I purchased my home September of 2016. I had Pro-Spect Inspection Services perform the inspection on my property. Dan did our inspection, he was on time, his vehicle and attire were professionally logo'ed and clean! Dan was thorough and respectful of our time and was patient with our many questions. Yes there were a couple of issues found on our home, which is to be expected and frankly the whole reason we hired an inspector was to Find Issues! Dan reported to us that he noticed a flaw with our furnace and that our AC unit was nearing life expectancy. He did not seem alarmed by the findings and did not alarm us, which we appreciated. We followed our inspectors advice and had all issues resolved with minimal cost and our home is perfect for us. Our inspection report was delivered digitally, the SAME Day!! The report was easy for us to read and we understood the content. As a previously licensed Realtor with the State of Delaware and 10 years in the real estate field, I was so impressed with this company's service, staff, owners and HEART that I made the leap and joined the Pro-Spect family in spring of 2017! I love this company and all that we stand for. Becoming a part of the Pro-Spect family has been the biggest blessing! read more

We hired this company to inspect the house we are purchasing. Jonathan was very friendly, courteous, efficient, and knowledgeable. He took his time and inspected every inch of the home. He made us feel at ease, and provided us feedback throughout the inspection. He gave my husband a pen, clipboard, a tape measure, and a very useful sheet of paper that had all of the dimensions and divided the home by rooms, so we could take our own notes. When Jonathan was finished with the inspection, he took extra time to show us the pictures and explain what he found in the inspection. As well as differentiating the repairs that needed to be made (major versus minor) and other recommendations. He was very thorough and answered all of our questions. This was our first home inspection and we had an amazing experience. We would recommend this company eyes closed 100%. read more

Jared from Pro-Spect Inspection services came out and inspected the home we are buying. It was his 2nd visit, on his 1st visit he found the home had been broken into, the stove and refrigerator had been stolen. The burglars cut the water line to the fridge leaving the water running. Jared shut off the water, notified the real estate agents and the police. On his 2nd visit he arrived before we did and was already started. We talked for a few minutes to get some info on what he found on his 1st visit. Jared assured us he would meticulously inspect the home and let us know about any issues. 2 plus hours later he did just that a complete inspection letting us know all the good and not so good stuff. Jared was very professional, knowledgeable and courteous. We highly recommend him and Pro-Spect Inspection services. read more

During the inspection of our potential new home (moving here from TX and have no personal experience in the area), we were thankful to have Dan W. at Pro-Spect doing our inspection. He was thorough, swift, and helpful. I appreciate his attention to detail and his willingness to answer any of our questions. Since we are inspectors as well, we could readily see his level of experience. In addition to our inspector, the company offers the ability to view the inspection results online with zoomable capabilities - much better than a flat photo in a document. They provide videos, photos, markups, and thorough descriptions of all of the areas. We read the report and had no issues recreating the scene since he provided so much detail. We will be using Pro-Spect for all of our future inspection needs. read more

Pro-spect Inspection was recommended to me and boy am I glad it was. It was incredibly easy to schedule and pay for the inspection online. Jay and Jordan were already hard at work when I arrived and were very welcoming down to having a welcome mat laid out and having a chair available for me to sit in while they inspected. The inspection as well as the inspection report were incredibly thorough and detailed. Jay and Jordan did a great job explaining what they saw to me as well as helping me to gage the size of the problems and providing tips on how to fix the problems. To take it even further, Jay even offered to answer any questions that I had at a later date personally. Stellar service. I would definitely use this company in the future or recommend to a friend. read more

From first contact, to follow-up, through execution, Prospect personnel were all 5 star plus. I'd give 'em a 6 if I could. As a civil engineer with 50 years experience in the construction industry it's difficult to exceed my expectations. Prospect did. My particular inspector was on-time, prepared, knowledgeable, experienced, and thorough! I worked side by side with Edgar Martinez for nearly 4 hrs on a 2900 sf home. Frankly we had a blast and left no stone unturned. A 'fortunate' torrential downpour revealed a number of additional drainage and leak issues. Edgar extended the inspection. I know one Edgar Martinez is a Hall-of-Fame baseball player. If there's a home inspector Hall-of-Fame, Prospect's Edgar Martinez should be in it. Out of park Home Run! read more

Jared from Pro-Spect came out on the 28th to inspect the house we were purchasing. First impressions, Jared was professional, friendly and very patient with our questions. He thoroughly explained everything he was going to do. Allowed us to follow him around (we had myself, my husband, a son, a son-in-law and and old friend) we all asked questions and Jared answered them all willingly and professionally. He performed a very comprehensive inspection of the home and then explained everything he saw and even went back to check on the date of the water heater as one of us thought it was newer. We all felt that the job Jared did was very thorough and we felt extremely confident with his concerns and recommendations. Very Happy read more

From the first call to Pro-Spect, it was a very easy and professional process. We were able to get an appointment for 9 AM the next day and even though we were there 10 Minutes Early, out Inspector was already there and checking out the outside of the house. He was very thorough and started by asking if we had any concerns. He made a point to be extra attentive to anything we mentioned and go over it all with us. The report we received (the same day!) was very, very thorough and laid everything out for us in an easy to read way. Our inspector included pictures of just about everything. I would be very comfortable suggesting them to anyone needing an inspection in the area. Truly a wonderful experience. read more

I recently used Pro-spect for the pre-drywall inspection of me and my significant others' home in Felton, DE. Their customer service is amazing, and from my experience, their inspectors know what they are doing. Garr was very efficient with his inspection. He made recommendations and noted anything that may have been missing or not best practice. He had no problem explaining what he was looking for and answering any questions I had. Although, the pre-drywall inspection was not necessary, I'm glad we did it because there were some things that could've been missed, and we would've been none the wiser once drywall was up. I will definitely be using Pro-spect for the remainder of the home build. read more

We are in the process of purchasing a home in Lewes. We called Pro-spect to do an inspection. Our Inspector, Edgar, was very professional, knowledgeable and thorough. Edgar inspected many places I would not have thought would need to be inspected and explained what he was looking for and what the conditions were each step of the way. Edgar was prompt on arrival, explained the process, set to work right away and inspected the whole house in a timely manner. As promised, we received the completed report later on in the afternoon. The document was exceptionally done, easy to follow and very comprehensive. I would highly recommend Edgar and Pro-spect for any home inspection. read more

We are first time home buyers; while very exciting it's also scary! We had our inspection done yesterday and had a good experience. We worked with Jay Mast and he is wonderful! Great customer service; very friendly and knowledgeable. Jay took the time before, during and after to explain every step. He answered all my thousands of questions and the couple my husband had as well lol We had a detailed report including videos and photos within a few hours of the inspection being completed. Thank you Pro-Spect and Jay, for making this part of our home buying process super easy and enjoyable! read more

My family and I are buying a home in Rehoboth Beach, DE and used Pro-spect for the inspection. I live in AZ so have not been able to see the house other than online photos. The company was very professional and responsive to our request for an inspection. They were on time and very thorough. In addition to written findings and recommendations, the final report used still photographs and video clips to document various issues found. The report was provided within a few days. I highly recommend this company for a "soup to nuts" home inspection. Covid protocol was strictly adhered to. read more

Our home inspector from Pro-Spect, Jay, was very thorough with his inspection and report that included photos and videos sent on the same day the service was completed. Jay followed up with a phone call to ensure that we understood all of the details of the report and answered all of our questions. Pro-Spect and Jay were very accommodating and flexible as we had to change the original home inspection date. Pro-Spect and Jay understood and completed the home inspection later in the same week. I highly recommend Pro-Spect and Jay for home inspection services. read more

Please do yourself a favor and use this home inspection company. Though they were 15 minutes late to our appointment, they took the time to call us and let us know, and were then present at the time they designated. The two inspectors were very polite, answered our questions satisfactorily, and seemed quite knowledgeable about their trade. (They didn't even mind that I am a retired General Contractor) They turned up a few things I was not aware of and for that I am grateful and the items are easily fixed. Thanks for the awareness. Good job! Highly recommended. read more

We hired Garr and Eric from Pro-spect to conduct an inspection on our new construction home prior to the drywall being installed. These two employees from Pro-spect did a through job. They took their time and thoroughly inspected the property, and found some minor issues which were immediately addressed by the builder. They even got on top of the roof. They were punctual and professional. I highly recommend this company to anyone seeking a home inspection! read more

I had Garr and Wesley do my home inspection for my very first purchase yesterday. They explained the process thoroughly and made sure to go over everything with me in depth at the end. I was a tad worried going into the inspection about what the process would be like but right after our introductions that morning realized everything would be smooth. I plan on recommending these guys to others and will schedule their services again in the future. read more

We came 10 minutes early to the home inspection and Jared was already there and had a head start. He was very professional, patient and knowledgeable. Easy to schedule, price was competitive, good recommendations from Realtors that use inspection companies frequently. Pro-Spect is small enough firm and local to DE that they are responsive and Inspector was very skilled. On line payment is convenient. Inspector was prompt, thorough and willing to teach owner about findings during inspection process. Report format was easy to read and use. Report delivered same day. read more
