WORST COMPANY EVER. Please listen to these reviews and do not rent from them. I am in my third year. Every time I call, I wait on hold an hour (I'm amazed I still have a job). Every time I call I get different information. They have squeezed every penny I have. They are heartless. I had to wait a month before I got a microwave that worked. I had guests overnight at my house and the air conditioning stopped working. I called for emergency maintenance to come out and they totally ignored the request. Pretty embarrassing to have two guests and 95 degree temps and no air and a place that doesn't care about trying to get you a window unit to use until they have time to look at it. nothing. On another note, they hired a sod company, didn't tell us, and then charged us $1,100 to pay for the service. Sod did die because the company they hired didn't do it correctly. My husband could have done a lot better job himself. But progress didn't care that we didn't request the service and didn't give us any payment options or arrangements. The grass was dead when we moved in they didn't care. It was like fighting with a brick wall. Am employee even told me that well if you can't pay this large fee that you didn't approve and you don't deserve, but we make you pay anyway and if you can't, then I guess you will be forced out and you can live on the streets. Should an employee tell you that!!!! Please there is not enough space or time to tell all the nightmares this company has caused us. Please do not support them. please do not rent from them. Please listen to these negative reviews. read more

0 stars! Progress is just another corporation lining their pockets with hard working people's money. Worst customer service ever! They charge ridiculous fees and want you to get a totally unreasonable amount of contents insurance. Been through hurricanes Irma and Ian, waited forever for roof repairs. Have an overflowing septic tank right now, been waiting over a week and now backing up into the house, BUT STILL NO RESPONSE! Just promises of a call from a subcontractor right away... Then, when you finally see a subcontractor, you can guarantee they hired an UNLICENCED, UNINSURED (Sure, but I have to get content insurance!) guy that does SUBPAR work. STAY AWAY!! read more

I moved into a home today and the work orders that the coordinator said would be completed before move-in were incomplete. The people I spoke to this morning treated me extremely poorly and felt I was lying about the situation, so I sent them the email where she clearly stated that the items would be taken care of. I moved into a house with a pool and paid for the maintenance of the pool this month, just to NOT be able to use the pool because it's eaten up with Algae and dirt..... The sink has grime all over it and it looks as though someone caught it on fire.............. NOT AT ALL the move-in I expected or the service you promote to have.... Some of your employees could use a serious refresher on how to talk to people in general. I called back this afternoon and spoke to Ron in Customer service, I will say WHAT A DIFFERENCE! Ron was great, he ACTUALLY listened & looked up the info on my account instead of blowing me off as a liar. RON should be training the rest of your staff and I have NOTHING bad to say about him at all. He was able to help me and let me know that they haven't addressed the pool situation yet, (still waiting on the manager that was suppose to call me after my 9 am orientation today to review) however, there is FINALLY a work order for the sink!! I am really glad I spoke to Ron, however, not all of the issues have been addressed. YOU expect me to pay all my fees and for the pool service prior to move-in. I EXPECT YOU to have the home ready to go, as stated, PRIOR to move-in. I even understand things happen, however, the service I have received is why I am providing a poor review. I gave 2 stars for RON and ONLY RON! Thanks again, Ron! read more

Veronica, the Leasing Specialist, did a superb job in assisting me with the application and follow-up on my move-in date. Veronica is the little engine that keeps everything moving smoothly and efficiently. In addition, she is the glue that keeps the connectors together without everything going out of control. Without Veronica's assistance, my move-in date would have been a disaster. She is most definitely a value added to the company. She is very professional and knowledgeable with good customer service skills as an asset. She understands the importance of how good customer service is in alignment with retaining customers. She stayed engaged and followed-up until the paperwork was completed. Veronica understands the mission and vision of the company. I appreciate all the arduous work Veronica did in ensuring all the pieces fell together for the best move-in for me. If I could give zero stars I would. Our relationship with Progress started out strong. They were quick to approve my application to rent a brand new townhome in Lutz, Florida. Our house that we lived in for the last year was beautiful and I would have considered living there forever had there been a fenced in yard for my dogs. Our neighbors were friendly (except for the HOA mole who thought he was some type of military general). We decided in Jan. that we would build a home and in June our build was complete. Per our contract we gave them proper notice and reviewed all of their move out literature/videos. Approximately one week prior to our move out, they required us to download an app which required us to take pics and submit them room by room (including exterior). This company also REQUIRES you to have a professional clean the house and carpet upon move out. If you do not have that done and provide receipt proof, their charge is $450.00 deducted from your security deposit. Honestly it would be cheaper to have them take out the $450 vs. hiring professional carpet cleaners and house cleaners. None the less, I did my part and had Stanley Steamer come in for the carpets. I, myself did the deep clean, and we painted it from top to bottom, re caulked around the tub and sinks, cleaned the garage floors, and even steamed out the dirt from the lip on the inside of the windows. The house was cleaner after we left than before we moved in. We submitted our move out pics on July 20 and our contract ended on July 21st. We paid for 21 days of rent, 21 days of pet rent, and 21 days of progress smart home. When it came to our final BILL, they deducted $450 for cleaning and $250 for paint touch up. When I asked for their proof on what was left dirty OR unpainted they refunded me that $700.00 and provided no evidence for their charge. I went back into the portal and then found that they deducted another day of rent because I completed their app on the 20th and not the 21st (despite me paying for 21 days). In the end, after several back and forth emails and calls, they are still deducting 122.00 from my final return deposit. I am patiently waiting for an explanation to their deduction but have had no luck in getting a response. Also, I have not seen a cent of our deposit yet and it has been over 15 days (Florida law gives 15 days). I OWE NOTHING. They are stealing my money and from what I can read, this is happening to others as well.. PLEASE DO NOT RENT FROM THIS COMPANY THEY WILL SCAM YOU OUT OF MONEY.. read more

worst ever. scam artists. stay away. this is the letter I had to pay $50 to certify and send overnight so I wouldn't lose 5k. please stay away. I never review anything but this is bad enough to post. To whom this may concern, I object to any claims against my security deposit. In addition, I object to any extra fees regarding moving to a new property with Progress Residential. First and foremost, there is a $5,068.00 charge for lease termination. This is void because I transferred to a new property with this company. Please note that the old address was ***** and the new property is ****. The amount charged for this transfer of property was $2,534.00 and was paid on January 13th, 2023. There was also a deposit for the new property of $2,520.52, which was paid on January 19th, 2023. The lease was never terminated. I spoke to a Progress Residential employee who said, "the move-out checklist was all checked, and everything was okay." It is appalling that I am being charged $450.00 for insufficient cleaning when I have two full videos of the property, inside and out, upon moving out. No painting needed to be finished, so the additional $178.20 is also illegitimate. I went to Home Depot, matched the paint, and covered up any and all holes correctly. Please request a video of the property upon move-out for further information. Please also note that I intend to fight this claim to the full extent of the law. Thank you in advance, read more

I have never had an issue with this company. Every service request, or email sent, was responded to promptly. We had issues with our garage door; opened a ticket and got a call the next day from their vendor (completely fixed within a few days). Opened a ticket about the sprinkler pump not working; had new pump, running pipes and sprinkler heads replaced within a few days. The customer support employees are pleasant and try to assist you as much as they can. I would definitely recommend this rental company. read more

This company is terrible. They falsely advertised a fence at the home I applied for. When I brought it to their attention they advised they would call me back. Turns out instead of calling me back they adjusted the description of the house, didn't bother to call me back Abdul wouldn't even give me my money back even though it was their mess up. I have screenshots to prove it too. You'll see in the photos how they quickly updated it. Shady and unprofessional. read more

This company is terrible. I've lived next door to one of their rental properties for several years. Not only did they not promptly take care of trespassers at the location, they continue to dump the trash at the curb when it is cleaned for weeks. The pile is so high that trash won't pick all of it up. I've called numerous times for them to remove a poisonous cherry tree from the property, which has grown and shedding leaves and berries into my yard. The leaves and berries are poisonous to dogs but the company touts that they are pet friendly. Each time I've called, they say a case is opened but they never give me the number and they never take care of the issue. They barely take care of the property. I don't recommend this rental company to anyone. read more

Terrible customer service. Lease ended 5/2. Been on hold for literally 2 hours, transferred once, only to be led to another female operator who wanted to transfer me again. Unable to answer account questions. They fee the crap out of you and also billed me for another month we won't even be living there. Lady was very rude at 1:15p.m on 05/2/2021, spoke over me, stated it's busy right now, they hired more people, all these excuses....would not provide her name either, hung up on me even after I expressed my concern with being on hold for two hours. At that point it's her job to contact someone or find the answer for me imo. Stay away if you can. Only good thing is their pet policy but even then they require a non refundable fee, I paid $500 for two dogs. I got rid of one and they never dropped the monthly $35 pet fee for the dog. House was crawling with roaches at move in and had to live with a leak on kitchen floor for around 2 weeks before they sent someone to fix it. I was a good tenant, left the property better than it was given to us. Even fixed holes they left for me at move in. Always paid on time and in full. They have no problem taking your money, however when you have a question at end of lease they hang up on you. Says everything about the company and who they hire. Glad this nightmare is over . I dont recommend unless you are desperate. House if full of very poor quality repairs as well. read more

Don't expect any repairs or maintenance if something breaks. Progress owns the house next to mine in a very nice neighborhood. The garage door has been broken and unusable since about August of 2022. Even worse, the main water line to the house broke in September. The City of Altamonte Springs put in an above ground "temporary" line so that the residents could have water, and Progress has left it since September of '22. The do not respond to inquiries by me, my neighbors or even the Home Owner Association. These are not neighborly neighbors. read more

SLUMLOARDS! CROOKS! HORRIBLE! This company is by far the absolute worst! I don't even know where to begin as this will be my second review for the same place and situation that is still not resolved. Water leak in kitchen in FEBRUARY. Started repair MARCH 1st. Exposed MOLD, removed without containing. Left molded drywall under cabinets. Reinstalled molded cabinets. I had to fight to get proper mold remediation which led to half of the kitchen being torn out. Then treated. They piled all the molded cabinets, counter tops, sink on the patio blocking access to the patio and laundry room. It sat this way for 2 MONTHS! We went WITHOUT a Kitchen for 2 MONTHS!!!! Refrigerator in the living room, everything piled in the dining room and patio. No way to cook for 2 MONTHS! Progress compensated us one month's rent and a total of about 12 days (not consecutively) in hotels. They then tried to start eviction proceedings because they drug their feet posting the credit. They have since refused any further compensation. we spent the better part of 2 months eating out which cost us a fortune. To the point we started packing a cooler, driving to, cooking and eating at a local state park. We also paid out of pocket to put our camper close by, so we have a functioning place to live for at least a week. We then paid out of pocket for the month of June to again put our camper somewhere. It took over 2 months to get a kitchen back in any kind of working order. Then we still had a refrigerator in the living room, wires hanging form the cabinets. They enclosed the dishwasher with toe kick. Here it is August, and I still have missing trim, a water swollen, sagging countertop, nasty cabinets that none bothered to clean after sitting outside for 2 months. It couldn't be more obvious they hire the cheapest person for the job! We have been through countless contractors at this house. All the work is garbage! They bullied us into paying July Rent, still with an unfinished kitchen. I have spent months being their contractor supervisor, quality control, project manager, schedular.....and I paid them to all of it. Missed countless of hours and days of work to be here meeting with contractor after contractor and fighting with progress over the phone. Not once was a representative sent to look at the issues with the house or issues with contractor's work. The kitchen hasn't been the only issue with this home (proven ongoing issue for 6+ years). Flooding in the garage, irrigation issues, shower valve (that took 3 times to fix correctly), slab leaking issues......it's ridiculous. Whatever you do stay completely away from this company and any of their properties. They don't care about you, your time, your quality of life, or quality of living conditions. All they want is your money and are crooked enough to go to lengths and bully you to get it form you! read more

The company that takes your money and won't help you with your home. This company has to be some sort of she'll corporation that just keeps guzzling money from it's tenants. They don't come out in any sort of timely manner, and yes I know it's a pandemic. But it should not take months to fix a sliding glass door with holes, repair a faucet that then breaks the next day, or better yet...a garage that is being held together by parts that didn't come with the garage itself. (I.e. metal screws and a washer to close the space.) Unfortunately, they are a major rental agency where I'm at and own a majority of the properties in this area. So, I'm sitting here, hundreds of dollars out in utilities, stuck in this terrible lease that's over priced for the decaying property, and so would I recommend them? I'd rather get a sharp, red hot iron shoved into my cornea repeatedly. read more

I applied for a home in Mineola. I emailed all the requested documents and waited a week for a response. I once spoke to a representative on the phone and she said I was automatically approved. Their communication is very poor. My real estate agent was unable to speak for me at any time. On Thursday, October 3rd, we sent in the last of the documents. They said they would send a response within 24 hours. They did not. So I emailed Micheli last night. The response said we are second in line now and that if we want, there are other homes available and that I have to reapply and spend more money to do so. I am very unhappy with the company's attitude. read more

I seriously hate this company. They fixed a window for us that we were told we would not be responsible for. Months later we were charged for it at an astronomical rate. I tried and tried and tried to fight it. The whole time paying my rent on time but not paying the fee they charged me. Since you can't itemize what you pay on the portal it showed me not paying my rent and I got an eviction notice with all the fees attached. Months later we finally get told that they will refund us the fees yet that still has not happened and we continue to get fees for not paying. I call every few days and email every day yet the fees keep wracking up. I'm at my wits end and don't know who to contact because when you call you get a different person and have to tell the long story all over again. read more

By far one of the worst property management companies ever. It is evident all they care about is the money, and they do not care about their tenants who are renting from them. I have been in my home for six years. During that time my rent has gone up by $700 a month. With an increase like that, you would think you would get good customer service, and your maintenance services would be on point. Unfortunately, they only care about the money. With the service request I have submitted, they have charged me for the service on something that I could not fix myself. At one time I had a leak happening in my laundry room. They had a vendor come out and check for the leak and fixed it. They tore out the wall behind my washer. However, the vendor did not fix the wall. I was told that would be my responsibility. Three times my air conditioning unit has began to blow warm air or has stopped all together. Each time this is happened during the hottest part of the year. Each time it has taken progress, residential maintenance two weeks or more to fix the issue. Currently I am dealing with my third air conditioning unit Issue. I contacted progress residential maintenance on June 29, 2023 expressing that the AC was blowing warm air. They asked what was the internal temperature according to the thermostat. I stated it was showing 78° but was not blowing cool air. They said this was not an emergency. On July 4, 2023 the internal temperature of our home had hit 81°. However, the bedrooms were reaching nearly 90°. I contacted progress residential's maintenance again and stated that the thermostat was showing 81° but a temperature check inside the bedrooms where people sleep was hitting 90°. According to my lease agreement, any temperature that goes 85° or greater or if the AC is not working properly, this would be corrected within 24 hours as it is considered an emergency for the health of the tenant. It is now been a total of seven days and it is July 5 and no response from progress residential maintenance on fixing this issue. On my car on July 4 I was told I could go by a window unit which would cool it down until they were available And they would reimburse me the cost of that up to $300. This was at 7 PM Eastern time on July 4. No one is open and the average cost of a portable AC is well over $300. Why are they not taking this as an emergency? Now it is July 5 six days after my first notification of this issue and no response from progress residential. All they care about is getting their highly inflated rent money every month on their subpar broke down homes. If you are looking to rent a home, do not use progress residential. It is not worth the headache or the cost. read more

Absolute joke of a company who takes your money. Spent around $400 dollars to fill out an application. I was approved for a house that didn't even have pictures. Stupid of me looking back but thought they would have pictures after filling out the application. The "rep" I was assigned to knew NOTHING about the property and had no pictures. Seemed suspicious to me so didn't fill out the documents they requested. The website stated I would receive my holding fee back if they denied the application after 48 hours for not responding to the document request. Well, they didn't deny it because they are waiting for people to cancel it so they don't have to refund you. I called the company to complain and they had to put me on hold to ask their manager where the fine print was for not getting your holding fee back if you don't provide the documents and they deny you. You only get it back IF you provide the documents and deny you. They word it in fine print by saying "The holding fee becomes non-refundable when your application is approved, but if you decide to cancel, or if the application is denied due to falsification of the application or supporting documentation." SHADY COMPANY! Imagine the hidden fees if this was just for filling out an application. I am out $400 for turning down a home because the representative couldn't provide any pictures or really any floor plan on the property. THEY ARE A SCAM!!! STAY AWAY! read more

Went to view a Progress home that was listed for rent at $3,180 and has been available for rent since 2/21/24. We liked the home and were planning to apply to rent the house; however, the following day when I went to fill out the paperwork, etc., they had increased the rent 20% to $3,815! When I called them they said that rent fluctuates and may change weekly. That said, per the public information available, the rent charged has been changed numerous times since 2/21/24 as follows: 2/21/24 - Listed for Rent - $3,250 3/7/24 - Price change - $3,255 (+0.2%) 3/12/24 - Price change - $3,250 (-0.2%) 3/13/24 - Price change - $3,255 (+0.2%) 3/15/24 - Price change - $3,215 (-1.2%) 3/25/24 - Price change - $3,210 (-0.2%) 3/28/24 - Price change - $3,220 (+0.3%) 3/30/24 - Price change - $3,225 (+0.2%) 4/1/24 - Price change - $3,265 (+1.2%) 4/2/24 - Price change - $3,260 (-0.2$) 4/4/24 - Price change - $3,265 (+0.2%) 4/5/24 - Price change - $3,235 (-0.9%) 4/10/24 - Price change - $3,170 (-2%) 4/19/24 - Price change - $3,275 (+3.3%) 4/23/24 - Price change - $3,280 (+0.2%) 4/24/24 - Listing removed 5/3/24 - Listed for rent - $3,180 (-3%) 5/7/24 - Price change - $3,815 (20%) I find it HIGHLY suspicious that the day after we looked at this property, overnight, they increased the rent 20%, which is absolutely NOT in line with market. Market rate for a home of this condition/quality/square footage, etc. is $3,007/month. I called them and complained, told them that we were ready to sign a 24 month lease at the $3,180 rent that was posted when we looked at the property. They said they'd forward my information to their market department and leasing agents to see if they would honor the $3,180 rent that was listed when I looked at the property. I was provided a case number and advised it would be about 24 hours before someone would be able to get back to me. It's been over 24 hours, no one has responded and they seem to have some shady practices. Not to mention - now that I've seen the reviews for them, this all makes more sense. They will continue to lose money on this property, no one will rent it at that price and they had a potential tenant with good history, who would be fully qualified and able to meet all their requirements, etc. I'm very leery on whether I would ever feel comfortable leasing with them, if that's how they treat potential tenants. I can't imagine how current tenants are treated if this is how they operate. I'd be aware of them and proceed with caution. read more

Progress Residential - I was evicted illegally I left my fresh roses because they wouldn’t let me in to get them - Real Estate Services Near Me - Altamonte Springs, Florida

"It was a pleasure working with Lino. He is very professional, friendly, and helpful."

I've rented from Progress Residential for 8 years. The first 6 years were good. No issues. All maintenance was done in a timely basis and any issues I had were wuickly resolved. But for the past 2 years it's been a complete nightmare. All maintenance issues have taken over a month to fix, some not even being fixed. I have an electrical outlet in the garage that TRIPS whenever something is plugged into it. I called to open a maintenance ticket. The guy cam out and plugged a device into the outlet, it IMMEDIATLEY TRIPPED. He pushed the trip button to reset it and looked at the meter and said everyting is good. Everything is GOOD? Your meter just tripped it. I am now having to use another outlet since this one no longer works and they refuse to fix it. The refriderator has went out multiple times. The most recent the ice maker quit again and I've been waiting over a month for it to get fixed. 2 years ago my rent went up 5%, however I LOST amnities. I lost access to the pool, however I could get it back at a charge of $125 a month. I've been fined for "Trash Cans". Didn't know what that meant, but still fined anyway. Come to find out I was being fined becasue the trashcans could be seen from the street. I live in a corner lot with 2 streets with no fence. There is nowwhere I can put trashcans that cannot be seen. After 3 months of complaints and a complaint opened with the Better Business Bureau, they finally put up alittle fence to hide the trashcans. However I still spent months trying to get refunded the fine. I've been fined for "weeds". I've made multiple calls and opened multiple tickets to see what that meant as there was no description on what "weeds" meant. I still have no idea what it means. Now I have an electrical switch that isn't working in the kitchen. It's going to take them a month before they can just come out and look at it. No telling how long wt will take to fix. I have another BBB complaint opened about the ice maker no longer working, and will wait until that gets closed so I will open another BBB complaint about the extrical switch issue. For the past 2 years, I have not had 1 maintenance issue or HOA violation addressed WIHTOUT having to open a BBB complaint. So if you want to use this complany, be prepared to open BBB complaints to get anything done. I am only givng a 1 start rating because there is no choice to give a 0 star rating. read more

Avoid renting through Progress at all cost if you are able to. My roommate and I have had issue after issue with plumbing, a foundation crack that is causing flooding in the office (that was "fixed"), burst pipes causing mold in cabinets/ walls (that were also "fixed"... though there is still mold on walls). We have submitted numerous maintenance requests. A technician came out and replaced the water heater after doing no inspection only to find out a week later that there was a pipe leaking in the wall causing damage/ molding. Both toilets have had plumbing issues causing a damaged ceiling that needed to be repaired. We called in an "emergency" flooding issue when we had standing water in the office to have someone come out 3 days later leaving us to clean the water ourselves. But you can guarantee when Progress needs something from you, you will hear constantly. We have reached out to countless people about our concerns and issues to mostly hear "oh, this isn't my department, but I will forward your message to a manager". We have heard from one manager one time then could never get ahold of him again. It has been a very unfortunate situation. We will not renew our lease or ever do business with this company again. read more

Keep house hunting and skip this terrible life lesson. Now, my other pet died but they are not trying to get my renewal money, so it's round and round we go in automated hell. My pet died right in front of me. My house is noisy 18 hours a day. I will put a countdown clock on the wall until I can get out of here. They replaced the A/C with a new, undersized unit that does not cool the whole first floor, let alone the whole house. I had to argue to get the thermostat replaced, which is not installed correctly. read more

Do not rent from this heartless company. Absolutely NO compassion during this very difficult year. The properties are cheaply maintained and overpriced. We lost our income for a few months and even so, made payments as they continued to tack on late fees...though making every attempt to pay as we could. The fees snowballed and stacked up to the point we were so far behind that we ended up with an intent for eviction notice pinned to our door having 3 days to pay in full. We gathered the money from gracious family and friends, sold one of our vehicles just to stay in our house. Did not want to be homeless for Christmas. :( Two days later, they tacked on another late fee though the requested money was paid in full. Maybe they should create a movie called, "The Rental Management Scrooge that stole Christmas". Heartless. This company fits every definition of greed and no regard for human goodwill. We will be looking for other accommodations at the end of our lease as dealing with such a uncaring incompetent company has brought additional stress and emotional suffering in this very difficult year. Life is way too short to be miserable and have constant fear of being homeless though you are making every visible attempt to keep up. Perhaps they do this to force people out so they can quickly bring in another victim to pay all the fees. Not good. They talk a good talk to lure you in, but watch out! Once you are in, they move quickly to show their true colors. Look elsewhere for a home and save yourself a lot of heartache and stress. MERRY CHRISTMAS. read more

This company overcharges you for rent and treats you like just another check in the mail. We have lived in our house for 4 years and put up with terrible communication and half-completed work orders because moving is a pain and everywhere else is more expensive. There has been a water leak behind our wall for over a year and they've come multiple times and done "repairs" (wrap the faucet with a TOWEL and literally reseal the wall) We now have BLACK MOLD in our home and are being forced to relocate for two weeks so they can remediate and then do construction on our kitchen because of the damage caused by the water and mold. I have been sick since they opened the wall in our house to discover the black mold and no one bothered to cover it with any protectant. When the mold remediation company came out to inspect, they used a garbage bag to cover the hole because no one else bothered to and it's dangerous. I wasn't even contacted until Friday and no one could give me the number to contact before this person reached out to me. I've now called multiple times and was told that we were booked somewhere for 3 nights. I've spoken to 4 different people and no one can tell me where I am supposedly booked at. I never consented to stay anywhere nor was even one hotel name mentioned for where I was staying. They have continued to "escalate my case" and no one has contacted me. I'm expected to send an email now and "hopefully" someone can get back to me before Monday. I am at the point where I'm ready to pursue legal action. I would give negative stars if I could. read more

Been a Progress customer for almost 2 years now and have to give a shout out to one of their excellent repair technicians, Russell Moss. He was just at our house taking care of 3 repair issues we had. Russell was absolutely excellent. He was on time, professional, friendly and very, very good at his craft. Repaired two plumbing issues and a door lock issue, cleaned up any mess he may have created, and everything works like a charm. Super nice guy and kept me updated throughout the entire time he was in our home. Thanks Russell for taking great care of us. read more

The worst possible people or company to rent from. 1.) When I first moved in everything seemed quite smooth and easy. I then requested a key for the community pool in which the whole year of me living there I never got. They always kept telling me to contact the next person. 2.) After we moved out me and my family cleared out the house and cleaned it like is never been cleaned before. Actually when I first moved into the house there was a fire ant infestation that we had to bomb the house. Anywho no one ever came and did a walk through how they are suppose to. 3.) There was only one month that I was late paying rent and they gave me a 5 day notice extremely fast. When it came down to renew my lease I said no. They then want to say that I didn't give a 60 DAY moving notice and they have to charge me an extra 2 months for rent. I told them I didn't have to give them a 60 day notice when my lease is already up and when I requested my money back they disappeared and stopped answering my emails!! PLEASE DO NOT RENT WITH THESE PEOPLE. They will find reasons not to give you your first months rent back and will also find a way to scam you. They tried doing it with me and I told them we can take it to court and they didn't answer. I will continue to try and get MY money back. They tried to say we had to pay for cleaning service they did which is false because on the day they are suppose to get there they never came. This company is terrible. I WILL NEVER RENT WITH THEM AGAIN. read more

Progressive Residential conceal crucial facts when applying . I was multi tasking trying to complete the application process. Please note , when submitting verification to prove it's you , after providing pics of your ID , they do a facial scan , advising you to turn your face left to right. My glasses were on, it/they do not for-warn this can cause scan to fail. So I failed it and they kept my app money . It's 2024 , if Apple can recognize me in my glasses , why can't this service they use ? Although I was inquiring about it , and they were slow to respond. Don't get bamboozled as this is not a mistake business practice and they don't care . I would never inquire about renting anything from this company . My review is a negative experience all around as they are very inconsiderate and did nit allow another opportunity to correct by simply sending another link to complete They deserve no stars. Maybe a BBB complaint. read more

My overall experience with Progress has left me wanting to break my lease and move. Their "retention" dept failed to process my renewal in a timely manner. Despite the fact that I brought it to their attention on 08/02, my account still posted with erroneous rental charges and M to M fees, late charges and legal fees for filing a false eviction. It took 27 phone calls and 11 emails, finally resorted to sarcasm and threatening legal action. Only then was my case escalated to a person actually interested in resolving the issue in a timely and professional. Austin K and his supervisor, Danya, out of the DFW market said they would take care of it and actually followed through. While I have nothing good to say about the company as a whole, I will give credit where credit is due to the above 2 people. Hopefully, they remain working for PR so they can continue to help people. read more

Before applying I called to make sure my situation with a collection would not affect approval, I was told that there were no problems as long as I had evidence of the payments being made to the collection. I made the decision to send notice to my current landlord that I would terminate my lease with them as I had been informed that it would be approved without problems. I paid $100 for the application and in 1 hour and a half I received a message from them denying my application precisely because of the collection, I notified them that I had been informed that there was no problem, I also told them that I had the evidence of the payment, the woman who attended me told me that she could not help me and that my application had been denied and closed.I tried to talk to a supervisor and they didn't want to attend me. They lied to me just so they could receive payment for the application. Now my family and I are almost on the street since they did not know how to inform us correctly. read more
