As good as it gets! The highest recommendation! We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that he's an expert in his field. ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasn't stopped there. John is available to answer all of my questions (I'm still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. Hands down one of the worst property companies I have had the misfortune of dealing with. Our rental home's lease was taken over by them about a year into my lease and immediately it was one inspection after another. The also will insist on putting electronic locks on the doors that anyone with access to their system can open and they will refuse to provide details about how this data is protected and stored. Very shady company and their employees will try to bully you into submission. They do not have a direct line to call and the robotic answering machine is incredibly frustrating. I also think it's important to consider how their rating on Google is solely due to landlords reviewing how much they love their management. Avoid at all costs!!!! read more

Non responsive, discriminatory leasing practices, and incredibly unprofessional and disorganized company . I worked with Andrea Ceja and John W on leasing a home on 10/14/25 . Andrea decided the first day we spoke that I as a single mother would not be leasing a home, she made disparaging comments about me being the only one on the application and blamed decisions she made on John when questioned and refused to answer simple questions regarding the leasing criteria and denied my application. It seems she has no oversight on approvals and denials and it is all decided at her bias. John played completely clueless and neither of them responded to my questions. This is my second time working with this company and I do not advise it.i have heard that even the homeowners as well as residents renting from them have a very difficult time getting ahold of anyone... Update: As of this morning 10/22/25 immediately after my public review I have received a private response that is still wildly inaccurate and lacking proper documentation. They have no emergency maintenance phone number. The office is a self entitled women sitting at a desk that is only in charge of emails. If you have a issue you email her and she judges the email to see if it's worth sending to higher ups. She is a waste of company money but she will flaunt that she knows the owners. I don't care. We have sent emails weekly to them about a concern and not one email back but FAST in the matter of minutes to email us saying our rent is late. But emailing them back about rent and adding the issue in that same email they only respond to the rent part. So pissed with this company and constantly worried about on issue that's now going on 7 months now and still no communication from them. read more

wow!! it's truly mind blowing how hard it is to reach ANYONE to view a listed property. the owner of 4946 Bayside in Ohio may be wondering why this property is still available lol. I have made 3 attempts to enter and view it. I have been given multiple codes that do not work. I call and get no answer, ever ever ever.... Never. I had someone finally text me back with "the right code". When that one didn't work either, back to zero response. This has been ongoing for weeks. It's almost like a joke at this point. I was interested in this rental and ready to move now but I'm a tad leery that getting anyone for help if needed will be just as painful! It's crazy lol.... Just wow. read more

The company charged me several times for a gas and electric bill that was paid to Duke Energy.I spoke with several different people that has not been able to fix the issue.They send out people to fix issues that are not qualified or capable to fix them. If you go to their office to speak to a property manager it is pointless, its just a address they use.This company is based in another city and is doing a poor job managing the units here in Cincinnati.Please don't make the mistake and rent from them. read more

So disappointed with this company. I feel they are discriminating against people, and take many applications on each house(for which you have to pay. In our case just to apply would be 84 dollars if they do this to many people at once they make a huge profit without renting the house. Unreliable when making maintenance requests. Constantly had to check on what the plan was and problems persisted for months. When we had SEVERE issues such as pests entering the property, they did not give any rent assistance or make long term fixes. On top of this, staff was rude and unapologetic. It was an exhausting and sad experience working with this company. I hope they start fixing the problems I experienced. read more

Equity Team has managed my condo since 2013. They stepped in when I needed, got me good tenants and remain very responsive when any issues or questions arise. You will do well to work with them. Worst experience with a property management company ever. In a search for property management, we saw the great reviews on Yelp and thought it was worth a try. Lesson learned, do NOT rely on Yelp. This is by far the most unresponsive, poorly managed company ever. They have no oversight of their vendors, will charge you multiple times for repairs they don't make or make substandard. Be prepared to fight to get your security deposit back from these people. My husband and I cleaned the apartment so well I actually recorded it. It was left cleaner than when we first moved in. We purchased cleaning products just for this because I had heard this company had taken half of people's deposits for "cleaning services." When we moved in, we noticed boxes of clothes and personal items were left from past renters on the back steps. I never removed the items since they weren't mine and I thought someone may come back to get them. When we moved out they tried to charge us $100 to have the items removed. I disputed this and got my money back but I wouldn't be surprised they had tried this to other people and they may have not fought it. They also claimed they needed $250 to clean the walls. We left the apartment in perfect condition and cleaned everything. If you're going to rent here prepare to fight for your security deposit and record everything you clean!! read more

I recently applied to one of the homes for rent on their website. The home was beautiful and easy to access for a viewing. I was a little bit concerned because the home was on the market for 62 days even though it appeared to be the perfect little home. After a week of considering the home I went ahead and paid the$42 fee to complete an application. Two days later Benita, A staff member reached out to me and said that my application has been received. I then noticed that the home was no longer on the website, and thought cool they only do one application at a time. Benita reached out to me again and asked for more information to get me qualified for the property. I sent her the Additional information that she needed Less than an hour after she requested it so that the company could make a final decision. The very next morning I get an email saying sorry the property that you applied for has already been rented. This took me by total surprise and I thought maybe this was an automated message not intended for me. When I called Benita She informed me that they take multiple applications at once and that someone who had just miraculously applied before me got approved. To me this seems like a rip off because they asked me for additional information knowing that they already had someone further along in the process than me. I can't help but think that for the past 62 days they have just been collecting that application fee leaving others in limbo not knowing the status of their application Just to keep collecting money from prospective applicants. Future renters be aware that you could just be throwing away money trying to apply for a place. This is totally inconsiderate to those who have a deadline on finding a new place of residence. I have wasted time and money that could have been avoided if they were just honest. read more

EquityTeam is a horrible property management company. I recently had a leak in the bathroom from the above apartment, right over the toilet. I called on Sunday, July 29, 2018, someone showed up on Monday, July 30 to fix it. Kudos to them for the quick response on that. They fixed the leak and left the hole in the ceiling stating that someone would be back to fix the hole. He also left two planks of wood on the second step leading to the porch (3 steps in total). He had plenty of space to lean the wood up against the house or even put it out of the way on the porch. This made me think that he wanted someone to not see it and fall. Called EquityTeam the next day and was told to keep my line open. No call from their Maintenance Coordinator. Called them on Friday, August 3rd, about the hole that is still in the ceiling, to be told that they are waiting for the drywall to dry. I'm sure you are thinking what I was thinking. If there is drywall over the hole then there would not be a hole. I called again on Monday the 6th. I received a return call a few minutes later telling me that someone would be out the next day, Tuesday, to fix the hole. I called the Health Dept on Wednesday the 8th. After the Health Dept's inspection they called the owner of the property on August 23 and was told that he would get someone on it. Now here we are on August 31, 2018, hole is still there and now it is leaking again worst than before. I called the Health Dept. and let them know about the new leak as well as the hole still being there. Called EquityTeam on June 4, 2018 about the my tub being stopped up. I received this text the next day "What do you mean stopped up?" I called them June 6, 2018 about my oven (knob breaking off, can't use the oven). I received a text a week later requesting a picture. Sent picture. On July 30, 2018 a different guy shows up to fix the stove and the tub. This guy fixed the leak the last time above the toilet. He asked about the man who came earlier to fix the leak, he also removed the wood that was left on the steps. He said that he would call EquityTeam and let them know what was going on. This man was very nice and professional. Can't say anything close to that about the guy who came to fix the leak. But wait, there's more. On July 10, 2018 I called to tell them that the front door knob is not catching when closed. Someone came out on July 25 (2 weeks later) to replace the door knob. Mind you after a week and no response from EquityTeam I fixed it myself. I didn't call and tell them that I fixed it because I wanted to see how long it would be before someone would come to fix it. Especially, since it was the middle of July and no one had contacted me regarding the problems I called about at the beginning of June. Last year it only took them 2 weeks to send someone out to look at my fridge when I told them that the door was not staying closed. The door would open while I was at work all day. 2 weeks after that they replaced my fridge. Wow, only 1 month to fix an issue that they are responsible for keeping in the apartment as well as in top condition. I would have to assume from my experience with them and the maintenance guys that I have encountered (one came from Batavia, OH. I live 30 miles from Batavia) that they don't have a designate maintenance team. They outsource them when needed. I would think and hope that a property management team who, according to their website, manages over 1800 properties and has been in business since 2004 would have a designate maintenance team. Needless to say, I would not give them any stars but I have to give them at least one in order to post this. read more
