I lived at this residence for 5 years and 6 months at 6452 BerrysideDr, Lithonia, Ga. When we moved in, It was managed by Prager. Two years later, Vinebrook took over. Without so much as a phone call or an inspection, Vinebrook raised our rent $200. There were major plumbing problems in this house but we loved the area. It would take Vinebrook days to repair major problems like my bedroom flooding, which took over a week to repair. Their maintenance supervisor, Nate, would not respond to calls or texts. They very seldom sent certified repairpersons, just their "tech" who sometimes did not do a good job. And then there were the snakes, which got into the house. They started out small but then got bigger. That was the main reason we left. We had no clue if the snakes would get any bigger. And with my BR being on the main floor, I was unable to get a good night's sleep. When we initially moved into the house under Prager, it was absolutely dirty. It was so dirty that Stephen refused to inspect it. We loved the neighborhood so we cleaned it up and stayed for over 5 years. We moved out April, 2025 and Vinebrook kept most of our deposit. Even their tech talked about how clean the house was but Vinebrook somehow found damage that wasn't there and made up charges just to not return at least half of our deposit. I see the house is up for sale and I am wondering if I should alert the listing agent of the serious problems in the house. Vinebrook has done nothing to update the house. The house is over 30 years old and still has the original kitchen cabinets which are loose from the wall. The garage leaks when it rains and so does the roof. And snakes somehow get into the house. A new owner or tenant should know the problems that exist that are not obvious to the naked eye. And they also raise the rent at least $100 every renewal. Due to this unexpected diagnosis this has caused us to have to move to an area that is close to her doctors. Please DO YOUR RESEARCH before you even think about renting with this company. I can speak from experience as someone who did not, but thankfully, my partner and I caught on quick and were able to cease further developments and communications. We live in Jackson, MS, a city involved in a major water crisis and urgently needed a new place to live. We started looking at Zillow, where we found a home owned and managed by Vinebrook Homes. I believe both of our judgments were skewed due to stressful circumstances, but these people are convincing and conniving swindlers. We filled out our PAID applications, where we uploaded our IDs and income verifications, and were assigned a leasing agent, Kristen Sutton. I'm posting her name because chances are, it's fake. She contacted me the day after I submitted the application, which I thought was procedural since the approval process supposedly only took 48 hours. However, she told me on the phone that I had only been conditionally approved since my co-applicant's documents did not upload correctly. She followed up with an e-mail asking me to send over the documents, which I did. However, upon looking at the site where I initially uploaded the documents, I saw that my partner's had indeed uploaded successfully. I found it unusual but not unbelievable. In Kristen's e-mail, she included a phone number with her extension. I called it. No answer. I left a message. The next day, now approaching the 48 hours, I sent Kristen a follow-up e-mail regarding my partner's documents for full approval, since it only took a day to verify and approve mine. Hours later, I never heard anything back. So, I decided to dial her extension. Still no answer, and keep in mind she never returned any of my phone calls. I only spoke to this woman ONCE throughout this whole ordeal and she NEVER responded to any e-mails, even when I CC'ed her onto an e-mail with Customer Service. So, I called the main line to see if I could speak with an agent regarding my application and hopefully push it through. However, I soon spoke to the most incompetent people ever created and realized this phoneline had nothing to do with customer service, essentially full of mindless operators, constantly transferring you to one another. They never could give me a phone number to a Jackson office nor a physical address. I also soon learned that was because they do not exist. One of the agents eventually confessed that "customer service" can only be reached via e-mail, which is ridiculous in and of itself, and that she couldn't even transfer me to the extension that Kristen provided because answering agents cannot transfer calls to leasing agents. I could not even believe such stupidity had just been relayed to me in a serious tone. By this point, I've sent e-mails to "customer service" demanding a cancellation of our applications, which, at first, they did not want to grant, claiming that a deposit would be due the following week, along with claiming that MY ID never uploaded, not my partner's, as I was originally told. All of this for a home that neither of us even signed a lease on. Stay away from scammers. read more

Columbus, OH Signed a lease at the end of December, typical terms, utility addendum that they would cover trash, water and sewage and would then bill us afterwards. Sweet. Early January water company sends a letter saying there is no account for our address. I go in person to the office to figure out what to do, this should have already been set up through them, right? Mariah, the senior leasing agent, assures me she will get this solved before the end of the business day on Jan. 11th. She takes a picture of the notice and I leave with the promise that they are going to get water and trash set up that day. This was my mistake and I clearly needed to stay in the office to babysit them and make sure they did their one job. 11 days later and I wake up to our water company shutting off our water because Vinebrook STILL HASN'T SET UP OUR UTILITIES. The ONE thing they are responsible for and they haven't been able to do it. We already had to set up trash on our own because it wasn't getting picked up, and now it looks like we are going to have to set up the water ourselves as well. Received the contents of how much our security deposit is (not a check) and they charged us for the month of November (which by law is illegal). They only have an 855 number that connects you to a call center. This call center has some of the most incompetent, lazy people. They don't have numbers to their actual offices and when they owe money they don't return your calls. We are currently contacting the police, BBB, and filing a small claims suit.
