While other property managers we tried to consult were hard to get ahold of and only seemed to have road blocks to offer, Brad had a great response time and quickly showed us what we needed to do to get the ball rolling. I have had PMI Riverside manage my properties for over a year. Brad is very attentive and responds to my questions/concerns in a timely manner. He has been managing three of my properties and consistently stays on top of rent being collected, rent collection never falls through! I am very happy with his level of service. When I first signed up with him, one of my properties were vacant and he was able to find a renter within 5 days of me contacting him. (The management company I had before him was unable to find a new renter for over 3 weeks.) I am very happy that I switched over to Brad. We are fortunate to have had the opportunity to work with PMI riverside. In particular, Brad, he goes above and for his tenets very professional. He was very communicative and accommodating. Easy to get ahold of if in need. We were able to do most things like make payments or maintenance request in minutes from our phone. He does an excellent job of maintaining the rentals; clean and functional. Also, the move in process and move out process was easy and expedient. We got our deposit back in a very timely manner. Called for an appointment yesterday spoke with Brad who was very testy on on the phone figured he was just busy but when my boyfriend met up with him today it turns out that was just his personality. He was rude and did not want to be bothered with questions. He even had the nerve to call someone else that was supposed to be there for a walk thru and scold her for being late in front of my boyfriend with a smile on his face. PMI Riverside is absolutely awful. The leasing agent named Brad Allen who showed us the property acted very strangely and inhospitable. He even joked about Covid-19 and stated that he hates mask wearing, then proceeded to pretend cough around us while we were masked. He said that he would contact us shortly and made us feel sure that we would get the place; we met all of the criteria, and our credit score and proof of income were much more than asked for the place. Finally, I had to learn that the place was off the market through a notification via Trulia. I do not recommend going through the application process with these people. read more

He makes you feel like family, he asks about the kids, tell's you about his, he makes you feel comfortable to ask for help if you need it. If you are a woman, I would not want Brad coming to your place to be the property manager. My experience has been at the very least, scary! His ability to communicate what he needs and why is very poor. We hate having him as a property manager. It has been this way from the beginning. The house was not cleaned or ready by the date he promised. He wasted hours of our time at move in going over an inspection that my spouse noted was exceptionally detailed when working with me, but when my spouse took over, Brad suddenly was able to move through the inspection with speed. We pay a few months of rent in advance for convenience, and he called to complain that we shouldn't pay so much in advance.- when in reality, he doesn't make the transaction fees he would get paying monthly. A few months into the lease, he sends a text stating I needed to call him 'Now" as if an emergency. Turns out, he needed to do a 6 month inspection on the house. That is great, what responsible person wouldn't want this? Unfortunately, the way he went about it was as if we were doing something criminal in the home. I did not react well to this weird behaviors, and told him he needs to deal with my spouse, I let him know he creeps me out, makes me uncomfortable, and to stay away from me and to only call my spouse for scheduling. It only got worse from here. He ended up putting an eviction notice on our home which prompted us to call the police and an attorney(best friend is a real estate attorney- not a hard to call to make) - we wanted to make sure we didn't do something to break our lease terms. It went down like this: He shows up to our place for the inspection, only to start taking photos of our PERSONAL ITEMS in our home. He didn't inspect the detectors, he came armed with a camera. We live out of boxes because we spent too many weeks trying to clean the place( you know, between work and moving- theres so much time for cleaning a house that was supposed to be clean at move in- I'm being sarcastic- yes I'm still furious about being given a home that he dares to tell us should be professionally cleaned when the lease is up and gave up and decided this guy wasted so much of our time and money its best we just keep everything packed so we can GTHO when the lease is up. From day one, he has ruined this contract. Back to the nightmare inspection: He did not Not photgraph the carbon or fire detectors as he stated- and even then, NO landlord is allowed to take photos without permission - and even then, - its only legal for use if the property is up for sale or lease. NONE of those conditions were present at the time of inspection. Our lease has specific language that covers it. He broke his own lease rules but tries to evict us? He was thrown out of our house and we called the police and filed a complaint with the RPD at the downtown location. Does the property owner know? Probably not, its a college town with investor owners. WE pay on time , ahead of time, so I'm sure Brad looks like he's doing a swell job. We will never ever rent from PMI or recommend PMI for use. He complains of slow client growth, well, he chases good paying renters off with his creepy behaviors. This behavior most likely goes unnoticed because he deals with mostly college age students - Im in Canyon Crest -who may not be aware. We are not college kids, but middle aged adults renting at this time because we just sold our home and are in remodel of the new one. Run away if you are a property owner, it took everything in me not to file a lawsuit. I am currently typing up the paperwork to file the complaint with CAR. And lastly- I contacted him to end the lease early, its summertime, families are moving and its an opportunity for him to raise the rent and get renters that suit his behaviors better, like unsuspecting college kids. His answer " I hate college kids, I don't want to rent to them" College kids are not a protected class, FYI, he can discriminate all he wants , and he does. Brads response - does include that my father in law did the inspection with him.. WHY- because even my FIL felt Brad is a danger to the women in our family- he did the inspection on my behalf so I didn't have to be around Brad and having him leering the entire time. I went to the county recorders office to obtain ownership contact. Brad refuses to contact her and let her know what is going on. read more

He would come by the property as we were preparing it to rent ourselves and give us recommendations and pep talks. Good thing we trusted his leads, the house was rented the first day he listed it.
