Beware of this company. They are as shady as it gets, walk away! Make sure that they allow you to see property before you put your security deposit down. I began the process for a home in Longwood Florida put a $400 deposit down in order to begin the process. During this time I requested to see this property inside, and was refused access. Again I requested to see the inside and these people just kept going with the application process without allowing me to actually see what I would be getting. I disputed this with Discover, and they sent a letter to Discover saying that it was non-refundable. Unfortunately this is leading us into a Seminole county courtroom where I will get my justice. The process was not completed until I agreed to sign the lease, at least that's the case in the state of Florida. because I was not permitted to see what I was getting, the contract wasn't completed. Progressive feels that they deserve the $400 deposit anyway, so it is my plan to let the civil court decide. Don't be me, walk away now while you can. This is a shady group of investors that will hook anyone that will sign a lease. They will force you to pay exorbitant fees, provide your sacred banking and financial information to third parties, and they will treat you like children by forcing you to utilize conservice " a third party water and trash billing company", whose name says it all... Con-service. Progressive uses a slogan, " hand-picked". They are not talking about the rental property, they are talking about you. Don't be me! Run away from this company as fast as you can. I am a previous customer. Renting through Progress seemed good at first. And then a maintenance man came through and did unnecessary work, which he also lied about,(P.S. Them pouring drain o down the sink will run you about $150) and said he had to take apart a whole sink(he didn't) It took about 3 or 4 phone calls to get that removed from my bill. I had my final inspection June 19th. Or, it was supposed to be. It was rescheduled to the end of June without my knowledge until I called to check up on it. And then I called to check up again and they say "oh yeah, you're getting a $1,200 security deposit back, we just don't have a forwarding address." Which you would think they would email this info, but no, they are the money-hungriest of companies. Whatever the listing price is for rent, go up about $100-$150 month, for various fees. Meanwhile, I'm STILL waiting on my security deposit back, OVER a month later. Each time I call they give me a different date for when the check was sent out. This is a nightmare of a company. I've never missed a payment nor have I been late on rent so I figured it was just a mistake. I called them during business hours to find out what's going on. They added $2200 charge to my account for new grass they planted the month prior. I was not informed that they would be planting more grass nor was I informed that I would be responsible to pay for it. (The grass and plants were in poor condition because their sprinkler system hadn't worked since we move in the home which they were made aware of several months prior to the notice). All the move-in cost information was not provided to us prior to signing the lease agreement. The move-in process was confusing, and they have you running all over the place. Thank God my daughter has me to do the running around for her. She would have had to take time off from work just to do everything. This is our first month, and already, we are having problems with their payment system. The system keeps rejecting payment and charging an NSF fee of $40. So I call to make the payment over the phone and asked speak with a supervisor about the issues we werehaving, I'm told there isn't one, and the NSF fees will not be refunded per the contract. I lived in one of their homes in Davenport and paid my rent always few days early. Before ending my lease I lost 2 immediate family from an accident and had to travel away . I was told that because I did not physically email them , I would still be charged an extra month rentvdueb to not specifically telling them at least 2 months earlier. I come from up north where the end of your lease is your last day unless the the landlord signs a renewal. The staff was inconsiderate and cruel. They also send you a notice stating that when you left you must completely disinfect and show proof of either a paid company receipt or store receipts of actual products purchased to clean the home as well as wash down the outside of house and obtain landscaping of bushes and lawn. Basically doing all the work to have a ready house for the next renter. Your deposit is threatened if you do not oblige. Horrible company. And their comments on her responding to people's complaint are false. They do not personally reach out and make an actual effort to rectify their money hungry, money oriented company. Fees, fees and more fees. The HOA here requested that they pressure wash this house which is the responsibility of Progress Residential. Progress Residential turned around and charged US a $45 fee to receive their letter. I have asked over and over for this fee to be credited and no one will respond to my request. The first month that we lived here our AC caught on fire because it wasn't inspected for us before we moved in to ensure that it was safe. I was asleep and woke up from the smell of the smoke and got my family out of the house in time to call the fire department. They sent AC people out here a dozen times to fix the unit instead of replacing it. We were without AC in July for a month. These homes are not built for air circulation without AC; it was 100 degrees upstairs. We asked to be put in a hotel until it was fixed but of course, they would not comply. This company is unethical and will do anything to save a buck. The screens are literally falling off of the windows, the appliances are rusted, gates are rusted and broken. We were late on our rent during the beginning of the pandemic when I had to home school and they put a 3-days to leave notice on my front door. Not 30 days, 3 days. And of course, they charged a fee for the letter. Once I got back on my feet with work 3 months later, I got caught up, but there was no acknowledgement of what was happening to all of us working people's jobs during that time and of course they refused to participate in the CDC's Eviction Moratorium at that time of crisis. I could write a book about this company, shall I go on? The Master Bathroom shower fell through the ceiling and landed in the Breakfast Nook before we moved in here. I was told this by the previous renter. She was shocked that we were actually living in this house. I take care of this home as if it is my own. I get the carpet cleaned every six months. The carpet cleaner just told me that the carpet is threadbare now and it needs to be replaced. I will be happy to update this review with Progress Residential's response to that request. I had the tile steam cleaned and was told my the cleaner that the reason the grout is black on one side of the home and not the other is because they used two different grout colors. I cannot get the baseboards clean because they painted over the dirt instead of cleaning them and then painting. There is paint splattered on the millwork as if a child painted this place. Everything is patched in this house, there is no desire to do it right. The gate has been repaired three times and it has fallen off again. The reason that this old AC is still running is because I take such good care of it with my own monthly maintenance routine. If they had someone in here that didn't know anything about AC system's they would have had no choice but to replace it by now and the AC bill would be much lower. My electric bill is higher than it should be because of them and their unwillingness to update the home as needed. This has been a terrible experience so far!!! Save yourself the stress and rent somewhere else!!! I moved in November 1, after spending just a day or two in the home we noticed multiple things were wrong. The most major issue was that both shower were leaking. I now strongly believe the only reason that got fixed was because the plumber they hired went above and beyond to fix all the plumbing issues in the home. There is also the diary of some boys ejaculations carved into the doorframe and metal shower door (they won't replace the shower door and only offered a curtain rod as a replacement if I don't want to look at it). Two hours after moving in we realized 2 out of 3 bedroom widows won't open. We put in a work order and they hired a company that came and scraped off mullion with razor blades and left it half done. I've since put in 3 more work orders for it to get replaced with the correct one and still nothing! The worst thing however is the peeling bathtub and shower walls. They will only pay to resurface tub and not the walls or bench that are also covered in peeling spray on paint. Yes you are reading that correctly they PAINTED A BATHTUB AND SHOWER. I'm now stuck with a tub that just got done but bubbling and peeling paint on the bench and walls. If I manage to get them to decide to pay for the walls I will have to take another day off of work for them to come finish the thing that should've been done properly before we even moved in. read more

Absolutely the worst company. Do not rent from progress. The only time they will talk to you in any timely manner is when your signing leases. The second you are locked in the communication stops. That is until they want to fine you. We received HOA violation notices for the fence being dirty the previous tenants didn't clean it and neither did progress in between renters. We pay to clean the fence to bring it into HOA standards and yet progress still fines us 45$ just for receiving the violation. Have something broker good luck getting them to fix it. It will take weeks to get anything fixed and workers will just randomly show up unannounced and guess what if they can't get into the house because you didn't know they were coming you guessed it your fined. Worst company I have EVER leased from. They scam you for everything, including damages that were present prior to moving in. HORRIBLE SERVICE, they send you between a million different employees to resolve a single issue but all of them give you a different answer or don't respond. Make sure to read the lease in detail before signing with them! They are the shadiest rental company that will hide vague rules in the lease that they will use to overcharge you for in the end and steal your security deposit even if you leave the property in better condition than it was given in. On March 18, 2021 we completed our application for a house we loved from Progress Residential. Along with the application, a $100 Credit Report fee and a $250 holding fee for the property to have it removed from the website. The holding fee would be refunded if our application was denied (according to their email and website). March 19, received an email stating a paystub from one of our employers was need that was dated within the last 15 days. Progress needed it by 1pm, Saturday March 20. When we went to retrieve that info, the employer system was down for maintenance until Monday morning. This being late afternoon on Friday, we replied that it would be Monday before we could get that info. We asked to let us know if that was acceptable. NO RESPONSE. At 5pm on March 20, we received an email stating our application was denied due to documents incomplete. Although disappointed, we asked why no one responded to our request to have that info on Monday? The Lease Application Coordinator, Mary Ketzner, replied she could not answer that. On Sunday, March 21, we were able to get into our employer system and retrieved the paystub Progress was asking for. Even though denied, we replied to the email with that info. NO RESPONSE. We looked at our application on the website and it again stated DENIED. The property was showing available. In fact over the next several days it would show available, then pending, then available, etc. So they had moved on with the applicants after us with showing/renting the property. We therefore also moved on to look for another place to rent, knowing that we would lose the nonrefundable Credit Report $, but would be getting our $250 holding fee returned in 30 days. After replying with the paystub Progress needed, we received NO RESPONSE. We got NO RESPONSE ON MARCH 20. We got NO RESPONSE ON MARCH 21. We got NO RESPONSE ON MARCH 22. We got NO RESPONSE ON MARCH 23. By this time, we had found another place. Then on MARCH 24, at 3:45pm, we received an email from Lee Mcilroy That our application was being reviewed. I replied we had been denied back on March 20, why were we being reviewed? He replied that it was reapplied. Reapplying was something that we certainly didn't do. We saw no way to reapply with our application. We simply responded to the denied email with information that was being requested, but received NO REPLY. So we had to move on. Mr. Mcilroy did not reply. At 6:30pm, we then received an email stating our application had been approved. We received no other correspondence from Progress from that point on. At the 30 day mark and we had not received our $250 holding fee, I sent an email to Progress. The response I got was "this case has been closed. Thanks you for bringing it to our attention." I contacted the BBB, and after 4 months of back and forth correspondence, Rich M stated after our application was denied, it was "reapplied". (not by us, mind you. But by someone at progress and without our knowledge or consent, or even an acknowledgment.) Therefore, we forfeited our holding fee. It's a shame this company does this to people who give their money in good faith for a property that was really wanted. As a rule follower, we understood the application being denied on a technicality. But we also had faith that the company would follow their own rules and return our $250 holding fee and not try to pull a fast one stating we were "reapplied". Had we known we were "reapplied", we would have waited for the house the wanted. Come on Progress Residential. Be better. We drive One hour with everything ready to see this house for rent just to realize that the code to open the door don't work, we spend some time making an application to verify my ID with a picture, pay 1 dollar to verify my Credit card and all my personal information and then receive a code to open the door, but that code never work, then I called the company and after multiples a-tent to open the door they told me that there is something wrong with the smart lock and they cannot open the door so somebody's going to call me back, 2 minutes later we receive a call from a company realtor saying that do to security reason we need to make a new appointment for another day to see the house with a realtor, now they have all my personal information Including my ID and my credit card number and we still have no house to rent. This place looks for anything and everything to charge you extra fees. For example the pipes outside burst, I had to shut off the main water to the house. So of course maintenance came out and I was charged. I also was charged saying my driveway need to pressure washed when my driveway was spotless. Also the pipes for the washer leak all over the garage. Took them 2 weeks to come out did a half ass job and left a big whole in the wall, said they will be back to fix the whole and never came back, and of course the charge me for that as well. Progressive Residential is a horrible property management company. I would reccomend never renting one of their homes. Their maitenance department and vendors are less then impressive. We are month 8 of trying to get the irrigation system operating so the New sod they had to replace does not die. It took 4 months to get a new irrigation timer and then it took another 2 months for them to replace the sod and that was after they got fined by the HOA. The Sod was then laid over the sprinkler heads. It has now been atleast 2 months more and no one has been back. Sprinkler heads still covered. The Master bedroom floor also had to be replaced because of no gutters and the water was coming in through the walls. They came out and finally put gutters up but left the worse corner of the house without. Still have not been back out. They want you to submit a maitenance ticket for absolutley everything and that basically starts the clock over. Even if the issue pertains to a already in progress issue. If you plan on renewing your lease, expect to pay atleast $100 extra for your new lease amount. They will continue to raise your rent everytime you renew. They will call it inflation. Went to apply to a property and the move in date was to soon. I called and was told you pick the move in once your application was approved. I applied on the 15th was approved for the home on the 19th. I then called to change my move in the May 5th. I was told they could not hold the property longer then 12 days after application was turned in and I would have to pay a additional $250.00 to keep the house off the market. I already paid this fee at the time of application. That payment goes back towards your first months rent. The second payment doesn't. Right into their pocket. As others stated, I'd give zero or negative stars if possible. DO NOT RENT FROM THIS COMPANY. We moved into our home in Florida in April and the A/C was not working upon move-in. It is now September, five months later, we've had EIGHT maintenance visits, and we STILL HAVE NO A/C because they are such a cheap company and keep putting a band aid on a bullet hole. Our A/C unit, as they are aware, is 13 years old and the vendor has recommended for it to be entirely replaced as it is a discontinued model out of warranty which no longer works. Instead, Progress Residential refilled the Freon in the unit 7 times (bordering on illegal) then finally addressed the Freon leak by replacing the coil in our dinosaur of an air handler. Two days later, (today), our air stopped cooling again BECAUSE THE WHOLE UNIT NEEDS TO BE REPLACED. But they know this and don't want to pay for it. We never would have rented this house had we known from the beginning that the A/C doesn't work. We are in Florida for Christ's sake. We have spent over 40 days and nights in a house reaching upwards of 100 degrees Fahrenheit, which is unsafe and unlivable, and we have not received any sort of compensation or discounts off our rent. Instead, we just get stuck with climbing electric bills from a bad HVAC unit. We have spent countless hours on hold and speaking with customer service, but they just transfer us to someone else who can't help us so we have to tell them the whole story over again from the beginning each time, as if they don't even keep notes of previous conversations. I have sent dozens of emails to customer service, but they literally just never respond at all. Never in my life have I rented a home from such a horrid company. Updated 5/17/19 I disputed their claim on the fees they charged me when I moved out. After a couple of back and forth emails with them they sent the remaining balance to me. Updated 5/1/19 I changed my rating due to the fact they kept a big portion of my deposit. They are stating they had to do interior cleaning, exterior cleaning, touch up paint and shrubbery trimming. I did all this when I moved out. The house looked great. I had a walk through before moving out and I did everything that was asked of me and they still kept most of my money.i I would not use this company again. read more

For the most part I have had a good experience with Progress residential. Right now, I am looking for a cheaper property because Progress residential is increasing my rent from $2889 to $3000. I have lived in the property in Hawthorne Meadows Manor for the past 3 years (since they were built and previously owned by ResiHomes). There has been no upgrades in the homes as they were cheaply, but newly built. There are no amenities at all. So, while searching for another property I see a 6br/3bath approx. 2600sqft around the corner from me in my community listed for $2440. I am in a 5br/2.5bath approx. 2400sqft. I also see 4br/2.5 baths listed from $1830 - $2350. I attempted to negotiate the increase and was told that the new rent was fair for the market. How is that so when you have larger homes for over $500 cheaper and every other day there is a Uhaul backed to a home with tenants moving out. I have had 2 neighbors in the past year. They could definitely do better. read more

Company is a scam. They will have you apply for a house. Then accept you and have you send in the move in funds. Once the money clears they will tell you the house is not available and try to move you to a much move expensive property. When you ask for a refund they will explain it takes 30 days to process. STAY AWAY FROM THIS COMPANY. read more

Pretty sure this business is a scam. I Facebook messaged a realtor Leudimar S about a listing. She sent me the address to check out the property. Upon arrival, she was not there and had me sign up to get the code for the house. She, however, did not mention there would be a fee and they were asking for personal information, just to view the rental house. When I didn't feel comfortable about giving personal information, and I wasn't too happy about a fee to view a rental, she tried to tell me she had told me about the lockbox. I looked back through my text messages and that was not the case. So in all, this person and company seem like they do sketchy business and should be looked into. read more

Low paid, know nothing employees following a script and firewalling customers from anyone even capable of an independent thought. Exactly what you would expect from a national company that buys a family home out from under a family just to jack the price and resell it to you. This predatory company should not get your business. read more
