Do not follow the LAWS outlined in the FHA when needing to break a lease. Amy is beyond unprofessional, disrespectful, and does not know what she's doing. My Duke was randomly shut off by them for no reason and when I called I told them Duke told me to contact the leasing office and they had to call and turn it back on. When I called the office and spoke with Amy, she stated she "didn't have time to be on the phone with Duke all day". It takes them at minimum two months to complete basic maintenance requests, considering you are following up with them weekly to come out and complete it. They are not sympathetic at all, they are all rude and beyond unprofessional. If you have to break your lease early, specifically for a medical reason, good luck. They do not follow guidelines within the FHA and will try to force you to pay money you are legally not obligated to pay. I have a friend who is moving soon and was looking at Arbors and she said with all of the issues I had when living there and trying to move out, she would never move there. Leasing offices are a business at the end of the day, but they are the worst I have ever lived with. Not worth it.

Majority of the 5 star reviews you find on websites like google, BBB, yelp, etc. are all fake and the only real ones are the low rated reviews. After talking with residents I found out how many had flooded apartments countless times, flooding from the ceilings, etc, my downstairs neighbors apartment flooded once and the resident moved out. They moved a new resident in, same thing happened. It's a never ending cycle that the Connor group refuses to fix. My dish washer broke and it took maintenance a month to actually fix it so I sat with still, moldy water for a month, I literally had a beach towel over it to keep the odor from seeping out. Our shower tiles fell onto us while showering due to shawty plumbing. Oh, they only had 1 maybe 2 maintenance guys for 400+ buildings, what a joke! I used the pool once while there for 2 years because it's so small that you could never get in during summer hours due to how many people lived there and they would let random people drive in and use it because they refused to fix the locks on the gate. Please don't allow your children to play outside here as well due to the sex offenders and druggies that live in the motel next to McDonald's, extremely unsafe. To take the cake of my living experience here, I was waiting on my security deposit to be mailed to my new address just to find out that they ILLEGALLY reissued my check to my crazy father in law WITHOUT my permission. A check issued to my wife, was mailed to my father in laws place then he had them change the name on the check to his so he could cash it. VERY ILLEGAL. The Connor group has had an open lawsuit against them for some time, please do research before living here, I urge you! Don't pay the $1900 a month just to fork over another 200+ to duke for electricity!! BEWARE OF CONNOR GROUP!!

    I don't like to give reviews but this company deserve one…read more I was a client of this property management company for several years, but my experience significantly declined over time--especially after my divorce, when I began paying closer attention to the financials. I noticed that the monthly distributions I was receiving were not enough to cover my mortgage, which forced me to supplement out of pocket. This raised serious concerns, so I started asking questions and monitoring the account more closely. At one point, I had a vacant property and gave clear instructions not to rent it out. I was told it was on hold, yet the following week the property had been rented anyway--completely disregarding my direction. When I expressed my frustration, instead of addressing the issue, they sent me a termination contract. After taking over management myself, I saw a dramatic improvement. My income increased significantly compared to what I had been receiving while they were managing the properties and finally being able to pay my mortgage. What was even more concerning was what I discovered after building direct relationships with the tenants. Many of them expressed dissatisfaction with the company, stating that maintenance requests were either ignored or poorly handled. This confirmed my suspicion that not only was I losing money, but the properties were not being properly managed. Overall, my experience was disappointing and costly. I would never recommend this property management company to other property owners.

They raised the rent but nothing gets fixed, basement apartments not only leak, but SEVERAL were completely flooded in June displacing numerous residents. Second and third level apartments have sagging floors and the furniture has to be shimmed to level it. Even though they raised our rent, they got rid of the commercial mowers, and 1 guy can't keep up mowing with all this rain. Even when he can; he doesn't trim edges, doesn't push mow areas they can't ride, & doesn't blow grass off the common areas-- all things the great mowing service we "USED" to have--DID!! The indoor common areas haven't been cleaned in weeks and no matter how much we complain about things not getting done or repaired, all you get are excuses. I also found out that the property management company that bought this place last year is a group of out of state slumlords. The previous owners were great, honest, and really tried.-- Not this bunch. This place will soon be the same crime ridden dump it was before because this group of clowns will never do anything right and it's going to continue to go downhill until they'll let anyone in for a buck.
