As good as it gets! The highest recommendation!…read more We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that he's an expert in his field. ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasn't stopped there. John is available to answer all of my questions (I'm still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom for about 5 months now.

Andrea decided the first day we spoke that I as a single mother would not be leasing a home, she made disparaging comments about me being the only one on the application and blamed decisions she made on John when questioned and refused to answer simple questions regarding the leasing criteria and denied my application. It seems she has no oversight on approvals and denials and it is all decided at her bias. John played completely clueless and neither of them responded to my questions. This is my second time working with this company and I do not advise it.i have heard that even the homeowners as well as residents renting from them have a very difficult time getting ahold of anyone... Update: As of this morning 10/22/25 immediately after my public review I have received a private response that is still wildly inaccurate and lacking proper documentation. After reviewing several other 1 Star reviews left for this company I have begun the process of filing a Housing Discrimination Charge Against the registered entity INVESTOR SUPPORT SERVICES LLC via https://cms.civ.ohio.gov/WebForm/UnityForm and I encourage all others who have faced similar challenges with this company to do the same.

Horrible communication from the start. We agreed on the rent to charge, I found the tenant and did all of the heavy lifting for them. I find out almost 3 years into it that they've been charging my tenant an extra 2% for "payment processing", which is absurd. They also refuse to put this on the monthly statement; I see that to be pretty sketch and I speculate there is something shady going on there. They find every excuse under the sun to delay sending me the money they owe me every month, which they failed to mention in the beginning that the absolute earliest I will see the money is on the tenth of every month (which is okay, I've adjusted my budget accordingly, but I sometimes won't see it until the last week of the month with no heads up at all). It has taken them about 2 years to figure out how to send email notifications when a statement is available, so for a while I had to keep guessing on when to check the online owners portal (which is not user friendly at all) for statement and walk through reports. Glad they are finally caught up there at least. I've had countless issues over the last 3 years with them specifically, and every time I reach out to ask them a question it is a draining process for one reason or another. I'm glad we get a resolution, but most of the time the issue stems from them and it is me that is paying for it with my time.

Like I have all three pictures up all code we pay our rent on time but the utilities come on…read moredifferent days that means we have to hold off to pay our utilities we get paid every two weeks these guys are bugging us from the day one to pay it if we don't pay it evict us what kind of stupid s*** is that I think I know the law I'm not stupid I've been living in apartments and houses for long time and never got evicted when you get evicted it's 30 days not right on the spot that you have to leave your house now I ain't doing it Vine Brook really sucks I hope this new company understands a lot of it that's people there's a lot of code that needs to be done in my house a lot Like the first picture is a slab holding my porch up not even screwed down that's a code the second one is the Attic when my ladder fell apart I asked them for a new letter and they said no that's another code cuz I'm using my own ladder number three my whole tub around the edge is black mold they won't do a damn thing that's another code and also I have asthma I shouldn't even be around that stuff when I first moved into my house in North Versailles the rug stunk like piss they told me that with nothing Vinebrook needs a lawsuit and a half and be shut down cuz they don't help their customers they just b**** at us maintenance they suck like my attic they told me I couldn't open my attic and put no storage up there because the floor was not safe the floor is safe I already had it checked we have no storage in our house except the Attic we have no basement

They go up on rent every year and add new charges for something that's insurance but not for you whatever that means. Also they just filed a false eviction on me so I have to go to court with my lawyer and boy I cannot wait. They allow incompetency and hire anybody who can talk and type. Obviously half of them can't do that right and that's why its a failing company. They will get you in and try to ruin your name by the time you realize you are dealing with slum and want to leave...
