    The Jullian merged for ZRS management and still have no clue who is the new manager, what the new portal is, and what have changed. called ZRS and goes straight to a voicemail. reading the reviews here is VERY SCARY! I had to confront a homeless person sleeping inside the garage! this is definitely my last year paying for a castle $$$$ and receiving this type of services!!!

    I am filing a formal complaint against Timbers at Mill Creek, ZRS Management, and Property Manager Kianna Winfrey for deceptive and negligent practices regarding my apartment lease and unresolved roach infestation issues. On May 28, 2025, I submitted a pest control request after spotting roaches in my unit for the first time in five years. Despite maintaining a clean living space, my request was canceled without explanation on June 2, 2025. A second request on June 11, 2025, was marked "completed" the next day, but no pest control service occurred. I hired Orkin on June 13, 2025, who confirmed an infestation and identified a large hole in my water heater closet as the entry point. Kianna Winfrey claimed the infestation stemmed from previous tenants, but neighbors contradicted this, suggesting the complex failed to address the issue. Kianna provided conflicting statements, verbally admitting to the infestation but later denying it in writing. I have photographic evidence of roaches and witnessed them emerging from under the undone carpet in my original unit. Due to these conditions, I requested to terminate my lease but was instead offered a move to a townhome. I was given only two days to move, and upon arrival on July 10, 2025, the new unit was unfinished and had numerous issues, including a foul-smelling refrigerator, non-functional toilet, broken showerhead, missing blinds, and gaps in the front door that allowed roaches to enter. Despite assurances, these issues were not resolved before my move-in. I killed multiple roaches in the new unit and have photographic evidence of 9-11 roaches. When I requested lease termination and a refund of my security deposit, Kianna dismissed my concerns, falsely claiming the insects were earwigs. She has been unresponsive, ignored emails, and avoided in-person meetings. I am requesting immediate lease termination and a full refund of my security deposit due to the deceptive renewal practices, negligent pest control handling, and uninhabitable conditions of both units. If unresolved, I will escalate this matter to housing authorities, consumer protection agencies, and legal counsel. Timbers at Mill Creek and ZRS Management have shown a pattern of negligence and deception, and I strongly advise against renting from them. I await your prompt resolution.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

October 17, 2025 - toured 118 E Bay Avenue, Longwood, FL 32750; filled out applications (2 @ $80.00 each) through appfolio October 18-19, 2025 - numerous calls from Audrey Lombardi with Rental Homes, LLC asking us to provide proof of income, copy of current lease, verification of landlord reference letters, etc. - Text sent to Audrey Lombardi requesting a copy of lease to review October 20, 2025 - 12:35 p.m. Call from Audrey Lombardi stating application was approved - 3:33 p.m. Email from Audrey Lombardi with Reservation Agreement and Fee Disclosure. Instructions stated Reservation Deposit in the amount of $2,040.00 required to be paid by cashier's check today, October 20, 2025 or earlier if possible to remove the listing from the market until October 22, 2025 (date lease was to be signed). Listing was never taken off the market. October 21, 2025 - 12:55 p.m. Email from Rental Homes LLC (appfolio) instructing to set up tenant portal to view lease. Agreeing to terms of service was required to view the lease. Upon reading the terms of service, I called Audrey Lombardi and told her I did not agree to the terms of service. She asked where I found terms of service. I told her it stated you had to agree in order to join the tenant portal. Her only response was, that was their policy in order to view the lease. I told her everything they were doing was backward. Their form stated I had to set up utilities 2 days before signing the lease, but Longwood Utilities requires a signed lease before starting service and Rental Homes LLC required the lease be electronically signed and brought to the walk through along with a cashier's check for $2,045.00. There was NO opportunity to cancel if something was wrong with the property discovered during the final walk through. I did finally agree to the tenant portal to view the lease, which was horrifying. Some highlights are listed below: Rental was "as is" condition; Rental Homes LLC makes no repairs Tenant pays rent through the portal plus a % of the rent to use the portal $195 move out fee $195 for a letter of reference $ 75 per maintenance request (tenant responsible to pay repair costs) $ 75 per maintenance determined by Rental Homes LLC (tenant also responsible to pay those repair costs) October 22, 2025 10:06 a.m. Text from Audrey Lombardi stating walk through scheduled for 5:30 p.m. 3:57 p.m. Text to Audrey: "See you at 5:30". 5:30 p.m. No one from Realty Homes LLC was at the property. I personally love to work with John but everyone I have come into communication with has been so helpful and is always a pleased to help me. I never have anything bad to say and when I need a minor repair the Latchel team makes me feel important and comes out to fix it expediously. I have been renting with them since 2021 and hope to continue having such a great relationship with this management company as I don't plan on owning a home of my own any time in the future.

Eva is fantastic at communicating with me the few times there were issues with the property. She also conducted a market analysis when it was time for the tenants to renew their lease.     Horrific experience. Prospective House had squatters ( not their fault) followed up with them…read morefrequently to see when we can go see the house after they kicked squatters out and repaired the damages. Once applied , the person dodged our calls and emails after taking our application fees for weeks and then finally said "oh someone else applied and it's pending". No one else applied before we did , the manager dragged their feet for weeks after 27 phone calls and 8 emails. I look forward to their response on this one with some altered fabrication of Reality.
