unsanitary, unhealthy conditions that adversely affect your life. AND, this is a problem across the board----read the reviews, folks. They aren't lying! Let's talk about our house flooding THREE times! Yes, THREE! The first time was in May and it damaged sheetrock, bedroom furniture, the flooring. It took someone FOUR days to come out....TEN hours later than when they said they would arrive. The water was cut off for two days, and then they came and tore the floor and left it like that for a month. It was a SAFETY HAZARD. There was hole in the floor!!! The second time it flooded was the end of June. It flooded the bathroom, the master bedroom, the back patio, the hall, and the other hall area where the guest bathroom is. Again, so much was ruined. Same exact thing happened. The new floor that they put down was completely ruined because they did not put tile down and instead put down an unmatching wood floor. UGH. This flood was SO BAD that we had to leave the house and stay somewhere else with NO reimbursement. They sent the same "genius in flip flops" who was completely rude, never talked to anyone in the home, but did manage to spend his whole time on the phone talking to some chick about getting her hair done. Is this a new standard of professionalism? I mean, come on! The floor was again ruined and our washer and dryer rusted because of the standing water. Do these people care? Yup, you guessed it! It flooded about a week and a half ago. After relentlessly calling with no response (to ask them not to send the same idiot out), two days later another guy came out. It was his recommendation that all of the pipes have to be redone in the house. He said that this was the THIRD house that day he had seen with the same issues. HOWEVER, Progress denied the proposal, and said that they will come fix the same pipe again. But, get this folks, we are now living in a house with black mold and , yup, those friendly little pests of the South, TERMITES!!!!! YAY! As of a week and a half ago, there is STILL no water. Nothing has been fixed, no one will answer our calls or return a call to the RIGHT PERSON, even after customer service put in the notes WHO needed to be contacted. They say they will call back in four hours. I wouldn't recommend holding my breath. This is UNHEALTHY and UNSANITARY. This is called FRAUD. We will be addressing it through other channels if this so-called company doesn't decide to step up and take care of business as they SHOULD. SO, folks, what have we learned? -Progress doesn't give a crap about their tenants. -Even though they rent out premium properties, they basically are forcing their tenants to live in sub-par conditions. -They won't call you back. -SOME of their vendors (plumbers, etc.) are idiots....and unprofessional as well. -They don't care if you live in unsanitary conditions as long as you pay your rent on time. -This a reoccurring problem with MANY of their properties. -You should take my advice: RUN, FOREST, RUN! read more

RUN AWAY! DO NOT RENT FROM THESE PEOPLE! I could be here all day long giving a hundred reasons not to rent from them, but no one has time for that. We felt a little desperate when we made a choice to rent with Progress because we were moving from out of state and didn't have much time. But when on THE DAY OF our move in, they call me and break our lease with the house we were supposed to move into due to a "bug problem" that was going to take an obscene amount of time to rectify, we should have ran, but we had no other choice but to find another place with them quickly. Even since, it's been nothing but problems and harassment from their very unprofessional and rude people. For a house we didn't want to begin with, in an area we didn't want to live in, and it's falling apart around us. Please just do not rent from these people. read more

Do not rent an home from this company. There are no incentives for long term renting. Pest control is not provided as it is the tenent responsibility. The HOA in Sanford called Placid Lakes which is located behind Wicklow Elementary is not kid friendly. No pool. No park. You cannot even have an basketball goal up. The wild ducks have more privileges the people. The company charges an $45 fee to email you an violation notice from the HOA. I recently got an HOA complaint for sod to be replaced and for the garage cans being on the side of the house. But the want to cans kept in the garage. If I could leave a 0 star I would! Do not rent from this company! It took over a month to fix my AC that ran 24 hours a day due to a bad air handler and ducts that were not even connected and they refuse to reimburse me for $300 power bill that was incurred within that time. I haven't been able to use my shower in over a month due to their lack of service. I pay $2400/month in rent and they refuse to resolve the issue. Just left their Vegas region. Predatory company that will squeeze you financially and proverbially screw you. They charged me a cleaning fee "per my lease." However, when working with their renewal and move out team I was directed to a website of resources which contained a move out checklist. This list states: Is there a cleaning fee? "There is a minimum $450 cleaning fee that will be assessed only if you do not provide receipts for professional carpet cleaning ***OR*** if the home is not left in clean condition. We've created a highly detailed cleaning checklist to help make sure you leave the home in top condition and maximize your security deposit refund." Source: https://rentprogress.com/residents/resources/moving-out#moving-out2 Furthermore. It states that the following checklist can be used to maximize my refund. https://rentprogress.com/content/dam/progress-residential/pdfs/Cleaning-Checklist.pdf It comes down to them having conflicting verbiage on source documents, whether that's a lease, what representatives say, or what is available on the website to residents. I left that home cleaner than when I moved in, steaming every surface. After reading about Progress Residential's predatory business practices on the Better Business Bureau's website and regional business reviews, I can say I am not surprised at the charge. Progress Residential's lack of, and contradicting guidance, should not constitute penalty on my end. This company is predatory. I won't even get into the 19 service calls in the first three months on a house they flipped too quickly. read more

My friends rent through Progress and have several horror stories. Most recently, their fridge died. After a few days and calling around the clock just to speak to anyone from Progress, someone came and said they needed a new fridge. A few days later, another person came and dropped off a fridge and left it in their front yard. It sat on the porch for days until finally, after more rounds of calling and discussing a complaint with the BBB, they sent a single person to install the new (and significantly lesser value) fridge and remove the old one. That old fridge was left on curb for the neighborhood to deal with. If you enjoy being given the runaround and having maintenance issues go unaddressed for a while, they're for you. If you want to feel heard by the company responsible for maintaining the quiet enjoyment of your rental, stay away from them. read more

Extremely Poor Communication and Unfair Practices We applied for a home through Progress Residential, and our experience was incredibly frustrating. There was an error on one of the applications, which we communicated about immediately. Despite our efforts, we received no response. When we called, we were assured everything was fine and that we should expect an email the following day. Two days passed with no email, so we called again, only to find out they had given the house to someone else. Their communication is abysmal, and they enforce rigid rules about completing everything within 48 hours--but seem to have no problem delaying responses and letting that time expire. It feels like they either don't care about their applicants or are so unskilled that it costs people their time and their application fees. Either way, it's an unacceptable experience, and I wouldn't recommend them to anyone. They definitely milk the clock they designed on their terms to collect and keep application fees. read more

When the home I applied for was almost ready to be seen I told my agent I would fly down from Texas to Florida to go see the property in person but was advised by him that it was not necessary because he will do a video call with me to show me the property. When the day of the video tour was near then he said it wouldn't be a video tour because they couldn't do it but that would send pre recorded videos. DON'T be fooled like I was. Videos are very low quality which is done on purpose so you don't see the details they don't want you to see. They also failed to send videos of the areas of the home that were ruined. Once I arrived to the property and saw the poor condition of it I reached out to the leasing agent but, guess what?... he never returned my call. Surprise surprise. I submitted a negative move in review and was contacted by someone who said they would help me but after waiting several days and not hearing anything back I reached out again and that's when she told me they wouldn't do anything. The home is "as is". Check out the email response below. DO NOT RENT OR LET THIS COMPANY MANAGE YOUR PROPERTY. They don't care about the tenants or the properties at all. I'm disgusted I did business with them and will not recommend ever to anyone. And don't be fooled by the answers you see to these reviews that make the company seems like they care. I'm sure I'll email RichM or whoever and nothing will be done anyways. They're disgusting. Check out how your property will look when you move in. And I pay $2135 a month for this. Horrible company. No organization among their employees. They charge you fees without making you aware, then charge you a late fee because of that. Have over 20 service calls in for repairing/replacing our Air Conditioning unit. It won't reach the set temperature and is constantly running. Our FO&L bill is very high. They'd rather put a bandaid on it instead of replacing this unit, one that can't handle the size of the house. read more

They are absolutely horrible, took all my deposit and everything was done right, scammmers do not rent from them.

This move was a nightmare and if you search the reviews you will see similar grievances from other clients. The 5 star reviews must be paid because if I could give a ZERO stars I would. Let me highlight the numerous issues that I encountered throughout the process. Firstly, the communication was severely lacking. Despite multiple attempts to reach out to your office for clarification and assistance, it was challenging to get a prompt response. The lack of communication made it difficult for me to obtain the necessary information regarding lease terms, required documentation, and move-in procedures. We were told if we pay our deposit within 7 days before our move in date that we could pay online. Our account was locked due to our leasing agent not updating our application as approved. Even though we were told we were approved and an email stating we were. After multiple times trying to reach someone including the leasing agent who said she was having issues with her phone and because of that we had to go back to the year of 2005 and drive here and there to get a money order to pay the deposit! My roommate and I even drove to the Progress Residential office a day before our move date, April 19th 2023 during business hours. We arrived at 12:30pm only to read a sign on the front door saying they were at an employee party and the office would open at 4pm. My roommate drove back to the office at 4pm and low and behold the office was not open. She sat in her car in front of the office crying because of all the stress we've been through. She happened to look up and see a gentleman wearing a Progress Residential shirt walking towards the office door. She quickly ran to him to give him our deposit. He took the check and told her he would make sure the right person received it. Again not professional but happy he was there to do that. Furthermore, upon arriving at the property on the agreed-upon date and mentioning the cleaning issues we saw during our walk through, I was shocked to discover that the home was not prepared for occupancy. The floors were dirty, with remnants of the construction debris. We had to mop the entire place before moving in items. The downstairs and master bathroom toilet were dirty with urine. The promised repairs to the fridge were not met, which was completely unacceptable given that I had signed the lease agreement well in advance. At this point we hate the fridge, not only because of the filtered water is not working, but also not providing clean ice. Additionally the size is far too small for a 5 bedroom house! Moreover, the leasing agent, who was supposed to be guiding and assisting me throughout the process, demonstrated a complete lack of professionalism. The agent Veronica, was frequently unavailable, unresponsive to inquiries, and seemed disinterested in addressing my concerns. This unprofessional behavior only exacerbated the frustration and difficulties I faced during the moving-in process. Please see attached photos. Lawn service which has not been here even once since we moved in and now living here a few months we've paid $200 of lawn service. The sprinkler system doesn't work (which is fine) but it should work. The smart home is only $17 a month but a fee that we are being charged for no reason because it doesn't work. Moving is undeniably one of life's most stressful experiences, and it becomes even more overwhelming when the rental company you're dealing with is highly unprofessional. Dealing with an unprofessional rental company can exacerbate the already challenging process of moving and add unnecessary stress to an already taxing situation. read more

I have left maybe 3 reviews my whole life so take this for what it is. This company does not care about anyone. We were tenants with progress for a few years. We're were great tenants, rent was always paid on time, never late. Were took great care of the home, even put about $5000 worth of work in the front yard to make it look better than when we came. Never broken anything, house was always clean and neat (thanks to my wife). In the terms of great tenants we have always tried to mark every box. When we moved out we were going to stay with progress but we just could not find a home closer to work that they owned. After about 2 weeks post move out l, we received our breakdown sheet for our security deposit. They charged us $250 for a cleaning that we had already payed start of lease, mind you the house was left in immaculate shape. We spent 8 hours doing a deep clean the day our lease ended. They charged us $250 for damages (wall paint, scratches etc.) and another $150 to trow away a rack we forgot about in the shower. They don't even give you the option to fix anything. I will never rent from this company again. If this is how they treat the good tenants I would hate to see how they treat people that are ok tenants. If you want your full security deposit back they I would suggest never renting from this company. read more

This was my letter to customer service after my terrible experience- please understand that not every office is the same but for all of the departments to lack communication, handling of money, and time management I felt it was necessary to tell on my experience: Good Morning, Hello! My name is ------ I recently applied for a lovely home on Dec 17th through your website https://rentprogress.com. I have replied to all of the emails about my lease updates and I was approved to move into this home: ------- I had an incredibly negative experience trying to reach anybody to help me through this application. I called every day and no one picked up through the provided numbers on my application. I called customer service and the transfers never went through. I even had customer service apologize for 40+ mins of wait time. All together every day I had 3-4 hour wait times and no email replies. I finally got in touch with someone named Veronica yesterday who transferred me to Val Miller whose voice message said they were still on holiday. I got in touch with a manager today as well who said my only option to not lose out on my $100 application fee and $250 holding fee was to apply to another house today despite a move in time and if I don't like that house, to pay an additional $250 transfer fee later. I am very disappointed with the lack of communication between your departments, the messy process of holding my place in the system. I applied hoping to discuss move-in times and paying for the move-in fees but the fact that I only got to talk with an agent through the company today on my application's move-in day was so chaotic. I really do think you all have lovely homes but seriously this experience was nerve-wracking. The manager said under the strict policy I could not have a refund despite no service. I hope that this email reaches you well and I hope to at least have some validation that this was not right. In the attachments below I have provided some screenshots of my correspondence. Thank you, ------- read more

I was careful to observe the full move-out checklist upon vacating the rental property (owned by Progress Residential) in Sept of 2023. However I was still charged: $450 - For cleaning fees This was after having the house professionally cleaned, with the receipt left on the kitchen counter top to prove it. $1000 - For touchup paint Not only is this fee excessive, any fee at all would have been unnecessary, because any paint imperfections would be so minor as to be undetectable. There were other charges such as a broken cabinet, which also makes no sense, since all cabinets were left in perfect condition. While living at the property, we had to wait over 2 months for a technician to come out and fix the dishwasher. Upon move-in, the A/C did not work. Also the refrigerator needed to be completely replaced. I could go on. The point is, be warned when dealing with Progress Residential. These are predatory tactics. read more

So Progress allowed my roommates and I to UNKNOWINGLY move in with a new ac unit that was set up to always have the emergency heat on. After two $800+ electric bills we called for a service check on where all this electric was coming from. When the guy came the first time I informed him the ac just never turned off no matter what we did on the thermostat, he said he'd be back to check it. Never came back until I had to call again and set another appointment, his "fix" was just unplugging it and telling us that Progress set it up wrong and to not tell them he fixed it because "he'd be fired." We also called in the holes in our kitchen floor from uneven foundation and that our kitchen counters were sinking. They sent workers over but unfortunately the roommates that were in the house didn't hear the doorbell when they rang, they called me however I was already at work and couldn't pick up the phone. Never heard back, got an email saying the service was closed. I've tried calling numerous times and I always get the "you have called outside out normal business hours" message YET I'm hours within them. I've emailed them and asked if someone would please come fix our kitchen floors but no answer and now I can't even put in a service order online?!?! Since when does my address not exist for this company? Our roof hasn't been reinspected since it got fixed over 4 months ago(so some Unknown reason to us again). AND none of our floor reach the trimming on our walls so there's one long hole all along the house just inviting critters in! Over it and over them. Will never recommend or be renting from them again. read more
