    Snow melt under ridge vent

    Our new roof was installed on the hottest days of August 2016 at which time roof vents (RV38 metal) were replaced with ridge vents. I agreed to this even though I was skeptical due to the windy location of our house. John B. assured me that they would work fine. They came back right away to fix a few things (before I would pay in full): 1. Installed Lead Pipe Jacks as originally agreed 2. Replaced a couple shingles that were damaged 3. Replaced damaged gutters January 2020 - they promptly came out and fixed a shingle that blew off. February 2021 - Very fine snow blew in thru the ridge vents. It melted and left 3 leak spots on our ceiling. I contacted them repeatedly for a few months. After I already gave up on them, they said they would order materials and be out to fix it (by removing the ridge vents and putting back the original type of vents). Someone did show up for the appointment but no work was performed (just measurements). I let Joshua know and he said it would be (re)scheduled that day (in September). That's the last time I ever heard from them. Bottom line: Their 10 year warranty is almost worthless. Do not convert to ridge vents if you live in a windy spot.

    If we could give this company a zero star review like many other reviewers we would without hesitation. We had them install a new roof in 2017 and now we are needing the rubber seals around the bathroom exhaust vents replaced. The rubber is completely cracked and water is actively going into the attic and causing water damage. Pro Roofing NW is not willing to take responsibility and cover the cost of repairing under their amazing ten year warranty. They are saying that we agreed to have these cheap rubber seals installed when we bought the roof. Yet they are not willing to provide proof of any agreement which they claim they have. We know that we never agreed to having these cheap seals installed. They want to charge us $850 to replace these garbage rubber seals with the same exact ones! We contacted a different company about this problem and they explained that they have a standard and use only lead material. This makes sense as it does not degrade over time. I would stay very far away from this company unless you want to have costly problems with your roof down the road! We unfortunately had to learn the hard way.

    [PLEASE READ IN FULL] If I could give this roofing company (and Nu Ray Metals) zero stars I would, they are untrustworthy and lack ethics or integrity, DO NOT EMPLOY THEM UNDER ANY CIRCUMSTANCES. Ok, so I'm a 20-year retired Navy disabled veteran. I worked my butt off so that when our family finally got our forever home, it would be just what we wanted; a nice little house with white paint, black trim and a BLACK roof, not green, not gray, not grayish green, BLACK. And for $25,000.00 I should be expecting a professional roofing company to be able to handle the simplest of requests. Because for that kind of money, you should expect great work, not shabby crap that you'll regret for the next 30 years. When I contacted them and asked them to show me their catalog of options, I was quite clear on what I wanted. I'd had several estimators come by, but Gary, Pro Roofing's sales guy, seemed to be an honest fellow that knew his product. So, when I saw that they had Nu-Ray metal roofing in True Black and Matte Black, I asked what the difference was, to which he (and every person from Pro Roofing NW AND Nu-Ray Metals) replied, "the Matte Black is the same as the True Black, just not as glossy". Seems like common sense, right? Seems like this should be clear-cut right? NOPE!!!! Nowhere in the catalog I looked at (the Nu Ray metals Architectural Guide) did it say anything about asking for samples of the roofing prior to installation, and good old' Gary didn't have any samples with him, but I was certain of what I wanted and explicitly pointed it out to him on his catalogue (see photos, if attached). When they delivered the roofing material, it was upside down and covered in blue film, making it hard to see what color it actually was. My house has a daylight basement, so if you are in the backyard, you are straining to look up on top of your roof, from an area that is two stories high compared to the front of the house. I believed that what they were putting on my house would be just like true black, only less glossy...a matte black. So, when I got home on the day that they finally started working on the front, I told everyone to stop working, full stop, right now. The roof that they were installing, that I could now clearly see, was super- duper-gray, a very different from the color that I'd asked for, and definitely not what I was willing to pay $25,000.00 for. Well, the folks at Pro Roofing NW finally came out to see what the problem was, and right away saw that what they were installing was actually "Charcoal Gray" (per the pamphlet, see photos) and not Matte Black. I even called the Nu-Ray distributors in California and Washington to see what colors they offered, and still they described the Matte Black as "true black, but not as glossy". Additionally, I looked up PPG Kynar, NuRay's Paint supplier to see what colors the roof was licensed to be painted; in the USA the roofing materials NuRay can use only come in one type of Black, everything else is gray (bottom of this page- http://sampleorder.ppgmetalcoatings.com/samples/ppg-duranar-liquid-coatings). At first Pro Roofing Northwest's Managers seemed very much "on my side" and assured me they would get Nu Ray metals to either give me a new roof or foot the bill for this "mistake" in full. Gary and the Managers at Pro Roofing NW met with me a few more times after that, assuring me each time that they would take care of me. But instead of taking responsibility, Alex, the owner of Pro Roofing NW decided to blame it on Nu-Ray and demanded aggressively in writing that I pay in full. I'm angry that I had made the monumental mistake of trusting this company. So, in the end, Pro Roofing got paid (I paid under protest, on the advice of a lawyer) and Nu-Ray metal got their money too. But me, the customer, I got screwed. Please don't make my same mistake, choose anyone else. Don't use Pro Roofing NW and don't use any company that uses Nu-Ray metals. I deserved better, and so do you. I should have taken their other 1-star review to heart, but maybe you'll read this and choose better.

    No one ever sent me out a quote, despite several attempts to get one, so I went with High Point Gutter instead and they were great

    Armor Roofing gets 5 Stars…read more We made contact thru Yelp, we got an immediate response, and William came to take a look at our roof the very next day. This was a complicated project involving a leaking glass sunroom built into a clay tile roof as well as seven more skylights. What we really appreciate about Armor Roofing is their rapid response and their constant communication, keeping us updated on the two month process of taking measurements, drawing up plans, providing a multi-page proposal with detailed costs, with updates on delivery of new synthetic tiles, skylights and a planned start date. Co-owner Santiago Rodriguez, who is project manager of challenging structures like ours, is a master craftsman. His hearty crew members are talented hard workers who arrived at dawn and worked way beyond dusk in the dark! They even pay attention to little details like cleaning up the ground around our house every evening before going home and texting us when they're going to be "10 minutes late"! After they did an amazing job, co-owner Santiago Guiterez came back a couple of weeks later and spent a day fixing a couple very small drip leaks on two facia corners. His mantra is "zero leaks." WOW!

They kept us in the loop about weather delays and threw extra workers at the project when it was clear that we had only a brief window to get it done during the early rainy season. They documented every stage of the process and even took some of us up on the roof to point out areas that we might want new gutters. Very pleasant to deal with and I especially appreciated that their whole team worked well together without yelling at any of the workers, which has not always been the case with other companies we have hired. We interviewed 6 to 8 roofing companies before starting the project and felt that Amor had the best value for money. I am happy to recommend them.

    Integrity was selected as John were clearly the best in the quoting process!…read more He used a drone to give us a visual of the entire roof, and then was the only one of 5 potential vendors to climb up in the attic to look from underneath the roof, as well as look up into a crawlspace, thoroughly explaining why Malarkey was the best shingle, and the Integrity advantages in process and warranties that are significantly better than other companies. He also worked with us when the total price was higher when we included new gutters, getting us to the price we wanted to see late on a Friday afternoon to effect a quick smooth contract signature process. Integrity was able to provide turnkey services that included a skylight replacement, some painting\caulking of gable boards before the new gutters were installed, replaced a lot more roof boards than expected due to venting issues we were unaware of, and had all Integrity employees in company trucks, except for the gutters, which John had identified as subs that were also very professional and fast. Bella was also excellent in coordinating our requested timeframe due to visitors. Alex then took over as the Project Manager with excellent communications on the process and updates throughout the project that went amazingly fast, with Jose's professional\courteous crew knocking it off in just 2 days by working late when was expected so we didn't have to worry about wet boards\leaks under our underlayment\new shingles. Jose also communicated really well, accommodated our cars needing to get in\out and his crew installed a lot of new boards that weren't expected due to an unknown venting issue. Alex effectively communicated what Jose was seeing, but they just didn't do the many additional board replacements in the short timeframe through their hard work, but had the knowledge and expertise to fix the root venting issue, by adding bird block vents to enhance the ventilation to prevent future issues. This experience reinforced our confidence that selecting Integrity as clearly the best company through their literature, significantly warranties and we have the confidence they will be around if we had any warranty issues, where most of the other options were either further away or smaller operations that who-knows if they would be there in the long future. The only thing that did not go perfectly was that despite originally covering our plants as the old roof was removed and doing a great job on clean-up, two of our boxwoods had something come down on them that severely browned one and created an unsightly patch on another , which was never explained. The contract noted this as a risk, that Integrity was not responsible for, but it seemed that either covering them longer during the process or avoiding whatever was sprayed or fell on them, would have stopped the problem. However, we were so pleased with the overall job, top quality work and materials used, if that was the worst thing that happened on this large job, we were still very happy and fully recommend Integrity!

    Asked Integrity Roofing for a quote for a roof leak so we could get going on the repair. Every…read moreintention to use them. Their estimator came out and told us he would give us the estimate "over the weekend or by Monday." Didn't hear from him or the company for two weeks. We called and double-checked our email address with the office, and let her know we never received the estimate. Still no estimate, and it's been nearly a month. We've moved on.
