Hands down the worst company I have ever leased from. Before we moved in they failed to inform us major construction would be going below us for 6 months. They were constantly drilling into the concrete ceiling i.e our floor. The sound was so loud and intense we had to leave our apartment or wear noise cancelling headphones. Urban sites did absolutely zero as consolation. We had neighbors on both sides who violated quite hours deep into the night like 3am partying and blasting music. The walls are so thin when you lay in bed you can hear conversations clear as day. We addressed this for over a year and they were zero help. I had requested to be present for the final walk through to address any issues they may have that i could address before move out. They refused me to attend and I was ultimately charged $180 for "cleaning fees". I took photos after I had cleaned the apartment, but I guess they were expecting me to have it professionally cleaned... I understand having the tenant leaving clean to a reasonable amount and then have the apartment professionally cleaned, but I guess they are too cheap. Zero help. Does not care about you at all. Just looking to sign a lease and be done with you. Good luck if you pick to live here. read more

The Urban Sites team is professional and efficient, if a bit impersonal. Their online portal for maintenance requests is really convenient, and I loved autopaying my rent. My apartment was great! Unfortunately, my experience soured at the end when they withheld $350 of my deposit for dubious cleaning charges and "damage" that I'm pretty sure any reasonable person would call normal wear-and-tear. Withholding a bit? Yeah, sure. More than a 1/3 of my deposit? Egregious, in my opinion. Some details to explain how "impersonal" the service is. I pleaded for extra shelves for my kitchen cupboard, as I had minimal storage, but they said no. I requested touch-up paint to paint a spot they'd skipped. Nope. I made an appointment with maintenance for 2pm to install my window AC units. He showed up at 8am instead. Once the weather cooled, I asked for their removal to make my windows more energy-efficient. He refused to take them out of my 400-square foot apartment, and I had to drag them into my closet, losing about 1/4 of my space there. What I'm describing are not things they have to agree to do, but I'm mentioning this to show that they don't really seem to care about tenants as people. Previous property management companies I've dealt with, and certainly individual landlords, were always more accommodating than this. Last tip: in many Over-the-Rhine buildings, they rehab apartments as they're vacated, so there can be construction outside your window for weeks at a time, which means noise, noxious fumes, dust, and debris. I would have appreciated a bit of warning but, again, I can admit that it's not something they legally have to accommodate, so they don't. read more

Horrific experience thus far for my clients who have rented 303 Greenup St.: the unit was FILTHY when they arrived after a long journey moving their family from Florida. I had been assured that it would be professionally cleaned prior to their arrival. It was not. There was no hot water upon their arrival, and it remained an issue with getting any water all, apparently. There are NUMEROUS issues with this place, too many to mention: garbage & leftover contractor supplies/junk in storage cabinets they were expecting to be able to use, floor boards coming up causing splinters & issues w/ her children, the kitchen sink not operating properly (requests to repair this have been ignored - no one has EVER replied to their requests for help within a day in their experience). This only a few among a multitude of other issues they have had to deal with ... but the "piece de resistance" is the fact THEY HAVE RATS IN THIS UNIT. I was sent me a photo of a pile of towels, and other items where rats had urinated/defecated, eaten, etc and left it stinking. There is apparently a hole under the sink, the cabinet for which is not finished and thus opens into the interior wall of the building allowing who knows what to come and go. This is insane. In response to my appeal over Facebook, I received the following: "Thanks for messaging us. We try to be as responsive as possible. We will contact you as soon as one of our staff members are available." THAT was 3 days ago ... or more. Zero response. My client's dog KILLED a RAT in this apartment ... if there is ONE, there are MANY. Absolutely unacceptable. The e-mail I sent to the agent with whom I was working has gone without response, as well. I expect a response ... and I promise you, will NEVER recommend your company to ANYONE read more

LOVE LOVE LOVE OTR!!!! If you are already a resident of this amazing nook of Cincinnati, then you know what I mean. OTR (Over the Rhine) has been by far, the best neighborhood I have had the pleasure of being a part of. Now, granted, I haven't lived in all the kitschy towns in the states, but this is one that holds a dear place in my heart and no one could have made this any easier than Urban Sites. Coming from the Hyde Park community, I was ready to tear into downtown culture. I saw some great loft spaces online through Urban Sites and just had to take a look for myself - in person. The staff was super welcoming and huge advocates of the culture in the hood. My sweet dude of housing (landlord) Mr. Kris Sommer set me up with the sweetest first digs ever! A one bedroom loft with exposed brick and AC, a basement and washer and dryer hook ups. I had a dishwasher (and no, not my own two hands) and sweet new kitchen digs. All for an incredibly reasonable price. ...yes, I did say first, because when things change, well - they change and sometimes a home must change as well and Urban Sites was more than accommodating. Before my lease was up, I snagged another apartment and moved to Race street, and this apartment was BOSS!!!! But, then my roommate ended up bailing and once again - change was in motion. I explained my situation and before I could even finish, Kris was on his way to show me another money saving stead. The one I happened upon ended up not being available and he happily put me in an interrum apartment. The final and fourth property - was on Main. As if the personable service and attention to client detail weren't enough, I was now across from Shadow Bread, Iris Cafe was right downstairs and two doors down and Yoga was my downstairs neighbor! No fear either, the culture of the small town city is bustling but should anything happen - Urban Sites has your back - always. Kris continues to update renters and owners with new and happening events, but also important reminders and notes of public safety that he receives from participating in foundation and crime meetings on a regular basis. Urban Sites - Apartments Near Me - Cincinnati, Ohio

Urban Sites LLC provided some useful services to our HOA, but was overall a detriment to our building. They are essentially a glorified book-keeping and cleaning service who poorly provide a handful of other property management services. The company is a small stepping stone for young urban professionals -- we had, I believe, five different "managers" over a three year period, each of which quickly moved on to another position or company. Each property manager was courteous and knowledgeable, but apparently either overloaded or uninterested, as their level of communication and follow-through on action items was extremely lacking. We would routinely have to remind Urban Sites when something actually needed to get done. Contacting the company for emergency maintenance was very ineffective. On multiple occasions we experienced flooding issues which were not addressed in a timely fashion. Replacement of light bulbs was not done unless specifically asked for. Snow removal was NEVER done, despite being part of our paid contract. Maintenance staff were under-experienced -- typically the result would be that Urban Sites calls a third-party contractor anyway to come in and "kick the tires," and no useful action would be taken. I would not recommend going through Urban Sites for contracting work, because of the previously mentioned communications issues. They are somewhat knowledgeable about these issues, but do not perform a complete job -- rather bids are solicited and thrown over the wall. After the work is done, they will also do nothing to gauge whether it was done properly. It is a far better idea to bypass Urban Sites entirely. and work with contractors directly as building/unit owners. This is more work, but well worth it as Urban Sites brings no value to the table. Finally, after working with Urban Sites for several years, we received a "Dear John" letter from them, only two months before they intended to stop providing their services. I find this abrupt notice highly unprofessional, but am largely glad to be rid of working with them. Perhaps their decision to serve only Over the Rhine apartments and commercial spaces will help to increase their quality of service, but until they make clear improvements I would recommend against working with this experimental company. read more

I have some experience with this company, both through my job and through, what seems to be, my un-ending search for an apartment. I have to say that this is one of the leading rental companies in the city. They are mostly in Over-the-Rhine as I understand it, but have properties in many areas of the city. I really like their preservation attitude towards the existing properties that they manage and own, and their dedication to creating great living environments in otherwise not so desirable areas. Their professionalism is top notch, and they are extremely friendly. I recently looked at an apartment, that I was not completely keen on, and the woman showing me around seemed to recognize that and present other options available in the area. read more

At first this company was great. Friendly people, very fast maintenance, etc. As months went by, it kept getting worse, and I ended up leaving my apartment a month early because I was so uncomfortable. I lived alone, and had sky windows in my living room... the amount of times I had maintenance men up on my roof/looking down from the skylight with no warning was unbearable. Aside from that, I had the "property manager" UNLOCK MY BEDROOM DOOR, WALK UP MY BEDROOM STAIRS, AND COME INTO MY BEDROOM. I was in a bra, absolutely terrified... he claimed he didn't know it was my bedroom, yet didn't even knock... when I reached out to my landlord about these things, she wouldn't respond, she would just forward my messages to other people. I was on a payment plan due to covid, yet still got charged late fees. I will not be renting from this company again. read more

Urban Sites was helpful on the way in and "whacked" me on the way out with 5 (FIVE) different cleaning charges that totalled $550.00! - including one for cleaning a dishwasher that hadn't worked or been used in over 6 months... I'm livid. It's really ashame, had it not been for the shake-down I just incurred, I had a wonderful stay with them, and they were extremely helpful when I relocated here from out of town. It seems like they're just too busy for the staff to have time to care or personally look into things. I hope that Urban Sites turns it around because although they're helping to grow downtown - they not going to keep it this way. read more

I've been an Urban Sites renter for almost four years, and the folks there continue to impress me with how they care for their tenants and properties. Alaina and the rest of the folks in the office are friendly, helpful and always quick to respond to any need that may arise. Have a maintenance issue? Dave and his crew are speedy with any repairs and general property upkeep. I love the online tools that are available to help me pay my rent conveniently or submit maintenance requests. And with regard to the property itself, I can't stop gushing about my apartment... one of the coolest spaces in Over-the-Rhine, complete with a massive skylight, loads of exposed brick and duct work, amazing original hardwood flooring. Our new space in OTR has perfectly embraced our quirkiness and even added to the culture/character we are so proud to embrace. The communications were always swift and without the typical BS the other companies were trying to feed. We've been in our new space for 6 months now and couldn't be happier with our decision. I recently left my Urban Sites apartment because I moved to Austin, Texas for school, but I wish I could find them here. While in Cincinnati, I lived in an apartment on Clifton Avenue near MLK for 3 years. My three roommates and I often noted how lucky we felt for finding the place. The staff at Urban Sites is warm and helpful, and maintenance issues are always quickly addressed. We always felt cared for under their management. This past winter, when conditions could not have been more brutal, Urban Sites had a crew of guys salting, shoveling, and clearing ice from our driveway, front steps, and sidewalk frequently. On almost every occasion, our maintenance requests were addressed the same day we reported them, sometimes the following day if the matter wasn't pressing. I'd recommend Urban Sites to anyone and will definitely be looking them up again if I move back to Cincy. read more

I was not able to find an apartment that suited my particular situation (big dog!), which was unfortunate for me, but I have to say that the agent who helped me (Emily) was very good, very responsive, and patient with all my questions. And I had a LOT of questions! I was trying to coordinate a move from out of state, which was far from ideal, but she was kind enough to let me send my family/friends on scouting trips with her when I couldn't be there. Even though it didn't work out for me, personally, I can highly recommend the service at Urban Sites, at least insofar as I experienced it while looking for a new home. So sad my pet situation meant me missing out on some really stellar properties (that loft on Reading Road! My heart!), but the overall experience of looking with Urban Sites was great. read more

Urban Sites has been pivotal in terms of repopulating urban Cincinnati, specifically OTR, yet the past few years as OTR has reached its pre-riot popularity again, they have begun to take advantage of that fact rather than sticking to their original goals. I don't know if Mr. Baum has stopped being involved in the day-to-day or what, but their rents have been rising to the point of absurdity, yet it's impossible to get any typical repairs done (hope your furnace doesn't go out in January, it'll be a few days!) , and deposits are routinely kept in entirety. They may have some nice apartments, but beware as you aren't going to get what you pay for... Somewhere, people are lining their pockets at residents' expense.I've rented from several different companies in Cincinnati and this is the only one I'd never rent from again nor suggest to anyone. read more
