During the pandemic I was fortunate to discover Property Management Inc. in Chicago while relocating from Minnesota. Initially, I explored online listings and photos, and then I met with Atul, who, despite my limited time, showed me three properties. I immediately fell in love with one in Rogers Park, which I have proudly called home for the past 5 years. The apartment is stunning and meticulously maintained. Throughout my time here, every issue I encountered was resolved within 48 hours. Atul was consistently available to address any questions or concerns promptly. I was particularly impressed by his responsiveness during the heat wave we had last summer. We faced the heating challenges for tenants and landlords alike. Atul was proactive and attentive, ensuring that we were cool and safe, while I know friends who were left without air conditioning for days and some with pets even stayed the week I highly recommend his services! read more

I am extremely disappointed by the way PMI Chicago handles their virtual assistants. When asking simple questions, I was met with disrespect and unprofessionalism. Feels entirely like I got scammed, and the virtual assistant was rude and escalated the disagreement quickly. Absolutely terrible experience. Bibash is incompetent and doesn't know how to properly communicate. read more

Most horrible experience. Issues never resolved timely. Im mean pipes busted roof blew open n the still haven't fixes the damage from that on a year. read more

Atul Singh and his assistant Bibash are the worst landlords I've ever had and I've lived in this big city for all of my life. If you come across one of their listings or even simply encounter Atul or Bibash... RUN!!! Literally everything in our apartment has had to be fixed and it takes so long for them to respond. They don't communicate with us after multiple calls, texts, and emails. We've had issues with heating (they let us go over a week without heat), back door lock issues, washing machine, plumbing, roof access, hard water, you name it. They don't have an actual maintenance team, and instead, they hire under the table contractors on a case by case basis. It's honestly to the point where living at their property has become such a nightmare I'd love to sue these people. Atul rides around in his Tesla because he's rolling in the dough while not doing his damn job. If you're fine with fixing everything yourself and not having a reliable landlord you should go with these guys, but if you have any standards at all I HIGHLY recommend you run... even if it's a dream place. The tradeoff has not been worth it. read more

Getting signed with PMI for a place was quick and easy. However, once we found that there were things needing repair or replacement, PMI dragged their time. In fact, none of our requests were ever fulfilled. read more

Atul Singh is the worst landlord I have ever had in the 3 major cities I have lived in over the last 15 years. if you encounter this man, RUN. run as fast as you can the other way. It takes months to get anything fixed, I have had rats in my kitchen on multiple occasions (I am on the third floor) and he has basically done nothing about it. He barely answers texts, and I had to threaten to sue him in order to get a front door that locked. Atul should be embarrassed to show his face in the city of Chicago and all of his properties should be condemned. read more

Rented apartment in Lincoln Park from this company. They werevery responsive to emergency calls when I lacked hot water and needed a door knob replaced. The apartment itself was very spacious. If they maintained the property grounds better like cutting grass or removing litter from contractors, they would receive 5 stars from me. read more

I lived in a unit for 1 year and enjoyed it! The value of the place matched the price. I had no problems with management. I would say maintenance took a while to come, but everything was fixed when they left. read more

Do not rent from this group. They are inaccessible, unresponsive, rude, unhelpful. Atul's voicemail is always full and he doesn't respond to text messages. They didn't fulfill any service requests. Didn't shovel snow (multiple people fell down the front stairs). Don't take care of the property or do other maintenance. Clearly a money grab; they only do the very bare minimum. read more

Have been a happy renter for 4 years now. Reliable service when we've had issues, responsive with maintenance requests and easy to work with

Don't ever rent with this company. Atul will rush you through the showing because if you actually had the time to look you'd realize how neglected and cheap their places are. Our heat went out during the polar vortex and it took three days of badgering to get someone to come fix it. There were too many other maintenance issues to list that took days or weeks to fix. The epitome of how they treat their tenants--I was sleeping for work and asked them to not enter my bedroom during one showing time. One of Atul's male minions broke open the lock on my bedroom and came in as I was sleeping. Atul dismissed my complaint saying I agreed to showings in my apartment contract and shouldn't lock my bedroom door? read more

Listen to the negative reviews on here. They are true. I saw a Wrigleyville apartment for rent and wanted to believe otherwise. Unfortunately, I am now a current resident, and have had to deal with the incompetence of Atul and PMI. The negative reviews are spot-on. Atul and his crew did little to clean-up after the last tenants. Upon moving in, the walls were chipped and covered in smudges, some of the appliances were falling apart or ineffective, and the ineptitude and laziness of Atul and his crew are astounding. I'm bracing myself for when our heat doesn't work in the middle of a Chicago winter. The only way to get Atul and PMI to respond to service requests is to **threaten legal action**. Unfortunately, I'm not exaggerating. I don't care if it looks great in the pictures, I don't care if you think you can deal with a bad landlord, if you see Atul or PMI as the property manager, DO NOT RENT FROM THEM. Atul- I hope you can read this. You need to pick another profession because it cannot be any worse than this. read more

Landlord is very quick to answer and provided fixes without delay. Pricing was very clear and unit was very well kept. Atul at PMI kept the process simple and I had an overall great experience renting from him! read more

This is the new page for PMI Chicago, looks like their old one got deleted which had even more negative reviews. I would avoid renting with Atul and Mousumi at all costs. They were negligent landlords and they were not even contactable. The property I rented was in disarray and falling apart. There was a leak from the outside so every time it rained my carpet got soaked and my room smelt like a swamp for days. Their maintenance people "fixed it" .. supposedly. But it continued to be a problem. The ac guy tried to fix the central ac at least five times. We did not have ac for the hottest month of the year in August and my apt had internal temps of over 85+ degrees. It was a constant task of communicating with them and their various maintenance people to get anything taken care of. read more

Wish I could leave zero stars. Landlord blatantly ignores tenants. They owe me $450 from an emergency plumber they told us to get when the bathtub that clearly hadn't been serviced in years (decades) leaked and exploded. Very unprofessional. Save yourself the heart attack and rent anywhere else. read more

Atul is an extremely negligent landlord, almost dangerously negligent. Even after three break-ins by a sexual predator in two of three units, he didn't want to change the building locks, insisting that one of the female tenants must have given her key to a boy. It was only after constant demands from all three units that he actually followed through. (When speaking to the police about the break-ins, the detective on the case gave concern about Atul's inaccessibility, as he wouldn't even pick up the phone for the police, as well as his lack of apparent interest in his tenant's welfare) When my roommates and I didn't renew our lease, we made sure at least one of us was always around when he showed our apartment to prospective renters. He targets young college students. He thinks they're naive. It is also very clear that Atul is running a scam. My roommates and I were acquainted with one of the tenants who took our apartment despite our warnings. He saw our apartment the first day Atul began showings, but Atul continued showing our apartment well until the last week we were there - misleading people so they'd pay him for the application fees, only to find out that the apartment was already taken - much like in Will S.'s review. The trouble isn't worth it. Don't do business with him. read more

Four years ago I was lucky enough to find Property Management Inc. in Chicago. I initially looked at online postings and photographs due to the relocating from the east coast. I met with Atul with limited time and he was able to show me three properties. I fell in love with a Lincoln Park location and have spent the past four years calling it home. The apartment is beautiful and well maintained. During my time there literally every issue I had was resolved within 48 hours. Atul made himself readily available to answer any questions or concerns in a timely manner. I was specifically impressed with the responsiveness during the harsh winters. This winter in particular was challenged by the polar vortex. It posed heating challenges for all tenants and landlords; Atul was proactive and attentive knowing the heating system would be taxed, the end result was we were warm and safe. (I have friends that went without heat for days and had to stay in a hotel at their own cost). Atul is the epitome of what a real estate professional should be -straightforward, honest and responsive. Especially in a fast paced rental market such as Chicago. As with anything if you treat people professionally and with respect it is reciprocated. Highly recommend! read more

This is a sham of a company, and Atul Kumar Singh should be ashamed of himself. He is rude, untimely, and has a complete lack of regard for tenants. During our showing of one of his ground units, a question was posed about the natural light... Atul chose to respond "I don't know, I don't care- that's your problem if you choose to live here". I would not put one ounce of faith in this company, and as a practicing real estate agent strongly recommend you avoid doing business with PMI at all costs if you want any chance of an enjoyable lease. read more

We had a leaking water heater in our apartment and they were very prompt in getting it fixed. Joe, Martin, and atul were all very helpful and friendly during the process read more

This company is a joke. I set up an appointment to view an available apartment they had. The first time I show up and meet with the landlord, it turns out the leasing agent forgot to put the key back in the lockbox. Honest mistake right? We make a 2nd appointment to meet up again. The second time we meet up, the leasing agent put a key back in the lockbox, but it's the key to the wrong unit. The landlord apologizes, "promises" me that he won't rent the unit until he's able to show it to me, and then we make a 3rd appointment. The day of the 3rd appointment, I show up and the landlord is nowhere to be seen. He goes completely dark and won't answer any of my phone calls or texts. I go to look up his company website to look for information to file a complaint against him with the Better Business Bureau and get this - he has a fake logo on his website that says he's a BBB Certified Business. When I tried to look him up with the BBB his company isn't even listed in the database. Hope he enjoys the phone call that he's about to get from the BBB. Don't eff with me. FRAUD. LIARS. UNPROFESSIONAL. SKETCHY. Run far in the other direction if you see PMI Chicago listed as the property management company. read more

During last 2 years of college and 2 more years after graduation we lived at one of the apartments belonging to PMI in West Depaul. It was a large 2 level duplex at a very good price initially but they did raise the rents on us halfway. A couple of times when we lost roommates due to transfers they were flexible and helped us out in bringing in new roommates and they even helped us get out of the lease 2 months earlier at the very end. They put the place on the market early at our request and once new applicants were found we were all super happy to avoid the last 2 months rent. These people like to have their leases end in July/August so the new tenants signed for 14 months and everybody was happy. I enjoyed our stay with them and the flexibility with changing roommates and the lease. I recommend them. read more

We have loved renting from PMI. They are responsive to requests for repairs and always friendly when checking in on our family.

At first we were unsure if we wanted to move into a place with these reviews. However, after discussing with Atul, he cleared everything up and reassured us that he would look after us. He answered all of our questions that we had and assured us that he would fulfill his duties as our realtor. He did an excellent job helping us through the application process and making sure any of our doubts were settled. read more

This was an awful company to deal with. Atul Singh showed a Lincoln Park apartment to my prospective roommates and I and he was extremely pushy with getting us to sign the place in the beginning. He zipped through the tour, trying to avoid the bad areas of the apartment and then told us we should fill out an application immediately if we wanted the place. We obliged, applied that night, paid $60+ apiece only for him to tell us the next day that there was already an application in on the apartment and that another tenant was slated to move in. He was happy to spam us with emails, text messages and even phone calls with dozens of other properties he wanted us to tour, but the second we asked for our money back Atul became astonishingly impossible to get ahold of. Atul wasted our time and money and fully contextualized the tangible fraudulence known as PMI Chicago. read more

Atul Kumar Singh was very difficult to work with. He was very dismissive and did not communicate well. I would not recommend PMI or Atul. read more

My roommate and I recently moved in to a property owned by Property Management Inc. The previous tenant had lived in our apartment for three years prior to us moving in so when they moved out there were several issues my roommate and I had to address (ie: scuff marks on the walls from moving, damage to doors, fixing of some appliances and leaks, etc). We contacted the company and Martin, the handyman, promptly address and fixed all of the issues we had! We are very pleased with Martin's work and professionalism. read more

After moving in August 1st, I'm already prepared to leave a bad review for this company. We weren't told any information about move in until the week of, already having booked movers, and came to find out they didn't even know when we'd be able to get the keys to the apartment from them. Our friend had to pick them up for us, and we were given a bag of unlabeled keys with no indication of what they go to. Mind you, we had never toured the apartment so we didn't know what the entrance was like (a gate with a lock that gets you to the main door with a lock plus the actual door to our unit) We were told we have a parking spot but were never told which one (and it looks like it is either in front of or behind neighbors' cars). My roommates called, emailed, and texted Atul to ask for more information but we have gotten nothing. We don't even know where our trash bin is. After sending Atul and Mousumi the requested list of items that need attention in addition to multiple questions, Atul replied with "Martin will handle these items" and gave us Martin's number. None of the several questions were answered. This is DEFINITELY not the excellent customer service they speak of on the PMI website. read more

I worked with PMI Chicago through Atul Kumar Singh and had a very poor experience. His customer service was terrible! Atul posted listing of apartments available, but did not actually seem interested in showing them. It seems like I was inconveniencing him to try to rent his properties. He requested lots of personal information to rent the property under the guise of the Patriot Act, which sounded fishy. I strongly suggest anyone considering doing business with Property Management Inc. Chicago or Mr. Atul Kumar Singh stay away! read more

Today, two of my roommates and I went to go see a duplex on Cleaver on the West Side. The guy showing us the apartment had previously been incredibly rude to us on the phone and told us that it had to be a 10 minute showing at 2 pm sharp. We went to see the unit anyways because it looked so gorgeous. Anyways, when we got there, he was about 5-10 minutes late getting us into the apartment. He walked out of the apartment having just shown it to two men of the same ethic background as him (relevant later). They were incredibly chummy and he seemed alright. When he greeted us that quickly changed. His demeanor was very crass from the start. Once we got into the apartment, he tried to fly through the area and we barely got to investigate the rooms on the top level. Still, at a glance it looked perfect. Throughout the whole viewing we had heard some loud music coming from upstairs. My female roommate asked the tenant who was there about the music and she said that they always loud music on. Obviously a red flag. He quickly dismissed this saying, "those are the nicest guys he's ever dealt with." Along with that, he repeatedly called the girls who were living there "skanks" and alleged that they were late on rent all the time with multiple bounced checks. From this point on, he was extremely rude to my roommate for even talking to the tenant about the unit. We still went on looking at the unit and went to the lower level. Down there, there was a ton of paint flakes on the ground, some damage to the walls, poorly maintained bathroom grout, and stained carpets. My female roommate asked if that would be fixed and, after a bit of banter that you would expect with people who know what they're doing when looking at apartments, he just goes, "I am terminating this showing." He justified it by saying that she was not a fit tenant for asking him questions and that we were "trouble". I don't think I've ever had anything close to this happen to me. Don't deal with these people. read more
