I don't like to give reviews but this company deserve one. I was a client of this property management company for several years, but my experience significantly declined over time--especially after my divorce, when I began paying closer attention to the financials. I noticed that the monthly distributions I was receiving were not enough to cover my mortgage, which forced me to supplement out of pocket. This raised serious concerns, so I started asking questions and monitoring the account more closely. At one point, I had a vacant property and gave clear instructions not to rent it out. I was told it was on hold, yet the following week the property had been rented anyway--completely disregarding my direction. When I expressed my frustration, instead of addressing the issue, they sent me a termination contract. After taking over management myself, I saw a dramatic improvement. My income increased significantly compared to what I had been receiving while they were managing the properties and finally being able to pay my mortgage. What was even more concerning was what I discovered after building direct relationships with the tenants. Many of them expressed dissatisfaction with the company, stating that maintenance requests were either ignored or poorly handled. This confirmed my suspicion that not only was I losing money, but the properties were not being properly managed. Overall, my experience was disappointing and costly. I would never recommend this property management company to other property owners. read more

They take applications fees, you will never get to see a house because they post them with pending deposits already, they will approve you then turn around a deny you, I applied, got approved, got the run around or completely ignored for two weeks after I got approved for them to send me a email taking back their approval. DO NOT USE THEM. I think they rent the houses to people in their company personally know. There's something grimey going on in the inside for sure. read more

I am currently renting from them. After of the first 6 or 7 months of not missing rent I was sick as a dog this month so we had a arrangement made. When I could not pay because they won't take cash and I don't do checks they didn't send me a way and sti haven't a way to pay rent. Now they filed an eviction. I paid 2 employees $1000 a piece to get me in the head of the line for this house personally. Spent over 40 kmaking this move now all of a sudden I get this stuff . We been I'm hospitala all month long this came out of nowhre and whoever this amber girl is needs to be fired. KnoKnow it all big mouth. RENTAL SCAM! My family and I need to be out of our apartment by July first so I have been following BB Rents on Craigslist because they have the most 4 bdrm apts at a reasonable price. We came across a brand new 4 bedroom house for rent in Hamiton with a $1000 off first month's rent - made an appt to see it, saw it, liked it and put in an application for it. We have 3 adults so we put in our application with a $30 EACH application fee. I knew something was off when I kept getting emails asking what rental we were looking at - the address was on all 3 applications, why do you keep asking what house we want?!? Finally we got an approval, but again - in the email, they were asking what house were we interested in. When I responded with the address, I get a reply saying "Oh, someone else is interested in that house as well - they are planning to come up with their rent and deposit on Friday in the afternoon (I got this response on a Wednesday). I let them know that we can also have our rent and deposit by Friday MORNING. Lo and behold, I get a vague voicemail Thursday morning from a Jae, asking me to call her back. I called her back NOT EVEN 2 MINUTES LATER and it goes straight to voicemail. I reiterated again that I had the funds and I could meet them to draw up the paperwork ON FRIDAY AS PLANNED. (Little did I know they dont even have a physical address!) At about 6pm, I get TEXTS, not a call, saying that the place had been rented! And Jae claims the reason she was calling was to tell me that the "other renter" came up with their funds TODAY. WHY DIDNT YOU LEAVE THAT ON MY VOICEMAIL?!? So I called (my call went straight to voicemail, of course!), then texted and asked about the other 10 places that were placed on Craigslist just 5 HOURS AGO, INCLUDING THE PLACE THAT I APPLIED FOR! None - NONE OF THESE PLACES ARE AVAILABLE - but hey! You can put your rent and deposit down on UPCOMING PLACES, SIGHT UNSEEN, ADDRESS UNKNOWN. Seriously?!?!?! Then she texts about some raggedy place that IS available but I would need $2990 UPFRONT. And I STILL won't be able to move in till July 1st. Why can't I pay the deposit now and pay my rent WHEN ITS DUE?!?! I left them a message stating that I will SCREAM TO THE HIGH HEAVENS what a scam this place is! I will be contacting the Better Business Bureau, the Ohio Landlord Association, HUD and anybody else I can find. We are hard working people that's looking for a large place in the same general area so my grandchild can stay in the same school district. I called to inquire about a house they have listed as available soon with no deposit pending. I was told there was a deposit pending and a waiting list as with all the home they had on the website. I was told the prequalification is only good for 6 months then you have to pay again to apply. I was told they had 2000 homes but the website says 1888 and they accept 60 new applications a day at $30-$45 each. I also asked at what point do they stop taking applications and was told they dont. If all the homes they have listed are deposit pending with a 10 people deep waiting list, why are they still taking peoples money? I highly would not recommend staying at any property this company owns but specifically Bellbrook Ave. The leasing manager Tabitha is completely unprofessional, they do not have an actual office for you to speak to them in person, they barely ever answer the phone or emails. They will evict you at any moment even if you pay your bills. The property is ran down in general and takes about a week or two to fix any maintenance requests. You have neighbors searching through garbage cans and have to deal with the police at the property almost every week. The entire company is unprofessional and janky. They will take your money but will not communicate with you. And like I said before, they will evict you whenever they please. I don't know how this company is even up and running it is a complete mess and a headache to deal with. read more

BB rents is a stellar property management company who takes good care of their properties and ensures you as a tenant are treated with respect. I've been a tenant in a home they manage for 3 years now and the few concerns I've had have been dealt with quickly and to my satisfaction. They are very good at following up to ensure any issue is solved and that you are happy. The people that work for them from maintenance to the office personnel are always very polite and listen to my concerns then deal with them promptly. I recommend anyone looking for a place to give them a call. read more

Shady. This business also goes by several different names; Bed & Breakfast Property Management, BB Rents and Property Management Inc. The address listed is only for a drop box and it's very hard to find a physical address to speak with someone in person. When looking for a home to rent it was important to us to be able to speak with someone personally about the home. It was extremely hard to speak with an actual agent or person involved with the home. Instead we kept reaching answering services who could only provide basic info. We filled out applications and were allowed to tour homes by ourselves by being given passcode to open the door locks. Many of the homes had things wrong with them (busted windows, stair hand railings coming off of the walls, bad cigarette smells, etc). We were serious about renting but were pressured to put a deposit down first before even speaking to an agent about issues. Also, we were encouraged to put a down payment on homes that were not yet available because the demand was so high. To me, a broken window is a big deal and it makes sense to get commitment to fix it first before moving in. Instead most of the houses were not in move-in condition but already had a reserve placed on them with deposits. I understand people are desperate secure a place to live but it seems weird to let a company hold deposits for so many houses for months before they begin renting. Seems like a way to keep money in the bank... Anyways, I was finally able to contact an agent in charge of a house we liked. I spoke with him about my concerns and he said he would not go out to the property to meet us, he would simply note it and see about the broken things. It was very weird. Again there was the pressure to just put down a deposit. They never attempted to contact us again. There are many complaints online about this company (and it's different names). Also weird that certain basics like the fridge and stove are not included and you rent those separately. There is not set price and it depends on the residence. The whole experience with them was unprofessional and raised tons of warning bells. I'm so happy we didn't go through them and feel like we dodged a bullet. read more

What kind of company takes your deposit in September and has yet to produce a property that can be rented. This is December. I used to rent from them in fact I did twice. Once with my ex-husband and once with my ex-fiance. The more recent one is the one I just left as of June 11,2017 and let me tell you they suck balls. Maintance sucks. It's takes them forever to fix things. We had a while in our ceiling for about 2 months that they wouldn't fix. All the apartments are over run with bed bugs, ants, roaches, and mice. They won't spray for bed bugs but they will spray for the ants and roaches but it's kind of a joke cause he just comes in a sprays a little poodle in a corner in kitchen and bathroom and leaves. Then God forbid you have any real problems like trouble with drunken/crack smoke neighbors that are crazy. Our neighbor threatened the crap out of my ex and we keep getting yelled at till I was able to prove it was all really him. Then when I came out with all the shit that had been secretly happening between me and my ex for 3 years and of coarse I'm the liar (but that's why I'm facing 2 surgeries from the DV injuries he's caused over the 3 years and he was found guilty of DV during the last court hearing and will be sentenced August 15th) But to to everything off the day I left I took my 3 cats and left his I left the AC on left her food and water. I left early Sunday morning after my ex got arrested for OVI and DV. I figured he'd be out by Monday. By Tuesday I found out he was still in. We'd a detective contacted me and got the keys and did a search warrant and found his kitty passed away. I tried numerous times to get her but it never worked out. I even tried giving his ex the chance too get her. Finally the ex does get her and they start a bunch of lies and charges on me(that's besides the point) I'm pissed with how BBRent and how long I've known them and my history with them, they didn't work with me. Absolutely the most unprofessional and over rated leasing company. Basically they are slumlords and never maintain anything unless you call in complaints. They unfairly charge you for tree growth in a sewer and say it was grease. I would never let them manage my property if I were an investor. read more

This place is scam. Avoid at all cost. I was charged 90 dollars for my application fee for a house. When my application was approved the following Monday (6/3) I was told that I needed to come up with first month rent and the deposit by Friday (6/8), it is Thursday (6/7), I had the money to pay just to be told that the place was already rented, however, the same house was posted for rent online. They do not have an office to go to so you are not sure who you are dealing with when it comes to making payments, You have to purchase your own appliances, and after you pay your deposit and first month rent you cannot even move in until the 1st of NEXT month. I placed my application on this website for a house to rent. I received an email saying I was approved, but not for the property I wanted. They screened me for a certain income bracket for the place that I would qualify. Not for the place I wanted. They said I had to make 3 times the rent for any place with them. Nit listed anywhere on the website, or with the application process. They went by my take home pay, not the gross income. Their places does not come with the stove/refrigerator. That can be provided for and additional fee. This all seems like a rip off to me. Now, granted, there is no application fee. But all this for a place in Hamilton Ohio. REALLY! 1. Poor overall management of multiple properties I own.Properties repeatedly had bad tenants with bad upkeep. Serious damage and health concerns caused by the tenants. Management never checked in on the tenants despite health notices sent by the County Health Dept 2. Difficult to contact. I would only contact when I received health notice violations on the properties. It repeatedly would take 3-5 business days by phone or 2-3 days by email before I received a response back. 3. Owner of the organization, Miss M*****, would not call back when towards the end when I had issues with the property manager/assistants. 4. I recommend to all homeowners and investors to not use this management company. There are plenty of other management companies in the area. read more

Very poorly managed company with little to no internal communication. We were told over the phone (as they have no office) we were approved and we picked a house. One of the leasing agents told us the house was available and it was ours. The next day we took the money order to the ups store to their drop box and left it for them. The next day we received a voicemail saying that someone else put in a deposit before us through a different leasing agent and they didn't know about it. Obviously they have very poor communication. In addition the coming soon houses you can not see until they are fixed and cleaned and in the mean time they take multiple deposits on these unseen homes. This is no way to rent a house. They are a leasing company for investers and owners of these homes with multiple leasing agents going after the same homes. We also looked at some available now properties and they were still dirty. They do not clean them very well before you move in. If you do not have to go through them I would not. Look at their facebook page 2.8stars. Poor management, poor maintenance, poor cleaning before you move it, etc. One good thing lol is no application fee. read more

BBrents kind of has the market cornered on rental properties in Hamilton OH. Their properties are often on the lower side of price and quality. Their maintenance crews leave something to be desired. Multiple times i have had problems in my house and had to wait weeks to get things fixed. That being said there house is are cheap, so that is a major plus. read more
