This is a review that I posted on the BBB's site: We lived at 1316 Aspen Pines Drive, Wilder,…read moreKentucky 41071. We were there for 5 years and in the beginning it was nice. There was a good property manager working there, but she left. The new property manager raised our rent $200 in one year and even tried to say we didn't pay our water bill when we did. There used to be a good maintenance man named Jeffrey that worked there, but he left, and the place went downhill at Aspen Pines Apartments. When we moved out there was mold growing in my mother's room. Also, there were a lot of structural cracks in the walls and bathroom tiles. Aspen Pines Apartments changed water company's and the new company overcharges you on water. Me and my mom were charged for a full month of water usage when we only lived there for 7 days during that month. We turned the keys in on July 14th along with our forwarding address. Aspen Pines Apartments lost our forwarding address and still mailed it to the wrong address. Now we have to wait another 2 months to get our deposit back, because the check was lost in the mail. Beware of this business, you will get done dirty when you move out.

If I could give this place less than 1 star I would…read more DO NOT CONSIDER WORKING WITH THESE PEOPLE. I would consider myself and my roommate as the ideal renter. My roommate and I always paid on time, and we always paid our utilities on time. My roommate and I did everything they had asked for by the book before we left. We had the carpets professionally shampooed for $110 as instructed by management with a receipt provided. (so we could guarantee our security deposit), had the apartment cleaned, Everything was moved out, we gave 2 months notice that we were leaving etc. Two weeks after we had moved out we get a letter in them mail stating all of the charges that were deducted from the security deposit. We had been charged a $100 for a general cleaning fee.$30 for an oven cleaning fee, and another $30 for a refrigerator cleaning fee (keep in mind it's not even a full size fridge). And then another $225.00 for a door replacement. I immediately contacted management and asked what door needed replaced. They had told me that my roommate and I had tried to plaster over a hole on one of the sliding closet doors so they had to replace the whole door. 1. Myself nor my roommate have ever plastered in the apartment nor outside of the apartment, or even tried. 2. What sliding closet door costs $225.00? I had even told management that if they legitimately did 160.00 in cleaning after I paid $110 to have the carpets shampooed as well as swept and moped the floors 2 times then that was fine they can keep the $160.00 for the cleaning that maybe took 30 minutes if they did the oven and fridge but there is no way I'm paying 225.00 for something that we did not do. I have continually contacted management regarding the situation to work this out but they are no longer replying. Earlier in the year I had my car towed from this facility on two separate occasions as a resident because there were not enough parking spaces available for residents. I missed a day of work because of this.i had no idea where my car was the next morning. I had to call 5 different towing company's that morning to see who had it as well as get a ride from my home to the facility. I called management after the first time this happened to let them know the situation on why I had to park where I did, due to the parking issue.I asked where I needed to park next time to prevent this and I tried to get my $130 Back for what I had to pay the towing company, but they essentially told me tough luck. So I sucked it up and took the loss. The next time the parking lot was full I parked where management had told me to park. My car was then again gone the next morning, On a Sunday. The towing company was office was closed by the time I realized my car was missing. It took me a full day to get my car back because There was only one driver working and he was out in Indiana and wouldn't be back until later that day to open the gate. I then proceeded to pay them another $130 to get my car back.

Hands down the worst company I have ever leased from…read more Before we moved in they failed to inform us major construction would be going below us for 6 months. They were constantly drilling into the concrete ceiling i.e our floor. The sound was so loud and intense we had to leave our apartment or wear noise cancelling headphones. Urban sites did absolutely zero as consolation. We had neighbors on both sides who violated quite hours deep into the night like 3am partying and blasting music. The walls are so thin when you lay in bed you can hear conversations clear as day. We addressed this for over a year and they were zero help. I had requested to be present for the final walk through to address any issues they may have that i could address before move out. They refused me to attend and I was ultimately charged $180 for "cleaning fees". I took photos after I had cleaned the apartment, but I guess they were expecting me to have it professionally cleaned... I understand having the tenant leaving clean to a reasonable amount and then have the apartment professionally cleaned, but I guess they are too cheap. Zero help. Does not care about you at all. Just looking to sign a lease and be done with you. Good luck if you pick to live here.

My apartment was great! Unfortunately, my experience soured at the end when they withheld $350 of my deposit for dubious cleaning charges and "damage" that I'm pretty sure any reasonable person would call normal wear-and-tear. Withholding a bit? Yeah, sure. More than a 1/3 of my deposit? Egregious, in my opinion. Some details to explain how "impersonal" the service is. I pleaded for extra shelves for my kitchen cupboard, as I had minimal storage, but they said no. I requested touch-up paint to paint a spot they'd skipped. Nope. I made an appointment with maintenance for 2pm to install my window AC units. He showed up at 8am instead. Once the weather cooled, I asked for their removal to make my windows more energy-efficient. He refused to take them out of my 400-square foot apartment, and I had to drag them into my closet, losing about 1/4 of my space there. What I'm describing are not things they have to agree to do, but I'm mentioning this to show that they don't really seem to care about tenants as people. Previous property management companies I've dealt with, and certainly individual landlords, were always more accommodating than this. Last tip: in many Over-the-Rhine buildings, they rehab apartments as they're vacated, so there can be construction outside your window for weeks at a time, which means noise, noxious fumes, dust, and debris. I would have appreciated a bit of warning but, again, I can admit that it's not something they legally have to accommodate, so they don't.

I lived at the Ravenswood about two years ago. In that time, I reported unsanitary conditions,…read morefaulty and unsafe electrical configurations, experienced repeated heating and cooling failures, a theft when the management was showing my apartment when I was planning on leaving, and out-dated internet connectivity. I should also mention, my wife worked remotely at the time and due to their building and their maintenance staff's incompetency, she was no longer able to work remotely because the line for our internet was cut while work was being performed on the building. By cut, I mean that the cable that brought cable and internet into the building was severed and took several weeks to get repaired. I broke my lease early due to the aforementioned conditions. I was concerned about the health and welfare of my infant child and son with special needs, all of which I explained to management. I paid the extremely exorbitant rent because the building was in a very safe and accessible area of town, so my issue is not with Uptown's pricing model. I understand they exist to turn a profit. My issue is that after I expressed my concerns, no action beyond spraying for bugs (once) was ever taken. The management never did anything to address the root cause of the numerous issues with their building. ***edit (4/23/2019)*** After working with one of the managers (Greg) at Uptown, we came to an agreement that suited both our needs. While I am not happy with how we ended our relationship, the financial portion was worked out satisfactorily. I would still not advocate for Uptown but if you need somewhere to live in a safe neighborhood, Uptown's Ravenswood beats a cardboard box. I added a star because Greg was accommodating and forthright.

I bought a security camera for my living room due to 4 men showing up unannounced at my apartment, saying they were going to come in to "inspect" after living there for only 2 weeks. When I called the office for clarification, the property manager was unaware of this team but after a brief hold, told me it was their "executive team" and per the lease agreement, they can enter whenever they want, to do whatever they want. Well... Ohio law requires a 24 hour notice unless in cases of emergency (which there has never been one) -- so clearly they believe their company supersedes the law! That was two years ago though -- Beyond the QUARTERLY inspections (where they take a picture of the air filter and flip a light switch or two), maintenance has now entered my apartment 4 times within the last 3 months and done absolutely nothing each time. Only twice did I receive proper notice or an explanation as to why they were coming -- the only reason I know they came was because of my security camera that I turn on while at work. I have expensive electronics and jewelry in my apartment and it feels like I am being cased. Overall, their methods of property management are suspicious and make me feel extremely unsafe as a young woman living alone.
