I have been a tenant in our of their homes since 2020. My rent is always paid and I've never had any complaints filed against me by any neighbors and have passed every single inspection they've done. All that to say I've been a good tenant. On Thursday (02/15/24) the gas company came to change the meter and found one of the appliances (in the room next to our bedroom) was leaking gas. The gas company said it failed their inspection and they wouldn't turn the gas back on until it did. So, I called them and they said they'd send someone out ASAP. They said they were sending someone the next morning so I took the morning off work. Well they sent a technician that could fix anything (according to him) except gas leaks. Like what was even the point of sending him? I lost the pay for that morning and nothing was fixed. I called again and they said the ticket had been reassigned to a specialized vendor. Great! A specialist on gas leaks, right? Wrong! They forwarded the info to a garbage pickup company. I called again they said someone would reach out and they didn't. I called again and someone reached out a few minutes later and said he'd get back to me. Well he didn't and when I tried to call him back the number just had a busy dial tone. He had said that he would get a different vendor that could come on Saturday. Saturday I called again and it took hours of being bounced around from department to department so I had to take Saturday off as well. He reached out again this time saying the same thing I told him before. That the vendor they hired wouldn't come out until next week. He said he could not do anything else even though he's the person in charge of emergency situations like gas leaks. They kept offering to put me up at a hotel and every time I tried to take them up on the offer they said that somebody else would reach out to authorize it. Surprise surprise they didn't call me. Of course they also refuse to credit anything or in any way compensate me for all the money I've had to spend since now I'll have to pay for my own hotel too. Even though that this appliance was brought in by them. They replaced the old one with this faulty one and won't even take responsibility. I've talked to over 10 different people and they keep transferring me saying that the next person would help and then the next person says they can't and they transfer me again. Any issue will take at least three calls to get resolved including erroneous fees they put on your account. So, my point is I recommend you move into one of their deathtraps, sorry I mean properties if you'd like to die a fiery death after lighting a candle and have the technician show up a week later. Or perhaps if you prefer to peacefully die in your sleep from a gas leak. Please do sign a contract with these people if you'd like to spend eternity and a half on the phone and to have nothing come of it anyway. I encourage you to tour their homes if having emergency gas leaks treated the same as a busted toilet is your preference. At best the company is being negligent at worst it's criminal. I inquired about terminating my lease early if they didn't fix it quickly enough and they were kind enough to inform me that even if I break the lease because the home is unsafe they'll still be charging two months' rent as a penalty. read more

Don't rent from these people. If I was able to give 0 star. I would. 3 weeks, and they still have not fixed the ac unit. The first week they had a vender come out to the property and told me that it was missing coolant. The second guy came out a week later. Different guy and said the drain was clogged and after fixing that took off. House still did not go below 80. 3 days later another guy came out(1st guy) and said we live in Florida and the house will not get cooler than 80 degrees. I had the thermostat at 60 and the house was still 80 degrees. The second guy came back out 3 days later and said he thought the ac unit was missing coolant again and before he took off in his white van. I stopped him and said the house is still 80 degrees. So he went up in the attic and came down from the attic. Then asked for bleach and 20 mins later said it is fixed and took off. The gallon of bleach was gone. By week 3, it took 2 guys to come out and put the new ac unit (again same two idiots) and still the house was at 80 degrees. We were told by the two guys to wait until 3 pm and if the house does not cool down to call them. 5pm and house still did not cool down. Called progress and told them. Was told by Crystal that the same vendor were coming back to find out why the new ac unit is not working. Our next door neighbor knows something about ac units. When the same person that came out the 1st time and 3rd time and the time to put the unit in that day said I don't know why it is not working. Our neighbor had to give him direction on why it is not working. So now the temperature in the house is at 79. The thermostat is set to 74. It has been that way now since the person left. Don't get me started with hotel accommodation because they have moved us from 3 different hotels and at this point it has been a nightmare. The following people I talked to about this situation and feel like nothing is going up the ladder about this situation (not including the names my husband spoke with): Jessica, Alisha, Crystal, hazel, Arnie, Justin, Alice, Maria, and angel, and Gabriel. Which I have asked for a senior manager to call me about this experience and to get someone out here to actually fix the ac unit. Oh, my favorite line is someone from hotel accommodation will call you or a manager will call you, no one will call you. Moreover, guests are required to enter my bedroom to use the restroom, which is invasive and uncomfortable. Despite repeated requests, this issue has not been adequately addressed. 3. **SmartHome Services Unfulfilled:** I opted for a SmartHome package that includes a camera doorbell. However, it has been nearly two weeks since I moved in, and I still do not have access to this feature, despite paying for it. This is not only a breach of our rental agreement but also a significant inconvenience. I have contacted Progress Residential multiple times about these issues, but the resolution has been slow, inadequate, and unsatisfactory. I have requested compensation for the inconvenience and distress caused to my family or to be relocated to another property at no additional cost. Unfortunately, my requests have yet to be met with a comprehensive plan of action. My experience with Progress Residential has left me deeply disappointed, frustrated, and concerned about their commitment to tenant satisfaction and safety. I implore them to prioritize the well-being of their tenants and take swift action to resolve these issues. Until then, I cannot recommend their services with confidence. Not only did they manage to fail at every basic aspect of property management, but they also treated us like disposable pawns in their game of greed and incompetence. And how did Progress Residential respond to this emergency? By dragging their feet for an entire week before even attempting a half-hearted fix. When they finally showed up, it was like a bad slapstick comedy routine - they slapped a tarp on the roof, slapped some paint on the ceiling, and slapped a different color on the wall that looked like it belonged in a clown's nightmare. And let's not forget the pièce de résistance - they managed to slap paint all over my TV in the process. Bravo, Progress, bravo! Fast forward a year later, and what do we have? Surprise, surprise - the roof is leaking again. Did they learn from their past mistakes? Of course not. Two maintenance requests were submitted, like desperate cries for help in the night, and what did they do? They ignored us. It's like they're allergic to actually doing their job and ensuring that their tenants don't live under literal dripping ceilings. The utter disregard for tenant safety, comfort, and basic living conditions is beyond comprehension. It's as if Progress Residential is running a social experiment to see how much misery and frustration people can endure before they snap. The fact that they can so nonchalantly ignore such critical maintenance issues, not once but twice, speaks volumes about their sheer ineptitude and disregard for their renters. In conclusion, if you have even an ounce of self-respect and sanity left, do not - I repeat, DO NOT - rent from Progress Residential. They are the masters of mediocrity, the champions of negligence, and the grand wizards of shoddy repairs. This review is a reflection of the angels placed in my path while enduring this horrific journey. I'll start with I've been with PR(Progress Residential) for almost 5 yrs. Like many of the other reviews here... My challenges kicked in during the pandemic. In October, I had the choice to move or stay at my current location, and although a newly renovated home was enticing, it would have required my kids' school zone to change, so we decided to stay put. By the end of October, all of my appliances began to fall apart. First, the stove stopped working, then refrigerator started making really weird sounds, and though it never worked, the ice maker began to leak. The holidays were coming soon, so immediately, I began my maintenance request steps. By the end of November, I had maintenance come to my house 3 X, and still nothing got fixed. By Dec. I began to panic as my family was heading to me for the holidays, but I still didn't have a stove or refrigerator to work with. Maintaining managers were trying, but back orders and shipment delays were the answers I was given. Fast forward to Jan. At this point, I've missed all family holidays, and still nothing, then my angels began to appear-They say, "He's always right on time." Crystal- c/s representative in Arizona who went the extra mile to find out what was going on (I truly thank you) Shedd- The 2nd maintenance service tech who actually fixed my sink b/c that request got lost, and he's the reason the 23-year-old stove and refrigerator was actually ordered. Eddie--The service manager that personally came and delivered my refrigerator after finding out the order was canceled. Yasmin- The c/s rep who took the time to listen after being on hold 3 separate days for 2 hours or more trying to find the correct person to help me. If all possible I'd like to give Progress residential a 0 star review for the following reasons. Myself and my wife rented a home with Progress for 1 lease term in which the house wasn't being occupied for roughly 3 months however being taken care of (lawn service, house keeping.) when we were living at the property myself and my wife worked 40+ hours each and were basically never home. When we moved into the property it was managed by another company that knew the home was never repainted inside or out prior to us moving in (curtain rods and nails still in the wall) Progress Residential purchased the home roughly 4 months prior to us moving out. When we had our walk through the agent told us the house looked move in ready and to expect most of our deposit back. Two weeks later we received a check for just a little over $100 out of the $1150 that we paid. They said we destroyed the house and that the house needed drywall repairs now. Myself and my wife have NEVER lost a deposit prior to renting here. As tenants we kept the home nicer and cleaner than prior to us moving in. Progress even went as far to charge is for $45 worth of light bulbs even though I personally changed ever bulb and left 2 extra boxes of bulbs on the fridge. Please please please stay away from this company! Unless you don't care about throwing away your deposit. STAY AWAY! PS. We never had heat in our home and had to use space heaters in the winter. The Five Star are for three awesome ladies. That i did my first move in and then my transfer. We relocated back to Florida from out of state and my first encounter was with leasing specialist Sheryl Brewer she was a joy to work with and due to her promptly following up and great outstanding professionalism and customer service we decided to give progress a try inspite of the reviews. We moved in and the home was not to our liking and decided to transfer to another home. Unfortunately, when we transferred to had to work with a transfer coordinator not sheryl and everything started going down hill. My transfer coordinator never returned calls and did not keep me informed of anything with regards to the transfer the Scottsdale Arizona gives florida the negative then inhad the pleasure of speaking to Maria Figuora she is the best. The lady changed our minds not to walk away from progress even though it was not her job she made it a point to make this transfer experience a joy. She took control of helping us with getting answers always returned a call or replied right way. She is really a strong professional support for progress so needless to say our transfer went will because of her. At the end of all of this i had the pleasure to work with Jamie Miller who has been a joy with quickly looking into some repairs and she is so personable. STAY FAR AWAY. THEY ARE A MONEY HUNGRY JOKE OF A COMPANY. This company is a complete and utter joke. They brag that they work with bad credit- lie. My credit isn't totally horrible but it isn't all that great. We were denied and they told me with a co-signer, I would be fine and get approved. My cosigner is someone I know with excellent credit. Went through the process and I was still denied! I called to find out what happened and, of course, I receive the run around. They claim and outside credit company tells them yes or no but if you call that company it clearly states they do not make the decision - it is up to your leasing agency. So clearly, Progress Residential is filled with liars. I got irritated and finally made my way to customer service. The lady was absolutely no help at telling me why we were still denied. Other than being told "well, even if you have someone with good credit... The bad one can still cause a denial." Like what kind of bull crap is that?! I requested to speak to someone else- supervisor, manager, whatever- and she claims there was absolutely no one else to talk to. Guess she is the owner of the company. I received an email that all but said I was denied for no legitimate reason. Nothing from the credit company, that it was up to some idiot in Progress Residential. I wish I could leave Zero stars. They break a lot of laws and have no passion for anything except making money and screwing with peoples lives. They didn't follow any of the COVID guidelines for evictions/foreclosures and like to harass people. They would rather evict within 24 hours to a law enforcement officer, nurse and children versus trying to figure out a plan when COVID was at the peak. Then the day of eviction, had the Sheriffs office threaten to Trespass us and take us to jail while trying to move stuff out of the house. We lost pretty much everything we owned because we were given 24 hours notice *which I may add wasn't even a full 24 hours, but instead, was given notice around 7:30PM to have Sheriffs and Progress show up @ 10:00AM the following day to tell us to leave and that we weren't allowed to go back inside to get our belongings. They are a complete joke, and in fact the guy that worked for Progress was laughing the entire time while we were in tears watching all of our hard earned money and belongings just go out the door. Beware if you rent from them, that is all I can say. The first time you're behind or late, they will have it filed against your credit and be in court the following month filing for Eviction, despite your situation and trying to make arrangements. read more

Absolutely the WORST with maintence request. Have had issues with our AC since we moved in. We have it set at 70 & it will not go lower than that & will heat up to 80 during the day so by the time the sun goes down & it cools down a bit outside it won't get lower than 76/75 at night even though we have it set at 70. They finally replaced the unit outside (after we were told the current unit wasn't old) and we are still having the same issue. The AC tech came back out not even a week after replacing the unit & went into the attic & came out drenched in sweat & wasn't even in there for more than 15 seconds. Said the insulation in the attic needed to be replaced asap as that was the problem. I have submitted work order after work order. Called day after day & still have not got a resolution on this. I have a newborn coming in August, two toddlers & a dog currently at home. Having it 80 degrees in the house isn't acceptable. My electric bill for the last two months has been $400 which is also unacceptable. I would not recommend these people to anyone. Will not be renewing our lease when this one is up. Progress Residential has been the worst company I've ever dealt with, to start, if your account gets paused for whatever reason goodluck getting it unlocked, they cant do anything about it and they send you to 3rd party companies that cannot do anything about it. Next, we applied for a home, my partner has a business account with the same bank as his personal account and we got denied because they do not accept business accounts for whatever reason. We cannot unlink it from the income verification because it has the same credentials, what are we supposed to do?? 3rd, when you have a problem with anything they try to send you to a 3rd party company that "deals with that" and the 3rd party company tells you to contact progress residential, they love playing the blame game and nothing gets fixed, it has been the WORST experience trying to rent a home through progress residential. Do not rent from this company unless you want them to try to keep your deposit. They try to charge you for things that are considered normal wear and tear under the law, such as carpet cleaning, outdoor siding cleaning, etc... The accounts team will not give you their name no matter how many times you inform them you will pursue them in court. If they refuse to pay you the security deposit, sue them in small claims court for the maximum allowed and you will win. They break the law. This company has high turnover and their people are very shady. They will try to keep taking advantage of renters until they are caught.Choose a reputable company that clearly displays their understanding of law regarding normal wear and tear. Progress Residential pretends not to know this and even put it in your lease, which is illegal. Do not rent from them. They even sent out a landscaper when I had already weed wackEd the 10 grass roots that were in the bush beds. they changed me $225 and literally did nothing! I was there, and they were there 10 minutes and charged me $150 for materials, when no materials were put down...they threaten you to pay it and never respond to any complaint. it's like dealing with the mob because they extort the money and then charge late fees while you dispute it!!! they never call or look into their many problems then CLOSE the case. they are unbelievable. you have been warned about the Italian Mob tactic's!!! read more

It was absolutely horrible from start to finish, but we were moving from out of state, and the screw over didn't start until 3 weeks from our move. The house we signed a prelease was suddenly taken away and "accidently" leased to someone else. No assistance with applying for and finding another home to fit us just very "oh well figure it out" attitude. Crappy customer service, and we continue to have repeated issues at this home. Rented from Progress for 5 months and decided to move out. Where do I start? House from day one had roaches in it. The master bathroom toilet leaked water from the base. The dishwasher never worked from day one. There were about 5 outlets that did not have power. And it was clear the ventilation system for the central air had never been cleaned, there was insane amounts of hair and filth covering all the vents and returns.
