DO NOT RENT FROM PREMIER PROPERTY MANAGEMENT. Shelly (the senior property manager) is rude, dismissive, and defensive--every single neighbor I spoke to had the same experience with her. They do not take care of tenants and are never in the wrong. The property on Kelly Blvd may look nice, but it's an old building with recurring mold, weak floors from past water damage, and structural issues covered up with cosmetic fixes. After living there for over three years and leaving the unit in good condition, I've never gotten so little money back from a security deposit. I know they'll respond to this with a long explanation about how they did nothing wrong and it's all our fault--but look at their reviews. There's a reason they have so many bad ones. They should have the option of no stars instead of having to give them one star. From the first time we looked at the House to rent Premier workers from the owner on down showed not smiles are nice greetings and looked bored when showing us the House. We rented the House because of the good location and regreted it the whole time. Premier started of 6 weeks into the rental by giving us a 24 notice that the painters would be painting the outside of the House. The painters did not show up that day and with a less than 24 notice Premier picked a date that would not work as we had guest coming over for a wedding reception. The owner of Premier belittled me when I said that date would not work, and I wanted a proper 24-hour notice before coming over. She then had the attorney mail me the 24-hour notice and then charged me $150.00 for the notice on my account. THEN WHEN WE GAVE NOTICE LIKE EVEYTIME Premier wanted on the property they would text we are coming over to show at this time instead of asking if it was okay to come over. Handing in the keys the staff barley looked at me and did even give a friendly greeting. Made me wait a few minutes even though she was not doing anything before talking to me. Then with the deposit getting it back I had replaced the air filter as we were leaving since i has an extra one with me and still was charged for putting one in as well as broken electric plates that were already like that. read more

Discriminatory and they take your application fees without any assistance or consideration to your disabilities when you announce them. I was literally texted YOUR APPLICATION WAS CANCELED without any formal letter per consumer reporting law, and after I was diligent in my efforts and provided ample documentation. This company will not rent to any person who has no rental history at least 24 months long. This means if you are a young adult and you are trying to move into your own place they will not rent to you. This means if you had a dying parent you chose to move in with, like I did, for a few years - you will be denied. Even when you provide documentation of your situation, have decent credit, verifiable income, and provide proof of 22 months of rental payments made on time every month at your present residency. And Oregon is under a STATE OF EMERGENCY due to HOUSING CRISIS and this is their criteria regulation? This is classist and exclusionary and they cancel applications with no explanation and treat you with disdain and allege you threatened them for saying you are going to disclose their wrongdoing to the public and turn them in for discrimination. VERY disgusting practices. This is a very unhelpful, discourteous and greedy property management company that takes money from people and gives them false hopes. They are raking in app fees off people and then not even providing legal documented paperwork to give rejections so people can see what the cited caused for the rejection is. Like most property management companies this one is very obviously all about their bottom line and not about assisting residents to get into homes and have them occupied. I provided the documentation and they blatantly rejected it. My therapist made a statement about where I lived and attested to what she knew about my rental history for the interim period they needed. She said "I dont know what your therapist's statement is supposed to do..." and then "your application is canceled because you did not meet criteria." After I asked her what else she needed. After I made it clear I was going to turn them in, Shelly emailed me and tried to argue their position. I made it very clear I was not going to be deterred and informed her I had turned them in for discrimination and failure to adhere to ADA Law, and then she offered to refund our application fees - but only because she knew I was going to make it public knowledge, which is what I have done and I did turn them in for Violating ADA Law which I hope the government follows up on as clearly they need to be audited and fined just from reading through their reviews. To other reviewers and applicants who read this: IF THEY have violated your rights in anyway go turn them in. The more reports on their wrongdoing the government receives the more chance these cretins will be made accountable for what they have done. read more

If I could leave one star I would. No communication. Our neighbors made multiple noise complaints about us to the property manager, and the manager never warned us or let us know that we were being a nuisance. Then one day we get a notice in the mail that our rental agreement can be terminated, and we would have to move out in TEN DAYS if there is ONE more complaint and this was the first that we were hearing of the complaints. When I called to explain the situation, they didn't even want to hear or side. Didn't even give us a callback. So, for our six-month probation period we had to walk on eggshells, so we were not evicted. Terrible terrible people. We lived in a house managed by Premier Property Management (Shelly and Ruby) who partnered with CCM Property Maintenance & Remodel for almost 7 years . The experience with Premier and CCM forced us to live in squalor and without basic necessities for long periods of time without reimbursement or compensation. We had major plumbing issues the entire time we lived there, laundry room would flood every time I did load of laundry bigger than two sweatshirts and a pair of jeans. I would have to use every towel I owned to clean up the water and then wash them one by one so the laundry room would not flood again. It go so bad that eventually the gray water pipes would back up to flood our bath tub and through the toilet, flooding sometimes the bathroom as well. They tried to fix it by digging up the entire backyard with a backhoe-leaving an open sewage line for a month because the CCM guy got "exposed" to Covid. When I asked for a rent discount-Shelly shamed me, basically calling me a killer and how dare I was try to exploit them in their "scary" time. They never did get Covid. They finally finished by the end of August and when I inquired if they would plant grass on the dirt landing strip that was left, Ruby told me I would have plant the grass myself if I wanted grass there. We had a rat infestation the entire time we lived there before they were finally forced to remodel the entire kitchen because there was a rat city inside the walls. For more than a year, we would patch holes in walls and cabinets (over ten) with chicken wire to prevent the rats from getting into the house until finally after so many complaints they did the remodel. Then CCM did not tighten the sink pipes and there was a slow leak. The second time I called them out to fix it, one guy asked me why I couldn't do that myself. Premier charged me for the water damage after I moved out and when I inquired about all the maintenance calls documented on the online portal-Shelly deactivated my account so I have no proof. Rats chewed through all our major electronics cords-almost causing a fire or causing them all to break. Premier had to replace a dishwasher and a refrigerator (I had to live out of coolers feeding a family of 5 for a whole summer because they were too cheap to buy a nice one (and without rent reduction)) and I had to replace my washer and dryer. We went almost a week without electricity because the wiring was so messed up and unsafe-power surges would happen out of nowhere causing light fixtures to have charred black marks on them, no offer of a hotel or rent reduction. Also, my dryer went out due to the electricity surging and CCM told me it was the dryer not the outlet (even though the outlet was charred black). Finally, they did fix it but only after two weeks of doing laundry at the mat with no reimbursement. I want future tenants to not be fooled, Premier is as bad (maybe worse) as all the reviews state except the ones with the same last name as Shelly (wink, wink). I told Shelly that I would give her the opportunity to do the right thing and reimburse me for the $400 (refrigerator parts that broke bc it was not quality and water damage) of unfair charges or I would share my experience online. She then threatened me with legal action if I did. If you already a tenant with Premier, my best advice is to document everything! I wasn't good about using the portal to put in maintenance requests and print them off so there is no record of all the times that CCM came out only to never really fix the problem, just put a band aid over it and then charged me for it upon move out. I will say thank you to Shelly, Ruby and the CCM crew-you certainly helped us become a family that could live without the luxuries (dishwasher, refrigerator, dryer, electricity, no-flood plumbing, usable yard) that we paid to have at the residence you were all charged to take care of. It was humbling and taught us how to be tough-but future tenants, do not be fooled by the swanky, super clean office-that's only for them, not us plebes. read more

Called them for assistance in managing my house as I was moving based on friend's recommendation - the person who answered stated the person I wanted to speak to wasn't available (for some time) but she could do everything that the other person could - I gave her a chance - she was very communicative initially but then did not seem to listen to me and was not responsive - no proof of any follow through - not Pleased with service (or the lack there of) and the charges and fees - for no work - I would not recommend them to manage a property and based on my experience would not want to rent through them either. read more

Our credit score is not good at all, which is hugely problematic if you want to rent an apartment or house anywhere in the Eugene or Springfield area. (This -- believe it or not -- is not the case everywhere in the US. In some cities, it's not the general policy to establish human worth based on a three-digit number, or refuse a home to someone because they're not batting 600+ according to Experian et. al.) Atop that, we had three weeks' heads-up that we needed to move from Arizona to Oregon -- which leaves precious little time to pack an entire house and transport it 1200 miles, let alone find new digs, sight-unseen! As a temporary landing zone, a hotel room was getting the job done, but only just barely. We had U-Hauls loaded with stuff, a baby with loaded diapers, and a ticking clock to find an apartment, STAT! Vacancies were getting snatched up! New listings were available in weeks or months, not days! Things looked a bit grim, storm clouds were gathering, hounds were nipping at our heels and baying for blood (or maybe chewy-bones). But Christy and Shelly at Premier didn't give up on looking, and found a residence for us. Yes, we had to pay a little extra on the deposit. But we have a woof (or maybe a roof) over our heads now. While some property management companies were happy to tell us, "Nope, sorry, we cannot or will not help you find a place to live," Premier stepped up and took charge. read more

These people advertise a great house, provide an application link for that specific address and charge +$50. Then they tell you someone else beat you to the punch and offer to rent you a TERRIBLE house, in a TERRIBLE location for the same amount of rent.....and refuse to return your application fee for the property you actually applied for, stating, "We keep your application on file for 6 months" in case I suddenly want one of the other houses I would never have applied for in a million years. read more

It has been over 3 weeks since I turned in my application, they said they started processing my application so I can't get my money back but it still is not finished being processed. The properties I was interested in are all now gone. Worst case scenario they are con-artists taking application money and laughing at you the whole way to the bank, best case scenario they are an extremely poorly ran business that will ruin your rental experience. When our sons made the decision to attend UofO, we thought it a good idea to buy a house for them to live for financial benefit. Ultimately our sons wanted to live closer to campus. However we decided to keep the house and rent it out. As we live in California, we felt the need to hire a property manager and hired Premier. They (Christy and Shelly) were great!! They were responsive, able to get good pricing for any repairs and effectively handled all issues in a professional manner. When we decided to sell the house (after 8 years), they were understanding, cooperative and worked well with our realtor. Even after we cancelled the contract with Premier, they ensured the yard care continued until escrow closed. During the years my sons rented, they dealt with 3 other local property managers, all of whom were very difficult to work with (although I understand the different dynamic in working with college age renters and revenue producing property owners). Regardless, Premier exceeded my needs and expectations. I would highly recommend. read more

Upon arrival to the apartment we were instantly shocked to see that the parking lot is trashed huge pot holes, neighbors with trashed yards. The inside of the apartment smelled like mold, there were huge cracks on the inside and the outside of the apartment, chunks missing out of the counter, broken light fixtures. I was disgusted with how Premier Property let two young girls live in an area like that. Not only did the place look unkept, but the pictures they had posted looked as if they maintained the place. The way Premier handled our situation made me extremely uncomfortable and I had felt cheated out of my first experience moving out. This place bought the property after I was already renting. Some of the charges that the charged me after I moved out were already like that when I moved in. Such as the screens and bathroom door not to mention the place was left pretty damn clean yet their cleaning crew took 11.5 hours to clean the apartment (totaling almost $300 in charges). RUN, do not walk. This company will take all your money. We left the place very clean. We had no pets, didnt smoke, always took our shoes off upon entering, didnt hang a single picture, so there were no holes in the wall, always paid our rent on time. Yet our whole entire deposit was taken?! Ive never had a deposit taken, EVER. I was completely shocked. Apparently they need to send out 4 different cleaning companies??? (A joke). You might as well not waste your time cleaning because they will come in and claim it needed over 16 hours of cleaning done. Not to mention we were harassed the whole time we lived there. Had 3 violations sent in a year time frame. For example, one stating we didn't mow the yard ( ya know, during the wild fires when youre not even allowed to run that type of equipment) . We rented a house in the Springfield area in 2013 through Premier Properties. Our landlord ended up thinking he didn't need the property management and he couldn't have been more mistaken -ever since he stopped using Premier we've had problems. If we needed to fix things we had to do it ourselves, communication deteriorated, and now the landlord is trying to keep part of our security deposit. Premier, on the other hand, was always available. When we had them managing our house they took care of all of our problems (bugs, heat, how to work things, locks) within that day - sometimes within the hour. They did absolutely everything for our landlord...and although we didn't know it at the time...they also made our life much easier as renters. But here the kicker. We started having massive problems with our landlord. He lost the lease (I'm pretty sure he still hasn't found it), discovered how well we had kept the house and decided to sell the house out from under us. He asked us to leave our lease early- and then had the gumption to try to charge us for "repairs" that made his house ready for the market. He tried to throw the cost of fixing up the house for the market by charging us for upgrades , after we had already used our own money for repairs, etc. Even though we have not used Premier since he left (or was asked to leave) they have been with us. I've called them almost monthly to ask if these things that were happening to us were appropriate. (I have been a home owner for the last 20 years- renting was new- I had just moved to the area and wanted to get to know the area before I bought a house.) Shelly (the owner) and Jessica have been BEYOND helpful!! They've let me know what things were legal and what things were not. Premier's knowledge about leasing law is impeccable. They are professional, courteous, and have helped me when they had nothing to gain. Not only would I recommend them for landlords to use when renting our their property, but I would HIGHLY recommend Premier to anyone that is in the position to rent. We are still dealing with the mess the landlord made a year later. If the guy would have stayed with Premier, he would not only have protected himself (if we were bad renters, he would have really been screwed), but we would have been protected from him. This company cannot be more unprofessional. Our landlord turned our property over to them in January and we have had nothing but problems with them since. We recently got our deposit back from them and they took 1300 out of our 2000 dollar deposit for repairs that needed to be fixed BEFORE we even rented the property. I have emailed and left voice mails for the past three weeks and no one at the office has gotten back to me. When we moved out of state for work, we decided to rent out our home until the market turned around. We signed with Premier Property Management to be our property managers. We could not be more happy with the service we were provided. The company is very flexible and worked with us. We never had a vacancy and they took charge and handled everything on our behalf. Shelly really advocates for both the landlord and tenant, and tries to be a solid middle ground. I really appreciate all they did for us. The reviews you read here are friends, employees, owners, and relatives of the owner. My experience was that they were unresponsive to my repair requests, uncaring about their tenants, and unconcerned about the properties they manage. If you are a potential tenant be aware that the properties are often not clean when you move in (owner's relatives run the cleaning service they use) and no matter how clean you leave it they will find a way to keep your deposit. As an owner I would drive by the property regularly to ensure it is being kept up. Not really why you hire a property manager. I would stay as far away as possible. Would give 0 stars if possible I am a 19 year old college student who moved into this property's townhouses on 6th Ave. with my best friend (18). This was our first rental and our first home together, and the staff seemed friendly and reliable over the phone. However, when we arrived at the building, we were devastated at what we saw. The whole property was old and run down, and while we knew the property was older, the website showed a clean environment, which it was not. Our house was full of bugs (dead and alive), the floors and walls inside and out were cracked and chipped, the kitchen counters were chipped, the kitchen cabinets were old and broken, the backyard was left with a rotting fence and a patch of dirt full of weeds, the walls were full of nails left by a previous tenant and never removed by management, and the smell of the building could only be described as a moldy aroma that lingers. This townhouse and the surrounding area was an extreme let down, and once we approached management with complaints, they were extremely defensive and rude and we felt it appropriate to put in our 30-day notice after less than 24 hours of living there. As two college kids from a different state, our move to Eugene was difficult to begin with, and the situation this property management company put us in along with how they handled it (blaming us) caused a huge setback in our lives and left us heartbroken. If at all possible, please avoid renting from this company. read more

I have never had more trouble with a rental company, so renters beware. I will make it short and sweet, I asked for repairs in November, December and Janurary and was instead given a 14/30 in January for my mattress being on the floor? Needless to say I had a City Inspector in Eugene review my concerns, and the property FAILED INSPECTION. I wrote them a letter asking them to release me from my lease and return my full deposit. They released me from the lease (and of course have already re rented this non-habitable property), but stated they wont give me my deposit without a walk through and final accounting notice. So now I have met with an attorney in anticipation of what I am going to have to do if they keep the deposit for repairs that are required by the city, and have been forced to spend all kinds of money to move. We found a house to rent in West Eugene through premier property. It was perfect for us! 4 bedroom, 3.5 baths! The security deposit was 1,800.00 and rent was 1,795.00, perfect, so we thought! We submitted all of the necessary paper work to get approved, we got approved, yay!! Then we got the email saying that our new security deposit was now going to be 2,800.00 based on mainly our credit and some for the dog. It said "mainly your credit". We understood the dog portion, but the main reason for such a large increase of the deposit was our credit...our credit is good, not perfect, but not horrible either. No where on any papers or their web-site does it say they can raise the deposit due to a low credit score! We have great income, we gave them a perfect 5 year rental history and the numbers of our landlords that can also verify that history. Never one late or one missed payment in that 5 year history, and we left everyone of those rentals in perfect condition! The security deposit should have absolutely nothing to do with your credit!! So, be aware if your credit is 650 or below, be ready to pay a higher deposit! (We are having them break down the deposit so we know how much is credit and how much was dog, and no, we will not be renting this house!). If you have time, go through the reviews that were not recommended by yelp at the bottom of the yelp page, none of them are good for premier! I should have read them first'. read more

I do not have a single good thing to say about Premier Property Management. From our first interaction with their agents not knowing what residence was available to rent and showing wrong houses only to tell us "were sorry but we shouldn't have shown you that one," our entire experience was unprofessional to say the least. The house we eventually moved into was dirty and with all issues we found while doing our inspection we were just told to put them on the move in inspection. Nothing was resolved. When we finally left they had the nerve to deduct many of the things listed on our move in inspection from our security deposit. When called to confront them on this issue and many others, the women on the phone were rude and disrespectful. I would avoid going through them unless you want to be disrespected and have poor service. Good luck! read more

Premier claims to a company "built on true integrity, professionalism and experience," which I found to be utterly ridiculous. It's not even worth my time to explain everything that I disliked about this company, but a couple of issues are noteworthy. We own a rental house and hired Premier to manage it for us, mostly because we didn't want to deal with the background and credit checks involved in finding new tenants. We were upfront from the beginning that we wanted to be involved in the maintenance of the house, which we were told was no problem. However, when we wanted to meet the tenants in order to point out a couple of quirks with the house (a breaker in a strange place, a sprinkler system that is not quite intuitive) they put us off and tried to tell me that my husband was okay with not meeting with the tenants. I insisted that we wanted to meet them, and Premier asked me to ask my husband to tell the tenants that he was the Premier maintenance man. I told her that my husband would absolutely not lie about who he was, and she asked that he just not mention that he was the owner. We ended up meeting the tenants, and immediately introduced ourselves as the owners. The tenant was so relieved, and expressed his confusion and annoyance that Premier had insisted that he meet with the "maintenance guy" upon moving in. I just have to say that again: She asked us to lie about who we were! So, integrity? Not so much. They didn't actually seem to understand the meaning of the word. As soon as our year-long contract with them was complete, we decided to manage the property ourselves. Rather than asking why we made that decision, they ignored us at first and then turned cold. Every interaction since then (save one, with a woman who was helpful and listened to my concerns professionally) has had a snarky tone to it. So, professionalism? Again: not so much. There were other issues that were frustrating, as well, including work done by one of their contractors that was shoddy, included a huge mess that we had to clean up, and made use of our tools that we did not agree to and which were not put away after use. Furthermore, there was a noticeable tone of disrespect when speaking about renters, which I found to be condescending. The only reason they get two stars from me is because we do really love our tenants, and though we have canceled our contract with Premier, we're happy that they moved in. The Premier maintenance people were friendly. Unfortunately that's the only good thing to say about them. The apartment was very dirty when we moved in. When we moved out, we followed all the move-out instructions and left the place far cleaner than when we moved in. But we were charged an enormous cleaning fee and lost most of our deposit. The office staff is not at all receptive to tenant concerns. I would advise renters to look elsewhere if possible. read more

If I could give zero stars, I would! BE FOR-WARNED: the owner of this Management Co. is an incredibly rude and a very disrespectful person. We moved into our rental on Sorrel Way in March of 2017 and was told by Shelly that the 'owner' would not renew our lease in July, 2017. That was a an out and out lie. The owner of the property, with whom I spoke with, knew nothing about it. The neighbors confirmed how many tenants they have kicked out when the lease is up and then they raise the rent. The worst thing for us, and there were many things I could state here, but... the one where we found out... on the day we moved in... that the fireplace was 'condemned' and the wood burning stove had to be removed from the house. We were not told this by anyone at Premier, but rather the chimney guy called to set up a date to remove the stove. We were shocked at how we found out. A whole month after we paid our deposit and were picking up the key's to move in we had to confront Premier Property instead of them being up front with us and maybe giving us a choice to either rent the house or find something else..but we had to be out of our rental that weekend so we were stuck. When they listed the house this June,2017, they listed it with the fireplace and wood burning stove and even had pictures of them...false advertising! They quickly changed it once the owner found out. So you can expect your electric bill to be around $300.00 per month because of the open beam ceilings and all the windows...it's a very hard house to keep warm and cool in the summer. We have asked to have the front yard security light sensor fixed and Premier refused saying they were not responsible for our safety...even after we had both of our vehicles broken into. There are so many more examples of our horrible experience with this property management company, but that would take too many pages.
