    The gym has state of the art equipment, but not much of it and not much space. Tuesdays and Thursdays at 6-7am are impossible for cardio workouts- I have to arrive at 4:30am to get a machine. The residents, for the most part, clean up after themselves, but there's always one who doesn't wipe down the equipment they used and leaves the TV on full blast when they leave. I also wish they'd clean the mats and carpet once in awhile; both are beginning to smell like dog poo.

    If you have taken a tour of Savoy or recently moved-in you will undoubtedly be bombarded by the…read moremanagement team to provide a 5 star Google review. Don't do it. This is their way of getting 5 star reviews before you have had a chance to interact with them for an extended period of time. Wait to provide a review until you move-out. This will give you more time to determine how Savoy West Chester (Hills Properties) truly operates. The management team is exceptionally good at being very friendly before and immediately upon move-in. Just read the other reviews...they are from people who recently took a tour of the property or recently moved-in. Then compare those reviews to the reviews provided by tenants that have moved out. You will see a vast difference in opinion.. Move-out becomes a problem if you have to break your lease and move out early. They tell you they have a "waiting list" and ask you for "accelerated" rent payments. They tell you they will refund any amount if they are able to place a new tenant before your lease expires and since they have a waiting list, that time period is typically 2 weeks. My 3 neighbors moved out at least 3 weeks before any work was even started on 2 of the units. If you need an honest opinion of Savoy don't rely on this review or anything you hear from the management team, with the exception of Taylor. Taylor is great to work with and has a great personality. Come by the place and talk to the 3rd party cleaning crew and ask their opinion of the management team. You will be amazed at what they have to say about the management team. There are plenty of other decent apartments in the area. I would encourage everyone to consider those first. You will regret staying at Savoy in the end. Again, please, please, please don't give them a 5 star review until you stay here at least a year or more and have had a chance to see how they handle move-out! What have you got to lose? Also, before signing the lease, ask them what the "Lease Break Fee" is and get it in writing. As mentioned before, working with Taylor was great. I can't say that about the leasing staff. Forget about calling the corporate office. The regional manager can't seem to return emails or phone calls. She gets the manager to do her dirty work. Shame on Savoy West Chester and Hills Properties.

They did finally let me out of my lease. I was lucky, other residences had their AC go out and not fixed all summer. Also had car towed the day I was moving out. There was no where to park but I had to load my car. When I came out to load my car early in the morning, it had been towed. It's been two years and I still have ptsd from that rotten moldy carpet smell and all the constant noise and grime everywhere. Worst place I've ever lived.

I renewed my lease because I believed management when they promised the issues I had since the day I moved in last winter would be addressed. Unfortunately, the heat has been a problem for two years now. Last year, every time I opened a work order, the tech left me small space heaters instead of fixing the system. The issue only "resolved" when the weather warmed up, not because anything was repaired. That tech was eventually fired, which says a lot. Before renewing, I spoke directly with Jake (assistant manager), who assured me they would partner with maintenance to ensure the heat issue was finally fixed, and if needed, bring in an HVAC technician. That never happened. Jake has ignored every email I've sent since my heat began underperforming again. Jess (manager) also ignored the emails I sent last week, though she did call once to say the supervisor was on the way. The supervisor confirmed the system isn't working properly and should be cleaned out. He told me that if it's still not working afterward, they'll replace it, as he confirmed it is an OLD furnace. Yet nothing has been done. I've had an open work order on this complaint since November 11th, and the supervisor closed it on December 8th (without doing anything) with the note, "unit needs cleaned but is running." My heat was set to 74° and is currently at 66°. It is currently 24° outside and feels like 18°. This is insane. To make matters worse, when an HVAC technician came out for my AC, they told me the system needed to be replaced. I relayed this to management, but they still refused to act. It's now December, and I'm forced to use my own heaters to stay warm while paying full rent. Walking into my living room shouldn't require full clothing because of inadequate heat. The apartment itself is nice, but management's lack of urgency and communication is unacceptable. I've added two pictures here. The first shows today's thermostat set to 74°, but the room temperature is only 66°. The second is from last January, thermostat set to 72°, but the room was just 58°. The issue was never resolved. It just got warmer outside. If you value reliable heat and responsive management, think twice before renting here. Update: Conditions have not improved. I originally gave 2 stars, but I am now lowering my rating to 1 star. Despite management's promises, the heat in my apartment continues to underperform. On December 14, 2025, during the first snow storm of the season, my thermostat was set to 74°, but the room temperature was only 62°. I submitted another work order that day for "Heating - Blowing Cold Air." This is the same issue I reported last month, last week, and last winter (when my thermostat showed 58° while set to 72°). The maintenance history shows multiple heating requests marked "Work Completed," yet nothing was actually fixed. I have been forced to rely on space heaters for two winters while paying full rent. Management has ignored emails, closed work orders without repairs, and failed to bring in an HVAC technician despite acknowledging the furnace is old and not working properly. The location and apartment itself are great, but management's lack of urgency and accountability makes this place unsafe and unacceptable. If you value reliable heat and honest communication, look elsewhere. I've attached a picture of today's thermostat as well.

I didn't panic, but after retracing my steps didn't work, I stopped looking and decided I would indeed find them when I stopped looking for them. After "not looking" for 24 hours, I called the office. Lee was empathetic and offered to have my house key, mail key, and gate fob replaced and delivered to my door as soon as possible. Immediately upon hanging up the phone, a thunderbolt hit as I remembered changing my "Valentine" door wreath to a "Let It Snow" door wreath. There were my keys, dangling by the car key fob from the snowman's hat. I immediately called Lee to stop the key remake when Serena told me Lee was already getting things started. Now I'm sure some lady losing her keys wasn't the most important task to be done, but the ladies laughed (WITH me of course) but making my little problem was indeed important to them. They continually harass you with phone calls and emails and drive around looking for things to complain about. They have mold, bugs, and trees that are falling everywhere including geese poop every where. I highly wouldn't recommend paying them any rent at all. They are way overpriced and way undeveloped. Not too mention they are not professional in the slightest. Most of the workers live here and think it makes them special when this place is truly a dump.

When we moved in back in December, the old property manager, Cecilia, was very sweet to us. But because we needed a place to go, we really didn't have time to shop around, or we would have never landed here, we ignored a ton of things we didn't like simply to get moved in somewhere. I almost can't put into words the amount of issues we've had here, The portal they use for their residents to pay rent is consistently wrong, and because of this, my husband and I choose to pay rent with a check one month, we will never do that again because it took them an entire month to take that money out of our bank and by time they took it out, It was like we had to pay rent twice because next months was due when they finally took it out for the previous month. I swear these people just bang their head on a keyboard and decide that's the total you owe, "resident billing" is upwards of $300 a month on top of rent, for what, I don't know, just a way for corporate to get more money out of their residents and this isn't even including your electric bill through Duke. They market themselves as luxury apartments, which is completely comical, they charge luxury prices and you're living in a very old building that has been "renovated" with the landlord special. I'm going to insert some pictures of the way this apartment was WHEN WE MOVED IN! They did send someone out to reseal the edges of the laminate flooring, but it's still coming up around all the edges, there are trashy paint drips on all of the doors paint on all of the door knobs, the air vents are filthy, mold under the caulk in the shower, dumpsters constantly overflowing and smell putrid, the list goes on. My husband and I have just collectively agreed that we're just going to get through these last 5 and 1/2 months here until we can get out. But I urge everyone to not just blindly look at Google reviews like we did, half of them are fake and scripted, right when you move in, they pressure you to come in and fill out a piece of paper for a review, at the time I gave a good review, but we had literally lived here for maybe 2 weeks. And don't even get me started on the outrageous move-in costs. Please look around at other review hubs before considering this place. There are so many ACTUAL luxury apartments that you can move into for the same price as here, don't settle, things are so expensive anymore, demand and expect what you pay your hard earned money for. These people act like everyone should be able to sell out thousands every month while getting the bare minimum.

The overflowing dumpsters provide a breathtaking aroma and mountainesque landscape, you can actually taste "the mountains." Our experience with office and maintenance staff has been positive. They are very pleasant with us. Breakdowns in equipment and appliances have been repaired or replaced promptly. In 2024, our windows have been replaced, and all buildings received new siding. A new large picnic pavilion with a gas fire pit was installed. Of course, rents go up every year, but they do everywhere else, too. I expect we will stay here until it's time to leave Cincinnati. We are happy here.

Decks are falling apart/need replaced. Exterior trim falling off the building. Very few gutters/proper storm water management. 1 heating/ac vent in the back bedroom, 3 in the front bedroom both bedrooms and closets are on exterior walls, so each room should have at least 1 heat run. Interior doors are close to level but the ceiling is falling outwards. Refrigerator is leaning backwards by 3 inches so the door is always closing on you. Poor drywall touch up throughout. They show you a nicer apartment when you're looking to rent then stick you in a dump with lipstick and want top dollar for rent. Don't even look at the 4 garages per the 12 apartments, you'll never get to rent one. Pool is nice other than the fact it's falling apart. Neighbors are nice, minus the one person who can't figure out the parking program. Hope you like raccoons, they're all over the place, even living in the garages that you won't be able to rent. Office staff is nice and friendly, but are only available M-F 9am-5pm so if you work an average job you won't be able to get ahold of anyone to talk face to face. Mind your condensation drain on your ac, they don't clean it from years of build up so it will over flow on to the floor in your mechanical closet. Dryer plugs are outdated and are only 3 prong not 4. Closet shelving falls from the wall of you decide to use it. Over all just very disappointing and over priced for what you get and have to put up with. 10/10 do not recommend.
