I purchased my home September of 2016. I had Pro-Spect Inspection Services perform the inspection on my property. Dan did our inspection, he was on time, his vehicle and attire were professionally logo'ed and clean! Dan was thorough and respectful of our time and was patient with our many questions. Yes there were a couple of issues found on our home, which is to be expected and frankly the whole reason we hired an inspector was to Find Issues! Dan reported to us that he noticed a flaw with our furnace and that our AC unit was nearing life expectancy. He did not seem alarmed by the findings and did not alarm us, which we appreciated. We followed our inspectors advice and had all issues resolved with minimal cost and our home is perfect for us. Our inspection report was delivered digitally, the SAME Day!! The report was easy for us to read and we understood the content. We hired this company to inspect the house we are purchasing. Jonathan was very friendly, courteous, efficient, and knowledgeable. He took his time and inspected every inch of the home. He made us feel at ease, and provided us feedback throughout the inspection. He gave my husband a pen, clipboard, a tape measure, and a very useful sheet of paper that had all of the dimensions and divided the home by rooms, so we could take our own notes. When Jonathan was finished with the inspection, he took extra time to show us the pictures and explain what he found in the inspection. As well as differentiating the repairs that needed to be made (major versus minor) and other recommendations. He was very thorough and answered all of our questions. Jared from Pro-Spect Inspection services came out and inspected the home we are buying. It was his 2nd visit, on his 1st visit he found the home had been broken into, the stove and refrigerator had been stolen. The burglars cut the water line to the fridge leaving the water running. Jared shut off the water, notified the real estate agents and the police. On his 2nd visit he arrived before we did and was already started. We talked for a few minutes to get some info on what he found on his 1st visit. Jared assured us he would meticulously inspect the home and let us know about any issues. 2 plus hours later he did just that a complete inspection letting us know all the good and not so good stuff. During the inspection of our potential new home (moving here from TX and have no personal experience in the area), we were thankful to have Dan W. at Pro-Spect doing our inspection. He was thorough, swift, and helpful. I appreciate his attention to detail and his willingness to answer any of our questions. Since we are inspectors as well, we could readily see his level of experience. In addition to our inspector, the company offers the ability to view the inspection results online with zoomable capabilities - much better than a flat photo in a document. Pro-spect Inspection was recommended to me and boy am I glad it was. It was incredibly easy to schedule and pay for the inspection online. Jay and Jordan were already hard at work when I arrived and were very welcoming down to having a welcome mat laid out and having a chair available for me to sit in while they inspected. The inspection as well as the inspection report were incredibly thorough and detailed. Jay and Jordan did a great job explaining what they saw to me as well as helping me to gage the size of the problems and providing tips on how to fix the problems. From first contact, to follow-up, through execution, Prospect personnel were all 5 star plus. I'd give 'em a 6 if I could. As a civil engineer with 50 years experience in the construction industry it's difficult to exceed my expectations. Prospect did. My particular inspector was on-time, prepared, knowledgeable, experienced, and thorough! I worked side by side with Edgar Martinez for nearly 4 hrs on a 2900 sf home. Frankly we had a blast and left no stone unturned. A 'fortunate' torrential downpour revealed a number of additional drainage and leak issues. Edgar extended the inspection. Jared from Pro-Spect came out on the 28th to inspect the house we were purchasing. First impressions, Jared was professional, friendly and very patient with our questions. He thoroughly explained everything he was going to do. Allowed us to follow him around (we had myself, my husband, a son, a son-in-law and and old friend) we all asked questions and Jared answered them all willingly and professionally. He performed a very comprehensive inspection of the home and then explained everything he saw and even went back to check on the date of the water heater as one of us thought it was newer. We were able to get an appointment for 9 AM the next day and even though we were there 10 Minutes Early, out Inspector was already there and checking out the outside of the house. I recently used Pro-spect for the pre-drywall inspection of me and my significant others' home in Felton, DE. Their customer service is amazing, and from my experience, their inspectors know what they are doing. Garr was very efficient with his inspection. He made recommendations and noted anything that may have been missing or not best practice. He had no problem explaining what he was looking for and answering any questions I had. Although, the pre-drywall inspection was not necessary, I'm glad we did it because there were some things that could've been missed, and we would've been none the wiser once drywall was up. Though they were 15 minutes late to our appointment, they took the time to call us and let us know, and were then present at the time they designated. The two inspectors were very polite, answered our questions satisfactorily, and seemed quite knowledgeable about their trade. (They didn't even mind that I am a retired General Contractor) They turned up a few things I was not aware of and for that I am grateful and the items are easily fixed. Thanks for the awareness.
