I cannot move out soon enough. Don't rent from this place unless you want to be constantly bombarded with inspections that lead nowhere. I bought a security camera for my living room due to 4 men showing up unannounced at my apartment, saying they were going to come in to "inspect" after living there for only 2 weeks. When I called the office for clarification, the property manager was unaware of this team but after a brief hold, told me it was their "executive team" and per the lease agreement, they can enter whenever they want, to do whatever they want. Well... Ohio law requires a 24 hour notice unless in cases of emergency (which there has never been one) -- so clearly they believe their company supersedes the law! That was two years ago though -- Beyond the QUARTERLY inspections (where they take a picture of the air filter and flip a light switch or two), maintenance has now entered my apartment 4 times within the last 3 months and done absolutely nothing each time. Only twice did I receive proper notice or an explanation as to why they were coming -- the only reason I know they came was because of my security camera that I turn on while at work. I have expensive electronics and jewelry in my apartment and it feels like I am being cased. Overall, their methods of property management are suspicious and make me feel extremely unsafe as a young woman living alone. read more

June 2025 - I have moved to another Uptown Rentals property since my first review since they pretty much monopolize 80% of the housing surrounding the University of Cincinnati and have had an even worse experience. We have had constant problems at our unit since we moved in. We were told that everything would be clean including the carpet, appliances, floors, etc upon move in. It was absolutely disgusting when we moved in and it looked like nothing had been cleaned. Bathrooms had urine on the walls surrounding the toilet and mold in the shower. Continuing on, our air conditioning in the summer never worked properly, it would be set to 68-69 and would only the cool the house down to around 72-73 degrees. We requested service multiple times and were told it was fine and it was in fact, not. We have had animals between the floors that my roommates in the basement can hear in their ceiling. Eventually they died and made the house smell for 1-3 months because Uptown would do nothing about it. Recently, we have had flies that will not go away that have infested the house, even though Uptown says they exterminated them. My car had been broken into in the parking lot that we paid $1200 for as well as recently, my roommates car now has a bullet hole in the door. We had a shooting outside our house with one person injured less than 20 feet away from our front door. Uptown Rental properties does not care for the safety of young adults in the community or for the health and wellbeing of their tenants that live in their underkept properties. This is the worst rental company in the Cincinnati area. Avoid it if you can. Good luck if you have any sort of issues or questions for the property manager because when you call the office, she won't be there. You can leave a voicemail, but you will never hear back. Most of the maintenance guys are cool and helpful, but the office is incompetent and just wants to suck as much money out of you as possible. Security cameras needed in lobbies of buildings. If you have a package delivered it will most likely get stolen or ripped apart and discarded if the person stealing it does not want the item. The stairwells are often littered with open boxes from items that were stolen. Building to easy to get into to not have security cameras. read more

Their latest excuse for not fixing the toilet is to admit it's a code violation but that it's an "old building" and they are "grandfathered in", so they don't have to fix anything! Convenient. There 65 west property is considered a gated apartment complex but the gates have been not working and left open for months. The parking lot is in horrible condition and they constantly have trash over flowing the dumpster to not enough dumpsters for a property this size. They charger $900-$1,000 a year for parking bringing in over $20,000 a month and can't provide basic property maintenance. Also had a different car down this week and left my parking pass in my other car and got towed out of the spot that I pay for and had to pay and additional $160 to get my car back. This owners are complete snobs and have the worst customer service. read more

UPDATE #2 There's so much poop. Literally I watch residents of my building ( Euclid Square), and residents of my neighboring buildings ( Euclid Court, AND 5,6,7 East University ) take their dogs out and let them poop along the fences of the building, in the street, on the sidewalks and at the wheels of parked cars. The smell is the first thing that hits you on our street. And that's before the swarms of flies do. Our sidewalks are an absolute health hazard. And residents and management don't seem to care. I'm convinced the only thing they do between residents is sweep and clean the carpet flooring. Having found hairs in the bathtub and on tile floor around the apartment that weren't mine upon move in was very gross . All of that being said, distance to campus is very fair, and walkable. Parking is guaranteed if you should decide to pay for a pass, and they allow animals- so if you require a service animal ( though note many residents, especially in my building do not pick up after them), they do allow small dogs and cats for a fee per animal , if you need one. Unfortunately, Uptown owns most property around campus. While some units are nice, they raise the rent an unfair amount every year even if you continue to sign the lease. The units themselves are not bad, but, wow, the maintenance and customer service is atrocious. Our heat broke this past winter and we called 7 maintenance requests. Each of the first six visits, they'd come and reset the breaker and say it was fixed. We would tell them each time after the second time they came that the past person did that and they didn't listen. We finally got our heat fixed after 4 WEEKS AND 7 REQUESTS. Just to top that, our AC broke this summer and it was 95 degrees in the apartment. It took them a whole week to fix that. They're horrible. The price pay at 252 E university ave is almost 1800$ a month and the water pipes in the building are severely messed up. They half ass any maintenance job and in this building the thermostat breaks constantly. The toilet randomly fills up with water and our upstairs neighbors did the same and it causes water to leak from our ceiling and come out of our light switches. The carpet is so dirty, the facet broke at one point in the bathroom, the sink in the kitchen will randomly fill up with food and water from the garbage disposals when you run the dishwasher, under the sink they use a slab of wood as the bottom of the cabinet that was molded when we moved in, the walls are paper thin, and our stove top broke all in our 1.5 years of living here. I have to add a update to my review, I've been moved out of this apartment for almost a year now & they sent me to collections because apparently I owe them over $200 to fix some blinds that they said was taken out of the deposit (I never got my deposit back). These blinds actually were broken when I first moved in and they never fixed them then charged me for them when I moved out!! The nightmare of living in this roach infested apartment doesn't end a year later. this is genuinely the worst company to rent from. Which could be debated as fair except for the fact we moved into a complete disaster!! Our water heater leaks, the toilet wouldn't stop running (which took them weeks to come fix after our repair request), our feet would turn black walking around bare foot, our bath tub was black, there is a black circle burned into the kitchen floor. And then there's the gate. They wont fix the gate of our complex or the dumpster door which has been broken off. Both the gate and dumpster door our left wide open which allows and has allowed anyone into out complex. I have asked them when the Gate will be fixed but again they will not answer! I lived at an uptown property called 101 E Corry 2022-2023 and they allowed the "broken" Garage door to remain open until one day I reported my catalytic converter was stolen out of their garage they began to seem to worry about the problem. My neighbors at 101 E Corry had their rooms broken into and have had personal property destroyed because of how many broken entrance doors they had . There were also multiple warnings have people that seemed to be homeless that would roam into the building through the doors that were always broken.This year at Euclid square The residents have taken it upon them selves to stay on look out for the multiple sketchy individuals that do not live at our complex that have been roaming around in the parking lot because uptown won't fix the gate. This place is trashy and need to have some kind of repercussion for how low quality and how unsafe they are. read more

If i could rate 0 stars I would. Views on vine is one of the most embarrassing establishments ive had the misfortune of being apart of. Noone will make you feel more upset, more cheated, and more disrespected than uptown rental properties. It blows my mind how they can state they have "unmatched customer service" when they treat their residents like anything but a human being let alone a paying customer. All you are to uptown is a cash cow waiting to be squeezed for more money at every step of the way. Your packages will be stolen, your car will be towed from the spot you pay $900 for, your shower won't drain, your floors will come up, your air filter will be completely black (see picture of a uptown worker literally telling me this is the grossest filter he has seen and was legit concerned about it- Thanks uptown). The best part is it will all be your fault. Does not matter at all what happens. I would love to see Dan live in this apartment for a year so he could experience what his company puts people through. Maybe would appreciate his workers coming in unannounced (breaking lease terms with lack of 24 hr notice) while Dan is in the shower cause that was a fun one for me. Absolutely disgusting, especially if you are a female, you will literally have male uptown workers break into your apartment "whenever they want" even when you are in the shower. No other place has ever allowed this to be okay but uptown does for some reason even though there is no fundamental reason where that is okay. Also i wonder how dan would feel if his car was towed from the parking spot he specifically purchased for his specific self just because the little piece of plastic was not in view for the tow truck driver. Then the same tow truck driver literally assault you while you are paying to get your car back from their business (yes this happened to me after Uptowns tow truck company assaulted my roommate while we were trying to legally pay to get it back after they towed our car from the spot we paid $1000 for). Wrote a review about a month ago about grass being blown in the street when landscaper is there. Their response was "they would do better" Landscaper was there today and did the same thing. I called the Cincinnati office and left a voice mail for Property Manager. She called me back with a bunch of excuses about whoever answers these emails is corporate and she is local and had no idea it was an issue. Then we on to tell me its a public road, and isn't a problem. I ride a motorcycle, as does several that travel this road. Basically she blew me off so this is notice I will call the police next time and see about a littering ticket inside city limits. Lets hope someone doesn't get hurt by their landscapers laziness, it could expose you to some legal troubles. Fun fact: Don't live here. Why you ask? Well... The night of June 5th we heard buckling noises coming from the other room. When we went to go look, moments later the ceiling came down on my fiancee (literally). The pictures show it wasn't just a little bit of ceiling that hit her in the head (1 month after her 3rd spine surgery). That night uptown wouldn't provide a hotel or anywhere for us to live because it was still "livable", that night she ended up spending in the ER to get her head, spine, and lungs checked out (from inhaling insulation and having trouble breathing). We thankfully were able to stay with my parents, but the whole time were told by Uptown this was "livable". Meanwhile we didn't feel safe since the ceiling already fell on us once, who was to say it wouldn't happen again? Every time we went to take pictures we had trouble breathing and left coughing (even with masks on). Workers came out that night from uptown to clean it, but pieces were still falling and everything in our apartment became covered in insulation. Workers ate our food, used & broke some of our personal belongings, left our doors unlocked, and more over the week of repairs. We told Uptown about the cracks in the ceiling weeks prior to this. All that happened was they were covered up, no investigation as to the cause. Why do I share this? Per Uptown: it was not due to water damage. It was because the building was old and it has happened before. What's to say it won't happen again? I would think twice about leasing with Uptown and think twice about renewing any lease with them. We did not feel safe. They have not been helpful dealing with this situation. They refuse to compensate the less than 1 month of rent for us not being able to live there because of not feeling safe and having trouble breathing when we walk in the apartment. read more

Well the maintenance and desk people are very nice, but stay away from Uptown. The other reviews seem pretty representative: I also dealt with roaches and stolen packages (EVERY package that came into the building was either stolen or opened, in a package room only for residents, and they knew about it but just said to forward mail to their office), mailboxes broken because of people forcing their way in, etc. But the real kicker is when they told me in writing that someone had paid a deposit on my unit and they were giving me 48 hours to renew or not (this was 9 MONTHS before my lease would end). I later found out that this was an entire lie, they send that email to everyone. Now I can't get out of the renewal which hasn't even started yet unless I pay $800 AND keep paying rent until a new person is found. read more

The building at 4th & Plum is beautiful. It's a shame that it is so unsafe on the eighth floor- the very spot my 110 pound dog fell from to his death. He died Oct. 19th because the barriers in the eighth floor are much too low to be safe, or to code for that matter! As of today, almost 2 months later, no one has done anything to protect the residents, their families, their loved ones, or their pets. Uptown rentals deserves less than a one star rating. I have been living here since the fall of 2021 and made a very unfortunate decision to resign my lease, as this decision has to be made very soon after moving in. If I could get out of my lease for next year, I would in a second. The problems have been constant. To name just a few: -Ceiling leaks in the bathroom and the problem could not be found, so now there is just a hole in the ceiling. We were told to just let them know if the leak happens again. -Cheap flooring has come up. After reporting this issue, we were told that we would have to replace the flooring in the entire apartment as this was damage was clearly our fault since we had been long term residents of two weeks. Apparently using a chair to study in a college apartment is irrational in uptown's mind. Lease doesnt state anything about using a floor protector either -Car towed! I pay the $900 fee to park my car in the parking garage in a specific spot. My car had to be put in the shop; therefore, I was using another car. Why is it an issue that another car that I am using is in the spot that I pay for? I pay for the spot. I do not pay $900 for something to hang from my mirror. I had to pay $175 cash to get the car back I was using ON TOP OF the $900 I am already paying for the spot. uptown does not care - classic. -Similiar to someone else's review, I have also had issues with maintenance coming in unannounced. My roommate had to run out of the shower once when a worker barged in while they were naked. They have also left the door unlocked which puts all of my belongings at risk. - The elevator breaks constantly, and I try to let the leasing office know as quickly as possible. Door handles are ripped off the door. The place is simply just not taken care of. Only thing that is decent here is the cleaning staff who are understaffed and over worked. -The amount of packages that have been stolen from me are countless - once again my fault. I discussed this with the leasing office, and their solution was to just send it to the leasing office. Why? The leasing office often closes earlier than my packages would be delivered for one. For two, I saw the package room at the leasing office. Also anytime uptown is involved it usually ends very poorly - No thanks. It resorted to me having to purchase a PO Box. -The list goes on and on. The worst part is- uptown does not care about any of these issues. My tag was visible on the dash (not hanging on the mirror) and they refused to reimburse me even though I was legally parked in my spot. Absolute Bull. They raised the price of parking while doing nothing to improve the conditions of the parking lot. The couple of years I lived in their apartments, they repainted the lines once. So if they raised the cost of parking ~$50-$100 per spot, explain how that math adds up. Last time I checked, paint and labor aren't that expensive to justify raising the cost above the already $900 cost. They will literally do NOTHING for disruptive tenants. Cars will do burnouts in the parking lot, throw bottles and trash everywhere, and party nonstop. If you try to address it, they simply say, "Okay we'll issue a notice to them". I am 9 months into a 12 month lease at 310 Oak St and there is so much wrong that I would have to write an essay as a warning of how much negligence I have experienced living here. 6 months of renovations with a number of people in and out of my apartment weekly (sometimes without any notice of entering at all). Walls being opened and dust all over my apartment and no actual compassion for people living in the middle of their projects taking 6x as long as a simple HVAC install should take. I will try to simply it though. They first few weeks of move-in your car will be towed if you park in your spot without the shitty piece of plastic. The walls are so thin that you can hear people in the other units, feel people walking in the hallways, and hear full conversations outside. My unit has been going through a renovation for 6 months to install an in unit HVAC system. During this time I've had so many people in and out of my apartment sometimes without notice. Which is alarming because if strangers are in and out of my apartment every week without a log of when and why kept by myself or at least Uptown, that is not only a hazard to my safety but also putting me belongings at risk. I've had people enter my bedroom while I was getting dressed. I've had shit left all over and dust everywhere but expected to shampoo my own carpet. I've had maintenance come in to "inspect my unit" but not actually inspect a thing which is clear because the wax ring in my toilet was completely gone and I had to bitch for weeks about the water seeping out from the cracks of my bathroom floor despite being told "it will dry" as if I was a bother to ask the pissy floors to be replaced. Leaving my entire apartment smelling like piss and risking my health from lingering toilet water and mold. I literally have people in my apartment every to every other week for NOTHING TO EVEN BE DONE. At some point there were water issues that literally made my skin so irritated and broke out into hives which has never happened ever and I was told that "I'm not used to hard water" despite this happening 5 months into my lease (Dec) without an issue with the hard water before then and not having one since. The icing on the cake is my door being left open who an unknown about of time after entering until I returned to my apartment. When I say this is the absolute place I have ever lived and HATE going into my own overpriced apartment! This wasn't fixed the first day I called even though they told me it would be fixed very quickly within the day. Now today when I asked to speak to a manager in the office I was not able to reach a manager. I expressed the problem again and I was told that the property manager is off for the day so he can't fix it. They couldn't even get someone else to cover the job. Communication is rough - I've asked to be notified before anyone comes into my apartment (which is in my lease), and multiple times men from maintenance have walked in without any notice while I've been getting dressed in the morning even though I am shouting "do NOT come in". Management always acts like you're bothering them. They may or may not respond to emails and will not look into any tenant issues. My broken radiators were finally fixed by contractors, but unfortunately they left the unit covered in piles of dirt - I guess they were cleaning the radiators out and left it all there? Everything was covered in a layer of dirt. I sent pictures and there was no offer for anyone to come in to clean it up, so after a day I spent hours cleaning it myself so I could shower and not walk around in dirt. The only person who is helpful is who I assume is the head of maintenance. He's very kind and was able to talk to management to give me a small credit for having to clean up after them. However, I reached out to also get reimbursed for the items I'll need to replace due to damage from the contractors and was told they would not be reimbursing me for any damaged items. I lived at the Ravenswood about two years ago. In that time, I reported unsanitary conditions, faulty and unsafe electrical configurations, experienced repeated heating and cooling failures, a theft when the management was showing my apartment when I was planning on leaving, and out-dated internet connectivity. I should also mention, my wife worked remotely at the time and due to their building and their maintenance staff's incompetency, she was no longer able to work remotely because the line for our internet was cut while work was being performed on the building. By cut, I mean that the cable that brought cable and internet into the building was severed and took several weeks to get repaired. I broke my lease early due to the aforementioned conditions. I was concerned about the health and welfare of my infant child and son with special needs, all of which I explained to management. I paid the extremely exorbitant rent because the building was in a very safe and accessible area of town, so my issue is not with Uptown's pricing model. I understand they exist to turn a profit. My issue is that after I expressed my concerns, no action beyond spraying for bugs (once) was ever taken. The management never did anything to address the root cause of the numerous issues with their building. ***edit (4/23/2019)*** After working with one of the managers (Greg) at Uptown, we came to an agreement that suited both our needs. While I am not happy with how we ended our relationship, the financial portion was worked out satisfactorily. I would still not advocate for Uptown but if you need somewhere to live in a safe neighborhood, Uptown's Ravenswood beats a cardboard box. Uptown Rental does not hold up their lease agreement. Since moving into our apartment my husband and I have had no peace. There is water damage in our apartment and rotten wood. No action has been taken by Uptown to repair our apartment. We had to file a formal complaint with the Cincinnati Office of Building Codes in order for Uptown to return our phone calls and emails. Neighbors are constantly playing music at all hours of the day, which shakes our apartment. We had to call the police several time for noise disturbances. Towing is not enforced at all if the car has a parking pass. We paid $900 only to end up parking in front of a dumpster because different cars are occupying our assigned spot. If you are a college student at the University of Cincinnati save yourself the money and live some where else. It is evident that Uptown Rentals takes advantage of students as they would not get themselves involved with all the trouble required to prove all the issues that the apartments have. read more

Property manager was unresponsive for more than half of the year; I had a toilet leaking through my ceiling with plaster/paint falling on the carpet all year. It never got fixed properly; I would get different answers every time as to what was wrong with the ceiling. Carpets were nasty moving in, washer/drier units were ancient and didn't work properly causing our energy bill to surge monthly, garbage disposal broke multiple times, and the fire alarm system was always beeping in the front of the building. This was for the VP3 property. You couldn't get keys reactivated easily; there's also no sense of urgency from the staff. It's quite frustrating to live here & I would not recommend any of these properties from this group. read more

I lived at Jefferson House Apartments. Constantly had issues with management and maintenance. We needed our dryer vents cleaned out and it took them 2 months to get that taken care of even though thats an obvious fire hazard. Had issues with our toilet not being usable and making constant loud noises and when we called maintenance as it was after hours they said if it wasn't leaking lots of water it wasn't going to be taken care of for a while. The front gate was constantly broken in the sense that it wasn't able to be unlocked- so I had to constantly climb the 8 ft gate to get in. Had a hole in our ceiling due to a pipe leaking and it took 3 months for them to fix the pipe then another month to cover the hole. They don't really clean the apartment before giving it to you either- we had to clean ourselves before we moved in. Garage door constantly didn't work. They didn't give us access to the package room so packages where delivered were anyone could take them. Mail boxes were broken so they kept falling open. Hard to avoid this company when they have a monopoly of housing around Cincinnati. read more

I was a resident at Uptown Rental Properties for 2 years and absolutely loved it! My unit was gorgeous, the maintenance was always very fast (and so friendly). The representative there that I always worked with was named Solmy Charriez and she was just so phenomenal!!! I just always had great experiences with her and the staff there. vp3 is the worst apartment i have lived in. the fire alarms go off on the middle of the night for 10+ minutes multiple times a week. the hallways have a terrible odor and after moving in, my apartment was in awful condition even though we were told it was professionally cleaned. the staff does not communicate well and the apartment key cards are terrible quality. mine snapped in half and i had to pay to not only get let into my apartment after work hours but also for a brand new key card. i have never had such a bad experience with any other living situation. after only a month of living there we received multiple emails about strangers touring our apartment for the following year and we're not allowed to refuse or ask for another time. i definitely would not recommend this place to anyone. they also do not do a good job at keeping track of packages. i have had multiple packages stolen from the package room and the entire room is an unorganized mess. it takes me 30 minutes to even look for my package. read more

310 oak street. *ROACHES. They won't do anything about it. *MAGGOTS in the common areas. They won't clean it. *Central heat and ac doesn't work. They won't fix it. *Ceiling POURS every time it rains. They say they're fixing it but it's been 2 years. *(Not sure what uptown would do about it) but just so you know, urine soaked homeless people sleep in the laundry rooms, hallways, lobbies, and stairwells. *Maintenance has entered my unit on multiple occasions without notice. Being a teenage girl home alone trying to shower, doors opened, and suddenly a grown man is yelling maintenance 5 feet away? Yeah no thanks. *There was a crack in my wall and swarms of gnats was coming from it. *I live on the 7th floor and both elevators have been broken at the same time about 10 times since I've lived here. To say the least this building sucks and uptown basically has monopoly around the university so they do not care because people are going to rent from them regardless. If you can find a place not owned by them I would suggest taking it. At the very least don't rent at 310 oak street. read more

The management at Uptown , even with a national pandemic in the midst, and an order from the governor was still sending evictions to tenants that were impacted by COVID. Also for the ones able to pay some or even just a few dollars short, they would get impossible late fees that make breaking even impossible. Also the condition of the apartment I rent has flooded everytime it rains. The maintenance men that work for them instead of fixing things, they destroy. I can't wait to move out from under this managemen. I see why they can't keep an office manager.
