We had a plumbing leak that led to damage on three levels of our house, and involved replacing dry wall, tile, and carpet, and refinishing a hardwood floor, in addition to putting in a new bathroom vanity and painting in the repaired areas. It was a fairly large job, and our insurance company referred Professional Restoration to us as their preferred contractor. For a job like this, my expectations are that the contractor perform high-quality work, complete it timely, and communicate well throughout the process, so we know what's happening and what to expect. Professional Restoration let me down in all three areas. The quality of some of the work was good, but there was a lack of attention to detail and a general lack of care for our property. For example, the hardwood floors looked good after refinishing, but they didn't do a great job of matching the stain in the area under and around the refrigerator (which they refinished first) to the adjacent areas; they scuffed the baseboards while sanding and didn't schedule anyone to repaint those. After the floor was done, another worker got some kind of sticky substance on the floor, which stained it in several spots, and it took constant hounding of the project manager to get someone to come fix it. That person made it look worse, and we had to have another round of touch ups. Other examples: baseboards that had to be replaced were painted the wrong sheen, so they don't match the others in the house; the trim work was horrible, with globs of putty around the seams where the trim pieces meet; carpet seams show very obviously; and the movers damaged some of our furniture and knocked a hole in a wall. When it was repaired, there was no texture applied and the paint wasn't matched, so it shines in the middle of the wall. The schedule was also a problem. The Project Manager promised me a schedule a week before the project began. Two weeks into the project (with me asking him for a schedule daily), he provided an incomplete and inaccurate schedule. We emailed him a list of questions about the work that we didn't see on the schedule. He called me and said he would respond to our email that night. We never got a response or an updated schedule. The crews often showed up late or rescheduled for a different day. Once we moved back into the house, the "touch ups" (which included replacing a mirror in a bathroom, so it wasn't completely usable) dragged on and on. The biggest problem, though, was the communication. All communication was routed through the Project Manager. Ours was unresponsive. He never knew the answers to my questions, and he would either tell me something inaccurate or say he would get back to me, which resulted in me sending additional texts and making phone calls to remind him. At one point, I called the office to ask to speak to someone above him. I spoke with the Director of Operations who said he would follow up with the Project Manager. When we spoke again, the Director of Operations assured me that the Project Manager assured him everything was on schedule. It was not. I also left a voicemail for the owner of the company, but he never called me back. In the end, we had another Project Manager assigned for about a week to get the final repairs to the hardwood done. Unfortunately, our experience with Professional Restoration was truly one-star. They did not complete all the work they were supposed to, and the work they did complete was sloppy and rushed. We used this company for content removal when our floors needed to be repaired and all of the furniture needed to be out of the house. Eric's communication was timely and the plans were clear from the start. He made all of the arrangements and contacted me as each phase of the project was completed. Avoid this company if you care at all about attention to detail. First, AJ, the senior foreman on this job is a nice person. No question about that. Same can be said for his assistant. But at the end of the day, they are responsible for the quality of the work being done, and too often they dropped the ball. The real credit for the substandard work goes to a subcontractor they use. I learned that PR has been using that company for some time. I'm sorry to hear that. It means there is probably substandard work that was done elsewhere that the homeowners may not know about. Here are some of the bigger faux-pas': 1. After installing the LVP floor, it was left unprotected for over a week, during which contractors left healthy amounts of crud on it, as well as some damage, including a few cut-through's and various scratches. Cut-through planks were replaced when I pointed out the damage. I cleaned the gunk off the floors myself. I decided to live with the scratches since they are not visible without special lighting. 2. Shoddy electrical work. The electrician installed mismatched puck lights that didn't dim the same. The ones I caught were replaced, but I later caught another once I installed a dimmer, but this was after the job was done. This subcontractor also did some substandard install work of new electrical switch boxes, some of which were not secured properly and were loose or floating that I'm mitigating myself. In one case they wired two separate devices on the same switch and left the other switch empty. When I had them come back to fix this, the light ended up on the wrong switch (aka not the one nearest the door). That was not corrected after I asked for it to be, so I fixed it myself. 3. Poor communication. AJ knew the details of work requested for additional LVP flooring and how it should be integrated, but this was not communicated to the guys doing the work, and the work was done wrong and needed to be redone, and then some damage was observed after that which needed planks replaced. 4. Baseboard heat grills, that were spotless before the build back, were left filthy with drywall compound and then covered over. I found this out only by blowing a leaf blower at them, at which point huge opaque clouds of dust were generated. That material would have reduced the efficiency of the radiators. I haven't listed all of the issues here to save on typing and your time. I get that people are trying to make their numbers. But this was not a cheap job (almost $90k) and I expected better. Yes my house looks much better inside than its 1970s predecessor, but that is no excuse for careless behavior or shoddy work. read more

Very over-priced. Seems they will charge whatever they can get away with the insurance company. I had water mitigation done by them for a leak in our bathroom. They were prompt in arriving, they were always courteous, they cleaned up well. They brought in 6 big fans, 2 Dehumidifiers, and 2 mats to suck moisture out of a 5' x 10' area of hardwood floor. Here are some of their charges: $230.27 for "Emergency Service Call" during normal business hours. 2 charges for Equipment Set up - $331.84 TWICE. $663.68 total. $196 for EACH of the large fans for a total of $1176. You can buy these fans on Amazon for about $100 each. They charged me $6.90 to remove an outlet cover (1 screw), and $8.64 to remove a Cold Air return cover (4 screws) - I guess they give a "multi-screw" discount. My rough calculation is this could be accomplished in about 10 seconds to remove the outlet cover resulting in an hourly rate of $2,498/hour! Avoid at all costs. read more

Professional Restoration did a really. really poor job on my home repairs, and when I called them on it, they blew me off for months. I hired them to do a laundry list of repairs on my home including roofing, windows, stucco repair, and painting. Much of the paint and stucco they had applied less than two years earlier had peeled and fallen off. When their "roofing expert" finally graced me with a visit and a terrible attitude after me hounding the company for months, he proceeded to tell me that he had no intention of fixing anything. It blows my mind that a company can stay in business with employees like that. They did a really sloppy job on the rest of the work, really sloppy. Professional Restoration is currently managing my reconstruction project after disaster struck in December. Before that, I spent $40k on a renovation, which was completed by a mix of contractors that I chose and subcontractors managed by one of the Big Box Stores. Everything was done impeccably, and this particular Big Box Store keeps very close tabs on their subcontractors to ensure everything goes smoothly and on schedule. Professional Restoration, however, has difficulty in holding their subcontractors accountable. The subcontractor chosen by Professional Restoration to do the repairs is awful. I was given a timeline of 1-2 weeks. It has been over 7 weeks now, and the project still isn't complete. During those 7 weeks, the crew only worked 14 days, while bouncing back and forth between 7 different jobs in my community. Much of what has been completed was done badly (apparently painting baseboards is not their specialty). While I would love to say that Professional Restoration's employees themselves are competent, I unfortunately am unable to do so. My project manager is not proactive at all. When I send him a message with multiple things to address, he only chooses to address one of them and ignores the rest. He claimed that the delay in the remaining work is due to unexpectedly having to special order materials (crown molding). This is a lie - he was informed a month ago that the materials needed to be ordered. That is plenty of time to order, deliver, and install a small amount of crown molding. The crown molding has finally been installed, but they still need to fill the nail holes and paint, although the contractor has informed the project manager that these items have already been done. Meanwhile the freshly painted walls are smudged and will likely have to be repainted. No indication on when this will happen. The project manager also went on vacation for a week towards the beginning of the project, which delayed ordering flooring, which delayed delivery, which delayed acclimation. You would think that a project manager understands that a restoration is a collection of puzzle pieces that rely on proper planning to ensure it comes together in an appropriate amount of time. I should have been assigned another project manager. Others on Yelp have said they had an incredible experience on the mitigation side. I did not. Professional Restoration's estimator for the mitigation had over $1500 in incorrect estimates that took weeks to correct. The full mitigation process took 14 days. Why on earth would water damage in one room in an 800 sq ft condo take 14 days to mitigate? When I asked the estimator why he was charging me for so many days of renting air handlers and dehumidifiers, he said they had to leave them for that long because there was a delay in getting the asbestos test done. That is definitely a lie. The asbestos test sample was collected on Dec 27 and the results came back on Dec 29. Damaged drywall and insulation weren't removed until Jan 3. But sure, go ahead and charge by the day for equipment rental and intentionally let the project drag out. My friends who are in the industry and adjacent industries say that Professional Restoration is the best in Denver. I can confidently say the bar is low. read more

They agreed to the job and then sat on the job for almost 2 months. When I complained they quit the job. They kept saying they were going to start the job and never did after taking a $6094.00 deposit. Kept saying more asbestos abatement needed to be done and the asbestos company said nothing else needed to be done and they would remove the subfloor and then this company came back and finally admitted in email that they took the job and didn't have time to get it done with all of their other jobs. They are mailing a check which will Take another 10'days to get to me to hire a new contractor. This company is all lip service. They talk a good game but they take too many jobs and will keep prioritizing bigger jobs over smaller jobs. Never question Abigail as she gets offended and will quit your job. I should be able to question a job status without being told if you question is we will quit your job! This company will not get the job done. I am so disappointed and angry. had a fire breakout at my home and began calling contactors, one of them being professional restoration. They came out and assessed the damages, one thing that needed to happen was asbestos testing. After recommending a 3rd party for asbestos testing, they handed me a contract in order to conduct said testing, by a 3rd party. In this contract, it stated that i'm essentially giving up all my rights, in the very first paragraph it stated i'm consenting to being under the jurisdiction of the county of Denver and relieving professional restoration of any liability. Which was odd, because all i wanted to do was asbestos testing AND at this point i didn't even have an estimate in front of me. they wanted to trick me into contracting with them before i had anything in front of me. After my first call they stood ready to immediately go to work. First we had to get the leak fixed (main water service line) which delayed things about a week. Once they got going it was like a parade of folks that had to come in for water and mold mitigation, asbestos check, etc., etc. I sure know who to call the next time ... if there is a next time which there likely will be since our insurance company (USAA) decided our failed sump pump didn't qualify for personal property loss. As a result if we get a large snowstorm or long term rains we will get water in the basement again and will need more mitigation which is only costing the insurance company. We were renting a condo and had a fire in our kitchen. The insurance company sent Professional Restoration. The gentleman that came to explain the process was awesome he made us feel that we were in good hands. Well that was far from what happened. Our insurance personnel property limit was $34,000 unfortunately we didn't have enough coverage to complete the job so only some our items were cleaned. We were told to take sentimental items with us to the hotel that we would be staying at we couldn't take all sentimental items with us but were told not to worry that if we told the crew that picked up our items they would be careful with our things. We had to leave the hotel and our stuff was put in storage. That was a disaster my new lazboy furniture had boxes all over the furniture. As they were at the end of the drop off the thing were just thrown in and not handled with care. When we finally got back home I started opening boxes there were a mess some items were broken and a lot of things missing. I had collectibles that were never opened they opened them and put them back in the box they came in and taped closed now they aren't worth anything. I call and explained what happened it took days for them to call back. I was told that I should have taken them with me. I was living in a hotel I couldn't take much with me. Then I find opened toothbrushes in the same bag as hair brushes and combs. They just threw random things together in boxes. Nothing had any order to it I have a huge mess on my hands. We had a house fire. The mitigation crew that came in initially were wonderful. We also contracted with Pro-Restoration to handle the re-construction of our home. There were many problems with crews showing up, being unprepared, and stealing tools and a ladder from us. The supervisor was very nice, but the reno took 17 weeks. We did get a ladder to replace the one that was stolen. Here we are, a year later, and still being billed for required environmental testing by the small business that did it. This despite my giving it to the Pro Restoration 3 times! I finally paid it myself and have been promised a check to reimburse me. Considering that they couldn't get this vendor paid in more than a year, I'll believe it when I see it. At the end of the day, our house looks beautiful now. But I would think twice before hiring Pro Restoration for anything but the clean-up. read more

From the beginning of the estimating process through the completion of construction, the communication was outstanding and highly responsive - my project manager and I spoke every day during the construction. The crews were all very courteous, showed up on time when they said they would, and every single one of them took a lot of pride in the work they were doing. I could not be happier. I am an engineer, and deal with contractors on a daily basis. These guys were the best, experts at what they did, and provided a very high quality of craftsmanship. I had some water damaged and my insurance company gave me a couple of restoration company's they work with. I contacted professional restoration and setup an appointment. Bill Ellis came over and spent a great deal of time assessing the damage and answering all of my questions. I found out during our conversation that he was leaving on vacation in two days so I told him he could do the report on the repairs when he got back but he emailed the report to me later in the afternoon the next day. I couldn't believe how extremely detailed the report was it covered everything. If you want someone who will take the time to answer all of your questions no matter how mundane they are. If you can find a different restoration company please do. 1st the company quit work on my home because the insurance company took forever to pay them. Which meant, they started work at my home and then left. They do not care about their customers. Knowing they were going to get paid anyway, through the insurance they still left me with two teenagers with no ability to cook or feed them was unbelievable to me. 2nd, their workers used my personal property to clean their mess. Such as brooms, and dust pans. 3rd, their workers would say they would be at your home at a certain time and would not show up until much later and only work for a few hours. 4th, their workers left so many things undone and dirty it was disgusting. 5th, they dump their trash bags and soot in my own bathtub. Water damage left me with the insurance company's preferred choice of this place. What do I know? I'm desperate to get my kitchen and basement fixed. This started in early February 2014. It is now the end of April and it seems that while it is almost finished, there are little details still undone. Very frustrating! This place uses sub-contractors, some of whom are illegal immigrants, (don't speak nor read English) and when I point out flaws, I am told it is not there. What? Really? I'm looking right at it and you say it's nothing? Phone call after phone call and I'm still not getting the follow up I need. Why is it that construction workers don't give a damn about the sanctity of a persons home? Using my personal vacuum to clean up your crap? Leaving my brand new wood floors dented and scratched all over the place? My refrigerator was dragged over the floor! Cabinet doors and drawers replaced incorrectly, cutting wood in my garage and getting sawdust over everything, installing incorrect heights on my baseboards. Knocking off drywall and not fixing it. One really needs to keep an eye on these folks or they'll do a half-ass job and call it good! In defense of Professional Restoration, they have had sub contractors come back several times to fix things. Do it right the first time, then you don't need to come back to fix it. The entire staff at Professional Restoration went way above and beyond during this epic disaster! Read more for specifics... We had a huge water-related disaster in our home in May, and some random company (recommended by my insurance company) came out to clean it all up (clean up is called "mitigation", I guess). Then, came the repair phase...the company that did the mitigation was really slow to respond to our requests to estimate and start the repairs, when a family member recommended Professional Restoration. Professional Restoration was much more responsive than the other company and it was a no-brainer that they were the right choice after my first interaction with them...they ended up doing the rest of the project (and lots more...read on). Within a day of our first call, Professional Restoration had someone out here estimating the repairs, and after a little back and forth with the insurance company, the estimate was approved and ready to go. But, my wife and I were just about to have a child and we needed the repairs to wait until after birth because we needed to move out for five days while repairs were completed. Professional Restoration happily put everything on hold for a month. Then, two days after we had our child, another water-related disaster happened in our home, and Professional Restoration came out to clean up that second disaster *that same day*. The two disasters together resulted in repairing and painting almost half of our home, and Professional Restoration did it all. We even squeezed in some upgrades along the way. The upgrades added a lot of schedule complexity to the project, yet Professional Restoration handled it all wonderfully. They scheduled the project so some of the repairs could be completed before the upgrades. We worked with another contractor to get the upgrades done because we had already been talking with companies before the disasters happened, and of course the upgrades took much longer than expected, and Professional Restoration waited patiently. When the upgrades were done, we had only a few more weeks before my wife went back to work from maternity leave. Professional Restoration nearly broke their backs to schedule the remainder of the work -- and our moving out for five days -- to finished all before my wife went back to work. The project is finished now, and the house looks even better than it did before. Professional Restoration used a hard-wood floor contractor who put a beautiful (better than before) finish on the floor, and the drywall and paint work was perfect. There were some very minor hiccups along the way but Professional Restoration made it all right by having enough 'pull' with their contractors to get work redone where there were problems. To summarize: Our needs were massively complex and it was made a LOT easier by having this excellent company handle all of the ins and outs of working with contractors, schedules, insurance companies, etc. By the way: Thanks to having an awesome insurance company, we didn't pay a cent for the repair work. We did pay some for upgrades, but the upgrades were extremely affordable. read more

We called Professional Restoration as our Insurance company recommended them for the water damage claim we had. We had nothing but problems, over and over again. The mitigation group was good - they came out quickly and ripped up our flooring and got the area dried up and I stopped the leak (garbage disposal). The group that handled the repairs, estimates etc were terrible. We had the Project Manager come out and give us our estimate to start work. They were a couple weeks out before they could start work. Well 2/3 days before the work began, he tells us that we needed be in a hotel for week or so for work. Not a big deal but more than 2/3 days notice would have been much appreciated as we needed to arrange housing for our pets. When the movers came to move our appliances/furniture from the kitchen, the real problems started: 1. They damaged my stove moving it into the garage. 2. They attempted to move my fridge into the garage but could not get it through the front door (after taking the door off the hinges). The fridge was so badly dented and scratched, they had to replace 3 of the 4 drawers/doors. 3. I caught them on camera making comments about my husband and I being gay and the pictures we have on our fridge/walls. Incredibly UNPROFESSIONAL. As the refinishing of the hardwood floors was over, the subcontractor they used ended up staining my carpets.. so those had to be professional cleaned. Some of the bottom cabinet kick-boards that had to be replaced did not match so the Project Manager came and stained those himself, in a hurry, and got mismatched stain on the kitchen floors. I spoke to a manager and let him know all the problems we'd been having and that we'd never use PR again. He was professional and courteous. A few days after the work had been completed, we noticed there was ANOTHER leak under the kitchen sink from the fridge water line. When the movers ripped the fridge out they pulled too hard on the water line and caused a leak. This caused new damage to the flooring that was just replaced. Well the manager sent a mitigation crew out, free of charge, to dry the area and get the boards back into place. Unfortunately the boards are still coming up. So I am back to square one. The manager was nice but did not follow through w/ the discount he said we'd get due to all of the problems we have faced during the repairs of our floors. *my review did not include the "professional" subcontractor who attempted to repair my fridge after he caused more damage. I needed reassurance that I was choosing the right company for our project and our family so I asked a lot of questions and took my time deciding. Rob was patient, professional and knowledgeable and ultimately won my trust. He communicated in a clear and timely manner. Contractor Steve then did a good job listening to what we wanted and what was most important to us. There was good communication during the project even when they ran into some project challenges and we returned the patience offered to us at the start. These guys! Seriously, your search stops here! Had a pipe explode causing waterfalls of horror pour out of the basement ceiling causing water to flow throughout the ceiling, through the walls and into our sunken hearts. Its a scary thing watching water flood your new house especially as a first time home owner! But these guys were in my basement within the hour on a Saturday night mitigating the evil bonds of H2O out of my basement and my life. Not only did they do the job quick and efficiently, they did it with some of the most professional guys I have ever worked with. I can't say enough good things about Wade and Dave (I think that's his name). They came by to look at my damp basement and to give me an estimate on what it would take to fix the issue. Instead, they told me that it wasn't necessary to hire a professional to fix it, and that I could save serious money if I just did it myself or hired a painter to seal my basement. When a company is honest and gives you this kind of advice, you know they have serious integrity. While I won't be using Professional Restoration to fix the issue, I know that if I ever have problems in the future, I can go to them and they'll give me an honest estimate and won't try to upsell me on things I don't need. read more

I had such a wonderful experience with Professional Restoration. We were trying to sell our home and had them come out to install a vapor barrier, as well as give us their opinion about weather mold remediation was necessary. They ended up saving us a TON of money and did an absolutely fabulous job installing the vapor barrier! They came to our house quickly, got the job done in a day and were extremely polite. After a toilet overflowed for a weekend while we were away, we had to re-do our downstairs floors. I will give Pro Restoration props for being quick to come out. However, now that our floors are "done" there are quite a few things that really bother me. 1) There are at least 6 locations on the new flooring where it does not appear that the woods slats were correctly locked together. There are wide gaps between some of the slats. 2) They destroyed our baseboards. 3) When they came to "repair" and "re-install" the baseboards, they painted them the wrong color. Now all of our baseboards are mismatched. 4) They never took the blue painter tape off the floor before re-installing the baseboards.... so now I have blue painters tape sticking out. These seem like little things, but they are little things that should have been done. read more

I had Professional Restoration clean out my crawlspace and waterproof it. Randy came by to give a quote that was well below my previous estimate. He was extremely honest about his company not being the cheapest, but not the most expensive. I figure you get what you pay for, so I gave the green light to get things done. The workers arrived exactly on time (which to me is huge, because time is money). They did the entire crawlspace in a couple hours. And believe me, it was not pretty! lol I thought about cleaning it up on my own to save some cash, but it was disgusting in there...so they were awesome. In response to one of the other reviews about the sub-contractors being illegal. Oh my gosh....First of all, that is extremely RUDE, because some legal citizens still can't speak English. lol. But more importantly, does that mean the quality of work is any less? I mean sheesh...if you want Bob Vila to come fix your problem, then be prepared to pay out the butt for that. These people are HARD workers, and thankfully they don't charge a lot given their situation. So there you have it - pay more for legal, white men to come fix your place, or pay less for Mexicans who are probably even harder workers. Anyway! The workers did a great job except for one issue. They left some carpet underneath the vapor barrier...which was a big no no. Randy came to inspect the work a few days later, and he apologized, and immediately made plans to fix it. He said I didn't need to pay, until I was 100% satisfied, and I didn't. To me, this is what separates good companies from the bad. He could have gone any number of directions in handling the situation, but he went with a "customer is first" approach, and to me, that is GOLD. Customer service is HUGE in today's world. There's always going to be problems. Sorry, but there just are. Things are going to happen. Workers are going to make mistakes, etc...but it's how it's handled that matters. The workers came back, and quickly took out the carpet. I was still a little uneasy about things, just because I'm SUPER picky about work, but Randy took off a few hundred dollars from the bill, and that made things all better. Since the restoration, I have had numerous people compliment how great the crawlspace is now. My A/C guy loves being able to sit down there...and I love being able to go in and out to store things without worrying about getting dirty. I can't speak for the other reviews, but I will say that if you go with these guys, and you have a problem, Randy will do whatever it takes to make it right. I had professional restoration do a large project at my home. Every job had to redone several time. I had eventually had to hire subcontractors of my own to redo all of their work. They took no response able for the poor work craftsmen ship. They constantly told me one thing would happen, and did the exact opposite. Please do research. Before you choose contractors. One thing I found is if your general contractor hires out subcontractors or if they are in house employee. The majority of the contrators they sent to my home Professional Restoration had never even worked with before. read more
