    I would not recommend this company. Be extremely wary, especially regarding their "continued…read moreservice" agreements. My property manager originally hired them to clean the gutters on my rental property and apparently signed up for an ongoing plan to receive a discount. That manager left in July 2025, and I sold the property in November 2025. In January 2026--after I no longer owned the home--the company performed an unscheduled cleaning and sent me the bill. When I explained that I no longer owned the property, the company refused to drop the charges, insisting I never canceled the agreement. However, I never signed a contract. When I requested a copy of the "service agreement," they produced a document where my name was simply typed in--no signature, no timestamp, and likely filled out by the former manager. Despite my never confirming a 2025 appointment, they proceeded to service a property I didn't own, essentially trespassing. They claimed to have contacted me, but I have no record of any calls, voicemails, or texts. Furthermore, their actual work was subpar; they consistently missed the gutters on the back deck. To make matters worse, while one worker was suggesting expensive roof repairs, another worker privately told my tenant he could do the same job for half the price on the side. This "side-hustle" approach made my tenants very uncomfortable. This company is overpriced and employs shady business practices. Save yourself the headache and stay away.

    ***RUN DONT WALK***…read more AYS Restoration turned what should have been an exciting home renovation into one of the most frustrating consumer experiences we've ever had. We hired them for a large renovation project involving our master bathroom, closet system, and additional work totaling well over $45,000. While some of the labor crews, especially Paulo and his team, did quality work, the overall management, transparency, communication, and billing practices were deeply concerning. The biggest issue centers around a custom walk-in shower with a rear bench. Common sense says a walk-in shower like this requires a glass door. Someone from their company physically came out and measured for the glass door, yet later we were told the door was somehow "not included" unless we paid thousands more. If it was never part of the scope, why was it measured in the first place? It gets worse. We recently discovered one of the vendor quotes they attempted to pass through to us was heavily marked up. The actual vendor price was approximately $1,900, while AYS attempted to charge us roughly $2,500 for the exact same item despite not measuring, manufacturing, or installing it themselves. That is a markup of over 30% simply for acting as a middleman. Had this been clearly disclosed upfront, maybe we could have had a conversation about it. Instead, everything felt buried inside confusing change orders and poorly written documentation full of inconsistent fonts, colors, and vague wording that looked more copied from templates than professionally reviewed contracts. The estimating process itself was also problematic. Critical items repeatedly seemed to be "left out" initially, only to reappear later as added costs through change orders. At some point it stops feeling accidental and starts feeling strategic. Communication became exhausting. Rather than simply resolving issues reasonably, we were met with deflection, rewritten timelines of events, and responses that often contradicted what actually occurred during the project. We even discovered questions surrounding whether proper ownership authorization was fully verified before contracts were executed. What disappoints me most is this could have been solved easily. There is still a substantial balance left on this project, and instead of resolving a dispute over a shower door professionally, they appear willing to damage their reputation over what should have been a straightforward customer service resolution. Atlanta has far too many quality contractors and restoration companies to settle for this level of confusion, pressure, and lack of transparency. Proceed carefully and document absolutely everything if you choose to work with them.

Initially, the insurance was only going to pay for a partial roof replacement along with some ceiling repairs, but after Shay worked his magic, they not only agreed to reroof the whole thing, but they also agreed to redeck it as well. The roof replacement actually took place today, and I couldn't be happier with the results! First of all, Adam Chastain, who oversaw everything, is awesome at what he does. He's great at communicating and was easy to get in contact if I needed anything. Best of all, he guided his team to do top-notch work for me at every phase of the job...from the decking installation, to the drip edges on the rake edges and the eave edges, flashing around the dormers, to the actual installation of the shingles themselves, and more. Additionally, Adam had his team do a couple of things that weren't even called for in the contract like replacing the decrepit flashing around my chimney and having them seal and repair a leaky attic window that had been the source of a lot of water damage in the past. Furthermore, the crew themselves were hard working, skilled, and super friendly. I genuinely couldn't be any more pleased with my roof replacement. I'm really glad I went with this company, and I'm now recommending them to a good friend of mine who's also in the market for a roof replacement.
